Normally they send a very last minute notification right before arriving, which is already frustrating and not enough time to prepare, but today there was no notice at all. Our dogs were not put away and suddenly there was a stranger in our backyard unannounced. Thankfully we were home because our dogs could have gotten out or potentially harmed the technician. This was completely unprofessional and honestly unsafe. Customers beware if you value communication, scheduling respect, and basic courtesy before someone enters your property.

    I'm trying to understand why my experience is so different from these 5 star reviews…read more. I contacted them about an ant infestation inside my home. The technician who came out placed sugar bait inside to eliminate the colony. He told me that an exterior treatment was not necessary at that time. I accepted that recommendation, due to potential exposure for my active dog. Months later, I called to follow up because the ant problem had not been resolved. I was then told the $216.50 treatment of simply adding sugar bait for the interior also included exterior treatment during the original visit. That was surprising because I was never told an exterior treatment had been done. When I asked where it had been applied, they did not give me a clear answer regarding the exterior. I have also come to find out that we had acrobat ants (not carpenter ants) as I expected when talking to a few other pest control companies. Paying for another treatment isn't the issue. If the ants require another visit, I'm happy to pay for it. My concern is that the explanation of what was actually done has changed. Now, they're saying I have to pay another $216 for their services again. Something just isn't adding up. If there's a reasonable explanation, I'd like to hear it. Based on the conflicting information, I have little confidence in their service.

