RUDE! This group was hired by the buyer on my property. I wouldn't ever let them set foot on a property I own again. I found them extremely rude and disrespectful. My building houses travel professionals that sleep during the day. I asked them to be very quiet at the request of some of the tenants so as not to disturb them. They barged loudly into the units; when I asked them to lower their voices, they rudely indicated that they were speaking in a normal tone of voice. They also used walkie talkies during the inspection to speak to each other, unnecessary and loud in this small of a building. They also converged in one of the rented apartments to view an inspection and did not ask if it was ok. Having spent 35 years in the industry, I have used many inspection professionals; these people are surely the worst. read more

My inspector was Adam, who called me an hour before the appointment to inquire about the online inspection agreement I had forgotten to go find guided away by Google. Once I found that it was easy to fill out even on my old iPhone. Adam showed up early and has a very good bed-side manner to explain the process and how long it would take. He did a great job of working with us to work around our dogs going outside for the morning with a stranger walking our place. His process is thorough, even for our quite new home. I have done a fair bit of work on this place and he was good to ask questions when needed and explain the context for his questions. At the end he offered to do a walk-through of all his pictures and findings, which we did. He is great at pointing out what the areas of concern are, how he inspected it, and any concerns--or what is doing fine. I really am thankful that he found that I had nullified our bathroom GFCI circuit when I put in 2 plugs with USB. He gave a brief explanation and when I asked he came back in and fully talked through how it should be wired to get working. He wasn't rushing or acting like he was just going through his cookie-cutter process, he took time with me, which I appreciate. My kids had a different inspector on an as-is fixer purchase, and I wish we could have had Adam. Pricing was more than I expected, but I haven't had an inspection done in over 20 years, so I will say I think the price is likely competitive and worth it no matter what. read more

Dave and Michael inspected a house are planning to purchase. We were able to schedule an inspection in just 2 days. They arrived early and worked for over 3 hours. I have moved a number of times and this is by far the most thorough inspection we have received. Dave and Michael were professional, friendly, and more than happy to take the time to explain things to me as they went through the home. The digital report from Sterling (106 pages for the house and 8 pages for the sewer) included over 250 pictures to support the text. This is the most comprehensive and easy to read report we have seen. They found vermiculite insulation in part of the attic and will be testing the sample for asbestos next week. We even got a prior inspection report from a different company from a potential buyer who pulled out of the deal after the inspection..so clearly the electrical & Plumbing issues were evident. But Don just maintained his lies, asked for the electrical invoice we paid for the repairs we needed but then refused to respond or pay for any of the bill. My initial experience was fine. The inspection seemed thorough and I can only hope the guy was honest. Our frustration is with the warranty the sold me. I have had ZERO luck getting any value from it. Our dishwasher broke and the response was essentially " good luck. We may call you. We may not. On the recommendation of a managing broker, I had this organization do home inspections on two properties, I purchased the second one in Aug 2020. The home was dry, as it was July when they conducted the inspection. I had two issues with the property regarding water leaks since the purchase and they could offer no assistance even though they completely missed a patched crack in the foundation that is now flooding my basement. My only recourse it to pursue the seller and listing agent of the property. I would not recommend this inspection service, as they were not even the best price. read more
