Not to discredit anyone else's experiences, but I'm so glad I didn't read reviews before booking or I might have been scared away! My husband and I booked the Soaring Heights cabin through American Patriot Getaways in Gatlinburg from 12/6-12/11. We had the best time! The cabin was really clean & well kept and I thought it was a great value for what we received. The only reason I'm not giving them 5 stars is because there are a few little things that could be updated to make the experience perfect. For example, the cookware was pretty worn out & the games were scattered amongst different boxes and missing pieces. Also, the pool tables were uneven and the darts were missing the sharp piece to make them stick. We really appreciated the place being pet friendly & the effort they went to so that it was decorated for Christmas! My husband called customer service one day to extend our stay an extra night (which is discounted by the way) and the woman he spoke to was very friendly. They were having computer issues so she couldn't complete our reservation, but blocked it off so no one else would book the night. She called us back within two hours to collect the payment and process everything. We were very satisfied with customer service & the ease of check in/check out. I can't speak to any cabins besides Soaring Heights, but thankfully our experience was nothing like the other reviews here!

Serenity Vista cabin was just stunning! Breathtaking view of the Smokies and unforgettable memories with friends and family. The cabin had it all - charm, seclusion, a hot tub, a barrel sauna, several arcades, and a pool table. It was way too hard to leave the place.

A very helpful staff that answered all our questions and gave us great recommendations for sites to see. A wonderful place to rent a vacation home when visiting the Pigeon Forge area. We loved our stay at the Pool House Lodge, a beautiful home with exceptional details and a warm cozy feel.

Pool area. No chairs. Cob webs been there for a long time. Just dirty!

Clean up stairs and middle floor. Good beds to sleep in. We've been coming to this area for years. First time using this company. No Christmas decorations! Pool area was very dirty. Pool itself was clean. Hot tub smelled so bad and cover was broke. Not usable. Replaced some batteries in remotes for tv's. Would be hard to get into if there was snow. Needs lighting over kitchen sink. No bed bugs! Thank God! Geesh! Good chairs on porches! Mixed review.

Can't say enough how this company has treated us . This was our fifth year coming to the smokies and using a cabin. Always clean, always great service. Thank you so so much for a great experience. Even saw some bears this time.. BONUS

Scum while I was cleaning the tub

We rented The Roost. It's been a terrible experience. The tubs and shower were filthy. The bottoms were black and the tub had a thick, brown scum ring around it. The rugs in front of the shower and sink were black. We called for someone to come clean the tubs and shower. They were just as dirty after the lady left so we had to buy cleaning supplies and clean everything. The 1st night, I was bitten by spiders 4 times while sleeping. The next night, I was bitten 6 more times. We had to buy bug spray and spray the bedroom. There were 4 wasps flying around the den and Asian Ladybugs everywhere. The den and upstairs tv have not worked since we got here 7 days ago. The downstairs king bed has a queen comforter on it, which barely covers the top of the bed. The cabin is beautiful and spacious but very poorly maintained and absolutely filthy. American Patriots gave us a 10% refund for the spider bites and the cleaning fee. I'm thankful for the refund but don't think it's enough.

My husband cut himself on this random screw. Safety hazard.

This was the email I sent to the company after arriving at the cabin. After also completing a survey, I was offered assured the company could provide me with a better cabin next time at a 25% off rate! No thanks. Don't waste your time on this cabin. We even called ahead of time with concerns over bad reviews we read and were assured all was fine! After being at the Taj Mahal for over 24 hours now, I wanted to send you a quick update on the cabin.  We are very disappointed to say the least.  We had high hopes for the cabin and are not impressed with the overall condition of the cabin for what we paid.  I just wanted to bring some things to your attention as we have stayed in several cabins in Tennessee over the years and this is by far one of the worst.  Overall, the cabin looks nice as a whole.  But once we started navigating our way through, the issues are rising.  #1. The cabin appears to have been cleaned as quick as possible.  Basement steps never vacuumed and very dirty.  The kids have black feet after running around for an hour or so.  Bathroom drawers have dirt and things in them.  Jacuzzi tubs appeared dirty. #2.  Dryer is not heating.  We have been trying to dry the same load of laundry all day and it is still wet. #3. Kitchen cabinets are very greasy and worn.  Countertop is worn.  Flooring by the refrigerator is worn. #4.  Almost every pot or pan we pulled out to cook with was dirty. #5. Main master bath jacuzzi tub has a faucet handle completely detached. #6. Upper level jacuzzi tub could not be used as water turned 100% cold before even reaching the level of the jets. #7. Outside hot tub only has half the jets working and was slimy. #8. Recessed lighting on upper level is detaching from the ceiling.  Blind is broken. #9. Some bathroom bulbs are burnt out. #10. Lack of curtains or blinds where rods are placed and one would like window/door coverings. #11. The amount of spider webs on the porches that are never tended to. #12. The amount of bugs and whatever else in the upper window sills of the livingroom.   I have enclosed some photos for reference.  I plan to take and send more tomorrow.  I wish I had a better report after speaking with you previously in regards to a bad review on the cabin, however the cabin is very worn and neglected.

