DON'T RENT FROM AMELIA ISLAND VACATIONS!!!! Every review said it and we didn't listen. Please listen and don't rent from the Dunlops or anything they touch, including Elizabeth Pointe Lodge. Misrepresenting the properties they are renting - check. A cheap hotel is better maintained at a fraction of the price - see pictures. Unresponsive when issues arise - check. Their manager pulled over to text us but could not call us, neither have the Dunlops to date despite multiple attempts. Their employees are leaving them - check. We were told that 2 cleaning people left in the last week and the service person was shocked at the maintenance of our unit. The properties they rent are not safe - check. Our unit had one functioning smoke detector from 2005, exposed wires in the shower, unsecured shower doors and other safety issues. If you don't care about safety, the Dunlops and AIV have you covered! Overall, this is not how to run a business but how to take advantage of people who are on vacation. There are plenty of reputable rental and management companies on Amelia Island and Amelia Island Vacations is not one of them. Do your homework before you put your money, trust and safety in a rental. If I were to do it again on Amelia Island, I would stay away from this group. Absolutely horrible. They move offices without and phone and text information without telling you. Maintenance takes 3 or more visits and still ceiling fans and screen patio doors stay broken. Office administration is a chaotic mess. Billing issues abound! read more

'The Shining' example of how to fail the customer. With exception to an ocean view, the unit was not as advertised and under a state of repair/rehab. The unit's bathrooms were dirty (pubic hairs) and 2 rolls of toilet paper (total) for 4 days equals an inexcusable oversight by cleaning crews. Leadership response: 'it's our busy season, we're really sorry.' These shenanigans combined with ocean air, led to quite the salty experience; 1/5. 'MAYBE' recommendation: based on whether or not they can step up their professionalism because the unit legitimately boasts an ocean view, no argument there. read more

DO NOT RENT FROM HERE!!! We rented for a week at Ocean place which is beach front and about 100 yards from the beach, which private. We were coming from Arizona and had airfare and rental car already set up. We were told on Saturday that they pulled our rental unit and offered us a replacement. The replacement was about half a mile from the from a public beach for the same price they never even offered a price reduction. When I called I got a secretary who basically said "if I were in your position I be really mad to I am so sorry for your situation but there is nothing I can do." I requested to speak to the owner who was actually making money off of this company but unfortunately they could not be bothered because it was a Saturday. I left my number but have not gotten a call back. They canceled less than 48 hours before a flight. They did nothing to correct the situation they knew that the building was under construction but continued to keep our reservation until less than 48 hours so we had no other options available to us. We booked this months in advance if they told us this would not be available or there was a possibility it would not be available, I would have found somewhere else but unfortunately because they tied my hands they were going to profit off of a much inferior unit for the same price. read more

Do not rent anything using this company even it is through a VRBO website. They marketed a unit for rental; and half of the features didn't work. I called them; and nothing was done about. You cannot talk with anyone. You can only communicate via text message. Their favorite answer is I'm so sorry for your situation. Here is the situation of our unit: . washer and dryer not working. . found a frying pan inside the cupboard with food. Sanitary issues. . barely water running on the main bathroom suite. . dishwasher not working. . bed was like a trampoline. . 2 spiders killed inside the unit. So this company is a money making. Do not book with this company especially during hurricane season. Terrible customer service and didn't bother to respond until after the VRBO review window was closed. We had a reservation and were mandatory evacuated during Hurricane Ian. Instead of responding when I asked about a refund they waited weeks and then called to say they would give me a 1 day stay instead of a refund. We live 7 hours away and are not going to be able to go back for 1 day, which I am sure they figured with most guests who were mandatory evacuated. Also, when we stayed the promised internet was not working and again no compensation to make up for that. Plenty of places to stay in Fernandina Beach, don't make the mistake of staying with this company. They also responded to the google review I left where they blamed me for no insurance because I should have paid more. No mention of the fact we didn't have the Amenities we were guaranteed at booking. They also insinuated that they graciously offered me 1 free night. Again I live 7 hours away, which I told them, so I had asked instead of a free night give me a partial credit and sell that night. Terrible service, just don't bother. read more

