I applied to The Block on Leon under the specific understanding that I was applying for a "girls only" unit, that was the basis on which I chose to apply and pay the application/administrative fee. After I paid, I was told this was a mistake and no such unit was actually available. I asked for a refund of the $125 fee, explaining that I only applied because of this misrepresentation and would not have otherwise. In response, I was first told they don't offer refunds, and then didn't hear back at all despite an email where staff acknowledged the issue and attempted to accommodate me. I understand application fees are often non-refundable in general, but that policy shouldn't apply when the thing you're paying to apply for doesn't actually exist as advertised. I'm disputing the charge with my bank and would encourage anyone applying here to get unit availability confirmed in writing before paying anything. read more

This company is one of a long list of predators ripping off unsuspecting young adults, along with student loan lenders - no surprise here. Every entity in the college predator industry are cut from the same cloth. 1. They force recent grads to continue to pay rent even after graduating. A new grad will have to "break lease", and is forced to pay $400 fee to graduate. What's wrong, can't imagine a lease that ends when the student graduates rather than stiffing them with a bill in order to graduate? Such a generous graduation present! 2. When they implemented changes to their lease contracts regarding new utility provisions and billing (UC Irvine campus), they forced tenants to pay late fees stipulated in the new contract, but that ACC themselves caused by delivering notices to tenants 5 months late, incurring 5 months of late fees. The front desk worker said they were too swamped to deliver the notices. Hilarious. Are tenants supposed to notify themselves of every word in this non-standard lease agreement? Hopefully they're law students. This company is prime time class-action material. They recently got acquired by BlackStone, probably due to poor management. Their customer complaint influx on BBB is enough cause for any CEO to jump from the top of one of their towers. read more

Really poor leasing practices. Submitted my private information to two emails that were not mine due to someone from their end transposing letters incorrectly... TWICE. Bait and switch practices. They hook you with a proposed rate and then add 100.00 + monthly once they eventually send the lease proposal. My student and his friends will be going elsewhere. The reviews are correct. I love American Campus Communities model. They have retained their small building feel despite being bought out. The office folks live in the building retaining an us feel. They are friendly and strive to learn names quickly. The app is fast and really same day maintenance for 5 years running! The website and resident portal therein makes paying rent and utilities quick and easy. I use my debit card so I am dinged 19.95 per month. But if a parent say, uses their cc the fee is 4.95. That said, the utilities in my 2015 build are extraordinarily low so it all evens out. Here in Eugene, I prefer the 515 site because of its state of the art 24 hr gym, 12 hr sauna and dual hot tubs (one inside the courtyard, the other larger rooftop). The pingpong, 4×4 large lounge screen is a bonus, the bbq pit also great and works fine. The rooftop theater needs a.wifi extendwr so we can push netflix, paramount+ and this would be helpful on the second floor too due to the concrete structural pillars.blocking signals in the sauna and workout machines. read more

I give them negative stars. They prey on young adults. My daughter did not return to school in the spring. A main reason was the dorms. There were mice, illegal pets, faulty outlets, faulty fire alarms, and a complete lack of supervision. Management is unprofessional and nasty. Although we filed the appropriate paperwork and handed in the keys, they are saying we are still responsible for the entire semester $7500! We asked if they could work with us taking into account we had a housing scholarship. They would not work with us and now we she will have to take a loan out to cover the entire semester. My daughter was told last October if she re-signed her lease renewal early it would be the cheapest monthly fee available. As of today the apartment complex has reduced the cost by $180 per month and says its not really their problem that they were misleading and advertised falsely but rather the result of supply and demand. They absolutely could rectify this situation and do what is right but refuse to do so. They are very corporate and will do the ethical thing. The Worst! If I could give no stars, I would. American Campus Communities is horrible. No other way to say it. They do not care about the health or safety of their tenants. From the first month living at U-Walk in Charlotte, my daughter started becoming ill and 5 months later is still having respiratory issues. The only time she feels relief is when she is away from this apt for a lengthy period of time. MOLD is present and keeps popping up in new spots. This apt had had a kitchen fire just before she moved in and they never properly cleaned the hvac ductwork or vents or even changed the air filter for that matter! They did not replace the fire stop cannisters, they blatantly lie about completing filter changes each month by saying they were there but never came in. We know this because we have changed them ourselves to assure it's done. There was a family of squirrels living in the walls and dryer vent that prevented the dryer from working not to mention the creepy sounds it makes in the walls that you can hear. They repeatedly said the squirrel was removed but it was not as clearly you could see the hole in the dryer vent cover and the actual squirrel sitting on a ledge just chilling out. Oh, and of course, they kept putting off replacing the dryer bcuz they couldn't figure out why it wasn't working?? Hmmm, well, it doesn't take a rocket scientist to realize a dryer won't work if the ductwork is blocked by a FAMILY OF SQUIRRELS. Oh, and that makes another fire hazard! And to top it off the grounds are terrible. There is so much trash and debris just laying around for months. When she moved in, they said they were in the process of move outs so it was a "bit messy" but would be cleaned up in no time. 2 months later we had to finally report the bags of garbage sitting in breezeways, in operable exterior lights, construction debris laying around, etc. to be cleaned up. You would think they would be responsive to issues of this nature but emails are pretty much ignored or pushed off onto another person that also ignores the issue. The first mold response she got was for somebody to come in and NOT clean the wall but just spray something on it and say, Yep, that should take care of it. They seriously lack necessary steps to eliminate mold properly and that is why it is just like a game of whack a mole and it keeps popping up in new spots. JUST STAY AWAY FROM THIS COMMUNITY because you will be miserable and/or sick. In the meantime, I am contacting an attorney, fling a complaint with the BBB and sharing this experience with everybody so others won't have to go thru this nightmare. read more

