My rent increased a significant amount and I am no longer able to afford it, so please keep that in mind if you're looking at this place. Living here is a nightmare. I believe Chris Babaian is the worst manager ever. He does not know how to solve parking issues and tows residents every other day. Someone breaks in our car, steals valuables from the garage and he does not properly watch the camera recordings to give us ANY information. Though the cameras are EVERYWHERE. Someone is blocking me from entering the (first come first serve) guest parking. He does NOTHING, just calling the tow truck for other car who parked on the my place instead, and cancels it right away when we go home. Again he does NOTHING. Unsanitary common spaces. The management never cleans up the trash, waste nor invests in the amenities. They are always dirty which I mean dog poop, piss everywhere! For days. It's seriously disgusting. The pool is small and always dirty. Many tenants park in handicap and other spaces not assigned to them. Management has zero control or influence. It's the Wild West here. We have lived here for over 4 years. Rent has gone up 1000 a month and customer service has dropped severely. We have had one issue with a very noisey neighbor ....we were told to pound sand by the management company. Wait it out a few months?? Lol wtf? I would recommend spending your $$ else where. It's too expensive for how dirty and how little care there is for anything here. Again. Trash, poop , piss everywhere all the time ...in elevators, common spaces and by the pool. Noisy disrespectful neighbors that violate every rule in the lease agreement. Management incompetent and lazy. Laughable. 2 maintenance guys are good guys. Location is good. Stay Way. Much better places to stay in Glendale /Pasadena/Burbank area. read more

Modera was an amazing complex in a great area until the new assistant manager Lisa took over. Their parking situation is a absolute mess and has inconsistent rules. I have parked in future resident parking about 15 times which I asked the previous manager if it was okay to do so, and she told me it was. Lisa however has switched all the rules and called to have my car towed with ABSOLUTELY no warning whatsoever. If she would have called and gave me a warning I would have kindly moved my car and realized that the parking rules have changed. But she did not. She also lied and said she tried to give a warning which was completely false. She said she "tried" to send an email. I guess she doesn't know how to work gmail. They desperately need to work on their management and not change rules all the sudden because the sudden rule changes cost me $500. read more

We lived in Modera for about 3 years and half and it was a good experience overall. Ivan was our agent and he was the one we signed our lease with. He was always helpful and nice and we are so thankful he was at that property. He was excellent and they're so lucky to have him. I have no complaints about him at all. Maintenance was always quick with work orders and were fairly friendly. Within 24 hours we would get the work orders done. A few thIngs to note is that the cleanliness of the property declined quite a bit since we first moved in. In 3 years the hallway carpet was washed once and stopped getting vacuumed. I had to constantly vacuum my area because leaves and trash would always appear in the hallways. The dog wash was always gross and full of dog hair in all the corners. The dog shampoo dispenser never got refilled in all the years I lived there and it was just poorly maintained. People on this property hate picking up their dogs poop. There would be pee in the elevator constantly, on the walls and hallways. Doggy bags would sometimes go days without being refilled but even with the doggy bags people would never pick up after their dogs The fire alarm is a HUGE issue on this property. They go off constantly and at all times of the day. Even with them "working" on the alarms it was always an issue in the broiler room, or someone smoking in the elevator and what not. This is the biggest complaint I think everyone had at this building. THEY WILL NOT RETURN YOUR DEPOSIT! be ready to say goodbye to it, the minute you give it up. We left with no major issues in our apartment. Walls just somewhat scuffed and all the portraits/ paintings holes filled. The place was returned spotless with no damages and the carpet simply needed a wash. HOW could a property dare charge the deposit and request extra. I've attached photos of how the apartment was left for everyone to judge it for themselves. Almost $600 gone in deposit just because. Sadly I don't miss the place, don't miss the poop, don't miss the alarm going on all ours of the night. It's sad that tenants leave feeling robbed, really... read more

