This story is much longer than what Ive written (word limit). We're only in our 5th month of the lease & have had so many issues already. Problems are still unresolved & doubt they will improve. Please consider renting from a different company! So, I went to look at the home back in May. Once I walked in I was overwhelmed by a musty odor. I called about the rental & the man was beyond rude. I questioned the odor & he reassured me that the house was vacant for 2 months so the smell is from it not being aired out. I asked why it was vacant for so long; he said theres no issues with home, maybe rent is too high. So, I asked if they'd clean the carpets for me since I had a baby who was just crawling at the time & send out pest control (found some roaches in garage). He agreed to pest control (which I found out later they never did). He made me feel bad for asking them to do these things, saying "when I move into a new house, I prefer to do the cleaning myself. Don't you?" Yeah I planned on cleaning but I still wanted the carpets professionally done bc I thought the smell was coming from that. He wouldn't agree to do any work until i filled out the application but I didn't want to fill it out until they agreed to do it. We were at a stand still & I should've walked right then & there but at the time, the house seemed ideal. So I signed, all so they could deny my request anyway. We were finding roaches in the house immediately after moving in. I ended up hiring my own pest control company, who came out numerous times. Finally the guy told me there might be a bigger issue here; there has to be a reason roaches keep coming. By this time we've been in the home for 3 months but the musty odor was still present. He noticed it & asked if we had a leak anywhere. He looked at our AC unit & found massive amounts of mold. I contacted AH4R & they sent out a BS company to inspect the unit/house. The guy told me that he specialized in construction, not so much mold. He said he didn't really see any mold but will be back in a few days to treat. I emailed my property manager asking her to send someone else bc this guy wasn't qualified. She didn't. He came back & sprayed stuff into the AC unit. He said, word for word "I'm not sure if you have a mold problem or not, but I treated anyway for peace of mind." A month later, we're all getting sick, having difficulty breathing, etc. I said enough is enough & hired my own mold inspector, costing me $620. He took samples, pictures & provided me with a full report & lab results (previous guy never did this). Samples came back, turns out we have mold similar to black mold. So apparently that musty odor was coming from the mold inside the AC unit this whole time. I emailed & called daily for 2 weeks before someone even responded to me from AH4R. Finally I get an email asking me to send the report with pictures so they can investigate. After that, I was ignored again for awhile. Eventually the district manager calls me. He denied my request to be reimbursed the $620 that I paid for the inspection, but felt okay using the report & lab results (that I paid for) & sent it to numerous vendors. So they won't reimburse me for something they should've paid for originally, but they still want to use it. So then the manager tells me that I am exaggerating & that the report didn't look that bad. I told him I don't care what the report says, Im going by how I feel - we are all sick! He ended the conversation with saying that "we don't need to fix this because its really not bad but we will do it to make peace. However there isn't a problem with the house." I told him if he doesn't think theres anything to fix, then don't fix it & we will just find a new place to live. They ended up hiring a carpet cleaning company to come out who basically just cleaned the AC (not very qualified in mold remediation). He suggested we have someone look at the AC unit bc it has a lot of condensation. He called the property manager for us to let them know of his recommendation. This was weeks ago. Never heard anything again. I emailed the district manager 2 weeks ago asking him if they're going to send someone out like the guy recommended. No one has responded (of course). These people don't care about their tenants or the condition of their homes. They're rude & don't even have the decency to respond to you. They just ignore you and what, hope you give up? I am a stay at home mom with a 1 year old & currently pregnant; we are constantly breathing this in. Our health hasn't improved at all. The fact that they don't see this as a big deal, they don't respond to requests & they hire unqualified people to do work is so upsetting. I just can't believe how little they care. I thought their competitor company we rented from was bad, but I would take them back any day over AH4R. Update; finally got an HVAC person out today. Still massive amount of mold inside AC. Problem not fixed. Don't see this working out for us. read more

Horrible company to rent under, they give you a very large list of demands when moving out and nitpick at the littlest things to over charge you for! We left the house cleaner then we received it and were still charged half our deposit because we didn't have an invoice from a professional cleaning company even though we talked to them about self cleaning. The only thing good about this company is that they have maintenance men who will come in if anything goes wrong with the house, which trust me it will go wrong. (We had to call at least 5 times for them to take a look at the same issue within a Time stamp of 3 months) read more