The maintenance is slow (mostly due to management, not really the fault of the maintenance people since there are so many apartments that have issues). The apartments they offer are expensive (for what you get), places are not kept well, the management is not very helpful to your problems and unsympathetic. It started at the time of move in. Broken desk, dining room table, dishwasher, cable. Numerous calls, some repaired, some not repaired. Fast forward to 2020 with a global pandemic and universities closing with students required to leave. I notified American Campus of this requesting they tear up my daughters lease agreement due to these unprecedented times as well as the fact that my daughter was instructed not to return to campus from spring break. American Campus declined. They are choosing to profit from the pandemic, a shameful and unconscionable decision. I cannot stress enough, do not sign any agreement and/or lease from American Campus. Horrible business. They give you zero ways to get out of your lease even when you're forced to move back home due to family emergency. Forcing you to pay the remainder of the lease, for me, that's around 3500 plus utilities for a place that I'm not even living in. Be AWARE! My daughter signed a lease with American Campus last year. Her lease is over July of 2023. She has dropped out of school and has no job but I just recieved an email stating that she is trying to renew her lease. I do not want to be guarantor on this new lease with out her working, HOWEVER, after calling the office and also speaking to a manager they tell me I can not remove myself. After reviewing the contract I realize they have an extended date in there saying she can renew the lease WITHOUT MY SIGNATURE until August of 2026!! Parents, it is super hectic getting your kid in college and in housing, this is super shady, PLEASE READ YOUR CONTRACT CAREFULLY. I never saw that when reviewing the initial contract. read more

For American Campus Communities: This is in regards to Cullen Oaks apartments (associated with University of Houston): yesterday, I signed on as a guarantor for my daughter to be a resident at Cullen Oaks. The intention was for her and her best friend to be roommates in a 4/2 that had 2 bedrooms available, per management. As this was my understanding, I signed on as the guarantor for the apartment. When her friend called the management office shortly afterwards my daughter submitted the paperwork, Cullen Oaks management informed them that the 2 rooms in the 4/2 unit were no longer available, so they couldn't be suitemates. In addition, my daughter sent emails back and forth with Cullen Oaks management (without my knowledge) changing the dates of the lease. Based on that and other concerning information, I called the management office today to terminate the lease. I was told that there would be a $750 charge for early lease termination; this is LESS THAN 24 HOURS after we submitted the papers. I also got information that my daughter was approved to live in a dorm on campus at UH. I requested that the $750 early termination fee be waived based on the following: (1) my daughter's friend's room was given away in the 4/2 unit that she agreed to, (2) my daughter changed the dates of the lease without my knowledge with office management; she should have been given another lease, and (3) it's been less than 24 hours since we submitted the paperwork; from my understanding THERE IS A WAITING LIST OF STUDENTS WANTING TO LIVE AT THE COMPLEX, so finding another tenant to take her spot is not an issue. UPDATE: Just received an email suggesting to fill out a form agreeing to the $750 fee. Crooks. read more