Want to live in a place where everyone is literally scared to have their guest park here ? Be my guest. All of these new rules for parking has left the garage empty. Now guests have to pay to park, the gym has limited hours (used to be 24/7), and now people can rent out elevators?? This building isn't very big to begin with so it inconveniences everyone. Lived here for a minute and the best thing about here was the unit. That's why I stayed as long as I did. I'm not exaggerating when I say that this place has the worst manager ever. Chris Babian for some reason has made it a part of his life mission to have no one park in the guest parking area. Cars get towed (including one of my guests) and/or stickers get put on your car for a so called "parking violation." Also, if you want guests to stay overnight expect to pay a fee of $5 a day! Yeah, you heard that right. After increasing people's rent over $400, they are trying to charge residents to PAY for guests to come park. He'll say it's so everyone gets to park, but the garage is a literal ghost town. Meanwhile, the garage is dirty, there's dog poo/pee stains everywhere in this community. Including in the hallways! He'll say he had them cleaned, but I'll attach a photo and you can see for yourself. There's cracks in the ceiling and cracks on the floor. The term "luxury" for this building is laughable and the manager is a joke. Maybe he should focus on the actual cleanliness of the building instead of harassing guests who park in the parking area. Sorry Chris, no amount of resident "parties" is going to make up for the fact that you have your focus on the wrong things. This place is only out for MONEY MONEY MONEY. For only $4,000 a month, your money is well-spent because you'll constantly be irritated by the family reunions featuring the entire population of Glendale in your backyard! So this is just my review from a prospective tenant standpoint. Now that I've been burned by a previous complex (see my review of Del Mar Apartments in Rancho Cucamonga) I'm much more wary of apartments when they self-proclaim as luxury. Here goes: So the first thing I try to do when I try to tour an apartment is try to breach it. Yeah yeah, I know what you're thinking, how criminal. Well, this is literally what physical security analysts do. How easy is it to tailgate in behind someone else into a gate, can non-residents easily go up shared areas such as elevators or swimming pool areas, etc etc. Security is highly valued at Modera. I couldn't go up the elevators because they require community-issued key fobs. Not hard keys, actual digital fobs. Same with all the gates. There are cameras everywhere. Like it's hard to find a place where there isn't one. I emphasize security in my review of apartments now because that's a necessary component of living anywhere. The idea of "home" should not give you stress, it should give you comfort. And at Modera I certainly felt that, mostly. Mostly? Yes, just mostly. Where the 4 star rating comes in and not a 5 star is the staffing component. We met with Ivan. Really great consultant, highly knowledgeable about the services and partnerships that Modera has with, say utility companies and deep understanding of services in the area such as shopping malls, grocery stores, etc. But it was just Ivan. They are very understaffed there, and while that sounds bad, I can see the devil's advocate standpoint, if your apartment is close to 100% occupancy, sure maybe you can cut on labor as a property management organization. But seriously, one person on a weekday? When I came in, there were packages backed up in the main office. I felt bad for Ivan because he was back to back with appointments and walk ins from prospective clients. That, and the LuxorOne package locker was apparently full so even if Ivan or a transport courier such as FedEx or UPS were to try to deliver to the locker, they wouldn't be able to. If the complex has close to 200 apartment units, I honestly think there should be more than 3 package lockers. One locker doesn't scale especially in the day and age of eCommerce shopping habits. ESPECIALLY in an urban city like Glendale. Now as far as the apartments themselves, I liked what I saw, which was a 3 bedroom, 2 bathroom set. Really modern looking apartment. Since Yelp restricts videos down to 12-15 second clips, I uploaded a clip showcasing the kitchen. Modern appliances, if you look up the model number of the dishwasher, you can see it's one of the newer ones that actually cleans and dries your dishes instead of the older type units that just blast water and detergent and do a half ass job at drying. The refrigerator has an ice dispenser built into the freezer door and the refrigerator is quite spacious. Hardwood floors and a center island that is fully movable/modular. Bedrooms had carpet, and the closets are nothing to complain about. Washer and dryer are front loading which is even more cost effective AND longer lasting for your clothes! Garage, it's urban, shared across the entire complex, requires a key fob to get in. You get a storage cage in front of your space where you store other things like backstock detergent refill, or a bicycle or something. All in all: This is what a luxury apartment should be like. One more note on security, the gates are fully enclosed, meaning you can't jump in. Yes, you can tailgate behind someone else, but like I said earlier, there are cameras everywhere. We were also informed that there is a security contractor that works the night. I will be returning to the complex later next month to validate this assertion but from what I've been told so far, I'm cautiously optimistic. read more

