    After everything I've dealt with, I feel obligated to update my review of this apartment complex. First, terminating my lease due to military orders was far more difficult than it should have been. Despite providing proper documentation, I had to repeatedly email management and remind them of the legal protections in place for active duty and reservists. initially an automatic termination fee was added to my resident portal and that explained by the leasing agent. But I'm not sure my it was not followed up with knowing I had orders. I requested that it be removed the next day, and while it was eventually corrected, the entire process was unnecessarily frustrating something no military member should have to deal with. At that point, I was told I would only owe $290 for remaining utilities. But when I checked my portal to see how much of my deposit would be refunded, I saw that I was only getting back $70. Another termination fee had been re-added $411. When I called to ask why, I was told the accounting department doesn't communicate with the leasing agents, and the issue would need to be sent to their accountant for correction. Fortunately, the representative I spoke with was able to locate the email thread and verify my military orders. However not sure how this was missed. For future residents especially those in the militarybe aware that communication within this office is extremely poor. Even when you follow every step and provide official documentation, you may still be charged incorrectly and have to chase down the corrections yourself. Also, don't expect to receive your full deposit back. My deposit was $1000 I got back less than half of that. Regardless of how clean or undamaged your unit is, they will deduct for painting and patching. While this is outlined in the lease, it's still disappointing. When they do the inspection, they even tell you there's no point of you getting someone to clean your apartment because regardless if it's not to their standards, they're still gonna charge you. I've attached photos that they took to show the apartment was in great condition and thoroughly cleaned, yet I was still charged. On top of that, the remaining utilities were deducted from the deposit as well, which drastically reduced the refund amount. As you can tell June 1st I already paid water and sewage along with the prepared amount for the rest of the month. I was charge two more times each for water, sewage and trash. Also noise complaints are valid. Everyone smokes in these apartments weed and cigarettes. Constantly a smell especially by pool area. If you have a dog and your going rent here because there is a dog park area for them , just know that pets are allowed to be off leash in this area and there are some people who don't know how to recall their pets who have aggressive pets and you have to wait until they leave for your pet to use the bathroom because if you tell them to put the leash on them, you're gonna have an issue. Which is exactly what happened to me and I was unable to use as amenity that I pay for. I made a complaint once and they said that they were going to distribute an email out. I never saw the email. It's closed at 10 so after 10 you're going to have to go outside of the apartments for your pets to go to the restroom.

    I've lived here for a year and a half now, and most of it so far has been a nightmare. We have a neighbor two doors down that doesn't give enough of a crap to open the trash chute door to throw away the trash. She brings it to chute and leaves it there. Ask yourself, is this a health violation? Against some kind of fire code? Against tenant rules? It's a plain old crappy thing to do as a human being. My problem is that management keeps saying that there's nothing they can do about this, which boggles my mind. Really? How could there be nothing you can do against this monster that's terrorizing the entire floor? I take a picture and email it to them every time but all they do is just clean up after her. They stopped responding to my emails a long time ago. I haven't heard back from them in months. Please take some kind of action so she'll stop doing this!! I added a star for Rizzo at the leasing office for always being very kind. Another thing to note is that you can hear every.single.step that your upstairs neighbor takes and its VERY loud. If you live here, can I get an amen from someone? Yea, forget about any peace and silence, there is none. The floors are paper thin.

    All I have to say is that life here at the Amli Lex on Orange is unmatched. Especially with Rizzo and Chanelle in the office making sure everything is in tip-top shape. God bless!