I tend to dismiss those reviews since they don't really have much skin in the Yelp game. There were just two elite reviews and that was a red flag to me as well. Nonetheless, I decided to give this company a chance and got a same day appointment to rid us of our carpenter ant issue. We've had carpenter ants running up and down our garage exterior for a long time and in the last few days we've had flying ants show up in our living room. It was time to bring in the pros. One thing you need to be aware of is that you can schedule an appointment for this service, but like most pest control companies, they will insist on a quarterly service agreement on top of the initial service. Our initial service cost was $134 which included a $75 discount that came with a $53 monthly payment for each quarterly visit. That comes to over $700 a year ( not including termite issue) for the basic service which does not apply to fire ants. Since I accepted the discounted initial service I had to sign up for a years worth of service before I had the option to cancel. That's something you need to keep in mind because that's a lot of money just to snuff out a few ants. The one and done service doesn't really pay the bills, it's the subscription service that drives the business. My same day appointment was scheduled between noon and three, they ( tech +trainee) showed up shortly after two. I let the tech know about the ant issue and we walked around the perimeter of the property while he swept away wasp nests. Inside he sprayed some powder in the upstairs attic while looking for any possible rodent infestation. The tech did spot some termite activity at the corner of the garage. After spraying the perimeter and infected areas with poison, he then treated the yard with ant bait that looked like Andro. We decided against spraying chemicals indoors due to sensitivities. The discovery of termites greatly added to the bill as pictured below. I'll go ahead and get the termite service and the quarterly check up during the contract period. I thought I would include all the bills and pertinent information so that you can get some idea of what you might experience. One thing that did catch me off guard was that after they left, I received a brief survey which then led me to a tip screen for the tech. It's not that he didn't deserve a tip, it was just the first time I had seen this form of online solicitation. Overall great experience with knowledgeable and friendly techs, not real happy about being funneled into a monthly payment plan for quarterly visits, but we'll see where that leads.     Initial Impression and Installation:…read more Initially, the job by Attic Wrangler looked great, and we were pleased with the attic restoration. We hired them before our baby was born in December 2023, under the impression that the rat problem would be solved before the baby's arrival. However, our satisfaction was short-lived as the rats returned shortly after the work was completed, rendering all the good work useless. This became an ongoing problem for over a year, to the point where Attic Wrangler admitted they didn't know where the rats were coming from and suggested we hire another company. Stress and Health Concerns: This ongoing issue has caused immense stress and health concerns for our family, especially with a newborn in the house. The smell of dead rats became a common occurrence over the course of a year, making our living conditions unbearable. It got so bad that we seriously considered leaving our home and renting somewhere else. The constant rat activity and foul odors significantly impacted our quality of life and peace of mind. Warranty and Lack of Response: Mr. Kellso promised a so-called warranty in the event that the rats did return, assuring us that we would be covered. This promise turned out to be a complete lie, as Mr. Kellso has gone MIA, not responding to any of our communications. Timeline of Major Events and Failures: June 2023: Hired Attic Wrangler to remove rats and restore attic before our baby was born. Despite several visits, the problem was never resolved. July 16, 2023: Reported hearing noises again. Mr. Kellso scheduled a follow-up check. July 21, 2023: Appointment rescheduled last minute due to Mr. Kellso's accident. October 6, 2023: Mr. Kellso missed the scheduled visit, citing a job in San Antonio. October 15, 2023: Notified Mr. Kellso of multiple rats; requested additional traps. November 3, 2023: Continued rat activity. Mr. Kellso was inconsistent with visits. December 2023: Baby born. December 26, 2023: Requested smaller traps due to continuous activity. January 19, 2024: Multiple rats still present; ongoing trap issues. February 11, 2024: Informed Mr. Kellso of foul smell from dead rats; newborn in the house. Mr. Kellso delayed visit until he returned from Minnesota. March 23, 2024: Rats returned after a month of no activity. Mr. Kellso failed to solve the problem. April 27, 2024: Mr. Kellso agreed to visit but requested rescheduling multiple times. May 3, 2024: Rats were still present, traps were missing or ineffective. July 2024: Rats continue to infest our attic, and Mr. Kellso suggested hiring another company. Issues with Service and Attempted Resolution We knew of rat activity because we had multiple cameras surveying the attic. Mr. Kellso did make an effort to try new methods during some visits, but nothing made an impact. He was highly inconsistent with visits and often rescheduled at the last minute. Despite our patience, he failed to solve the rat problem. Moreover, after suggesting we hire another company, Mr. Kellso stopped replying to our texts and phone calls. We attempted to be very reasonable and figure out a compromise by asking Mr. Kellso to refund a portion of his work so that we could apply it towards hiring a new company. We even offered to ensure he would still be paid for a percentage of his efforts. However, we received literally zero response from him. This lack of communication and accountability is infuriating. Conclusion: We are now out $6,000 and back to square one with rats in the attic and soiled insulation. We also need to pay another company to redo the work. This has caused immense stress, especially with a newborn in the house. Attic Wrangler's service was a complete failure, and Mr. Kellso's unprofessionalism and lack of responsiveness were unacceptable. If we cannot work things out soon, we will be forced to pursue legal action. I strongly advise against using their services.

They said that they could handle it and started right then and there. They had to go to their shop to pick up some supplies and returned to finish the job all within 5 hours of my initial request. The final price was honest and true. They have monthly service packages and I think I will be asking them to come every month.

They were 90 minutes late but that's fine for a last-minute booking. The guys were friendly in person but did say a few things that made us think they were pretty new to this. Unfortunately, the treatment did not work. They said we'd see a bunch of ants come out and die, but we did not see that and instead still had live ants still on Thursday (1/16). I reached out again to John and he said someone would come out on 1/19 between 1-3pm. At 3:45 on 1/19 I asked for an ETA and John said one tech called in so they were behind. I asked to have them come on 1/22 anytime between 9a-1p On 1/22 at 10a I asked to confirm and John said I was on the route. They no-showed. At 4:15 I asked when I could expect them. No answer. At 5:45 I asked for a refund since they missed two separate appointment and I now want to call someone else in to help with the ants. John saw the message and didn't respond. This guy left me on read on business outreach. My husband and I both reached out and said we'd like to get a response before leaving reviews. I'm pretty sure John blocked us both. Smart Living asked for my review multiple times, so here it is: as far as I'm concerned they stole $200 from me.
