I am so sad to see so many poor reviews for American West Homes on here. Since I have owned 5 different American West Homes, I can share my own experiences here. First and foremost, American West Homes were bought out by Pulte Homes around 2021. All the homes I have owned were all build before Pulte bought them out. I have owned American West Homes in all different sizes from starter homes to a 5 bedroom 4 bathroom home we currently live in. All homes were two story homes (the three story homes have too much stairs to climb so I never bought one). What I love about American West Homes is the character. They have a warmth and thoughtful design features that you cannot find in the very new "modern" homes that are popular right now. In every American West home we have owned (some were brand new at purchase and others resale), I have had little to no issues with the home what-so-ever. When I bought brand new, I made sure if there were any warranty issues that all issues were addressed before the year was up and they ranged from minor to AC units not being wired correctly due to subcontractor's work. These issues were all corrected during the warranty year and every home that I have lived in all had just normal warranty issues. The bad reviews seem to come from people who not familiar with home buying contracts (which change through the years) or service from employees. For many people navigating buying a new home can be challenging and scary. Owning a new home can be overwhelming especially if one has no experience navigating that or maintaining a home. Also, the fire that happened to a 3 story house in one of American West's development, we have not heard back for the reason the fire occurred. Sadly, 2 adults and 2 children lost their lives but we have no reason to say that it was American West Homes fault for the fire. Fires occur for all sorts of reasons. I literally had neighbors who cook in their garage because their foods are very pungent and do not want their houses to smell. So fires can start for many reasons (such as smoking in bed) and there is no conclusion there is something wrong with the home considering the house was built 14 years ago before the fire happened. In addition, my own son lives in that community and they have had no issues whatsoever with their house and there are so many houses in that subdivision who have NOT suffered a similar tragedy--thankfully! read more

We bought our house 17 years ago and watched them build it. I love the neighborhood in the Southwest and they are helpful if you need something you can call the office if it's still under warranty still fix it right away. I just wish that the laundry room and the pantry wasn't in the same tiny room but that was 17 years ago so it probably is different now. We have the American West Paseo but the Promontory in Pinnacle cost more. I'm sure they have a separate laundry room and pantry. read more

DO NOT BUILD WITH PULTE! I will start with you MUST read line by line on their purchase agreement and understand this agreement only is in the favor of the builder and not the buyer!!!! Trust me that they utilize this in their favor for everything. Worst experience I have ever had purchasing a home and frankly it was start to finish. I've wanted an American West home since 2012 when seeing them pop up but actually doing it was the worst decision of my life. The builder really used COVID as an excuse for everything from supply chain shortages to materials used. Just an example that you couldn't choose a paint color even though sherwin William had tinted options available but instead it was the actual base paint that was affected by supply issues, go figure. I luckily watched every step of my build because you cannot trust that your items would be built with integrity and believe it or not it's not only the things you can see that had simply poor workmanship and our laziness, but it's what you can't see that can really hurt a buyer. Items such as torn ducting for your AC, frayed wiring, missing upgrades (if not caught they would have to tear out many other items) to the items you can see such as 3-6 feet of crack in tiles is 5 different areas throughout you home making it feel unsafe along with pure laziness in finished touches in all baseboards and casing nails hanging out GAPS and exposed cuts, paint and drywall such as areas not even textured or not painted, plumbing not cut to size leaving gaps that clearly are visible and a possible hazard for moisture in the walls, HVAC covers not covered, wiring for units not even stripped to be wired to thermostats and units just hanging in the wall, door handles chrome finishing missing, counter tops stained to the degree that had to remove the top and replace,etc. The worst part of it all is when the concerns were brought to the attention of higher leadership the blame got pointed back on me as the buyer. A comment along the lines that they already had to spend thousands of dollars on demo and replacing the flooring which clearly was not my fault. Items that were brought to the attention of the builder on the first walk through slip cracks with the builder on the second and third walk through and after reporting to warranty it has now been 3 months and nothing been repaired. It is very upsetting building a $600k home and being this stressed out when we built to avoid all the stress. Chris O'Connor