I've lived at Modera Glendale for one year now, and I can't imagine moving away. The management has been fantastic, promptly responding to service requests, replacing my garbage disposal without a fuss, and installing window coverings upon realizing that my apartment didn't have its own at move in. Best of all, my rent stayed the same for next year - no year-to-year massive rent increases here! The apartment is very quiet, with the exception of street noise as my apartment faces Central Ave, and the other residents are all friendly and courteous. read more

Ambulances and fire trucks are going to be waking you up during the night maybe 3 times a week. I found out that the paramedics' fastest route to the Glendale hospital is by CENTRAL AVENUE. Fire alarms go off a lot. And the smoke detector inside the kitchen is VERY, VERY SENSITIVE. You will hear yours go off within 5 minutes of using the oven. You will hear your neighbor's. If those don't wake you up, it's someone flooring their daddy's car when the light turns green. It's so bad that the manager herself moved from Central side to the Doran side. Nice perk for being an on-site manager sucks for everyone else. Talking about management, she sure likes to beat around the bush with all the answers. You will never get a straight forward answer. It's always an ambiguous response. I asked her where do I put my moving truck. She told me "We don't allow trucks inside the garage and here and there." So pretty much, she's suggesting the only place I can park my truck is on Central Ave. And if you ever seen the signs on Central, it's all "NO STOPPING AT ANY TIME." She didn't give me a "checkout list prior to move out" which I was told by the other workers, she should've but looks like I wasn't the only one.. Community - A lot of smokers. Always someone smoking in the patio (tobacco and weed). Brats who don't know how to clean up after their pets. HORRIBLE parking. I know it's Glendale but wow, seriously, they make the two-lane garage into a one-lane garage. read more