While we were on our way to Gatlinburg we received a call from the supervisor at American Patriot Getaway. She told us that they would have to put us in another cabin for one night because of a septic issue. Needless to say we weren't happy because we were put in a different cabin that we had to choose from for one night and the next day move to the cabin we originally booked, the one that had a septic issue. Lol. We tried getting a refund or credit back but the supervisor said they can't predict when something fails or needs to be repaired and that she upgraded us to a better cabin. If this cabin is an upgrade we will be disappointed with the other cabin. The price was very high to begin with but I felt I would splurge a little since it was our anniversary. Because of the service we received and their reluctance to make it right, moving us instead of just keeping us in one spot, we will not be using this company again. Overwhelming Oder when entering and affects my allergies. I would not recommend this company.

Started by booking our cabin "5 Star Celebration" for an Sat-Sat trip only to be told the Wednesday before arrival our "cabin was no longer being managed by APG"." So after picking out a comparable cabin and calling back to confirm it I was given a slightly hard time about not going with their initial suggested alternatives (both smaller cabins without all of the amenities our family was looking for and already paid in full for). Here comes arrival day at "Without a Paddle." First find in the laundry room are some old pizza boxes and an empty 6pack box left behind. Mistakes happen... but then came the filthy dishes, the games in the living room just thrown into old torn game boxes in complete diasarray(I organized trying to find one with all of the cards and make the most of it, no luck), and then the filthy living room with food remnants under the couch and tv stand, in the cup holders of the couch and under the area rug, piles of dead carpenter ants and a HUGE carpenter ant problem in terms of live ones (I know critters live in the mountains but this was bad)... then cue the gas grill being so filthy with grease and no grill brush in sight so only 1/4 of 1 of the 3 of the burners work... and to top of not being able to grill our dinner as planned the fire place doesn't work. Woohoo! After realizing this just wasn't going to make for an enjoyable birthday/easter/family vacation I called Guest Services a second time because things just kept going to down hill. Luckily Ashton was super polite and helpful. She quickly helped with my request to move to another cabin the next morning on Easter. It was smaller and really not what we payed for initially but not her fault and I was just grateful she was working on a Saturday night before a holiday and got it handled. We've never had such a disorganized and disappointing experience with the other cabin rental companies we've used our last 4 years coming down to the Pigeon Forge/Gatlinburg area for Spring break as a family. Our final stay at "Dreams do come true" cabin was at least clean and in working order otherwise considering it was a downgrade from our original booking. Auntie Belham's and Heartland rentals are other previous rental companies that were great for our family so we will look to returning to those for future trips.

Sliding door & upper windows are filthy.

We checked in yesterday for our stay at Precious View cabin. When we entered it smelled like the place had been doused in a scented cleaner so we thought it had been very well cleaned. NOPE! The smell quickly went away and it now smells very stale. The coverlet on the bed was dirty and to replace it I found what I assumed was a clean blanket in the chest of drawers but it turned out to be absolutely filthy and smelled like a dirty wet dog. The remote controls are absolutely disgusting with sticky goo on them and food or ?? on them. I looked for cleaner but found none. Went into town today for Lysol wipes and laundry soap so I can spend part of our vacation cleaning. Not at all the relaxing retreat we wanted. The door in the bedroom has a good 1" gap between the door frame and the door. Their solution wasn't to fix it properly but to just add additional face plates stacked up on each other so it latches. But that doesn't do anything for the gaping hole all along the door. I see now some reviews saying there are centipedes, etc. Perhaps if the doors actually would shut it might keep unwanted pests from entering. The wall next to the bed is filthy as well. Tons of dirt and hair everywhere. It would take 10-seconds to use a handheld vacuum and suck some of the dust & debris up while cleaning the floors. Then it wouldn't feel so gross. The windows are filthy as well. We grilled our lunch today and there are no metal spatulas, only a plastic one. That doesn't work for grilling out. We managed "ok" with a metal spoon but it certainly wasn't ideal and we almost burned our hands flipping the burgers. We have five more days here and I cannot wait to leave!