put me in buyer default stating that I had no intent in purchasing the home and was going to keep my $20k+ deposits although the date he noted as the date of default days after I had signed a change order request (talk about trust for the builder threw out the window) and lastly Matt Werner the superintendent was suppose to provide daily updates after the flooring concern and provided a half days work while it took them an additional month. I highly recommend to never have any type of agreements with Pulte or any of their sub brands ever. The realtors Dennis and Kenneth are excellent. So friendly and knowledgeable. They are wonderful to work with. HOME BUILD QUALITY: I don't understand the factors that allow AW to call themselves #1 built homes, but I assure you, the quality is shoddy. The build quality is very poor. But you get what you pay for. During construction I would check on the home and see that some pieces of wood were not measured correctly and only nails connected the two pieces of wood together. Some areas they missed the nail and would leave huge dents in the wood. At the home inspection there were so many issues. I felt like I purchased a used home. Doors were damaged and dirty. The doors weren't screwed correctly so you have to push the door in to turn the lock. It took me three hours to blue tape all the issues in the home. The upgraded railing I paid for would shake for thirty seconds after one push. Definitely a liability issue. The inspector was rude and unwilling to fix things. Parts of plaster, clearly missing from the tool the contractor used, were fine. Uneven pavers were up to code. Paint trimmings looked like an amateur did it. Baseboards were missing connecting pieces (6). All the handles on the cabinets are uneven. Even the shower walls are misaligned. The plumbing was leaking. I have to wait for contractors to come back and fix everything that should've been done before the home inspection. Some parts of the door trim were still grey while the other side would be fully white. Seems like they rush to get these home done and they will give you attitude if you don't accept the poor quality. When I voiced my concerns to Dennis he was very helpful and truly sorry that my experience was so bad. LENDER: The in-house lender on the other hand is TERRIBLE, currently it is LoanDepot and the person handling my loan is David Yurovchek. He was rarely there to help and it was his staff that helped a lot. It took one month just to get a loan estimate from David and I had to keep repeating the details of what I needed. The whole loan process was horrendous. He didn't help and waited weeks to get me what I needed, then on their end their requests required my prompt response. They cheated me out of $700 of my lender credit too because they took too long to get my second mortgage paperwork finished so I ended up paying that amount from the lender credit to cover the extension of my rate lock. It is so ridiculous and David didn't even call me back when I told his agent how upset I was about this. I was supposed to sign my closing docs on Tuesday, Monday they call me to say I can't close yet because the second mortgage docs aren't in yet and I will sign next Monday. Late Thursday they call to say, go to the bank asap tomorrow morning and wire the money and wait for the title company to schedule a time tomorrow for you to sign all the docs. I have a busy schedule and am not sitting around waiting to sign papers. I wired the money at 9 am, got to the title company at 9:30 and waited two hours for my second loan docs to come in. If I hadn't put so much money into this home, I would've backed out of this purchase. Customer service called to tell me they didn't mean for me to have such a terrible experience. Offered nothing besides an apology. I would NEVER use this lender again. Beware, if you choose LoanDepot because of the incentives American West offers, you're walking into headache, delays and last minute requests. read more

My fiancé and I had our home built by American West and it has been such a headache. First we didn't even know we had our loan approved till almost the day we signed, the communication was awful. Then we moved in, the first two days in our home the ceiling split open because they installed a pipe wrong, we had a giant hole in our ceiling and had people in and out our first few days. We also noticed they forgot to install toilet paper holders and hand towel holders in all the bathrooms. We also upgraded to have a fireplace in our living room, but it squeaks high pitch and makes a god awful noise. We've been trying to get it fixed since march and finally got an appointment. The only time they could do it was when me and my fiancé were both at work, so I asked my parents to come in from San Diego and be there so we could fix multiple issues (including the fireplace) that needed fixing. The people show up to fix our fireplace and said they forgot their tools, so had to reschedule... keep in mind my parents came in town just to be here for this appointment. Now my fiancé or I is going to have to take off work to be there. Don't worry... not done yet. We also had a pool installed. The people who did the pool turned off our water and didn't tell us so all of our plants in the front yard died, we kept checking the sprinkler and my fiancé said 'it looks on the timers on why are these dying?' Well