DO NOT RENT FROM THIS COMPANY. We booked a condo in Amelia Island. Coral Sands Unit 302 When we arrived at the condo we found the sliding door locking mechanism was broke, the dryer door did not shut, the bathroom ceiling was covered in mildew and mold, shower curtain hooks were rusted, inside the dishwasher was nasty, the inside of the washing machine around the rubber seal was thick with this moldy, slimy goop that smelled so bad. We used a mop handle to secure the sliding door and my husband rigged the dryer door to stay shut so we could dry clothes. We reached out to management and told them the issues. Management said they could send someone to fix but who wants to spend their vacation wanting on maintenance to fix issues. After a couple of days the keypad stopped working on our door so we were locked out. This ordeal took an 1 1/2 hours of our day because management did not have keys for the door. When you book with this company they tell you they will send you the door code on check in day once the unit is cleaned and the property manager walks the unit. Well that's a joke. I have worked in property management for 18 years and this company is a joke. The reviews on VRBO go back 2 months before we stayed saying the same things I am saying. Do we really believe that it takes 3 months to address these issues. When we left we reached out and spoke with Brandon Dunlop President of the company and he agreed to refund us $500.00 due to the problems we had. I went online and left a review on VRBO and Brandon said he saw the review and I would have to remove it before he would send the check. I had the review removed and sent the confirmation to Brandon from VRBO.My husband called to follow up and Brandon said we are not receiving anything and he hangs up on my husband. What kind of an owner does that to clients. The only reason I left the review (the first review I have ever left) is that in hopes management would address the issues that clients had reviewed as problems for 2 months. According to Brandon we are horrible people and can never rent from them again. Really who would want to rent from them again. Our stay at Amelia Landing occurred over a month ago. I have delayed providing a review in hopes of hearing back from Amelia Island Vacations management regarding an issue. Disappointingly, I did not. First off, the accommodations at the Amelia Landing were very good. Unfortunately, on the last night one of the smoke detector's battery must have run low and it made a loud chirping sound from midnight to about 6:00 a.m. I reported it (via text) to Amelia Island Vacations prior to our departure and was hopeful we would might receive a partial refund for the inconvenience. The immediate response was that our request would be passed along to management. After not hearing from anyone after several days, I sent another text. No response. Not only did we not get a refund, but I could not even get a call back from a manager and I called numerous times to inquire. I will say the receptionist at Amelia Island Vacations was professional and courteous, but I was never given the opportunity to speak to a manager directly. I followed-up with an email and again, no response. Made a few more calls, same result. Lastly, I was provided the email address of the owner of Amelia Island Vacations and sent him an email. I did not hear back from him. The stay at Amelia Landing was good. What followed was very, very disappointing and frustrating. One last thing... I tried to leave a review on their website but it would not post. You will not see any negative reviews on their website, only positive ones. read more

There are many rental options through this bussiness. We spent three nights in The Captain's House on the 3rd floor, unit A3. The unit is shotgun style, and as you walk in the door after taking several flights of stairs you walk down the long hall. On your left is the master bedroom with a private bath. Next is the second bathroom and then the utilities. We got use from the washer and dryer. Next the unit opens into the dining room where the table and rather heavy wood and metal chairs take up most of the space. To the left is the second bedroom and then the kitchen. The furniture in the front living room was comfortable. Ocean view decks are only divided by a wooden railing and the distance of the stairs that led downstairs to the boardwalk out to the beach. If you've got noisy neighbors you'll hear them on the deck. There is free WiFi in the unit, but it's slow. We have Verizon wireless and frequently had irregular and slow service depending on where we stood, time of day and maybe even the alignment of the planets, I don't know. I got use out of the TV in the master bedroom in the evenings when the rest of our small group of four were in the main room watching something else. The curtains in the master bedroom are very sheer and do little to nothing to block out sunlight or keep prying eyes from looking up from the street level if the lights are on inside. We ran out of toilet paper on our second day and there was none to be found in the unit. On our last morning, the plastic toilet arm in the master bath broke. Plastic, really? We lucked out and there was enough laundry soap to do two small loads, but that was it. In the master bedroom we thought that the a/c was rather noisy, but we were tired enough to not let it bother us. Kitchen was adequate but there was little else. Bring your own oil, seasonings.... $200+/night in mid May. Unit is a long 2+ miles from the downtown area so a car is useful. There is a mini mart/gas station several blocks north as well as a park. read more