    I've lived here for a year. It saddens me to say that the quality of the building has deteriorated rapidly, along with the quality of the tenants that now rent from here. You will see from prior reviews that many tenants left early on and things have only gotten worse. Before parking was the main issue, now there is so much more wrong with this place that there isn't room to cover it all in a Yelp review. It's a shame because I still live here and will have to tolerate these conditions for another year. This review is being made in hopes that others do not make my mistake. To be clear, the tenants don't care about the rules or regulations for this property. They have complete disregard for the comfort of others and they are down right disrespectful of the property. A short list of the problems at this community are: 1. Excessive smoking of cigarettes, hookahs, marijuana, cigars and who knows what else. Lex On Orange is advertised as a "Breatheasy smoke free community --- inside and out". There is a Glendale ordinance against smoking. Me and my husband along with other tenants have complained to management about the excessive smoking. Nothing has been done about it. This has been going on for months. The tenants are so comfortable that they do it during the day, out in the open. All tenants have had to sign a non-smoking addendum, but management is so worried about occupancy they are looking away and having the tenants deal with the problem instead. If you have asthma or just generally care about your health, do not live here! You will regret it. 2. Previous reviews have mentioned how this is a "party house". That is an understatement. The parties here are excessively loud, the attendees have been over 100 at times, and go on literally into the wee morning hours. If children are involved they are unattended in the pool, hot tub and fitness center. The children have sword fights with the pool cues while their parents drink and dance elsewhere. The pool tables and sticks are ruined because of this. 3. Piggybacking off of 2. Children in the building are not supervised out at the pool and cabanas. The lease says that children under 14 should be with someone over 14. This doesn't happen and the children are misbehaved, inappropriate and at risk of harming themselves at the pool and barbecue grills. 4. No more than two guests per apartment are permitted at any time in the common areas. This is another rule that is not adhered to or inforced by management. The parties are so large that all other tenants are confined to their homes. It is extremely uncomfortable gaining access to the pool or exercise room because there are parties going on 50 - 100 people deep. This happens several nights a week and definitely Friday - Sunday throughout the entire day. The noise is so loud that police have been called, arguments between loud tenants vs. peaceful tenants have broken out and so on. 5. Most importantly in this one star rating is that because of everything listed above, the two buildings, most apartments, carpeted hallways and all amenities are extremely run down and in need of upgrades. During another wild party. Three hookahs were being used in a cabana and they set the couches on fire. Now there is a huge hole in one of the couches to go along with the nasty food stains. It's lovely. 6. Last week I witnessed four tenants (2 couples) working out in the gym. They did cardio and weights. Immediately thereafter they all took off their outerwear and hopped into the hot tub as if it were their personal place to clean off. So gross. No respect for shared space and amenities. 7. There is no security enforcement. Due to the excessive partying, many people have chosen to prop open many of the gates that are meant to protect the property. This allows a steady stream of party-goers into the pool area at all hours of the night without them having to get up and let them in. So they are putting the entire community at risk in addition to the obnoxious party noise. 8. The tenants are dirty and lazy. We have garbage chutes on every floor. For some reason many tenants drag (literally as you can see the stains throughout the hallways on the carpets) their trash to the chutes but just leave them outside of it. It's too inconvenient to pick it up I guess. Sadly, the maintenance and cleaning staff are wonderful and spend their days attempting to make this place look like it deserves high rents. Unfortunately, this community should be half the amount they are trying to collect. Management needs to stop accepting applications from people that are piling more people than are allowed into one apartment and start cracking down on the violators of the above offenses. The condition of the building is embarrassing to the point where I would never consider bringing a friend here because it looks low rate and pathetic. See photos for more detail

    I would not recommend renting at this property. The elevator was out of service for more than 20…read moredays, and neither I nor my emotional support animal could safely use the stairs daily since our unit was on the top floor. I had recently undergone an MRI on my leg, and my dog was on pain medication for his legs, yet management provided no assistance, no alternative accommodation, and no rent credit for the time the building was uninhabitable. On top of that, I was unable to work because I run a photography business and need to carry heavy gear daily -- which was impossible with my leg condition and no elevator access. I had to temporarily move into an empty apartment I had just applied for since my lease was about to end just to have a safe place to stay and work while my belongings remained stuck upstairs. This meant hiring movers twice at my own expense, because the first time they could only move my clothes and work equipment. Communication from management was minimal and dismissive -- especially from the regional manager, Matthew. For tenants with disabilities or even basic mobility needs, this situation was completely unacceptable and extremely stressful. I will be filing a formal complaint with the Los Angeles Housing Department (LAHD) for habitability and accessibility violations. Additionally, if you don't want to wake up every morning to loud trash takeouts or struggle to sleep because of a nearby restaurant that blasts music on weekends (despite having no proper roof), I'd strongly suggest staying away from this property. Forget having your windows open -- noise is constant. Both I and other residents have called the police multiple times just to be able to sleep, since parties often go until 1-2 a.m., followed by trash collection at 7 a.m. directly under my unit. While I understand this may not be the building's fault, I felt completely blindsided when signing my lease. Future tenants should be aware of this, as it directly affects quality of life. Lastly, the building itself is poorly constructed. My AC unit and ceiling fan both made loud mechanical noises. When I filed a maintenance request, I was told that "every unit sounds like that." A few days later, the AC started leaking and required a part replacement -- confirming that it had been malfunctioning all along. Also they never properly clean the gym. They only takeout the trash and clean the bathroom, the machines and the floors are extremely dusty. I made mistake of wearing brand new white short there once and after they were so stained after using the dumbbells that I had to bleach them. I'm very glad I documented everything throughout my tenancy and only had an eight-month lease. Future tenants deserve full transparency before renting here.

It's not perfect,…read morebut it's certainly a great choice if you're looking for a lovely, quiet, and safe apartment you can call home. The good (and not-so-good): ~ Area is safe and super close to shops and restaurants. ~ Americana and Glendale Galleria are within walking distance. ~ A movie theater (Laemmle) and a restaurant (Panda Inn) are on the ground floor. ~ Community spaces are always clean. Someone cleans it regularly during the week. ~ Occasionally, the elevator or garage gate would be out of order, but someone usually gets it fixed in a timely manner. ~ Walls are good and you won't hear your neighbor talking or watching TV (which is a huge plus). But since floors are the vinyl plank kind (except for the bedroom where it's carpeted), you can and will hear the steps from your upstairs neighbor. Unless your neighbor walks like an elephant, it is usually fine and tolerable. No biggie. ~ Finishes and materials, while modern, do not scream luxury or high-end (still look good, though, don't get me wrong). The good thing is that the building is fairly new, so everything is still in relatively great condition. Everything works in the unit, so there's little (if any) need for maintenance and repair. ~ When it comes to neighbors, it's a pretty quiet community. I've seen residents come and go through the years, and overall, the tenants here are a good bunch. Small families, couples, and working professionals. No loud, rowdy college students here. Just really good peeps. The best part of this place? Alex, the community manager. She is a ROCK STAR. From the moment I inquired about leasing to now (two renewals after and over 3 years living here), she has been nothing but a joy to deal with -- a true professional. She handles everything with ease, and quickly responds to questions and concerns. I have been impressed with her since day one, and she is definitely one of the reasons why I love living here.

