Not a good company. Sleazeball landlords just like the rest of them. They buy up houses and don't care what happens after that as long as rent's paid. Their new neighborhood is a trailer park disguised as 6 bedroom homes. They don't enforce any HOA rules so the streets are lined with cars on both sides, making it dangerous to drive through. There are so many people living in each home that the garage space is converted into a living room, with tvs mounted on the wall and all. They only care about money, period. read more

I've been renting from AMH for 2 1/2 years. I've been tolerant of many of the home's issues and the time it's taken to get them fixed, but what I cannot tolerate is the fact that they are now charging me non-sufficient funds penalties AFTER my payment is successfully processed. For the month of November, my payment was due on the 2nd, I paid it on the 3rd - I even overpaid and my account showed a credit, and then on the 4th I was charged a non-sufficient funds fee. They claim to not know why this happened and suggested I go to my bank for details. I'm not impressed with the lack of customer care. What's really got me bothered is that this is the second month in a row where they have done this. Though I do not blame management for this issue, they don't care about helping me get to the bottom of it. read more

We've been living in this house for over 6 years. Never missed a payment and never really called them for anything. But this year, after being a long-time resident, I have insisted on getting new carpet for the house. We pay over three grand a month in rent and utilities, only to have someone come out and tell us there's nothing wrong with the carpet. The carpet looks like it has never been changed since the house was built. Even after the guy who came to install flooring because of a flood in the house, he left glue shoe prints on the carpeted stairs, they still said no. Not only that, but why am I being charged for a service fee to use Conservice when I didn't have a choice? So let me get this straight. They are charging me $10.50 to use a service I had NO choice but to use. We're getting closer to buying a home, and I pray to god that it happens--my advice: DO NOT RENT FROM THIS PLACE. From what I've already read about moving out, I know there will be some legal problems. TAKE PICTURES AND ALLOCATE EVERYTHING. We have rented from ah4r for over a year and a half now, and were late this month on our rent by a few days as my Mom died just before rent was due and I was extremely distracted. We tried working with them to see if we could work out a plan where we would not incur late fees, and they said that it would be no problem. Now we've received a three day notice to pay or vacate. Over $125 in fees which include my late fee and a fee for the state notice. I've tried calling my property manager three times, and each time he has been busy and I've had to speak with another member of their team. Each time the have said we were good to go, and now we have this. This company SUCKS. DO NOT RENT FROM THEM. read more

There are few nice or polite things to say about our dealings with American Homes 4Rent. I give major kudos to the local company troubleshooter, Corey, and his supervisor J.W. For the efforts to keep the company reputation afloat. That said, I echo the other reports of this house being a cleaning disaster when we took possession of the keys. I literally scraped a pile of burnt on food debris 3" by 1" from the stovetop. The vent fan filters were literally dripping grease, and the microwave oven still had food residue in it and the exterior was coated in cooking grease. The floors were not even swept, the stair carpets had dirt and stains, and the house smelled like a dog. The blinds were covered in dust, and the windows were hazy with some kind of greasy film. Smoke detectors were from 2005, and three were beeping even after a battery change. (Which Corey changed for us after we told him that the property management company told us that these wired-in devices were our responsibility). The circuit breaker in the bedroom/master bath would blow if you turned on anything in the bedroom, master bath, or closet. Turns out the ceiling fan (which they sent us photos of it working) was never grounded at the fixture, so it was tripping the arc fault breaker, so it could never have worked. For that one they did call out an electrician. We hired our own cleaning service and it took 6 women 6 hours to clean the house up to a point it no longer felt or looked dirty. Mind you, the property management told us that we'd have to wait for at least 15 days after the previous tenant vacated the property because they were supposedly changing the flooring and clean the place. Nope, old flooring and definitely not clean. The plumbing is backing up frequently, but the property management says it's our responsibility, so we've had drain cleaning companies out now three times. We've only lived here 3 1/2 months at this point. We tried draino in the kitchen, but it didn't touch it. I was able to fix the shower drain after I pulled out a clump of hair and gunk that was literally the size of a tennis ball. Today we had water coming up from the floor drain in the basement and the basement bathtub filled with effluent and none of the toilets in any bathroom could be used as that only brought more water into the basement. It took two phone calls to get something seemingly headed the right direction. One which was with my wife talking to them and they told her it was our responsibility because the toilets could still technically flush, and the second was when I kinda lost it and called back in. When I got through, I spoke to Kelly, the representative for the company ( who was both professional and appeared to want to help) told me (after 15 minutes initially on hold before she answered) that she would cut a work order and please hold while she checked with her drain cleaning companies to see who could take the job. Another 9 minutes on hold, and she tells me that she couldn't reach anyone, but she left a message with all of them and some one would be calling us back to set up an appointment. Needless to say, at 9PM I called someone in to address the problem at my expense because we couldn't use the toilets, the sinks, or the showers. The pattern is pretty clear with them. They accept no responsibility for the initial or continued condition of their property, and nearly all repairs are the tenants responsibility. Bottom line: if you are thinking of renting from American Homes 4Rent... look elsewhere. They DO have some really nice people on their staff locally, but their hands are tied. read more

