Incompetent and will not take any responsibility for the performance of their services quality. They missed several problem including electrical wiring, plumbing and roof leak. Two drains were clogged and if the inspector had run the water for more than 30 seconds the back up would have been obvious. when questioned the owner sent pictures of the dishwasher an gave me a line of you know what. They cost me a lot of time and money due to their incompetence. read more

I hired Alpine to perform an inspection on my condo in Denver prior to purchasing. The inspection seemingly went well, but I was informed that there was no way to judge the age of the HVAC unit because the sticker that normally has that information was painted over. When I went to change the filter (I had a HVAC professional replace the filter shortly after buying the condo), I noticed that the sticker with the serial number and model number was in fact not painted over, but instead was right next to the filter. Recently, the unit has been acting up and I have been told it needs to be replaced because of its age. I do not expect Alpine to be experts in HVAC. I do however expect any general inspection to take a reasonable effort to find all the information possible about the various parts and pieces that were inspected. They failed to do this with the most expensive part of the condo. After going online and decoding the serial number and model number that they missed, I found that the unit is nearly 25 years old and is beyond the end of life. The purpose of inspection is to identify things like this so that I can ask for concessions at closing. Without that sticker, I had no way to do that. Now, less than a year after being here I am having to replace this special HVAC unit that will end up costing me over 20k. Final cost is yet to be determined. Owen far exceeded my expectations from an inspector. My realtor recommended Alpine Building Performance to me, and the result was my saving $65k off the list price of the home I ended up buying, because of Owen's attention to detail, passion for learning, pride in his work, and dedication. After Owen had completed the inspection, provided me with the report, and had my money, he called me the next day to tell me that an article he happened to be reading reminded him of something he'd seen in my home (but thought nothing of at the time). After chatting on the phone and going through the inspection report, we found that some of the piping in the house was part of a massive recall. That saved me a lot of money and helped me to make sure to know what to monitor after buying the home. Owen is thorough and friendly, and he helped me to understand everything in the inspection report that I had questions about after doing a walkthrough with me at the end of the inspection itself. He even had no problem with my tagging along as he performed the inspection. This is my very first Yelp review, which I felt was warranted based off of my experience. I was recommended Alpine by my real estate agent before buying my new house. On my first home purchase in 2016, I used a recommended one-man-show who did what I thought was a decent enough inspection. After experiencing Alpine, boy was I missing out! Super seamless process getting my inspection scheduled. Their system and staff were extremely communicative before, during, and after. All that being said, the great experience of their business had nothing on our actual inspector, Shad. He was nothing short of unbelievable! Helpful, educational, and really went above and beyond throughout (and following) the inspection. His report was insanely detailed and well documented. Great photos, an easy-to-read hierarchy of issues, and explanations that were clear and provided excellent instruction for potential problems that the seller needed to address or that we needed to be aware of. Though I didn't have much interaction with other employees, I have to firmly believe that Shad's attitude and excitement for his work starts at the top. This was further showcased by the work and report done by the person buying my current house I was selling. I know without a doubt that Shad's report (and even the quality of their software putting the report together) would never have turned out like what I saw from their competitor. The only downside is that this isn't a company or individual I'll have much interaction with until a potential new home purchase in the future. It would be so easy for them to have the attitude of "inspections aren't a consistent purchase by consumers, so let's cut corners", but Alpine truly truly gives a sh*t, and it shows. My experience with this company is that they are very unprofessional. Lawrence Lippard did an inspection of our home. He ripped off some of the trim in our downstairs bathroom, broke one of the faucets in the kids shower and removed the fireplace insert from our family room fireplace and put it back crooked. Now it is on us to repair these items. He also left some tools behind which is careless and hazardous to our small children. Our realtor contacted him to notify him of our concerns and has gotten no response back. It's one thing to be thorough but you also need to be respectful and not break things. If you have an accident own up to it. Also, as in inspector we rely on your opinion so much. Please in the future stick to facts and not throw in your personal commentary. read more

We did a tour of the house as he completed his inspection so he could talk through some issues and give us additional details. His inspection report is really thorough and includes explanations of why he flagged things as issues and severity. The water was off for our inspection so he made a second trip to the house to test the plumbing, updating the report with additional information so we didn't need to wait until all was finished to see the results. Our experience with Andrew was fantastic. First, he was the most thorough house inspector we have ever encountered. He spent several hours at the house we were under contract to buy, documenting everything in a very detailed way, as well as calling out important findings to us on the spot in a very understandable way. He delivered the formal inspection report very quickly, and generally was highly responsive and easy to communicate with. He was very prompt. Secondly, after buying the home, we did find a very small issue (the dryer outlet didn't work), which was not caught in the inspection report. After bringing it to his attention, he responded very quickly and gave us a small refund to cover the cost of the repairs. Scheduled a newly constructed condo inspection with ABP. Lawrence and Dan arrived on time and immediately got to work. Inspection took 2 hours. Even though it's a brand new unit, they vigorously inspected all of the systems, appliances and electrical circuits. They let me tag along and they were quite informative by pointing out specific faults and explaining how they should be corrected by the builder. They completed their inspection by 4:30; in my morning e-mail I was provided with a summary report and a detailed 50+ page report that allowed me to present to the builder all of the issues. Rather than my own amateur opinion about some of the faults, it was a stronger case to present a professional opinion. As there is a 1 year warranty on the condo, I'll be scheduling another inspection 2 months prior to the 1 year runout. The cost of and the thoroughness of the inspection makes it a no-brainer. Kudos to Lawrence, Dan and Andrew for running such a great operation. read more

We used Andrew for his energy audit services. First, we were very impressed with his professionalism. He showed up exactly on time. While discussing some issues with us his phone rang, and he simply silenced it and continued the conversation - wow! After Andrew left my husband and I immediately expressed amazement that he didn't rudely pick up his phone and ignore us, like most other contractors we've dealt with. The PDF report he emailed was thorough, though his in-person discussion with us was even more helpful. I would have appreciated a bit more detail in the report, for example WHICH lightbulbs needed to be changed or WHICH windows should be caulked, instead of leaving it more generic. This is the only reason for 4 stars instead of 5 - I would have appreciated just as much detail in his report as in our face-to-face discussion, so I could have the entirety of the information for my future review. But the photos were helpful. And I do ask A LOT of questions, so that could be why we got so much information in person. Andrew was very patient with all my questions. Finally, he was unable to do the thermal imaging the day of the audit because there was not enough of an inside/outside temperature diferential that day, so he came back a couple weeks later to do the test when he was in the area. That was nice. Overall, we would definitely recommend Alpine Building Performance as a reputable company based on expertise and professionalism. read more