I lived at Modera for three-and-a-half years, and during most of that time, we genuinely liked living there. It's close to Disney and Dreamworks (for those want a short commute or nice, casual bike ride to work), while also being close to all Glendale's wonderful shopping and entertainment. As a bonus, AT&T also offers Gigabit internet and there's plenty of great amenities like in-apartment washer/dryers and extremely friendly and knowledgeable maintenance staff. Early on, the office management team (Roxanne, Ivan, and Richard) were just fantastic. Always friendly, helpful, and keenly dedicated to keeping the community a great place for everyone... especially families, which was tricky to balance being so close to the heart of the city. Since this is a very urban location, you will always be exposed to the sounds of traffic, sirens, street lights, etc... but that should be obvious for anyone looking. In recent years, however, management has changed quite a bit and in those final few months we were left with a really bad taste in our mouths... sometimes literally. Although a no-smoking community, smoking runs rampant - both cigarettes AND marijuana. The elevators are also frequently chokingly thick with the smell of cigarettes or pot (or sometimes both), as well as dog urine. That is, at least when the elevators are working - they seem to break down at least once a month these days. Most of this would have caused me to leave a "meh" 3-star review... but the horrible experience of moving out has obliterated any hope of my honestly recommending this community to anyone. It's abundantly clear that recent changes in management staff have been for the worst and I don't see any chance of this turning around. First, over the last 3 months we had a working microwave maybe 14 days (and only because they provided a tiny loaner). Every time the microwave was repaired/replaced, it immediately broke again. Finally, they brought in a specialist from Whirlpool who, within 30 seconds, announced "Your ground is live." So it sounds like the outlet was not just killing our microwaves, it had been a fire hazard. We were horrified. The microwave never did function again by the time we moved out. Upon giving our notice we scheduled a final inspection walkthrough with Ivan (one of the last remaining of the old guard, and who is a genuinely fantastic and helpful person). While we were moving out, the day before the inspection, we discovered a stress crack in one of the windows. Stress cracks are a straight-ish crack that forms at the edge (under the bezel) and creeps out across the surface. I'll post a photo as soon as I find one, but they are extremely distinct - incidentally they're the same straight-curvy kind that can creep out from the edges of your windshield for no apparent reason; caused by common environmental factors like vibration (like a busy street, earthquake, or power washing) or fluxuations in temperature. This window was hidden behind the sofa for about a year and very easy to miss, but we assume it likely happened during the recent July earthquakes. Since we were literally moving out at that very moment, we figured it was pointless to open a maintenance request and we'd discusss it during the walkthrough the next day. The walkthrough never happened. No-one ever showed up. I'd taken the day off to wait for it and stayed at the apartment from 10am to 4pm, walking down to the lobby several times to find someone when the scheduled time came and went. Maybe I was unlucky, but nobody was around/available the few times I did (also - isn't skipping out on an inspection illegal in California?). Jump forward to today - management is trying to charge us $450 for the window, despite the fact that any reasonable person could instantly tell it was a stress crack at glance. Given my past positive interactions with office staff, I figured I'd call and we'd be able to sort it out quickly - instead, the person on the phone (Dione) was on the attack from the get-go. I have never experienced such awful, aggressive, volatile, tone-deaf, unprofessional treatment in my life... and I used to work retail! I tried to repeatedly explain the situation (as calmly and clearly as I could while being literally yelled at) but I swear to God I could barely get a word in edgewise. I also asked for a $100 credit for the months we went without a microwave - a drop in the bucket for a community that charges well over $3k for rent and was told (I quote) "Never gonna happen" - then she denied that Microwavegate situation ever even happened! When it came to the window, I was ultimately told point blank "take us to small claims court." People, don't rent here. It's not the same Modera it used to be, and you will very likely regret it. They also increase the rent significantly every lease, so you have that to look forward to, as well. read more

This place is overpriced. It looks nice and shiny but if you move in, you'll be very disappointed. If you like to cook, don't live here. I essentially couldn't use my stove top or oven (above 400) without the fire alarm going off. When asked for help, all I got was a shoulder shrug. Which was the same reaction I got when I asked about noise. It's not really a community here so they won't speak to the resident making noise, they'll do the legal minimum: notify them of a noise complaint (after which the person above me retaliated by being even louder) then ask you to document these disturbances for up to 4 months so you can bring that person to court/file a complaint. If you don't like random smells in your apartment, don't live here. There's a no smoking policy but it's not enforced. And since the windows and doors to the exterior aren't well insulated or sealed, you'll smell anyone smoking around you or just really any food or street smells depending on the wind. Because the residents don't adhere to the no smoking policy, the fire alarm goes off fairly often at all hours of the night. If you'd like kind staff that are cultivating a community, don't live here. The staff are unprofessional and unhelpful. I'd asked for a heads up when my move-out inspection was completed so I could repair things myself but I never got a call, only a statement showing how they took most of my deposit. Even after they made the repairs without my approval, I'd asked to speak to Ivan to go over them to understand what was done. Never got a phone call about that either. (Side note: When I was making these arrangements, the staff at the front desk talked trash about another resident. The stars for this review are mostly for the location and the gym. It's convenient and surrounded by lots of stores and places to eat. The gym is missing a heavy and/or speed bag but it's nice otherwise. And when I moved in, the staff was great. I guess just after that they went through an ownership change and it's gone downhill significantly. read more