This is the hot tub upon arrival

I am so disappointed in this vacation, I don't have a lot of extra money for things as I had to take on a grandchild to raise, this was supposed to be a quick family getaway before she started kindergarten. What a nasty hot tub, could not bathe it shower in the cabin as it smelled like sewage or rotten eggs anytime water was used. Called and emailed the reservation number they sent cleaning people out took them 5 hours to revive the hot tub. And they even said they were going to call the office and require us to be moved as they were gagging while using the water. SHAME ON THIS COMPANY FOR ALLOWING THIS TO HAPPEN even after multiple attempts to contact and try and get a solution we got NOTHING! I WOULD NOT RECOMMEND THIS PLACE! Sorry...but I'm a super sad and now sick grandma

Ask the Community - American Patriot Getaways

American Patriot Getaways canceled our girls trip recently for no reason and we had to scramble to find a new place and I am wondering if this is the norm? They have cabins there that meet our criteria but wasn't sure if this happens a lot?

Karissa, Thank you for the note. We hate to hear your stay was interrupted. We host about 30,000 reservations each year and most go off without a hitch. Occasionally there is a large unexpected maintenance issue, or one of the privately owned… Read more

That was 41 years ago but we spent time up here for our 40th anniversary this year - using them exclusively since we found them about 20 years ago. I think the ownership went thru change since we've been coming here but we exclusively and use them at least 3-4 times a year. Their special for last minute trips is incredible. After 20 years, 3-4 times a year (so we've stayed in most of them), each one has always been clean as a whistle. We have figured that we have stayed with them over 60 trips. At least. We've never stayed with anyone else the past 20 years! Our favorite place is at the top of the mountain at the water tower. However three of the four we always stayed at and liked the best, all but one was burned down in the Gatlinburg Fire of 2016. It burned down to their concrete footprint. They finally got one of them rebuilt and just opened back up so we are leaving Friday to go there. It's at the very top of the mountain and you can see for miles and miles. Yet it is only 5 min from the Parkway, behind Dollywood. You would think a cabin on the to of the mountain with its incredible view would be miles from the Parkway but it's only a short 5-8 minutes. I can never praise their staff enough. They are awesome people to work with. Some of our favorite restaurants we never miss are the Applewood for bfast, Guy Fieri's restaurant and arcade ( this is awesome and relatively new and great to go because there is a Crumbl and Ice Cream shop next door that are for that sweet tooth we always seem to get worse up there), Chop House, Cherokee Grill (Gburg), Ogles Farmers Kitchen ( I think this is the name. It right close to going in for Applewood. We've just recently found this and have been multiple times), The Pottery Barn Cafe is usually our first place we hit coming into town. There is also Paula Deens, Chop House, and Johnny Carino's. This is just for starters. Stay here and you won't regret it!!!

After payment, we were presented with a contract that included several provisions we had not previously seen or agreed to through Vrbo. These included broad liability clauses, requirements to provide a credit card for open-ended charges, guest responsibility for certain maintenance issues (such as plumbing), and limited owner responsibility for essential systems like HVAC, water, and electricity. Additionally, the agreement outlined strict cleaning expectations despite a cleaning fee, along with potential additional charges (e.g., for dishes), which raised questions about how fees are applied. When we reached out for clarification, the response we received indicated that the agreement was "standard," but did not address our specific concerns or the fact that these terms were not disclosed prior to booking. PROS/CONS-Smokey Mountain Memories-15 bedroom…read more Let me start off with the CONS: This isn't exactly a CON but something to be aware of, the roads are windy and sharp, and everyone seems to drive rather fast around the windy and sharpen curves. On some roads there are mirrors to see individual vehicles as you navigate the roads but not a lot. The family drove cars, and SUV's, which was no issue getting to the cabin, (but during the winter you may want to double check how you are getting to the cabin as far as what to drive). Once the family made it to the Cabin they were apprehensive to leave because of the windy, sharp curves of the roads. I would ensure my vehicle had good tires, brakes, and no transmission issues. The picture of the outside of the Cabin isn't what is was shown online. I believe it was an earlier photo, as it shows green grass almost like sod, and from the pictures we thought the surface to park was flat. It is an incline, we parked along the sides of the driveway and got 11 vehicles parked, it isn't flat as i noted above make sure you have good brakes. That was no issue for us , just something to be aware of if you have a larger family who all drive from all areas. There are 2 charcoal grills, this something we weren't aware of, from what we were told when i called, i was told the grills would be propane and we didn't bring charcoal, which isn't a big deal, it takes about 15-20 min to get down to the bottom of the mountain to Walmart. The pictures that you see online are propane grills attached to the cabin. Just bring charcoal if any out door cooking. Did not like the 2 Jacuzzi's that did not work sitting in the front/side of the cabin, it takes away from the cabin, in my opinion, it looks like they are permanent fixtures. We had a few maintenance issues/ door to the roof not opening water dripping from upstairs they sent someone to fix the issue quickly. That was great. PROS: Check-in had no issues. The Cabin accommodated our large family with plenty of space on the inside, 2 dishwashers, 2 large refrigerators, 4 microwaves, 3 stoves, 1 that the fixture had to be fixed, we only needed to use 2 of the stoves. The kitchen was stocked pretty well with what we needed to cook. Plenty of space to eat and move about and enjoy the mountains on the covered deck. No complaints. Bedrooms were spacious loved that they all came with bathrooms, and TV's no one had to share.. However there were 2 rooms that had no tv, they were the bunkbed rooms upstairs. The view on the roof top was beautiful you can see the city view with the added telescope and this is where the 2 Jacuzzi's are located. The 2 jacuzzis could have been cleaner. The indoor pool are was very nice, and a bathroom was located in the pool area. Washer/dryer was utilized, along with game room downstairs a plus. The biggest add on bonus that i did not see from the pictures was the drink machines, just like the fast food establishment this was a big plus, never ran out of drinks. Last but not least, we got visitors all 3 days, we stayed, the first bear we saw when driving up to the cabin walking up the road in front of our vehicle. The others made a guest appearance around the cabin. All in all a successful trip.