CONDO 1135 Beachwalker Building D Where do I begin?? My girlfriends and I arrived this past Thursday for a girls weekend we started planning back in March. We were very excited to get some beach and pool time. We wanted a beach condo that also had a pool. Upon arrival to Amelia Island, we went to Amelia Island Rentals to check in and get our welcome packet. The employees were pleasant enough but left out one significant tidbit of info which we discovered upon entering our condo. The pool was under construction and was not available. It was supposed to be done in March, but the project was delayed. This WAS NEVER DISCLOSED ON THEIR RENTAL SITE OR IN THE CONFIRMATION EMAIL TO US. We found out when we arrived to our condo and went to look at the view. The beach was gorgeous, but right outside our condo was also the eyesore of a pool under construction. We immediately called the resort rental office and asked to be moved to another property. They were not at all apologetic and said there were no other properties available besides one that was about a 15 minute walk from the beach. We hung up and looked online for another property and could not find what we wanted. We decided to suck it up and make the best of it. The condo was dated and uld and needed updates. The AC vents were disgusting and dirty and the closets and kitchen drawers were dirty as well. There was sand on the floor in the closets. The has beach chairs available. They were rusted and covered in dirt and sand. The kitchen was not well equipped. The knives in the drawers were broken and the silverware dirty. The dishwasher leaked as well. The bedrooms were roomy with nice views but the windows were dirty. One of the toilets had a broken handle and in one of the bedrooms, one of my friends locked the door to change and got locked in!! There were watermarks on the ceilings from leaks and some mold and mildew around some of the floorboards. My friends and I decided to make the best of it and follow up with this rental company when we returned home. I just wanted to write this review asap to alert people who may be thinking about renting at this property of some of the things we encountered. read more

This is a warning from a 67 year old attorney: Do not rent through this company, even if it is through a VRBO website. Here is what happened to me and what may happen to you. You read the VRBO requirements and they seem fine. So you book the unit (in my case a 3 night beach stay) and pay through your credit card. In moments, you receive a very lengthy "lease agreement" which does not at all resemble the VRBO website requirements. The lease is a docusign document and requires numerous signatures and promises. When I saw it and read it, I realized this is not what I agreed to at all. I did not agree to sign a huge "lease". This was not an apartment - this was a 3 night stay at a beach place. So I disputed the transaction. Guess how this turns out? My credit card company refused the dispute and billed me because VRBO said there was "no cancellation allowed". When I called VRBO, they stated they had no problems with a subsequent lease requirement after payment, even if it is not disclosed. AIV stated to me that the VRBO website stated there was a lease requirement. That is false. It says guests are "asked" to sign a docu-sign document. It most certainly does not state that you are required to sign a 10 plus page lease agreement. And of course that innocuous sentence is buried at the very end of the page. They also claimed I never cancelled formally with VRBO. Also false - I have the email with my cancellation. So I assume they rented the place to another sucker, they happily took my $1200.00 plus, and laughed the whole time with their friends at VRBO. PLEASE don't rent from these people. Life is too short to sue companies like this, but at least I can warn others about my experience. read more