Within two days of moving in we were dealing with thousands and thousands of ants making the house unlivable. There were also clear signs of termites which must have been noticed and cleaned prior to viewing the house, and again prior to the move-in inspection. Weeks later the problem is still ongoing and we're waiting for a fifth pest treatment to handle a major infestation. This property was neglected while vacant and cleaned up very well to hide the problem. A pest company just came out to confirm termites but it took several weeks and who knows how long before there will be a treatment (or tenting if needed). I will never rent from this company again unless at their expense a pest control contractor can certify the home is not infested. After reading the "horror story" reviews I was a little skeptical about renting from this company, but with the Tampa area market not having many rentals available that fit my criteria, I decided to give them a chance.....and it has been nothing but great, yes they do have a few fees and charges but so does every other rental company out there, I have been nothing but impressed. The house is exactly what they said it would be (we traveled from TX so we got the house sight unseen) if not better. The office staff during the leasing process was great and very helpful. Once it was our move in date, they went through every corner of the house, and anything that did not satisfy us they made a maintenance order. Within 24 hours the maintenance guy was calling to come out and fix things, and only due to myself not being home within 48 hours it was fixed. They expect you to take care of the house like it was yours with minor up keep( pest control minus termites, change air filters, light bulbs, etc) and they take care of the major issues like our fence or appliances. They gave an excellent example of when you lease a car you are expected to maintain the car through oil changes etc, well the same goes for this house. If you want every little ant killed, and scuff on the wall painted this is not the company for you, but if you want great houses and don't mind changing a light bulb or killing an ant every now and then I would highly recommend this company, and no I do not work for them or have any association with them besides being a tenant. read more

service is horrible and maintenance is slow the value seems good until you get in the home and realize that they bill you whatever they want for water and lights whigh is added to the rent so much for having separate bills no down time for paying other bills which is a hassle for real families with moderate salaries and kids! nothing is cheap anywhere anymore and they are just over charging for everything. they are shady if you ever late and need time and keep in contact and communicate they will still treat you like a bum that is always late and they treat you like you don't matter. No payment plan or offer to help. They charge attorney fees for filing eviction but won't tell you about it until it's too late. although no attorney is needed to file they are rude with incompetent employees in office and nobody confronts issues head on! DO NOT RENT FROM AMERICAN HOMES FOR RENT! To bad i have to give them a star! So after having to call consistently and constantly, finally found a home that suited my needs. I contact these folks I get approved, I am told 1month and security deposit cool that's standard. Come to find out this is a SCAM! All of the sudden there is a $75 key fee and $100 admin fee plus an additional $50 for HOA, along with the fact that I am responsible for the maintenance of the yard, $30 one time fee for the utilities and $11 dollars a month for garbage. So i asked what's included in the rent, and why is it that I am being told this now as opposed to before when I initially applied. I thought the key was made out of gold for $75 bucks. Glenn the "office manager" was rude and unprepared for my arrival, when questioned throughly could not answer any of my questions but surely wasn't SHY when asking for money. So I told Glenn (ahr) would have to eat that cost, due to them being incompetent. I don't care if you are a national agency, if a specific home has additional cost or fees why lie or try to SCAM people who are in need. Seeing as I had already turned in my notice at my current residence I had to then get an extension. Thanks to them I could have been out on the street had I not been such an excellent tenant and my current renters so understanding. So they would have taken well over $3G's Of my hard worked money and then basically told me to kick rocks. The lucky..... ones here are them cause I would have had to kick someone's ASS! When I viewed the home I went alone, then later wanted to see it again and was told by Glenn not to "steal the key, or move in yet! Which was odd. Don't do it. Please don't do it. This company has been in the news for fraud, sued many times over, plus has facebook pages dedicated to their poor and unsavory treatment of tenants. I was one of those tenants. I can personally attest that this management company is defunct in many ways. Communication with property management was good when they were taking my deposit money, but poor when I had maintenance requests (quite substantial - a/c went out mid-summer, it took 3 calls to alert someone at AH4R to call their sub-contracter. Said sub-contracter comes out the following Monday in which AH4R still denied an additional freon refill to get us through. Thaaanks AH4R.) DO NOT TRUST THIS COMPANY! APPLICATION SCAM My fiance and I are relocating to Florida and are scrambling to find a home. I am an ICU nurse, he is a carpenter. They would not accept our application after jumping through hoops to provide adequate information. I had to call them multiple times a day and was sometimes placed on hold for hours at a time. One of the employees in particular ANGELO is very untrustworthy. I was communicating with, if you can call it that and was calling multiple times daily for him/emailing him only to receive very short and vague responses telling me that the documents were unacceptable. One scenario in particular was my offer letter from work (which was directly from HR) was not acceptable. After weeks of battling back and forth with the company and adding all sorts of documentation, we ended up adding a guarantor. I was now dealing with a leasing specialist MECHELLE VYMETAL. STAY AWAY!!! SHE IS NOT TO BE TRUSTED! The guarantor is a relative, an electrical engineer who makes well over the required 4x monthly rent. The guarantor provided 3 mo. personal and business bank statements as well as 2 years business and personal tax information. He provided 3 mo. worth of pay stubs and even a 941 federal tax return. This was after providing 3 mo. wage statements, new offer letters for our relocation spot, and tax returns from both my fiance and I. THIS WAS STILL NOT ENOUGH. I received a phone call saying our application was denied and the home was taken off the site 1 hour later. I am hoping this is a blessing in disguise but am extremely stressed since we still do not have a home to move into and need to move in 2 WEEKS! read more