it's because they turned off the water. We asked why they wouldn't have told us... they said they forgot. Today we woke up and people were in our yard putting up the wall... my fiancé looked and said they aren't doing that to code. To which the worker replied "fuck" the manager had to come over and indeed they weren't doing the wall to code with the pool. It's like is there anyone in charge? Does anybody communicate with anyone? Does anybody know what they're doing? It's been ridiculous. We bought a brand new home so we wouldn't have to worry about stuff like this and we wish we went with a different builder. This company honestly has little regard for its customers! Honestly everyone is just a sale and a dollar figure!! We secured a home months ago and upgraded and paid a hefty price later for a premium lot. Yesterday on 2/22 we were called and informed they sold our intended home to a cash buyer. Never mind we are solid buyers who contracted and gave earnest money! We now need to hurry and find another home BUT they won't return our earnest money for FORTY FIVE days!! The story just keeps getting worse! They are a poor image of a professional company that values customers! 3/4/16 we received our Earnest money refund. Kate Jacobs was helpful here. I was asked by American West a few times to update my Yelp. I want to be clear their actions created quite a whirlwind for us! We sold our home and we were looking forward to the new home and larger/premium lot we had secured. We truly needed the extra space we had secured. The "all mighty" dollar trumped good service and integrity. If you contract a deal with them beware if some guy with deep pockets offers cash, you are HISTORY! It won't matter if you have solid credit, a hefty down and unheard of stability. Your home will most likely be handed over to a cash buyer! We have now secured a home with another Builder and look forward to that purchase. Everything happens for a reason right? Update: We had an appointment today 5/30/19 to get the broken stucco fixed, the time frame was from 8Am to 10am. That timeframe came and went and no one showed up. At 11:30 I called and the response from the person on the other line was "Oh Shoot!", and she stated that she didn't understand why the stucco company didn't show up and that she was sure the company got her email. She then asked if I would be available this afternoon and I said yes, then she asked do you want to reschedule for another day and I said no this afternoon is good. And well no one called and no one showed up!! A whole day wasted!! Very disappointed! Though it was a lengthy process from beginning to end I must say it was worth the wait! We purchased the Emerald At Highlands Ranch and finally moved in this weekend. We had no issues with the final loan papers and getting our keys at our demo day. That day was very informative and they took care of any little minor cosmetic details right away and by right away I mean as quick as a picture sent by text and seconds later a ring at the door bell ready to fix the issue. Chris O'connor our sales rep was patient with us and helpful from start to finish. The times we would contact him via text he was quick to respond and if he didn't have an answer to our question during the building process he would find it and get back to us the same day. Chris would always greet us with a smile when we went to go measure stuff at the models prepping for our house. He is the person to go and see if want a helpful and friendly person. Made the mistake of putting earnest $ down on a home. Was very disappointed with the preferred lender and the sales person. Do your homework before you give these people your money. A lot of false promises made by the sales person Update; Got BS email that still doesn't answer any questions. No one from American West will return calls and when you get someone to answer they refer you to another department. Pretty concerning when the salesperson says if you don't get approved for a home loan that earnest money will be returned. Not only that I had someone go in and speak to same person, posing as a customer and they received the same pitch... but now it's on record. Filing my complaint with the real estate board. Weather permitting I'll be boycotting outside the sales office (on the public sidew So KEVIN was our salesperson and their preferred lender was All Western Mortgage. Don't trust either one. We contracted AW to build a Hannah contemporary design in the Fox Hills Estate. We were advised at the start of construction that our original estimated close date was 06/29/18. We were also advised that this date usually slips by a couple of weeks, so were prepared for it and sure enough we were advised of some scope creep on this timeline. We were advised that a new date of 07/20/18 was now the new estimated close date. We expected a couple week delay, we were not expecting scope creep of nearly a one month . We understand however that timelines can move a little during construction. We contacted AW to see if there was anything that could be done to close any earlier even it was only by a few days as we wanted to get the children settled before they start at their schools. AW responded that not only were we unable close earlier, but that the estimated close date had now been pushed out again to 08/17/18. This date was completely unworkable, as we had timed