So I'm writing this review as we've been able to get a really good idea of how things are at Modera - we moved into Modera in Nov 2016 and renewed for a 2nd year so we've been here now for almost 1.5 yrs. My husband and I looked at multiple luxury apartments in Glendale (Altana, Lex on Orange, Onyx, The Brand, etc) and by far we liked Modera from the beginning because of the management from Richard as well as Ivan. There's a surplus of luxury apartments in Glendale now and so even though competition could be stiff, from my experience - I'm a firm believer that if you want to enjoy the place you live at, you need to have GREAT management. Richard was super informative throughout the whole process of when we decided to make our home here, and even better as we have lived here (and now with a baby) he has always gone above and beyond for us whether we needed to get a light bulb change, rent a bicycle, or even helping me locate a package. (I was urgently looking once for a package and I'll never forget when Richard helped me during Christmas time when it was crazy and went through ALL the Luxer lockers and packages back in the office to help me find mine. I really appreciated his help in that moment because it was something that I needed urgently.) He's simply the best! I will say though, when they had other younger staff members, it got kind of frustrating with their attitudes and not being as helpful, but I think things are turning around now. (And thankfully Richard is still here! haha) We have enjoyed living here overall as its still well maintained, safe, clean and more importantly the other tenants in the building are really friendly and respectful to us and one another. We've had our friends over for bbqs and other events, and they are always pleasantly surprised with how nice our place is in the heart of Glendale. haha So yes, 5 stars!! Love Living Here-Management is the BEST I don't understand any reviews saying that Dion or anyone else isn't simply outstanding. I have lived in a lot of apartments since moving to the Los Angeles area in the early 90s and I can say that this one is by far leagues above the others. It's great to always be greeted with a smile and a hello. We haven't lived here that long and they know who we are and what apartment we are in, that goes a long way. The amenities are great IMHO. The gym is small but gets the job done and if not we are walking distance to Equinox, Women's Only Fitness, 24 Hr Fitness, Gold's Gym & L.A. Fitness---WALKING distance. The pool isn't huge but honestly the complexes with huge pools or rooftop poos usually also come with parties all the time. The apartments themselves are super quiet even with people outside in the courtyard. The keyfobs are an extra layer of security for entry and to use the lifts. Our apartment was prewired with fiberoptics so Uverse got us set up fast and everything works great. It's dog-friendly so my little one has lots of friends. I'm so happy about living here. TIPS---if you don't like street traffic noise and want to keep your window or patio door open, choose an apartment not facing Central-as Central is a major street so it's busy with traffic and all the noise that comes with. read more

My husband and I just finished our 12 month lease at Modera and we chose not to renew for personal reasons. However, we truly enjoyed our time there and look back at the Modera very fondly. After looking at some of the reviews, I'm seeing that there are complaints about dog urine/feces, but I've never had an encounter where it wasn't cleaned up immediately (we lived on the side facing Sanchez). Also, some reviews state that the apartment is understaffed but I've always seen two or more people in the offices at all time, a full staff of maintenance staff, and if unavailable, you can call the modera line 24/7 to request services. The only two cons that we had include: (1) that our apartment was loud when we opened up our windows, which they warned us about upfront, because we were facing the freeway. However, we chose that specific unit because we didn't want one that had direct sunlight coming in. And (2), there was a lack of guest parking at times- but this isn't a deal breaker as there is plenty of street parking on pioneer and orange. We wanted to give a special shout out to Richard in the leasing office. He was always SO nice to us and all my guests that came through to get parking passes. He really was one of the best parts of our experience at Modera. read more

When I first came to view my future apartment I got stuck in traffic from downtown LA and made it to the leasing office 15mins before it closed. Richard was kind enough to still show me the unit even though it was close to clock out time. One of the reasons I ended up choosing Modera for my next apartment and signed the lease the next day was due to Richards excellent customer service. He goes above and beyond and is genuine. With so many new nice apartments to choose from it really comes down to the customer service and Richard sets Modera apart.