I definitely do not feel valued as a tenant and I truly regret resigning the lease. The only reason I resigned was due to the terrible market with 1,000 sq ft houses the same price that I pay for 2,700 sq ft. I had a serious maintenance issue of flooding water days after moving in and it took 4 months for them to FINALLY address it and here I am coming into my 2nd year and the issue is still present. It's extremely hard just to reach someone! If you finally get to a voicemail and hopefully it's not full, someone may POSSIBLY return your call. I don't care what's going on in the market, I will definitely NOT renew again! read more

DO NOT RENT FROM THEM! My 2-yr old and I lived with swarming termites for 5.5 months before anything was done (I had to get an attorney involved as well). Then we couldn't get a response about fire ants and carpenter ants throughout every room (looking for the dead termites). Terminex kindly came out on their own time to spot treat for the ants. We have had several other issues (dishwasher leaks all the time, sliding glass doors don't lock, etc) that they won't respond to/fix. So thankful my year is up at the end of March. * I posted this to the AH4R "horror stories" Facebook page, but also wanted to post it here* I had to post this because I believe in posting both good and bad to be fair. I rented from them for two and a half years in the Tampa FL area. I would get really upset that my property manager would NEVER return phone calls and rarely acknowledge emails. I would go into review sites and make this gripe very known. She would tell you that I was quick, maybe a little too quick, to send certified letters to her making various demands or inquiries because I had heard nothing but horror stories about AH4R. In the 2.5 years I lived there they promptly addressed every maintenance request I made except for one (resulting in a certified notice to remedy) which was truly out of their control as the contractor failed to show up or call. Even the week of my move out (June) they had an AC company come out at 9pm on a weekend to repair and fix it so we didn't have to sleep in an 84 degree house. We moved out last month and even though the place literally looked better and was TEN times cleaner than it did when we moved in I sweated getting the deposit back based on the horror stories. I did not go back for the final walk through inspection and even after he called to tell me the house was the cleanest he had seen I still kept my belt loose because I knew it was coming. After 30 days from my move out, with nothing sent for my deposit, I fired off another certified return receipt demand for my deposit back since they had broken FL law by not imposing a claim within thirty days. The day the property manager signed for the letter she emailed me explaining that I never got a notice because they were imposing no claim and a check had already been sent for the full amount. Today, as she promised, my check arrived and my full deposit returned back to my savings account. (Whew!) I kinda feel bad for maybe being a little too aggressive or pro-active with them, but based on the reviews of many I just did not want to play any games. I was there to rent and take care of their home and give it back. I cared for it and kept meticulous and detailed records and photographs (hundreds) and they knew it. They also knew that I recorded and stored every phone call with them and was not going to just bend over and take it because they are a huge hedge fund conglomerate and I was a "little guy." I'm sorry that most of you did not have my experience but I had nothing but excellent service from them, aside from the not returning of emails or phone calls, but in the end that was the worst of it. AH4R is a massive company. They have very little control of their operations, except their finance department (they and are on top of that), but as far as Maintenance, they have no quality control. maintenance is horrible. no follow-up with third-party companies who scheduled three appointments with me. They did not show at any of them, costing me three days away from work. Property Manager, No help at all. This is a horrible company, but they don't care because they continue to rake in billions. Do yourself a favor and RUN AS FAST AS YOU CAN the other way. The "good" reviews are done by people who work for AH4R. I spent 7 weeks with a roof that leaked over my ceiling fan. I called every single day for 7 weeks (sometimes multiple times a day) to report this. They had 3 or 4 vendors who NEVER showed up for the repairs. Finally after 7 weeks they came out and put a tarp over the spot that was leaking. The ceiling was stained from the leak. The ceiling fan was arcing and they said it was "fine". I am not the smartest person but I can tell you water and electric DO NOT MIX! While I was begging for someone to come tend to my room, they sent out a crew to paint the house. Seriously? That was there concern was the color of the house and not the fact the roof was leaking into the living room floor? While the crew was out painting they tripped a breaker and shorted out part of my house. None of the bathrooms had power in the outlets, no outside outlets, only the kitchen, living room, and bedroom outlets worked. It took 4.5 weeks to get someone out to finally tend to this issue. They are crooks and the service sucks. They are rude and unprofessional. But hey if you want to spend close to 2k a month to be treated like crap, by all means go ahead. Do yourself a favor and do the research first. read more