everything around what American West have advised us that the new house would be ready by the time the children had to go back to school. I also had approved paternity leave that was organized from 07/09/18 - 08/06/18 based on the 07/20/18 close date and was planning to move the family and have them settled in during this time. We received the official delayed close letter on 07/09/18 and we were advised in the letter that our house WILL BE COMPLETE on 08/17/18. The letter also advised us to make necessary plans for moving and to schedule our relocation plans around the close date. We carried out the instructions in the letter and organized movers, renters, one week of transportation for the children to the new schools and daycare for our 4 month old infant. We then received another letter on 07/21/18 from AW stating that the close date needed to be rescheduled with no reason why or when it was being re-scheduled for and as of 07/31/18 we still have no official confirmation of an updated close date. Due to this we have lost our renters, had to cancel the moving company and have no idea how we will get the children to school and daycare for any period of time after the 08/17/18. It was only by our investigation that we found the delay was because the house was not energized and had no meters and for that reason, the flooring could not be laid as it had to acclimate in an air-conditioned house. We have contacts with the power company and had the property energized and the meter on by 10:30am on Thursday 07/26/18. On Tuesday 07/31/18 we found that even though we organized to have the meters set, there was still no flooring and thermostats for the air conditioning have still not been installed which is what AW said they were waiting on power to do. We have now found out that flooring is scheduled to be dropped off to acclimate on 08/03/18 over a week after the power was connected and installed on 08/06/18. The children need to start their new schools by the new house at Tarkanian and Desert Oasis on 08/13/18. Our 4-month-old child is also registered to start day care on 08/06/18 by the new house Based on the close date provided by AW to our mortgage company, we were advised to lock in interest rates which we did and this lock expired before 08/17/18. Thankfully we have been granted our interest rate lock extension. With a project of this size and complexity, we completely understand some scope creep and we were willing to work with a few weeks flexibility. However because of the poor planning by AW project management our house build it is taking a lot longer than advised. American West are supposed to be a professional builder and we are struggling to understand how there can be a scope creep of over 1.5 months from the original close date and currently our close date is still unknown. Hopefully we can provide a future update with more positive news, however it seems unlikely as communication and customer service to the client at American West is woeful / non-existent. read more

I would give a -5000 stars if I could. Once you pay the builder, do expect to never hear from them no matter what. Their plumbing is nightmare!!! We finally gave up trying to fix the plumbing issues. Changed brand new toilets ($500 each) plus labor and change kitchen faucet, plus the showerheads. Somehow they just don't work, tiny water pressure, dripping, not flushing..... They give you as few bathrooms as possible yet with the cheapest toilets even manufactured. The result: none stop running water. You can't even find the parts! We tried so many options and after 2.5 years, another $2000. We changed everything. Finally can sleep soundly without the annoying water running sounds here and there. read more

This is my second home and I Just got the keys to my first AW home. So far so good. It's is a different buying process compared to other builders but my Sales Agent Lauren explained the process from day one. They were able to fix the minor issue same day within an hour on demo day. Danny was friendly and professional. I really Love how the home turned out. It did take awhile for the home to finish from the original estimated completion date. Still this would not have stop me from purchasing from them. It does notate on the contract that the builders has up to a year to build and I completely understand that things happen. We went to the home almost everyday to make sure things was going to plan and made sure I stayed updated with my sales agent. This was a good excuse to checkout their lovely model. read more

After reading all the reviews with American West, I'd like to at least share a feel good story to highlight an unsung hero that goes by the name of Chris O'Connor, a realtor in the Highlands Collection office. Upon walking in, he reads the clients easily and doesn't smother you to try to make a sale. His approach is neutral to the clients vibe and that is what he feeds off of. After I abruptly stated that I was just looking and walked past him, he said "Let me just get you a price sheet and a card so you'll have an idea before walking into each model ", then he left me alone. I went back a couple more times to get a feel for the model home because I have to really like the house before I purchase... After making my decision, I had a few houses that I wanted to discuss and Chris was who I went with to seek counsel. After describing