This is a fraudulent company that will not have any regard to take your deposit away and over charge you fees of repairs that never exist or were made up out of the dust. if i could give this company a 0 star review i would. AWFUL company. absolutely 0 communication unless you're being evicted. we have left over 100 calls, voicemails, emails and more with over 5 employees/customer service reps/and property managers. first, we were supposed to move in september 16th 2021. we showed up at 10 am with all of our belongings in tow to find a flooring company had just ripped out all of the flooring and wouldn't be done at least until end of day. We had 0 notice of this therefore had to crash at a friends home for the night. We got 0 compensation for this, they just cancelled the previous lease and we signed a new one. This should've been the first sign for us to not resign a lease with this company. Throughout the year we put in multiple service requests about a garbage disposal, sliding glass door, horrible condition of the yard (extreme overgrowth of weeds and foliage sever enough to literally block the walkway to the door), and heater/ac. NEVER heard a single things back despite multiple service requests, calls, and emails. eventually we paid our own money and fixed all of these things on our own. 0 compensation for the hundreds we spend to fix the yard, heater/ac unit, garbage disposal, and door. fast forward to August 17th we give our 30 day notice to end the lease. attached below is the email we received explicitly asked for a THIRTY day notice. We gave our notice August 17th following this template that we will be vacated from the property by September 17th when our lease was to end. we then received a letter in the mail saying we need to give a 30 day notice. we continued to call, email, leave voicemails and got no reply for weeks. Come to find out our property manager William Chioggi had quit and there was no official property manager over us. Chioggi's manager is Angela Pardee who was assigned to our property. Over the many many calls and e-mails we received only 1 call back from angela after sending an email begging and pleading for some contact from the company. She told us that despite being told they only needed 30 days that it states in our lease they require a SIXTY (60) day notice. She told us she would submit a request for a 30 day notice waiver and she would get pack to us. that was September 7th. September 16th we open our mail and received an eviction notice that said we needed to be out on september 15th, the previous day. And we owe a total of $1100 due the 15th as well. Also Friday, September 16th many calls, emails, and voicemails later, Angela finally called us at 4 pm let us know she in fact was waiting on US to send her receipts for the lawn, garbage disposal, and ac/heater that we fixed BEFORE she sent in the request. We unfortunately did not keep any receipts for the money we spent and she never got back to us that she was waiting on that information before she sent in the request. (What does receipts for the things we repaired ourselves have anything to do with the lease and our 30 day notice we gave?) She sent in the request, and we were immediately denied. I read the email and the letter we received word for word. Both stated 30 days. She told us that despite the fact we were passed on incorrect information, that the lease was a legally binding contract and we were required to give a 60 day notice, but she would submit the request again including the email and letter we got said only 30 days and she would email us on Monday. during this phone call Angela Pardee was extremely rude saying "seriously Ali?", "well i manage over 2,000 properties", and "I've returned every voicemail i've received". that last comment is a blatant LIE! we are now waiting to hear back on Monday and are reading other reviews and comments and posts from previous American Homes 4 Rent tenants and are seeing their being charged THOUSANDS for damages that never happened. We are waiting to hear if they are 1.) accepting our 30 day notice and our lease will up September 17th, 2.) they are denying our request for a 30 day notice and will charge us through until October 17th (which they raised the rent nearly $500 starting September 1st) or 3.) "evicted" us yesterday and we're responsible only for the $1100 they are charging. long story short never rent with this awful company unless you have thousands of dollars to throw away and want years shaved off your life due to stress. read more