DO NOT RENT THROUGH THIS COMPANY- IMPOSSIBLE TO GET AHOLD OF MANAGEMENT!!! We rented an adorable house which was located at 1340 North Fletcher Ave. My family and I booked a stay at this property 02/20-02/26. An hour and 20 minutes prior to check in, I received an email stating that there was dredging construction out front of the rental property on the beach. My family and I drove 13 hours from Maryland to this rental completely exhausted and were looking forward to restful sleep and a relaxing week in this beautiful home. However; the bulldozer's bright lights and constant beeping lasted well into the early mornings to approximately 4 am which kept us awake all night and was extremely disruptive to say the least. We couldn't walk the dog on the beach and we were not even allowed on the beach directly out front of the house. The beach was completely closed off, and the construction workers told us we could not pass through. The trucks and machinery actually made the house shake/rattle so much it was causing repeated vibrations throughout the house. Not to mention the gigantic pipes were quite an eye sore, especially to be paying the price we did for a beach front property view. If we had known this was happening right out front of the rental property sooner, we obviously would not have booked this home and would have booked elsewhere or somewhere not beachfront for that matter for half the price. We have family that live on the island and they told us two weeks prior that the dredging construction had started but unbeknownst to them it was in this particular location right in front of this home. I feel that it was inappropriate and unprofessional to "notify" us almost an hour prior to check in. Not to mention the entire purpose for this trip was for my terminally ill father, who has now passed, and was unable to walk on the beach for one last time. He was on continuous flow oxygen and wasn't able to walk far, that is why we specifically chose this property so he could easily walk a short distance to enjoy the beach and ocean. For a company who prides themselves on the importance of transparency and customer expectations, customer service has been awful. We just wanted a partial reimbursement to compensate this major inconvenience. Or at least to be charged for non beach front property. I sent an email back in response to our "warning" the next day with no response, I also showed up in person to talk to someone on Wednesday 02/24 since my previous email was ignored, and supervisor was not available. I left a voicemail as well, again no response. Got a call after we left for the week and said she would call me back; still never received that call from Chelsea Cook as promised. read more

Where do I begin? Dunlop Property Management will be glad to take your money. We stayed in Beach Axis and the property was "clean" however as far as being maintained, we were not satisfied. In a 3 bedroom property, 2 of the shower heads were so OLD the water did not even disperse properly. Another issue we had to use a cracked toilet handle. There was dirt stains all across the baseboards throughout the home. Check in day we were given the complete wrong property to check in, rude customer service woman who INSISTED that was what we paid for and I was SURE it wasn't. We requested to speak with a property manager and got NO RESPONSE! NONE! We actually had two homes this weekend and the other home had EGG smelling water, the smell FILLED the home. Their power went out and came back on. Then the next day their WATER was gone for HOURS!!!!! On our wedding day we had several family members with NO WATER in the SEA OATS HOME! All in all we were not impressed. I will not EVER stay with DUNLOP PROPERTY MANAGEMENT AGAIN! And I will also make sure to spread this with family and friends. In October 2018 we attended a family reunion in Fernandina Beach, FL. Months before our reunion we arranged for a 2BR unit from Amelia Island Vacations, then requested a 3BR unit to accommodate an extra family member. We were told it would be the same price and received an email confirming this. A couple weeks before our arrival an Amelia Island Vacations staff member called to say we must pay considerably more (76%) for the larger unit. We thought this was shocking, as it was too late to shop around for other lodgings on this Columbus Day weekend. When we asked them to honor the price quoted, the owner of Amelia Island Vacations implied we were trying to "get a deal", rather than acknowledge (much less apologize) for the error on the part of his staff. They did not honor the confirmed reservation and we ended up paying much more than planned. We are appalled with the business ethics of Amelia Island Vacations. read more

After heard there was some damage to our home but that it was safe enough to return we got on the road immediate to head back north. Considering the circumstances, this was clearly not a vacation, and it was only booked less than 48 hours before check in. When I reached out to Amelia Island Vacations that we were heading back North they specifically said it was up to airbnb if we could receive a refund. I reached out to AirBNB and they actually told me it was only up to the owners and that they denied any refund. ANY refund. they kept the entire amount. considering our horrible circumstances and that we never even checked in we were just absolutely appalled at what kinds of people we were dealing it. It's incredibly upsetting that people this cold exist. They actually LIED right to us about the refund. terrible service and company. I actually don't know how they sleep at night. read more