Where to begin.... ok first a recommendation, if staying in these cabins you must bring all…read moreessentials. The cabin does not provide basics so do not expect coffee packs or salt for cooking. The only items available are dining wear, everything else must be supplied by the visitor. So, for the stay, our stay was subpar. All the issues listed below were reported during the stay, but no response or corrective action was received. We left a day early and stayed near the airport for a day of comfort. Here are a few of the highlights. -The single comforter provided had visible holes, indicating poor maintenance. -Dust was present on all surfaces above five feet, suggesting that cleaning was superficial and limited to only easily reachable areas. -The washing machine operated only with hot water, limiting its functionality. -The dishwasher, while operational, had melted racks, making it impractical for proper loading and cleaning. -The pool table had tears in the fabric, rendering it unsuitable for use. -The arcade game machine's joysick only functioned intermittently and supported single-player mode only. -The jacuzzi was visibly dirty, containing unknown debris and oily residue, making it unsanitary and unusable. Now for the last is actually the biggest, security: Upon check-in, the company took a photocopy of our credit card--both front and back. In 2026, this practice is outdated and poses a significant security risk. Due to the exposure of full card details, we had to cancel and replace our credit cards immediately upon returning home. This experience fell significantly below expected standards for a rental cabin, particularly in terms of upkeep, cleanliness, guest support, and data security but yes, the mountains are nice and I enjoyed the view.

My wife and I recently stayed at Parkside for a three day weekend culminating in an on-location…read morewedding event. The facility itself was exactly what we expected it to be - a rustic lodge overlooking some beautiful mountain views. The wedding definitely turned out to be memorable, and that is the important thing! The only "challenge" with this venue is the next-door neighbors, who clearly have issues living in proximity to a commercial resort. This was made evident by the posted signs viewable from the rear balconies whereby the neighbors indicated something about the need for guests to keep noise down and be respectful because people live here, etc. Well ... these same neighbors were plainly resentful of the fact that normal party music was played at the wedding reception (music that properly ended at 10:30 pm) and were intent on underscoring the point by BLARING loud outdoor radio music until 2:30 AM and then starting up again at 5:30 AM so as to disturb the guests' ability to sleep. Needless to say, my wife and I were happy to leave this establishment bright and early the next morning. I get it, and it should come to no one's surprise, there are a few "Hatfield and McCoy"-types up in 'dem 'der hills. However, I do believe the resort has some obligation to deal with this problem in a meaningful way, for the benefit of all prospective guests.

This is for the unit 352 penthouse. We booked through VRBO/Hotels.com. At first, the unit "looked"…read morevery cute. There was a cute Christmas tree and the decor was just as pictured. However, a few days into staying at this place, as I was having symptoms of an allergic reaction, I began looking around to see what was creating my itchy, watery eyes. I opened the closet of the A/C unit and was horrified to find a filthy, clumps of dust within and around the A/C unit. The closet with the vacuum was no better and the washer/ dryer was filthy. The dryer had packed lint in the lint trap, a huge fire hazard. I doubled up on my allergy meds but by the 3rd night, I reached out to the owner. By the 4th night, I woke up with my eyes almost swollen shut. We had to vacate by 5 am because it had affected my health. Since I was charged over $100 for a cleaning fee, I reached out to the owner . She was unwilling to compromise and provide any compensation. I struggled for several days with my allergies from staying at this filthy place. Avoid this unit! Looks can be deceiving and this unit is definitely one of those.

After speaking with at least seven customer service agents, tell me either I had no reservation, it was booked through Travelocity, it wasn't, or hanging up on me, after filing a dispute with AMEX , I was still charged the entire fee. My advice, DO NOT RENT A CONDO here with VRBO.