my story and what I was looking for, why I want it, how I'd need it to enhance my families life, and financial situation, he gave me a prescription to fulfill my future home purchase. Chris made this entire experience so easy with his relaxed and honest approach while advising to my needs. His understanding of each model makes him an oracle as he can envision things as I described them. This builder wasn't my first choice but by him knowing what I was looking and taking the time to filter my needs and turn it into livable space made this process a million times LESS STRESSFUL... and for that, I'd like to say THANK YOU CHRIS. I was tricked into putting a deposit down to buy a home. They pre approved me for the loan. I put down my $3000 on a Sunday evening, the following Saturday I decided to back out because I didn't think that I would qualify to buy the house. Lauren assured me that I would and also said to me that I can't get my money back because they already deposit my check. Two wks later they let me have a walk through at my house and give me my welcome home kit too, then a week later they told me my loan was not approved. I asked multiple of times and email Lauren for my deposit back. No result, she keep telling me that I can always use that as a credit when I wanted a house w American West but there's no paper to guarantee me of what she's said. Hey guy, please don't go to buy American West home ever in your life. They got many hiding rules after you signed the contract and delay your home for no reason. The Sale Rep never tell your the truth in the first time. I bring my sale agent to buy the new house at Jones &215, but they said that I did not disclosed that I have agent in the first time visit their model house, but we signed the register card in the sale office in the first time. I'll keep this one simple. They have amazing designs. Very unique from the rest of the homes in the valley. However, their salespeople are only easy to work with until you close. They rush the build causing stress cracks at the tape joints (drywall) everywhere and other various defects. Some of which you don't conveniently see until just after your first-year warranty is up. Then they pretend you don't exist and ignore all of your attempts to contact them. They seem to rush the build of the bathrooms as well. They have issues with walk-in showers leaking (mine being one of them) into the walls and baseboards (and for others who have master bathrooms on the second floors...into the roofs below). They don't lift a finger past the one year warranty despite already patching it back up twice but never being able to find where it was leaking from (thus they knew it was only going to happen again). The third time came from my pocket as it was just after the warranty ended (and of course, I couldn't get a hold of anyone), and since then has leaked again, and I have been told the only way to fix it is to rip the shower completely out and rebuild it. How fun. Their salespeople lie and tell you what you want to hear but don't always honor it. Even if you have it "clearly" in writing because you stressed about wanting it written down so there aren't any troubles later on. Then when you complain and explain that you had a very clear conversation about it, and even have it written down to be safe, they reply that they are sorry that you misunderstood the meaning behind the words that were written down and that the customer was "confused" by the contract and then stop talking again. Trust me when I say, it was a very thorough conversation and the points were made quite clear, and that I am more than competent enough to understand a simple contract (I've seen and worked with much worse despite how annoying the contract on a home can be). They are a dishonest company that do not back the quality of their work. They are about quantity more than anything and leaving you in the dust as soon as they can. Again, I love the designs they come up with, but what's the point if you're just going to have trouble with it in the end because they rush it together and move on. The more I talk to the neighbors in my area and nearby American West neighborhoods, the more I realize how not alone I am about all of this. Why can't human beings be kind to each other, and succeed through the success of their good nature and hard work, instead of squeezing their customers as hard as they can, offering poor customer service and then hiding as soon as they can? If anyone is purchasing a new home, "Expect" for some things to not be up to snuff, really people, what continent are you living on? And if you have a trim piece or leak or whatever... being a total JA and leaving a 1 start wont get it repaired any quicker (it was human just like you that built you place, and will be fixing it)... Just try to get a reputable plumber, HVAC, handyman or landscaper to come out on a dime, in your dreams... And quality work.. Seriously folks? look at the skill set of most non-union trades nowadays? no education, no cares, no worries... Count your blessings you have a home, you have time (lol-not at all) and actually get something repaired and its all good... Hi Sharing my home buying experience with AWH. Not doubt about there construction but their sales representative and Main office are the worst. I had a real estate agent representing me, Initially i filled out his paperwork