I recommended to stay away from this property management. After our annual contract end one year later, they agreed to let us switched to monthly contract. We thought this is great while waiting for our house to be built. To our surprise they charge us almost $400 extract monthly. Fortunately our house was done just two months later and then we moved out. I have lived in WI for over 20 years and never came a cross such rip off company like this. Please be aware of their hidden fees and they are not cheap. Some of these fees only occurred after moving out. Utilities bill handling fee cleaning fee (most expensive) lightbulb replacement fee external structures fee wall fee HAVC fee The gave us a wrong key code for returning the keys and then they charged us almost $200 for not be able to return the keys on time after we tried contacting several time unsuccessfully. We rented a home for 1 year, during that time we had: - a baseball size hole in the roof that didn't get addressed until the month of move out - my wife and I had to take it upon ourselves to change out carpet padding in one of the bedrooms because a past tenant had an animal locked in there pee and poop all over the place. $500 - We also had to come out of our pocket to professionally clean the carpets and air ducts, because of the past tenants indoor animals along with the smell of cigarettes. $500 - On Move-out, we paid to have a service deep clean the home for us along with cleaning the carpets, but we still got charged for that out of our deposit $566. - We got charged for 2-months worth of utilities $613 because apparently, you are always 2-months behind, even when we've always paid our rent and utilities on time and in full. - We got charged for lawn care services, when we did that prior to us leaving... $160 American Homes 4 Rent (AH4R) are crooks, cheats, and liars. I'm never going to recommend them to anyone. Soooo glad to NOT be doing anymore business with them, I hope they get sued. read more

I understand that people only post a review when they have something to complain about. Well, I am here to let everyone know that the reviews on here don't match our experience. We leased a house in Bountiful for 3 years and are leasing a second property from AH4R. If you have a maintenance issue, call the 800 number. We have had zero issues with issues getting stuff fixed in either of our homes. We moved into our current home a few months ago and just had the entire HVAC system replaced. At the old house, we had to have the water heater replaced. Shit happens. You call the 800 number (not the local office) and they take care of you. read more

They have the worst customer service, they clearly only care about making money. I understand this is a business but it is also a relationship with the tenants. Our pre leasing experience was beyond ridiculous and shouldn't have been so complicated. We worked with Kathleen Hipsher, here in Utah and trying to get a response out of her was a joke. We were extremely interested in a set of homes that were brand new builds and they were going fast. Her lack of timely response played a role in that. We finally got approved for a house and they wouldn't let us move in closer to when our lease was ending. Kathleen took hours to get back to us about our security. Which was going to be $2700+. The application and rental criteria does not disclose that information. Our application is good for 30 days and I've tried getting in touch with her about other homes and she has been non-responsive. Overall, we've hated our experience with this company and grateful we didn't rent with them. read more

Not a good company to do business with. Do not recommend renting from them. Leased for one year. Took care of the property as though it was my own. Followed all move out procedures. They didn't show up to the pre-move our inspection. They didn't show up to the final move out inspection. It's been 40 days and I have still not received my deposit. I had to serve them with papers and still no contact. Now I have to file in small claims to get my deposit back. They are very unorganized. In the 12 months I was there never once did I miss a rent payment. I followed all the rules to a T. And now when it comes time for them to follow rule of law in the 30 days they can't do it. Lawn care happens once a week. I've seen maybe 12 sets of people look at this place, none returned. I overheard one say, "this place is filthy." Yeah, why am I not surprised. Had another family look today and I spoke to them. I told them about the people coming and leaving, and what happened with the last renters. She went in the front door and came out the back door in less than 20 seconds, gagging. I was waiting for her and was laughing a bit. She said the place smelled like urine, dog crap, and marijuana. The carpet was filthy. Exposed nails on the stairs. Trim removed and not replaced. I told her about the druggie who lived there and that needles were found everywhere. She bends down and looks under the patio deck and says, "Yep, there is an opiate needle under there." Hey AH4R, you're never gonna rent this dump unless you rent it to another set of trash people. Good luck. Update 3/10/19 - The "Renting Soon" sign just went up. AH4R once again will not have made a dime on this rental. The repair cost will be significant. Who and What are we getting next? Update 3/2/19 - These renters are dragging the neighborhood down. The renters now have 3 dogs which have destroyed the back yard. With the rain and snow we've had, it is a mud pit. The dogs track that mud onto the deck and right into the house. I can't imagine what that house looks like inside. The front yard is no better. Trucks and cars are parked where grass used to be. Now it's mud and weeds. Hey AM4R, you'll get to keep your security deposit. But it'll cost you a lot more to repair all the damage. The renters are still quiet and keep to themselves. UPDATE 4/24/18 - New tenants and the back yard is looking like it should look, clean. AH4R did a good job restoring the house but the problem is that they will rent to anyone. Now we have a young unmarried couple sharing the house with another roommate and 3 dogs. Time will tell how this goes so I'll say nothing about the third dog at this time. They guy and gal both seem nice and I have optimistic thoughts. Original Post I am a home owning neighbor of an American Homes rental which is in Roy, Utah. The last renters were in this house for about 8 months. I saw up to 3 dogs at a time, 3 to 4 sets of additional people living there, and about 7 different children. I watched the kids dump BBQ ashes on the deck and not only did the children walk thru the ashes and into the house but so did the parents and the dogs. I watched the man hide out in the shed for hours at a time at least every day. Drugs? Confirmed when the clean up crew picked up a bag of needles after the house was abandoned. Needles were found in the house, too. I tried to warn American Homes how their house was being destroyed but they didn't care. I sent pictures. They didn't care. I called. They didn't care. The cops were there many times. The clean-up crew is given 1 week to get the house ready for the next set of renters. This house took 3 weeks of extensive repair and decontamination. I hope American Homes lost a great deal of money on this house. They deserve a bad rap. Why do I care? I live next to this house and was disgusted by the renters behavior and the condition of the back yard. Rent this house at your own risk. There may be more needles in the back yard. And, Dear Next Renter, you can have the best neighbor in the world, or the absolute worst. Which way I go is up to you. I prefer good people. "Blank" trash can live elsewhere. read more