Absolutely the worst customer service. They are one step above slumlords. We are in the process of moving out and I have a feeling all the issues we had at move in will come back to haunt me. Ants, Mold, dirty carpet, mismatched paint. Their maintenance folks are super nice but their property managers, are lazy. Recent contact with Samantha Ford was less than pleasant. She basically blamed me for not telling her they didn't install a lock box at move out. Um, that's not my job. Do NOT use this company for your rental needs. We moved into our rental property in early 2019, it was filthy and infested with bugs inside and vermin outside. When we told them during our walkthrough before even moving in, after the lease was signed mind you, they said it is our responsibility now. During the summer we were completely without AC we made numerous claims to the maintenance department. They would send people to "service" the AC we had 6 claims put in for this AC. 4 months later they replace half of the housing unit, a couple years later and numerous complaints same problems house is steady in the 80's and set at 70. They will not fix it any further. Water heater blew, flooded my garage took them two weeks to replace. Oven stopped working, it's been 3 months now, my oven is still not fixed. We had signed the lease for another 20 months back in March or April, after the oven being broken for so long and the issues with the AC I got a lawyer. I wrote my property manager and told her everything my lawyer said to, she immediately canceled our 20 month lease. She claimed I told her of none of the issues and downplayed all the problems, when I tagged a previous email proving her wrong I received zero response. Luckily telling them I got a lawyer involved it put a fire under them. We were put on a month to month until we buy our new home, in this market we are forced to do what we must. It is not practical or legal to have no AC or an oven for this long of a period of time. They had the audacity to raise our rent $300 extra per month without a properly working AC or oven. Based on our lease and the Florida tenant and landlord laws they had broken the lease and had the option of me taking them to court to let me out of it, or doing it on their own. They gladly without a fight let us out of our lease. I await now from our awful property manager to email me the guidelines for moving out. There are so many reviews of people getting screwed over when moving out. I won't let them get me, I have a lawyer on retainer and I'm documenting everything. We are house hunting in a frenzy because we cannot wait any longer to get out of this nightmare of a situation. I advise anyone who is in a similar situation to do the same, get a lawyer!! Upon move in, the walk through inspection, we walk in the House and it reeks of cigarette smoke and the house is disgusting. There is roach poop on the walls, the screen has a hole in it, there are dead bugs everywhere, the oven is broke, the dishwasher is broke, the fence is broken. So many issues upon move in. Many issues still have not been resolved 2 months laters. I have to email them every single day pleading them to fix things. Can I leave a review with less than one star? We rented with AH4R for two years. When we moved in, the absolute minimum was done to prepare the house for us. For example, the carpets were supposed to be professionally cleaned, but it's obvious they weren't. The previous owner had cats. I am allergic to cats. I was allergic to the house for two weeks until we were able to clean enough to get rid of the cat hair, etc. We put in work orders and only the most important, like a lack of electricity, were resolved. When we notified the company that we were not renewing our lease, we received NO information about the move-out process. More than a month before our lease ended, I contacted the company to ask for more information about moving out. We received nothing. On the day we were moving out, we finally received a text about the lock box that mysteriously showed up on our door. We had to contact the company to get instructions about that text. TWO WEEKS AFTER we moved out, we received an email with the move-out procedures telling us what needs to be cleaned, fixed, etc. TWO DAYS AFTER THAT EMAIL, we received a bill that told us we had to pay HALF of our security deposit for all of the things that need to be cleaned and fixed. We left the house BETTER than we found it. Don't deal with this corporate giant. They don't make an effort to look out for the little people. read more