but due some error i had re do the paperwork, sales person tore the previous paper and gave me new one and put the current date. There main office refused to pay my agent because of date mismatch, they manufactured and manipulated the whole situation.. Not a very ethical company to work with.. They make beautiful homes, but unfortunately they choose very sketchy partners (Progressive Home, JMAC Plumbing just to name some) and their Home Warranty service is TERRIBLE. I have had to phone, email, stalk their warranty people just to get a response. They are hopeless and they don't care. Also the catch with AW homes is you can put everything in the mortgage, but you must use their suppliers. Progressive Home will rip you off! My biggest advice is to do your home AV yourself, especially if they allocate you to Andrew at Progressive home. He is dishonest and will not work with you to get a quote within your budget. But worst of all is the AW Home Warranty service. it's unacceptably bad and no one at any part of AW Homes cares enough to do anything about it. read more

Buying a home from pulte/ American west has been a nightmare. It has been 14months since I was pre-qualified and started building a home. They have forced me to pay 15% more money than we signed the paperwork for and in the end I am looking at a total build duration of 16months. Don't waste your time dealing with this company. I made an offer on a home based upon my lender telling me I would be approved. I signed all the documents as David pushed me through over a half an inch of paperwork. Am I an idiot for not reading it all? Of course I am! None-the-less I gave them the $5,000 earnest money but at the last the lender turned me down on a technicality and told me I could go FHA instead. Problem is this home is way over the FHA loan limit. I'm told I can transfer the money to a different house but they don't have any that meet my needs but they will not refund the money. Remember I also paid $600 to have an appraisal done. We have insisted on bathtub in our master bedroom and we confirmed many times with him... But somehow we only got the shower. Not only American West won't respond to us, or talk to us, or respond. They now BLAME us for leaving honest reviews and took our deposits and UPGRADE deposits... Don't buy from American West!!! This company used to care about customer service, but in recent years they appear to have gone down hill. That said, my issue with them is significant and they simply don't care. I purchased a home from them and paid a significant lot premium for my property only to find out later that the majority of my backyard is not buildable due to an NV Energy easement. This easement prevents me from doing pretty much anything other than putting turf on the land. I had already had multiple quotes for installing a pool before closing, which my sales agent was aware of. When I brought this issue to my American West sales person he sent me a copy of a 20 scale document that has a notation about it and my title company did nothing but put a disclosure about the easement buried on one of the 100+ pages I signed at closing. There was no description of it or what it prevented me from doing. I contacted NV energy to discover they had a deal with American West by which American west was obligated to disclose a 40 page document to me telling me what I could not do with my land and that they were required to do this before we signed a contract. I have three neighbors who have the same easement and none of them received this document either. When I brought this to the attention of the founder of American West Larry and asked for a reasonable compensation for the lack of proper disclosure the President of the company Jeff sent me an email ignoring the point of the 40 page document and in my opinion saying good luck suing me because it will cost more than its worth. In my view, this company's new customer service game plan is be dishonest and if anyone complains about problems just ignore them. I have many issues with my home that have not been resolved despite moving in in January and I have many neighbors with similar issues. These issues are in addition to the legal issue of a poorly disclosed easement. I would highly encourage anyone to never buy a home from this company and if you do require them to allow an attorney to review your contracts. I have spoken to an attorney and he basically said the company's response indicates they will do whatever necessary to avoid paying compensation which means it is likely I would spend $30,000 or more on legal costs before ever seeing a court room. AW clearly knows I can not afford this and thus, is unwilling to discuss compensating me for their mistake, in my view. read more