I'm moving from Cali to Utah and had a few different options but Shana and Marion made this move sight unseen the easiest. There's some bad reviews on here but as anyone dealing with landlords and issues and deposits that's part of the renting world. I look forward to getting back home and glad these ladies made it easy for me. They were flexible on changing the houses that best fit me and my family and my service animals. We lived in this rental house, in Layton, for over a year and a half, in that time - we upgraded the lawn with mulch and flowers, when we moved out the entire house was cleaner than when we moved in, meaning we spent 8+ hours cleaning it, not to mention paying a professional carpet cleaning company to clean the entire house of carpets. Back to when we moved in the carpets were 10+ years old and nasty, and upon move-in it was mentioned in the inspection that the entire house smelled of pee and that the carpets would need to be replaced upon move-out. On move-out inspection they said that we owed them for brand new carpets throughout the house - and instead of us getting back our deposit we owe them an additional $2888. We will be fighting them and taking them to court if we have too. Do NOT rent with this company. Very, very difficult to deal with. read more

My family never actually signed a lease with this company but got very close and boy do I feel like we dodged a huge bullet. We've rented from a similar large reality company with a lot of annoyances along the way, and while we weren't thrilled jumping from the frying pan into the fire the promise of having a quick and easy application process, multiple properties to pick from, the comfort of a big corporation that we assumed would maintain properties to a high standard was very appealing so we decided to dip our toes in the water. We'd been scouring rental websites for a few days and noticed one of this company's houses pop up and it looked great! So we decided to apply even though it wasn't available until next month, figuring we'd at least be able to look at the property sometime before signing the lease. We got an email and phone call from them the next day asking some basic questions and we were really excited with their prompt response. They mentioned the property wouldn't be available to even view until the next month and by that point may already be rented, but they could do a pre-lease if we wanted to. We weren't super excited with the idea of putting money down sight unseen and a little confused about the process, but the house did look nice, the rental market seemed to be moving really quick, and we figured a big corporation would want to maintain their properties to a high level so it couldn't be that bad, so we tentatively decided to move forward with it. The next day we were told that not only had the current tenants decided to stay an extra month, pushing the move in date far past what we needed, but another applicant had applied before us and been approved instead. Umm, ok, the situation was frustrating and seemed odd on a lot of levels but we'd already paid the application fee so we asked if we could take a look at some of their other properties and just switch the application over to one we liked. They agreed and we pressed on a little disappointed but still excited. We drove up to Utah the next day to go house hunting and started off by picking one of their other properties to go look at. They have this cool feature where you can register an account with your ID, a quick video of your face, and your credit card for potential damages and then they'll send you a code for a key in the lockbox so you can see properties privately. Awesome for covid and introverts! After a quick chat with customer service since my video didn't go through we went into the first property. It was disgusting. Cracked and damaged floors, missing and cracked electrical outlet covers, dead fly in the window, didn't look like it had been cleaned, huge crack in one of the walls, badly patched and painted walls, carpeting that I didn't want to walk on even with my shoes on, a strange smell in the garage, dinged floorboards with no attempt to even repaint them. I seriously can't believe this company thought that house was acceptable to show perspective tenants. We were having blaring alarm bells going off in our heads but decided to drive a few minutes to another house just to see if the first had been a fluke since we had nothing to lose at that point. Nope. Slightly better condition but same gross vibe. It looked like new laminate flooring had been put down but they hadn't put it flush to the baseboards and had added this really weird coverup board to it that wasn't cut to the right length in certain places, cheap laminate counter tops, one of the lower bedrooms had a closet door that opened to a furnace (really creepy and weird), the garage smelled weird, the caulking around the tub was horribly done and the tub looked dirty. Gross. We rented from another company instead and in retrospect were so happy the first house fell through. I loved being able to see the houses privately on my schedule, and appreciated the very prompt response we got after we applied, but those are about the only positives from our experience with this company. Maybe some of their other houses are better and we just hit the worst ones, but I kinda doubt it. It's a shame as the two houses looked really nice in the photos and would have been amazing if the company just put some basic TLC and a few upgrades into them. As is I can't believe the prices they're charging for disgusting, poorly maintained houses. The money we lost in our application fees was well worth not having them as landlords. read more