Beware of this company! Renters, please protect yourselves and take photos of everything in your rental before and after living at American Homes 4 Rent properties. (walls/paint, driveway, washer and dryer valves, plumbing fixtures, all flooring, blinds) We rented a nice Orlando home from American Homes 4 Rent from Dec. 7, 2019 to Aug. 24, 2020, a little over 8 months. During this time, we took excellent care of the home and cleaned and maintained it to a point it was in better condition than when we moved in. After we moved out, we were sent a list of items that they were charging us for repair and would deduct from our deposit and charge us over $1000 in addition to our security deposit of $1795. This included a full interior repaint, carpet, full house cleaning, power washing the garage and driveway, and other charges. We had photos for evidence showing the condition of the house before we moved in and after, showing that almost all of the claims were pre-existing, such as the stained garage floor and driveway and minor carpet stains. When we sent all of our before and after photos and objections to American Homes 4 Rent for review, it appears that they did not even look at them, and left charges on our bill that we had shown clearly existed before we moved in still claiming damages totaling almost our entire security deposit. This company does not care about the renter and takes advantage of you at every opportunity. We plan to take them to court, where we can share our photographs and evidence that damage was pre-existing or made up to the point of fraudulence (as in the full interior house repaint job for $1908). No receipts were ever given to show that the work had actually been completed, even though they were requested. We have no idea how we were charged for an interior repaint, as the pictures show we did not hang anything on the walls and the paint looked exactly the same as before we moved in (lived here only 8 months). No one will answer our phone calls, including Maria Hummer, our property manager, and our claim from the company has been "closed" with them keeping almost our entire security deposit, even though we have pictures that clearly show evidence that this company is making fraudulent claims. Please do not rent from this company or if you must do your best to protect your security deposit and take photos of everything. If we did not have photos American Homes 4 Rent would have stolen $2841.02 with false claims, and we would not have been able to do anything to stop them. You are not a face to them and they will make any claim they can to make extra money from their renters. Please read through the hundreds of negative posts on this website, others, and Better Business Bureau, and save yourself thousands of dollars when you move out. It is disgusting to see how they have made up claims about the property after we took such good care of this house and paid our rent on time each month. read more

Moved in Nov 2020 and half the house electrical wasn't working. GFIs weren't working etc. fridge broken, screen door broken, cockroaches, sink faucet broken and NO hot water. Took 5 days for them to get back to us on initial move-in! With a family including small kids, this home was FILTHY, baby diapers left in trash can for who knows how long and just overall awful smell in home. I can go on and on... clearly property was poorly inspected/maintained and was not ready for occupancy even though it sat unoccupied for a few months. HWH caught on fire recently even after they supposedly fixed when we moved in. Thank god my husband was home! Roof has leaked from day 1 and we are on our 3rd time calling them to fix from another storm we had. We can never get a hold of any property manager even when they have one. Poor response time. It's like a revolving door of management. Just awful. Last property manger told me she would "circle back to me" when she knew more answers! WTF is THAT answer?! We pay 1600.00 per month for a poorly maintained rental in a nice community. Absolutely appalling company. One star is too many. read more