I asked them why has rent been so high and they said because in winter we had heaters running and water dripping LIES! NONE OF US WERE THERE OVER THE WINTER. WINTER WAS OVER HALF A YEAR AGO. I e-mailed the book-keeping manager to send me the usage of our apartment electricity bills and she only sent me one. I asked for them again last month and again 2 weeks ago and she has not replied. This is a really inept company. I wish I had seen these reviews before I signed a lease for my son. I have been trying to pay his first month's rent for 2 days. Portal is not working. 21 calls (9 vm messages left) and at least 10 emails with NO response. I do not think they have any employees at the corporate office location. They further employ a payment processing company that utilizes illegal fees (Zego) that violate CFPB laws and charge you fees for paying your rent on time. The only way to pay legally is to send a check or money order. Pray that we do not have any further issues for the year. This is off to an abominable start already! I will be reporting this illegal activity and I encourage others on here to do the same. For those that are living with code issues, please contact code compliance and file a complaint. Elevator at the Block on Rio is consistently not working on and off year round. Last day of the month at the end of the semester. Dozens of people moving out or moving in to floors 4 and above. Repeated calls all week leading up to the move to request elevator maintenance. It's still broken and we are carrying furniture down four flights. Maintenance line just rings and rings. Called the leasing office-- of course they picked up. Said they had called their elevator maintenance company and the company wouldn't return their calls so there was "nothing they could do." I asked if there was only one elevator repair company in Austin? When I told him I was going to leave a bad review, he said they would send someone over to help. That was an hour ago. No one is coming. They completely DO NOT care about their residents. Do not rent here. The facilities are dirty and this was the last straw. read more

Tenants call properties managed by American Campus "The Hell," because they will do their best to provide the worst experience possible, from mediocre rooms to near zero service. Mold. My son is in Orlando at a 4 bedroom apt which between all roommates is 4 THOUSAND dollars a month. Their air went out in unit on a Friday. They said they can look at on Monday. Really? They lit a portable unit in living room Covid. 4 adults no air circulation. Really poor idea. . I called corporate office and they have no emergency contact and weekday hours. I felt pressured to sign a year-round lease for the year after my current lease this past fall. This past spring, I had a manic episode, quit school, and moved back to my hometown that is across multiple state borders. I no longer have the job I had (which allowed me to afford this overpriced apartment) and am no longer living in this apartment, but was told, without given the chance to fully explain what happened, was told there is absolutely no scenario that could get me out of the lease that starts in August, though I moved out in April before Easter. On top of this, two of my previous roommates worked on the property and hated every minute of it. The employees are not treated with respect, and neither are the residents. read more

Be very careful when you sign a lease with American Campus. My son signed his lease extension in January for a lease that would start in August, 2020. They used the typical pressure tactics of better sign now, we are running out of rooms. Fast forward to March and Covid-19, my son can't take classes on campus in the fall, all his classes are on-line only. We have been trying to get out of the lease that has not even started yet, we have even tried to offer up several months of rent to get out, no response on that offer so far. I read all these reviews where American Campus is not flexible dealing with students during the pandemic. All the while the very same company has used Covid-19 to close amenities that they flaunt so well during the rental process. They say they are student housing, well with four people living in such close proximity using the same common spaces, it makes a parent think about why students were not offered an out while all the state owned universities shut most of their on campus housing down. I understand that they are a business and without students living there, they would be out of business. What is missing is the flexibility during the pandemic to allow students who signed leases for the sole purpose to attend school a way to amend those leases to help students and their families during these difficult times. Be aware, if there is such little flexibility from American Campus during the pandemic, imagine what it would be like when times are normal. read more

I planned on renewing my current lease and had received the new lease. I hadn't gotten around to signing it yet because I wanted to review it with my dad who is the guarantor on it. They voided my new lease because they decided to raise rates and that apparently automatically voids any unsigned leases. They gave no warning, did not communicate this at all, did not even offer an explanation until I called the leasing office. On top of that, the building I'm living in has been under construction the entire time I've lived here (no communication about what time or days they'll be doing construction, or about when we can expect it to be finished), the elevator is constantly breaking, half of the appliances were broken when we moved in, trash and recycling is hardly ever picked up, and they make no attempt to improve and just say it's out of their control. This is all too bad because it is a decent apartment, and rates are cheap for the location. read more