They were very easy and friendly to work with. They got us in the door and then now it's lease renewal time...they are trying to charge us an extra $215/month! I called to explain we are moving in 6 months and ask for negotiations on the price. They refused to work with me-"company policy". Now we will be moving 6 months before moving again! When searching for a home to rent, I was frantic that I was not going to find what I needed, I had help with one of the representatives telling me that there was an easy way to look at the homes directly, so that I could see exactly what I was looking for. What a relief! When i found "THE ONE" I wanted, I dealt with a couple of representatives that were super helpful. Marion and Geri were the BEST! They helped me understand what I needed for documents and why, Marion was very prompt in returning my calls, and answering all my questions. I wouldn't recommend this business to anyone. the absolute worst customer service. the property manager for Washington Idaho and Oregon is the biggest bi#** that ive ever had to deal with. In fact there is no dealing with her. If you need maintenance don't expect much. They only care about money not there home or families that live in them. There a huge nationwide company that had bought up a lot of homes when there was a nation wide housing crunch. There is so much to say about how terrible this company is but there is so many negative reviews that is out there. After a $1695 deposit we got $176 back. we spent 10 hours cleaning the place down to drip pans for the range. It's a scam to keep as much money as they can. DON'T RENT FROM THEM!!!!! read more

AWFUL. Increase in rent almost $300 in 3 yrs; had multiple different property mgrs that equally did nothing; I had an outstanding maintenance request when I finally vacated the property that I submitted almost 2 yrs ago. They've now withheld monies from my security deposit for completely random items they have deemed "wear and tear" of which I have demanded proof of each item and received/heard nothing. All of the horror stories are true. They don't tell you about their 3 months behind billing cycles. They didn't repair or fix the new sprinkler system before or after we moved in/out. I regret that I have to give a star at all. Danielle threw every excuse in the book, just to keep our application money, I feel. We were more than qualified for the property we were interested in renting. If we got a reply about our status in the process, it was one word answers, days to weeks after we asked. If I could give this company 0 stars I would! These people are crooks. They charge fees to pay your rent.. and "convenience" fees for including the utilities in with the rent ( which we didn't request.. it is mandatory)... we rented for two years with this company they raised our rent every year.. we were late on rent a few times my husband called and spoke with the awful RUDE secretary and let her know we were going to be late.. she gave her approval.. we paid all late fees and then when our lease was up this year they sent us the lease renewal terms in May... I had not decided if we were staying or not because of the expense... she then sent us a letter saying they would not renew because we were late.. uhm then quit raising the rent to where people can barely live.. we asked if we could move to another home that was cheaper before we became late and we were told no they couldnt transfer the lease.. BUT the best part of this whole story is I called them in late June because I was checking zillow for a new rental and they had our house up already.. I asked her why she had listed our house she said they have to have tenants in the home and we had not sent in the lease renewal yet.. so I asked her if we wanted to stay could we still sign the lease she said "yes but you better hurry because if we get an approved appl we will not renew" I said ok... she said this KNOWING she had sent the letter out letting us know they would NOT renew... i received it the same day I spoke with her..this place is a nightmare stay so far away.. unless you like getting robbed read more