3 months ago, I would given them 5 stars. We had a couple of issues(AC went out, toilet leaking at the base) and they responded immediately. New AC within 2 days, toilet seal replaced. We even signed a 2 year lease extension. Then we found out we had to move for my hubby's job. We gave them 2 months notice, allowed a sign in our yard and an initial walk through. They do not have a lease-break clause, so we are responsible until it's re-leased but we are not allowed to sublet it. They initially listed the house on their site and Zillow for $2195/month, over $200 more a month than we were paying. After we moved out, the pulled the listing and re-listed at 2295, $370 more than we were paying per month. My hubby went in to pay utilities and pay June's rent, as we had not been informed that had been rented. On the portal, it showed we owed over $41,000. Nope. Sorry. They then sent us a certified letter telling us to pay up. However, I checked Zillow and their site and the house has been rented. It is illegal for them to force us to pay when they've already secured a new lease and we have given up possession. Watch out. Don't rent from them. read more

BEWARE OF THE POSITIVE REVIEWS....THEY INCENTIVIZE PEOPLE TO POST POSITIVE REVIEWS!! AH4R is THE WORST rental company EVER!!! You could be the best tenant and they will try everything in their power to rip you off and steal your deposit. We left our rental in way better condition than we found it and yet they came up with fake crap that was already broken, damaged and destroyed when we moved in to ding us with. Thankfully I documented all the damage when we first moved in so they don't have a leg to stand on. However when I called to get a refund and told them I have proof the damage was already there and I have documentation that I told them about the issues the first week we moved in...they told me it would be 6 to 8 weeks before I get a response about my refund. I told them that answer was unacceptable and yet here we are 2 months later and no response. We were amazing tenants and yet they were awful to us. The property manager, Holly NEVER returned phone calls or emails. EVER!!! I called dozens of times and not 1 time did she ever return any of my calls for any issues we had. I always had to talk to the secretary who would tell me that I had to talk to Holly to resolve the issue, then Holly would never respond It was so bad that the maintenance people would tell me that she never returned their calls eithe . We dealt with so many issues and every time, it ended more from the sake that I got tired of fighting to get help than that the issues were ever resolved. For example, the day we moved in, their was peeling paint from all the door . I called and told them multiple times and said, "Hey look, I want it documented because I don't want to have to be charged when our lease is up"...no response...so I documented it and made sure to tell every maintenance person I could get to listen and called numerous times for this and other issues. What happens? When we move out...yep...they dinged us for it along with all the other damages we told them about. The house had fleas and roaches horribly when we moved in. We had to have it bombed 3 times (out of our own pocket because they would not respond to my calls for help about it). The floors were disgusting...we paid to get them cleaned. We were told they were going to send a power wash company for the patio because of all the mold...they never sent them and no matter how many times I called...Holly never called back. Then of course they charged us for the mold on the patio. The back yard was like a jungle. The overgrowth was ridiculous. A neighborhood boy got a huge thorn in his arm from the palm tree that was completely neglected even after several complaints that it was a hazard. I spent 2 weeks clearing it out because they refused to send anyone to do anything about it and my daughter got terrible poison ivy from the dog going out and getting it and my daughter playing in the yard. It took me 2 weeks of clearing out overgrowth and nearly 20 huge lawn bag before my kids could play in the back yard safely. Yet they tried to charge me for the yard work which with are supposed to take care of. They don't fix things specifically so they have stuff to charge you with. They are the worst!!! I have so many pictures to prove that I am not making this up. Don't be fooled by this company. There are Facebook groups dedicated specifically to tenants who have had trouble with this company. Don't believe me, look on Facebook and you will see the groups. Please, don't rent from them. They will make you regret it. read more

Rented from them for two years, had issues with the back slider and screen from day one that the guy couldn't fix during the move in inspection. Had a couple people come out to fix it and it never got fixed. It took forever to get anyone out to fix a toilet problem we had, and an issue on the back of the house. Now they want more money from us to cover all the normal wear and tear of the house. We cleaned it and had the carpets professionally cleaned like they asked. They presented us with a long list of what they wanted done when we gave our 30 days notice. Basically if you don't have the house in a condition to rent it out the next day you don't get any of your deposit back and they will nickel and dime you till you have to pay more. read more

