    An atrocious company and piss poor management. They do nothing but mismanage funds and the community. They will dodge your calls and emails and only do the bare minimum. They do not care for your the homeowner or your community. They care about fattening their accounts while leaving communities to lay to waste. I would STRONGLY ADVISE reporting them to thr Nevada Ombudsman immediately! They clearly need to be run out of this state!

    Reaching this company is like trying to get tech support from a potato. You email. You call. You beg. You light a candle. And still? Radio silence. Are they even in business? Or is this just a social experiment to see how long residents can go without losing their minds? When they do show up? Brace yourself. Any "repairs" look like they were done during a lunch break with whatever supplies were in the back of someone's truck--probably leftover from a yard sale. It's cheap, sloppy, and about as effective as putting a Band-Aid on a cracked foundation. Professionalism? Absent. Accountability? Nonexistent. And the overall vibe? Well, let's just say: You can move the trailer out of the park, but unfortunately, you have to leave some of the trailer trash behind. And honey, it always stays behind. This place runs like a business school dropout's final project--written in crayon, turned in late, and still somehow graded on a curve. Zero stars if I could.

    Staff is very rude. Unfriendly and quick to send grievances and charge for anything possible. And then threaten you if you don't agree!

Might as well add another fee to the air we breath. To renovate anything in your home you have to get your neighbors to sign they agree to the renovations. Along with a check deposit made to out to the HOA to review your request for renovations. We asked to put turf in our yard and now they want a certain thickness or higher while other residents before us didn't have to go through that. It's always a constant battle with them to do anything here. While the houses…read moremay be aesthetically pleasing, everything beyond the front door is a complete and utter disaster. The HOA is nothing short of a tyrannical money drain. They provide no tangible benefits while exerting oppressive and nonsensical control over the community. Their incompetence is matched only by the so-called "security team," which functions more as comic relief than any actual form of protection. These individuals seem to be recruited from the depths of ineptitude. They are completely devoid of common sense and wholly incapable of fulfilling their roles. Frankly, they appear better suited to guarding a cookie jar than a gated community, given their questionable physical condition and lack of professionalism. I wouldn't trust them to defend my small dog against a small breeze. The gate security, however, somehow manages to be worse. They are lazy, condescending, and revel in their minuscule shred of authority. Their behavior is emblematic of a power trip gone unchecked. Time and again, I've had guests subjected to unnecessary hurdles, even after personally calling ahead to ensure a guest's name was added to the list, only for the guards to neglect their duties and not do it! Their incompetence has repeatedly caused embarrassment and frustration, forcing me to rectify situations that should never have arisen. You also have creepy gate guards hit on the girls that drive through who don't have a remote pass whereas nothing is ever said to the men who drive through. Respect BOTH genders!! This is, without question, the most aggravating and disappointing living experience I've ever had. I've been here for four years, genuinely trying to make it work, but the frustration has reached a breaking point. Writing a 1-star review isn't something I take lightly, but this place has earned it. If I could give it zero stars, I wouldn't hesitate. Do yourself a favor and avoid this community at all costs. Save your money, your patience, and your sanity. I cannot wait to move out and put this nightmare behind me.

But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. They don't help landlords in a down market. But this is my opinion. You my like to spend thousands to fix you property like a showroom but not receive the rents.

You can use this Portal to pay the monthly HOA fee, of $400, which covers: the Paint, the Roof, Maintenance of the Common Areas such as the Gym, the Clubhouse, and Pool, Landscaping maintenance, general maintenance of the grounds, Maintenance of the fire system, Front Gate maintenance, Republic Services, Water, and Sewage fees. (Towing service might be covered too. Signs, there are two, are posted just outside of the Property, in each direction.) When filing a Complaint, Management wants Video Evidence of the offense. Now, there is a new website. If I understand correctly, this is only open to Owners at X-it and Trav, not tenants. ------------------------------------------------------------------------------------------------------ Former enhancements mentioned in my previous review were due to a new Board of Directors. Not the ones in place right now. There are seventy pages of C,C, & R's (the rules), which I think is very low, compared to other properties, like Rain Tree West, which had well over three hundred pages. If you can't be bothered to read the rules, that seems very irresponsible to me. I read it three times to make sure we were not breaking any rules. Permission was obtained on several matters, on our end. People who own dogs walk around more than the average resident; there are a handful of regular (non-owning dogs) residents that walk around the property for fitness. Not everyone picks up after their dogs, either. There are bags and receptacles located throughout the entire Property, both sides at X-it and Trav. We talk to about a dozen of our neighbors, so we like a few people. The turnover is very high here. There are a lot of U-haul trucks. The last time I checked records, which is Public, btw, about ten LLC's owned properties at X-it Townhomes. At 10 pm, this is considered Quiet Time Hours, until 7 am. Renters do not care. Owners are more invested in our Community. But it's also up to those Owners to pass along the rules to their tenants too. When you live in a CIC, with a mix, of Owners and Tenants, it's a mixed bag.

    I am reaching out to request an investigation into TerraWest Management Services and the way this…read moreproperty management company has been treating tenants at our property. Since the change in management, tenants have experienced significant concerns regarding communication, notices, fees, maintenance responsibilities, landscaping, and demands for tenants to move out. One of our major concerns is that tenants are being charged or held responsible for landscaping and other property-related services even though we do not own the property. In many cases, these responsibilities are not stated as tenant responsibilities in our leases. We believe tenants should not be required to pay for services or responsibilities that are not included in their rental agreements. We are also concerned about the way the new management company communicates with tenants. Important notices and changes are sometimes being sent through text messages rather than being provided through the proper written notice required under applicable landlord-tenant laws and our rental agreements. When tenants attempt to contact management by telephone to discuss these matters, calls are not being answered, while management continues communicating through text messages. Another serious concern is that multiple tenants have reportedly been given 30-day notices to move out following the change in management. Because of the number of tenants affected and the circumstances surrounding these notices, there are concerns among residents that Black and Brown tenants may be experiencing discriminatory or unequal treatment. We are asking for an investigation to determine whether there is a pattern of discrimination, retaliation, improper notices, or other violations of tenants' rights. Families are being affected by these actions, and many residents are worried about losing their homes or being forced to take on expenses that they do not believe are their responsibility.
