I really like Chad as a person, however the home inspection he did for me has been an absolute…read morenightmare. I purchased a home in September of 2024, and Chad did my home inspection. He noted my furnace and air conditioning worked just fine in the inspection report. In October, I noticed my upstairs (2 bedrooms and a bathroom) were very cold. I had the vents cleaned and the A/C company told me that the upstairs gets zero air out of the vents due to the ducting being too small. I contacted Chad, he came out and did note the same findings, and that he had missed this during the inspection. He gave me his Liability Insurance Company info. The solution to this issue was to rip up the walls and floors and re-do the entire home ducting system. I would have to hire a heating company and also a contractor to do the demo and then put the whole house back together. The estimates were $50,000-$100,000. After 3 months of providing estimates, and Emailing with his insurance company they denied my claim based on two things. 1) They stated it was never his responsibility to see if air came out of the vents, he only had to check if the furnace turned on. I was absolutely floored. The WA home inspector guidelines say that he needs to check if there heat in each habitable space. The guidelines also says he has to check the temperature differential on the A/C. Both of which were never done. Then they said, well - if he did miss something, he has a limitation of liability clause in his contract limiting him to the cost of the inspection. So, if something material like this comes up your only recourse is to get back the cost of the inspection. This type of clause is illegal in 8 states because it misleads consumers. My only recourse is to start a lawsuit against Chad and his insurance company. Until then, it's 42 degrees in my upstairs today where my room and my baby's room are. It was also 98 degrees during the summer upstairs. I find this business practice to be deceptive, and misleading. What is the point of any home inspection if the inspector doesn't stand behind their work? I will actually never do a home inspection again and just have several tradesman come out. Chad also gave me 3-5 years on my roof, and it was leaking in 5 different places within 2 months of living there. He didn't find a sump-pump in my finished basement, and the overflow of that sump-pump cost me an entire involuntary bathroom remodel. If you choose to go with Puget Sound Home Inspections, please do not sign the Limitation of Liability Clause. You aren't protected in any way and this inspection has ended up costing me 10's of thousands of dollars in repairs and I still do not have heat.
