Recently had Alpha complete a foundation inspection on my 1912 craftsman bungalow. This is a review for both the Alpha Structural office and for engineer Erinn Rusnack. The first time we booked them was for a Buyer's Inspection to determine foundation issues, they issued a thorough and accurate report that allowed us to ask for a reasonable credit from the seller. We needed them a second time for a structural beam issue. I spoke with Francesca in the office at the end of a Friday and she answered so quickly, was very helpful and kind, and booked me in for a Saturday morning appointment. When I reached out after the appointment, she remembered who I was and was helpful. Engineer Erinn Rusnack came by exactly when he said he would, 8:00 AM the next day, on a Saturday, no less. He was very friendly and knowledgeable, and made thorough notations on his report. He emailed us with the report within two business days and followed up with us, doing everything he could to drop the completion time of the project down because he knows we are experiencing an unexpected and major safety issue. If you're looking for a company that's honest, professional, and truly cares about your home, go with Alpha Structural. We had foundation issues and started this journey back in November 2024. They sent an engineer, Alfie, out the next day, and he was super thorough and clear about what was going on and what our options were. He explained why helical piers were better for our situation (we have clay soil), and although it was more expensive than concrete pads, it made the most sense long-term. We took almost a year to decide and save up, and even then, Alfie honored the original quote; no hassle, no pressure. That really stuck with us. Once we moved forward, Alpha made everything easy. Their scope of work was laid out clearly, they kept us in the loop at every stage, and the office team (shoutout to Beverly and Kate) was always responsive. The permits and inspections were billed separately, which they explained upfront, and there were no surprises. Everything was transparent. Now let me take a moment to really highlight Francisco and his crew, Juan and Jared. These guys were INCREDIBLE! Seriously, I can't say enough good things. Juan and Jared were just as great! Super polite, focused, and respectful. They asked before touching anything, cleaned up after themselves, and left the space looking better than before. You'd never guess major work had just been done, that's how clean and careful they were. And in the middle of this California summer heat, too. Total champs. We were told the job might take 5 days, but it was wrapped up in 3, and done well. Brian, the supervisor, was also awesome. He kept us updated, answered all our questions, and even coordinated with our neighbors to get a dumpster placed out front. Everyone we dealt with (from office to field) was kind, knowledgeable, and easy to work with. Bottom line: Alpha Structural is the real deal. If you're on the fence, take this as your sign. Their crew treated our home with respect, did the job right, and made the whole process feel way less stressful than we expected. I recently bought a new house and unfortunately didn't receive any CEA verification forms from the previous owners for insurance purposes, so was on the lookout for someone who could help with that, as well as give us additional peace of mind that our foundation was safe. We had a great experience with Alpha Structural! After getting 3 quotes for work to replace the western wall of our foundation along with 15 posts and piers on our 1920's home, we felt Apha was the most reasonably priced and seemed well regarded. We were not disappointed. Juvi and his crew Edgar and Jose did great work clearing a ton of leftover debris under the house, replaced the posts and piers and western wall, and extended a girder that previously did not reach the length of the house. We could tell the team knew their stuff. They left the area clean and clear, and were mindful to put a gate back up everyday that they had to take down to work. They even put in a new crawl space access door so future work could be done more easily. Working with Sunn and Aaron was also easy. They kept us informed of the progress and answered our detailed questions along the way. Aarón came to look at my retaining wall drainage issue (spent an hour) and could have easily sold me tens of thousands of dollars or work to resolve moisture issues with new French drains. He told me to re-stucco instead because the moisture was only affecting the stucco (not the concrete) and new drainage would be crazy expensive. That kind of honesty is a rare thing indeed. My house is on a hillside and I recently went back to Alpha for significant structural work where they installed a new perimeter foundation wall and undershorings. It was one of the most seamless and positive contractor experiences I've ever had. Gabriel, the supervisor, did a wonderful job communicating with me every day - he sent me regular updates and photos every single day which gave me a lot of comfort. I don't like writing bad reviews but feel that it is my duty to try and help others make a better decision than I did when hiring this company. I hired Alpha Structural to "level" my home. I was coned into thinking that I had to spend a ton of money (adding pillars, posts, and a sister joint) on my home to keep my doors from sticking and my wood floors from bouncing when we stepped on them. Initially my wife and I were happy as everything seemed well but that happiness was short lived. My doors are sticking again (had to adjust a few so they could close), my floors are not only bouncing again but now I also have to deal with uneven areas where the posts Alpha installed are pushing up on the floors. I contacted Alpha and they seemed willing to look into things and actually sent out John to take a look at the issues. John went into the crawl space and took measurements of everything and verbalized to me that the house had to be corrected. He promised to provide me with the report a couple of days later yet nothing was ever received. I called several times and each time John is busy or out in the field. The "substandard anchor bolts to be replaced" entailed moving 2 URFP plates that weren't even bolted into the foundation; they were only screwed into the mudsill with 5 screws each. Literally would take 30seconds to move. There were 10 other plates already screwed in that did not require moving at all, only bolting, which actually saved the laborers work. Alpha Structural even wrote in their quote that those plates just needed bolting. (Uploaded the quote) The notion that this project needed to be "fully engineered" with "structural calculations" is absurd. Standard-Plans/Details for 1-Story House were used. Don't believe me? I uploaded a quote I got from another licensed foundation specialist for comparison... Oops. Sorry I brought receipts. Speaking of receipts, did someone say permit expediter? Because Alpha's quote specifically states their quote does NOT include permit or plan check fees... hmm... Another cost coming your way probably. Also, what handyman is getting $1000/day? (lol Maybe it's the Project Supervisor and the Senior Project Manager for this two man, two day job that gets that much?) Like I say, these guys will talk nice and tell you about engineering, warranties, insurances (any licensed contractor will give you these, by the way). They might give themselves big titles too. But at the end of the day, they're overcharging you an arm and a leg. Plain and simple.