We rented a 4 bedroom 3 car garage home in July 2017 in the Orlando area. Four months later we really regret this. The upstairs central air unit leaked and saturated a large area of the carpet and staining the downstairs ceiling. 6 weeks and three vendors later the job has been repeatedly looked at but not fixed. 8 weeks ago the bathtub faucet broke. They now have a third vendor scheduled to call us to once again evaluate the job. Bottom line is 8 weeks later work has still not even started. There is absolutely no accountability of these vendors by AH4R. They send out the work order and forget about it. We call repeatedly without resolution. I rented with them for a year and they did a great job. It was an easy approval and I got the majority of my security deposit back. They charged me for light bulbs which I disagree with but other than that detail it was a good experience. I did a 6 month lease in Tampa and a 6 month in Houston. Both the times were a good experience. I'd recommend working with them and pushing past some of the bad stories. Rent your house wisely and do be aware there are bugs in the south and you can few with them accordingly with either a professional or on your own. read more

We have been renting from American Homes 4 Rent for 2.5 years. Originally signed the lease with Beazer Homes. We have had nothing but problems since the day we moved in. Every time we call to get issues resolved, we never hear back and end up having to call back several times before they finally send someone out. Two more weeks or more go by before we hear back and end up having to call yet again several times. Our master shower has been out of service for three months, we've called numerous times, had two people come out to just measure for the new shower to be repaired. These homes were very poorly remodeled with the cheapest materials. DO NOT GET INVOLVED WITH THIS COMPANY!! This has been nothing short of a nightmare. read more

I agree - they don't deserve even 1 star. Thank GOD we didn't rent from them. My issue with them is their email alert system. Here's my story. I signed up for alerts. When I found a rental property through another company, I tried to unsubscribe from their email alerts. I tried at least half-a-dozen times, and each time, I got the message, "Sorry, you cannot be unsubscribed at this time." I placed several calls to the company, always getting their sales department promptly, but rarely reaching their customer service. I would be placed on hold, with a recorded message saying, "Your call will be answered in 2 minutes and 15 seconds" only to hang up after 20 minutes on hold. On two occasions, I got a different hold message, which promised to have a representative call me back when my place in queue reached the top. Never got a call. Finally, I talked to a representative (the day prior to my posting this on Yelp), who ASSURED me I would no longer get emails. Guess what I got today? Another email. I filed complaints with BBB and FTC, and I'm off to file on Ripoff Report as well. I suggest anyone with a bad experience against this company do the same. read more

STAY AWAY from this crappy company! They're a bunch of thieves. For starters we almost ended up homeless because of them. They filled an eviction after we already had paid the rent and fees for being late a couple weeks. We never got evicted and continue to live there for another year. We lived in this house for a total of 6 years. When our lease was up we applied to several companies and kept getting denied. Turns out they never removed the eviction and so it looked like we got evicted. When we call them to complain they said it would take a couple weeks to get it removed so we had to either sign another 1 year lease or get on the month to month plan which was $2600 a month. They didn't care that it was their fault that we couldn't move elsewhere. All they wanted was their money. The home we rented was full of mold and the ceiling was licking so bad the walls in the bathroom had water stains everywhere. The roof had mold stains everywhere as well. They charged us for not painting the walls and covering the moldy spots after we moved, even though I had proof of the emails I had sent them telling them about the leaking of the roof and stains of the roof and walls. They're quick to charge you fees for everything but take forever to send maintenance to fix a problem. The last summer we lived in the home our AC broke down and it took them days to send someone to fix it. Lastly don't waste your time or hard earn money on fixing anything or cleaning before you move. They find anything to charge you and keep the full deposit. Worst company to rent from. read more

I don't like it when I cannot go against negative reviews. This organization seems like a typical rental company. They care about getting that rent check, and making sure they don't have to pay for one penny of repairs. We moved in, fan quit working..."Oops, our policy just changed and we'll just replace it with a light fixture." Fence in back yard is falling down..."send us a picture and we'll see..." Roaches have infested the kitchen and I've bought two different sprays and bombed...they are now in electric items...microwave, stove, etc. I cannot contain them..."that is on the tenant, sorry!" I have to agree with the rest of these people's reviews! Stay away from! I'm stuck waiting for my lease to run out...so I can! read more
