wanted to have an EBB retrofit done to strengthen my house, along with some necessary foundation repairs. I received quotes from a couple of companies, and while these guys weren't the cheapest, they were definitely the most knowledgeable and took the time to clearly explain how the repairs would be done. They completed the job in just two days and repaired two addional piers, and everything went smoothly. I do have a slight squeeze in one area of the floor in my raised home, and I'm currently waiting for them to come back and take a look at it. I've had four (4) foundation inspectors come: the first three telling me completely different things, and the fourth a combination of the previous two. My initial concerns deepening and worsening, i had already succumbed to paying beyond my means to secure what i thought was a shaky foundation. But to my surprise, The Foundation Works offered a breath of fresh air. Instead of eagerly securing an appointment and then dramatizing "severity" upon arrival, they thoroughly and very clearly communicated the necessary information to book an appointment. The inspector, Jose, then arrived a few days later, polite as could be, patiently addressing all of my concerns, and thoroughly inspecting the entirety of the foundation. He didn't have any fancy software to measure or sketch up a layout of my house, he didn't try pushing any impressive or proprietary technology, and he didn't use any salesy tactics like offering shortcuts to "save me money." He simply shared a plain yet accurate and comprehensive hand drawn sketch of my foundation, going over a couple of areas that could use a little reinforcing, showing photos for illustration. That was it. Informative and unalarming, it was the most uncomplicated, unhurried, and human interaction of them all. After the appointment, unlike previous inspectors, he securely closed all crawlspace doors and bid me farewell. They showed remarkable integrity and have earned a customer for life. I used them for performing earthquake retrofit work on my home in the valley as part of the EBB (earthquake brace and bolt) program. From start to finish the experience was great. They are pros at what they do and it shows at every interaction, be it over mails, phone calls, or in person. I found them via Yelp and after looking at the reviews on Yelp and Google decided to get a quote. They scheduled and got the inspection done the very next day, took pictures needed for EBB, explained the process, gave me a detailed list of work needed to be done (including what would and wouldn't be covered by EBB), and sent me a quote with options. I had spoke to few friends who had used different contractors for their EBB retrofit and these guys were nearly on par. They also only need you to pay only 10% before the job and for permits before the job. They only expect you to pay the remaining (discounted by what EBB program pays them directly) post job completion. They also handled most of the paperwork and interactions with LA county (for permits and getting EBB funding approved), clearly instructing me to submit necessary documents when required. After EBB approval they called me and scheduled the construction work promptly. Eric and his crew (Chris B, Danny, Kieth, Daniel) showed up on the day of the job on time, explained what would happen, about how noisy it would get etc. They setup and tore down everything nicely, and got the job done on schedule without bothering us. The job was spread over two days and they cleaned up and put away their stuff neatly in between. They were even well prepared to get the job done inspite of the SoCal drizzle one of the mornings. My neighbor referred me to The Foundation Works after I was accepted into the FEMA-funded Earthquake Brace + Bolt (EBB) program. After I called, we set up an inspection within a week. All went well with the inspection, then they sent a proposal for the work. I accepted, then we had to wait for FEMA to approve. That took about a month. As soon as FEMA approved the plan, we scheduled the work for March 18th. Ernesto and his crew - Edgar, Omar, and Pierre arrived on time and got set up. They were at my home for about 8 hours working. When they finished they cleaned up pretty well. It wasn't perfect, but it's really hard to clean it ALL up with the fine particulate dust that is under my home. We set up the inspection for the work with LA city. Unfortunately, the inspector did not show the first time, so we had to reschedule. This is absolutely no reflection on The Foundation Works; Ernesto was at my home waiting for a couple of hours. I first connected with The Foundation Works back in 2021 when we were looking into earthquake retrofitting for our newly purchased home. That's when I met Kent, and what immediately stood out was that there was no hard sell. Instead, Kent took the time to reassure me that our home was already solid and advised that we wait until we were eligible for California's Brace & Bolt grant program if we decided to move forward. We purchased a 3-bedroom, 2-bath, 2,000 SF single family house in Monrovia, CA, in 2022, as our primary residence. This house was built in 1923, and doubled in size with additions within the last couple of decades. As part of our various inspections performed while we had the house in escrow, I had Kent Romero of The Foundation Works handle the foundation inspection. Kent was professional and his report indicated that the original half of the house was not anchored to its concrete perimeter wall. Three years later, after attending my third MOHPG Earthquake Workshop in Monrovia, I was finally motivated enough to take action. I remembered that Kent had mentioned the California Brace and Bolt Program, a governmental lottery which provides a $3,000 subsidy toward the corrective earthquake retrofit work. We applied to that program in late 2025 and were chosen for the subsidy in the second round. I contacted Kent and he re-inspected our house's foundation. He told me that the older half of our house (only) would need to be bolted to its foundation, and quoted $5,400. We agreed and we started the process. The California Brace and Bolt Program requires applicants to follow a very regimented process, involving many steps, a local municipal construction permit (which the applicant must pay for), and a FEMA online review of paperwork and photos. The Foundation Works (FW) people did an excellent job of handling this process. FW appears to have a dedicated person for each process step, who would guide us when necessary. Once all of the paperwork and pre-construction phots were approved, the construction was scheduled. On the day the work was to be done, five (yes, 5) mostly young men showed up on time at 8:00 AM: Eric (foreman), Ryahd, Ernesto, Zander, and Chris. All polite (a miracle). Four or five of these young men were under our house in a narrow crawlspace for at least 6 hours each. They did not complete the work and leave until around 4:45 PM that day. Shortly thereafter, we paid FW $2,400 plus the $240 for the cost of the city permit. FW will wait until FEMA approves their post-construction photos and receive the $3,000 governmental subsidy directly as their final payment. After carefully reviewing the many detailed photographs of the retrofit work in our crawlspace, I'm very, very satisfied with the quality and the quantity of their work. The Foundation Works is a very, very well organized and staffed company, and Kent Romero is a very effective point person. I highly recommend this company and would work with them again. I ended up going with a different contractor however I appreciate the information I got from Foundation works.