1st review: It's almost been a year since I moved in my 2-story home. This is my families 2nd home, but it's our' first home build from scratch, and we picked out "plan 2018" from the southbrooke community. Ive been having many issues with my home, 2 of these issues possessing most of my concern. The plumbing in the first floor, and the "flooring" on the 2floor. I've received little help from American West. And they keep sending this guy names "Kevin" If this guy comes to your home, request someone else. Because he is there to try to convince you that nothing is wrong with your house. Kevin is very disrespectful, and I had to kick him out of my home because he was arguing with me while he was "inside" my home . Im reposting this review without the full name of the sales representative that was horrible to work it. So we purchased a home with them last year and the experience was both, good and bad. No doubt their houses are amazing and very detailed, I fell in love with a friends house and when we realized we would have a chance to buy our first house with them I was extremely excited! Their houses have all sorts of floor plans and are affordable, not crazy expensive! So we initially talked to a lady called Candee and filled out a sheet with some of our info. Unfortunately we didn't know better and researching their houses we found a different group of model homes and were then helped by Amy. My very first advice for you is, avoid AMY M. She gets easily distracted and will forget appointments and details, also she will say everything she notices you want to hear to get you to close (like promise you a time frame for the house to be finished when they're not supposed to) and if you do have problems she will become rude and snippy. *FYI You need to prepared yourself in case it takes longer, don't believe anyone who swears to you your home will be done in 3 to 4 months because that's not true. Prepare for a longer period so you don't end up in a bad situation like we did and some others we know and you can plan ahead.* My second advice is if its your first house purchase, read the whole contract and if they did promise you something - like a too good to be true time frame - write it on the contract (you will find a few blank lines for this towards the last pages). Also, make sure you meet the lender and talk to him and ask about the process and express your concerns, don't be one of those people who are fooled into putting the earnest money and options money down just to then realize you won't be able to close and be out of that money! Make sure whatever directions your lender gives you you follow them, take it seriously as it can compromise your purchase process. Our lender was Steve S from New American Funding (it's one of their preferred lenders) and he was AWESOME! Big shout out to him and Molly! One thing we had a problem with was the construction site. We were always (every week) visiting and encountered things like beer cans all over and even nasty messages on our walls, be on it! Visit frequently and don't be afraid to let your sales person know about any problem (take pictures!) - and if you end up with Amy who won't help you, go to their main office because they will for sure take care of you. The whole process, from when we signed the first agreement to when we got our keys took about 6 months, it was longer than anticipated and stressful because we had a rude and unprofessional sales representative. If you're prepared to wait longer than you will probably be promised, you will be just fine and chances are everything will be smooth. When you get your keys make sure you're on time to do the walk through, they don't play and if you're late you won't have a chance to do that. TRUST ME, you do want to check the house out with their superintendent! They will give you a lot of precious info and you will be able to point out anything that needs to be fixed or touched up (sadly you will find a lot of little things). We moved in exactly a month ago from today and aside from all our problems with Amy and the construction site, we have no regrets! The house is a dream and their floor plans are amazing, we just absolutely love it! I only wish I knew better and had contacted the first realtor, Candee, when we saw the different model homes. She's a sweet person, very customer service oriented and will always be nice to you and make sure your concerns and doubts are addressed. So guys, if you're looking for a formidable and affordable house you should definitely check out their model homes! You really won't regret it! read more

Bought the 2311 model in Jones Crossing community and I absolutely love it. My agent Ping was great to work with and the team at imortgage did everything they could to get me into that house. I am forever grateful for that, especially hearing about how people lost their homes cause they couldn't close. I see some negative ratings on here, but as far as my experience went, it went well. The only thing that was incorrect during my walkthrough was I was missing my soft water loop. They were able to get it added and fixed/painted the wall in a couple hours. I saw the houses from the highlands collection and was very excited to purchase my second home. I've never owned a new build so I asked a lot of questions, but Lauren Tuazon who works at this location gave me 0 transparency. I selected my model and all my upgrades, & then called back and asked about the floors because i was never asked what I wanted, she said that I have to go through someone else. I put down my 3k deposit which I thought reserved my price for the 40 lots left. She sent me 6 lots to choose from. I picked 3 potential lots. The day of I got prices which ranged between 4k-36k for the lots. She told me the 4k Lot has an extra 8fr for the backyard. It was actually only 2 ft. I was never made aware that there would be fees for the lots. When I asked questions about prices & why she didn't tell me about the extra charge she replied back with " you're lucky to be part of this release" I'm not lucky I'm paying 350k for a home with my hard earned money? Then she followed up with " are you coming or not to sign because there's others waiting?" Super unprofessional way to talk to someone. I would avoid Lauren, and talk to Chris who is in the same office. Update: I've been calling about my home warranty for 6 weeks & being given the run around. Called 6 times, only 2 of those times I got through to someone and I'm always being told I'll be called on a certain day & a certain time with no response. read more

