He clearly explained how the inspection would be conducted, the cost, accepted payment types, and provided a link to the inspection agreement--everything was straightforward and professional from the start. Toby arrived promptly at 7:00 a.m. on inspection day, and I met him at the home later that morning to review his findings. He took the time to walk me through the house and exterior, pointing out the few items that needed attention and patiently answering all of my questions. That same afternoon, he emailed a very detailed 63-page inspection report. Toby is thorough, knowledgeable, personable, and reasonably priced. He started around 7AM and…read moreby the time we arrived (around 1030) he had pretty much finished the physical part of the inspection and was working on the report. He discussed the main issues he had found with us and then walked us through the home to show us where certain things (filters, valves, timers, etc.) were located in the home and pointed out the issues he had discussed. He was patient and thorough, and explained the issues to us very clearly. We didn't leave the home until close to 1PM. Toby didn't stop there, however. I was especially impressed that, since the homeowner was there while he was doing the inspection, he had pointed out the issues he had found to the homeowner before we even got there. After leaving the home he went to his office to write up the inspection report, which he emailed to us by about 5PM. I couldn't believe it when I received the .pdf version of the report - 103 pages! And this was a report on a house that was in good condition!! The report included pictures of everything, and started out with a summary page that was very clearly written, with the issues he felt should be addressed in red. It then included pictures and locations of key items that we needed to know, such as the main water shut off valve, the gas shut off valve, the electrical box, etc. The end of the report included pictures of the entire house. The report also included recommendations to us for future maintenance. This was an extremely well-written and complete inspection report. In the email that included the report Toby urged us to feel free to contact him with any questions. After reviewing the entire report I called him around 8PM with a couple of questions. He welcomed the additional questions and answered them promptly, again saying if anything else came up to feel free to call. The entire experience with Toby was pleasant and professional. I must add that I originally had an appointment with another inspector because Toby was already booked. When his schedule changed I immediately canceled my original appointment, mostly because the other inspector made it very clear that he did not want us to be in the home while he was conducting the inspection. He also made it clear that he did not always go on the roof or in the attic if it was too hot. And he did two inspections/day to Toby's one. Overall, I figured Toby was the better deal and I was right! I highly recommend The Inspector home inspection services for Toby's professionalism, thoroughness and clarity. He took before and after pictures of our attic. The inside temperature of our garage feels much better now. This is a small owner-operated business who knows how to take care of their customers. A couple even came by to look at the job site and make recommendations about the type of installation they thought I needed. After talking to four or five firms, Milton from Izzy's insulation reached out to me and made the most practical recommendation based on my unique situation. We ended up going with a blown in fiberglass insulation of R 38 and 13 inches. His price was the best by a few bucks, but I particularly liked his practical recommendations, and so ended up using him. He booked me out a week later and showed up exactly on time and had the job done in just a couple hours. He even provided me with before and after pictures that I can use when I submit my taxes for an energy tax credit. Very straightforward and honest service I recommend if you're looking for installation to talk to him at least. As it ended up the insulation did basically nothing to help with the temperature in my garage. If others are looking to do the same thing, I tell you to look at a combination of insulation for your ceiling, walls if needed, and the inside of your garage door these metal garage doors really radiate a lot of heat into the garage.

We were fortunate to hire Alta Vista Inspection, Mr. Ron Peters for our home in Desert Ridge back in May 2010. I was pleasantly surprised when I called his office and made an appointment for Ron to come and inspect our new Toll Bros. home whose warranty will be expiring soon, (1 year w/exceptions). Ron is a trained mechanical engineer and has been a builder so he knows what to look for and how builders cut corners. He also, understands that builders and their supervision teams overlook things so he takes the time to properly document this so we/you can make an informed and documented decision about your satisfactorily course of action. Ron came to our house with the same professional attitude as he did back in 2010 and he documented the many things that Toll Bros. neglected. We now have an; expertly documented, paid, 3rd party, professional inspection report/executive summary that will hold Toll Bros. accountable to their own highly touted building standards. The bad news: These guys inspected the house I was selling. I thought the house was perfect, turns out, it wasn't. I would have been mad at the inspector, but I was allowed to listen to the inspector explain what he found that was wrong with my house. He did say things like "everything could be taken care of" and "these are the typical issues we find with every house". Clearly, he was doing his best to provide an even handed assessment of the house and not making mountains out of molehills. The good news: I figured that if these guys would find issues in the "perfect" house I was selling, they would probably find issues with the "perfect" brand new house I was buying. As a veteran, I value those who have also served their country. I have been relocated many times while in service and afterwards, in my civilian career. So I have purchased and sold many homes and have seen quite a few inspection reports. Before I purchased my home in Scottsdale, I researched the local home inspection companies, looking in particular, at their inspection reports. Alta Vista Inspection Services produces one of the best inspection reports that I have seen. The fact that they print and go over the summary during the inspection is amazing. These are my "go to" guys for home inspections. Just bought another home, and, of course, I had Alta Vista do the home inspection. Same great, friendly service as in the past! They have improved their inspection report since the last time I used them, now listing significant repair items and minor repair items separately. i have used ALTA vista services twice in September and October of 2019, they are an excellent company. They are on time , great attitude with a great deal of experience. The reports are clear precise and have all the information needed to make it easier for the seller to repair any problems. I am sure the sellers don't appreciate the quality of the inspection because it is fair and complete. This makes it harder for the seller to disagreed with the results of the inspection. Ron Peters personally took time out of his busy schedule to assist one of my clients who had closed over a year ago. My client was told he needed a new roof by a roofing company after a leak was found during one of the 2016 monsoon rains. The original inspection (2015) had revealed a decent roof on the property. This was the absolute best home inspection I have ever gotten. The inspector was a fantastic inspector and the report I received was great! Saved me from investing in a home that looked great, but in reality, was a money pit. It had recently been repainted and the interior was fixed up, but the air conditioner units were old and the roof needed to be replaced. Not to mention the mold - lipstick on a pig. I moved to Fountain Hills and purcashed a home. I wanted a thorough home inspection. Since I am new to the area, I talked with a lot of real estate agents, first to find an agent, and to find a home inspection company. First I was briefed at the house the day of the inspection of things they found and then received a 75 page report with plenty of photos. The issues they found were prioritized according to importance. I asked the seller to fix the most important ones (active leaks and rotted wood) and they did. I was a little apprehensive that they were going to be looking out for the insurance company's best interest rather than ours. That was not the case at all. Amrit was so great at explaining how the claim process works and making sure we were taken care of. His patience with my million questions put me at ease and they did a great job with making sure everything was dried out and would advocate for us with the insurance company when they wanted to pull the fans and dehumidifiers early. Amrit was always available for calls / texts and would check equipment daily to ensure things were progressing smoothly. There were so many moments where I felt stressed and unsure, and they were always there to reassure me, explain everything, and make sure I felt taken care of. Honestly, I don't know how I would have gotten through this situation without their help. They made such a scary thing so much easier, and I am truly grateful for both of them.