UPDATE: STILL no communication from Calloway House Austin other than me having to pull it from them. Was promised a refund in early/mid June....it's July 7th and still no refund from the spring semester. Took it from 2 stars down to one.....if i could take it to zero stars, I would. Our son lived at Calloway House in Austin this past academic year, and he enjoyed the accommodations and location. He claimed the food wasn't very good, but that's certainly debatable and a matter of taste. Had a few issues with tenants tearing up the place......think wealthy, entitled, drunk frat boys who enjoy tearing up things and punching holes in walls since daddy will pay for it. It comes with the territory. My issue with is with the complete lack of communication.....ZERO COMMUNICATION from American Campus or Calloway House regarding refunds and move out. Getting anyone on the phone is damn near impossible, and there has been absolutely NO proactive communication about potential partial refunds for room/board, nor information about move-out. Once I get someone on the line, they are nice and sweet (seemingly younger, maybe college kids answering the phone), but ZERO follow through and no communication. Again.....nice property and great location. Too many entitled kids who feel no sense of personal responsibility, but then again.....given the price to stay here, you'd expect a group of entitled f*cks to be there. My daughter a freshman who wanted to move out of her dorm and into an apt went to see these apartments and was told sign a lease now appts are running out with a great price. I co-signed, like most athletes in college things changed and financially my daughter can't move in when her lease was supposed to start in August. I was informed after giving more than a 90 notice she wasn't going to be moving in that I was responsible for an apt she never lived in?!? Surely, they aren't taking advantage of young college kids like this. Kids transfer, financial aid changes but to be responsible and you haven't stayed 1 day is not something I will take lightly or pay for. BEWARE!!! I live in 191 at Auburn in one of their new apartments and to say the least they are by far the worst to deal with. I feel terrible for the college kids that work there because they are so sweet and try to help you out but in the end it's the management that is terrible. 1. It's month three of living here and maintenance is still coming (the first couple weeks we were here they came on average 6 times a week). They come in even when no one is home. 2. When we moved in the apartment was not ready, closet doors, and hangers not put on. No shower curtain rod for one room. Paint jobs. Construction everywhere. 3. We were given an ADA room without asking that means less closet space, lowered counters, the microwave wasn't hung, the washer and dryer weren't stacked, etc. 4. The hot tub still does not work, which we were promised 5. The parking deck is a hazard because of how small it is and how they at first were allowing massive trucks to park in bad places Basically our things are still breaking, management is slow and not understanding (they try to talk their way out of anything and tell us how nice the place really is). Don't get me wrong... beautiful rooftop pool, and sharable spaces, but not worth the money and definitely not worth the hassle. read more

Students be aware that this place advertises that they will have half semester leases available when initially selling their properties (21 Hundred in Lubbock). However, they will only offer between 10 - 20 of these leases out of 1,204 available. At 10, that is less that 1%. At 20, it is 1%. They keep pitching for you to sign the year lease, and YOU sublease it for the remaining 6 months for them. I have made a complaint to the Texas Attorney Generals Office and the Better Business Bureau about the sales practices and advertising of these student sales staff callers and what is going on these properties and the management. read more

The American Campus locations are terrible scam parents and children into signing contracts. They have children running each campus with no knowledge of doing such. when my son first moved into his apartment it was a nightmare! The place was filthy and had not been cleaned the entire year, even though the office personnel assured us all apartments were deep cleaned. There was furniture from the previous student and even a bullet casing in the common area. They pressure you and tell you lies in order to get you to sign a lease far in advance and leave no way of getting out of the lease. The general managers are children who have no knowledge of running a business and they are all unprofessional. There are crime alerts at every American Campus so your child's safety will be at risk. There health is also at risk from the lack of cleaning they provide upon moving in. Please don't agree to your child moving into any American Campus. read more

Stayed at The Jack in Flagstaff, AZ Moving here was one of the worst decisions I have made so far. Disrespect, misinformation, apathy, dishonesty, are the a few of the most fitting words for The Jack apartment complex. Not to mention hundreds of dollars in hidden fees, random and unexplained charges, etc. Though the student employees do attempt to make the accommodation livable, they are all wildly under-trained and ignorant to the actual proceedings of the apartment complex. If you ask 5 people the same question, you are likely to get 6 completely different answers. The building/furniture/appliances are poorly made, and will probably fall apart shortly after you move in. They will, of course, charge you ridiculous maintenance fees when you move out to "fix" the damages that were there before and during your stay. When I moved in, the rooms were disgustingly dirty and rampant with damages that appeared on my surprise billing statement after move out. When my bike was locked to the garage bike rack while I was out of town, the Jack cut my expensive bike lock and took my bike. It was a long process to get my bike back and they never compensated my loses despite promising to do so. If you have any problems during your stay, do not bother to contact American Campus because they will not respond--or at least they did not respond to my numerous contact attempts. At the best, The Jack and American Campus Communities are bullies and a pathetic example of student housing. At the worst, I would say they are criminal. read more

Absolutely do NOT lease from an american campus community run apartment. I live in the Texan in west campus and have had a leaking roof since September, it is now June of the following year. I along with roommates have submitted numerous maintenance requests about this and other issues that have been ignored. I have to call at least once a week to check on the issue and every time I do the person who answers the phone has no clue what I'm talking about so we start over from square one. The ceiling continues to crack and mold continues to form - it is clearly unsafe living conditions. In addition to the leak the only elevator in our complex often goes out for months at a time. It took filing a complaint with the City of Austin under ADA accessibility for the elevator to be fixed and even still it often does not work. It is clear that this company takes advantage of college students and their tendency to overlook issues and forget about things. We are starting the process to break our lease so we don't have to deal with this management any longer. read more

As it is we have to pay for the whole month even though we dont move her in tell the 24th. After getting nowhere with complex we called ACC and got Jose. Not only wouldn't they allow students to break out of their leases, their leasing team treats existing residents horribly. They make oral promises at the signing and not fulfill later on.