Since my last review, everything went south. On the night before Thanksgiving, apparently the quartz's shower pan had a crack in it which caused a leak from my master bathroom to the kitchen right above the stove. The good thing about it Home Service Plus was right on it. The bad thing about it is that it took 10 to 15 days for everything to be completed (mind you, this was all during the holidays). I wasn't able to use my master bathroom shower and we had different people in and out of the house doing work. Once the shower pan was completely replaced, they had to come in and do some patch and paint work. The first time they came you could see the creases in the texture in the ceiling, so we had to complain in order for them to come out and fix it for a second time. When they came out to fix the texture and primer, no one ever came out to finish up and paint. I called Home Service Plus and they say a Technician came out and a woman signed off on the work which is completely false as you can see from the pictures attached to this post. I had the home built only 2 years ago. The a/c unit is faulty. The upstairs thermostat has never worked. Three weeks ago I discovered hot air coming from upstairs. They sent someone to look at it. "Thermostat is broken"......then I called SUNRISE SERVICES who installed the faulty a/c unit in the new home. They said there was a crack in the outside unit that has been leaking freon. Am West suggested that "I" cracked the inside of an a/c unit outside the house. HAHA. It's been a very HOT 115 degree 3 weeks. Neither company will help or stand by their work or equipment. American West Homes is a company that can basically promise you anything they want, and when the time comes to keep up with the promise, they can just simply declare bankruptcy to get rid of such commitments. American West Homes has just declared bankruptcy to ask the courts to ignore pricing guarantees and commitments they have made over the last few years. They just threw legal paperwork at everyone's doorstep basically saying "we are screwing you". Anyone who is posting this gets threatened with legal action for "slander", yet however, it isn't. Normally, I feel that yelp is filled with many undue bad reviews, however, I have seen my friends experience ALL the negativity this company has been known for on Yelp. I cannot even imagine all the other people who do not come on Yelp to express their dissatisfaction. Apparently what this company is doing is targeting people with large amounts of money to put down and giving them reassurance that they will get their money back, when in fact, it explicitly says in those contracts that they will not. These people have certain issues that American West's preferred lender takes advantage of. The preferred lender will wait until the last minute to run all the paperwork. The house is being built in the meantime and time is slipping away from being able to correct the situation. This is how many people have lost thousands of dollars. It is so pathetic that a huge builder such as American West needs to go to such measures to make money. I will never buy or recommend that anyone buy from American West or their affiliates. read more

Oh and I love how Cathy from AW responds to try to add a rebuttal to my post by acting like I was ever happy. To the contrary, I have said clearly from day 1 that I was unhappy and that they had been dishonest on all things done and said. The problem is, they have you tied in due to the deposit, and you keep thinking, this can't get worse...let me just get past this bad situation....but it does get worse over and over, and then at that point you realize you now how deposits on flooring, low voltage, all your premium upgrades with the builder, and your earnest deposit, and your, like me...$100k+ in deposits, so you can't back out. To elaborate further to anyone considering buying...do you know they have Lot premiums for anything you can think of? If the house is on the edge of the community, it is a lot premium, if it has a square lot, it is a lot premium, corner lot;premium, if it is the middle of the community, they spin this to be good, and there is a premium, I even heard that there was a lot premium because it has a view of the strip, to find that since you can possibly see the radiating lights of a distance casino way down on our end of Las Vegas Blvd, it is considered a "strip" view premium. And what we were told our premium would be($8000) for the lot we chose, and then to see the actual number get snuck into the agreement later....was a MULTITUDE of what we were initially told. The other thing to know is, I have talked to all my neighbors who have had equally bad experiences and they don't use Yelp and have not posted their reviews here, but I am sure if they did, it would be a 1 as well. read more