I do not live near the pool so getting work done, back to back zoom meetings, and my own dissertation work has been possible as it is quiet. The leasing office staff worked hard these past few months to keep us connected and informed, they also were very responsive to issues related to possible gatherings in common spaces. They immediately implemented a texting system where you can communicate with them for assistance. They were very attentive to tenants who may have needed accommodations in case they became ill. As the city began to open up a bit more, instead of using COVID-19 as an excuse they continued to provide physical distancing opportunities to offer the community little gifts such as free lunch and snacks (Nothing Bundt Cake for the win). Now some of my favorite people are our facilities/maintenance crew, they work hard to keep the building clean, now if other people are complaining of issues its because other tenants are nasty and have no respect, but if you see something say something and they will come and take care of it. They have figured out how to keep the abundance of trash that we all now accumulate from being home at bay. The parking garage and hallways never smell like trash and I live near the trash room and have never had any issues. Everyone here is great, and I don't plan on moving anytime soon. Pros: Balcony's, Large Bathrooms, Assigned Parking, Walk-in Closets, Ample Closet space outside of the bedroom, LOCATION! LOCATION! LOCATION! It's important to understand their deceptive tactics before making any commitments. This all happened because I didn't fall into the trap of signing their renewal lease, which they raised by over $200 without offering any additional services. In fact, they listed my exact unit below their so-called renewal offer price. When I questioned them about this discrepancy, they simply had no answer, so I decided to leave. 1) Inflated Inspection Charges: Despite your claim in the response, the inspection charges were initially quoted at $550. However, after I vacated the unit, the amount was inflated, leading to a fabricated bill of $775 (see attachment). Since my entire $600 security deposit was retained, the remaining balance--despite the inflated charges--should only be $175, not the $250 that was reported to the collection agency as unpaid debt. This discrepancy clearly indicates that the reported debt is fabricated, and falsifying the debt amount constitutes a violation of California Civil Code § 1785.25(a) and the Fair Credit Reporting Act (FCRA). 2) Ignored Formal Request for Invoices: I submitted a formal request for the invoices via email to ModeraGlendale@MillCreekPlaces.com, yet I have received no response. 3) Obligation to Maintain Resident Portal: As a former tenant, I am under no obligation to maintain access to the resident portal after vacating the premises. All post-tenancy communications, including any invoices or notices of charges, should have been mailed to my forwarding address as required by law. 4) Invalidity of Provided Invoice: The "invoice" provided is neither legally valid nor acceptable in California courts for the following reasons: A) Failure to Mail Invoice Within 21 Days: California law mandates that a detailed statement of deductions from the security deposit must be mailed within 21 days of vacating the premises. I did not receive any such invoice within the required timeframe. B) Absence of Required Receipts: California law requires that any charges exceeding $125 must be substantiated with receipts. The charges listed in your invoice lack the necessary documentation and exceed both the inspection estimates and prorated amounts., and the initial inspection amount. C) Improper Charges for Painting: California Civil Code prohibits landlords from charging for repainting due to normal wear and tear. The paint condition when I vacated was identical to when I moved in, with no scuffs or nail holes, making any charges for painting unjustified.

From day one, the property management and maintenance teams have been nothing short of exceptional. They are incredibly kind, approachable, and genuinely create a personal connection with residents--which is rare to find. Every maintenance request I've submitted has been handled quickly and efficiently, but what really stands out is the follow-up. I'm never left wondering about the status of a ticket--they proactively keep me informed every step of the way, which makes such a difference. A special thank you to Dana, the property manager, who has been amazing since coming on board. She is attentive, organized, and truly cares about the residents and the overall experience in the building. And Leonard from maintenance deserves just as much recognition--he is fantastic. Professional, reliable, and always goes above and beyond. There's currently some minor construction happening on the first floor, and I initially thought it might be disruptive--but it's honestly been the complete opposite. It's so well-managed and unobtrusive that I barely even notice it. The construction team is also incredibly friendly and respectful, which just adds to the overall positive environment here. All in all, this has been such a seamless and enjoyable transition for us, and I truly couldn't recommend this building more. It feels like home--and that says everything.

People let their pets pee everywhere around the building, including in the grass areas where families and children spend time. These areas are not supposed to be used as dog toilets. Two days later, we came in to finalize the reservation, only to be told it was no longer available. My main concern was the lack of communication between the staff. The employee I initially spoke with knew we were planning our event in the Sky Lounge, but that information wasn't communicated to the rest of the team. By the time we came in to finalize the reservation, we had already invited our guests and made arrangements for the celebration, only to be told the space was unavailable.
