    Figured it was time to write my review. I didn't feel inclined to before, but I feel like I must now. Been here since 2019 and have seen lots of shifts in the building in terms of the people, cleanliness, and rule changes. I've had a man break my windows by throwing rocks from the outside. Police had to come. I asked Modera to change my apartment location because I didn't feel safe, and was met with a lot of resistance. I had stuff stolen from my storage locker in the parking garage. I asked for footage from the cameras and was met with resistance with that as well. I was also told that the camera couldn't even see where my car is parked. Apparently, my car is in a blind spot that I didn't know about before. Security comes at night, does a quick! walk through, and then leaves. Police had to come to the unit next to mine and use a battering ram to open the door. There was someone screaming out of concern for who was inside. A gun went off in this building and for my own safety I asked which floor, and was met with no answers and no follow up as to what happened. I also witnessed from my window a male on the edge of the balcony threatening to jump. The quality of the building also went down during this time in terms of cleanliness. Pet waste stains in the carpet, in the hallways, in the garage, and the stairwells.The stairs have cigarette butts and/or trash. There was a carpet cleaning, but it wasn't enough. People smoke here and management can't seem to do much about it besides email tenants. One day I noticed that there were cracks in the ceiling and on the floor, which makes me concerned for the actual stability of the building. During the pandemic I paid every month with limited access to amenities. Now, they've changed the hours at the gym. It used to be 24/7, which is something I really liked in my lease. Parking used to be a little tricky in the guest parking area, but it got resolved with residents getting a guest pass every day from the office. Now, the current manager has focused even more on it with a digital system. Parking is so empty now because people are afraid to park because of all of the new rules. You can have guests come for free short term (6 hours) but you only get 24 hours in a month. If you want guests to stay over, you get 5 full day passes a month and that's it. After that if you want an overnight guest, you have to pay $5 a day. It baffles me that the amount we pay for a luxury building, tenants are being put in a position to choose when/how often they can have someone come visit. Or they have to "figure out" how many passes they have left in a month. Absurd. Residents aren't allowed to park in guest parking, but if they pay now it's okay. The rules just seem inconsistent to be honest. They tried to raise my rent $700 with a lease offer. That was with no upgrades to my unit or to the building. Price gouging at its finest. No, you have to pay for the fridge filters for the fridge that comes with the unit. This building loves money, simply put. Seems like they're trying to make up for people not paying rent during the pandemic. They towed one of my guest's cars. They said they're supposed to give you a courtesy call, but I didn't get one. I asked for the location of the towing place and was given the wrong address. SMH. It did get resolved with the manager Chris, but it still left a bad taste in my mouth. It just seems like long term tenants aren't valued as much as new ones. They want new people to come in and pay higher prices over keeping long time tenants happy. So many people I know end up leaving because of these concerns. Maybe I'll be next. I've loved my unit, and the maintenance guys are good and responsive. Location is great. The change in management here has just really soured it for me.

    Modera is a nice and calm apartment complex. The staff was very friendly and helpful during the sign up process. The pool and gym are a bit small but the apartment has a good spacious rooms. The issue with the property is that management doesn't respect residents privacy. The leasing office is right by the entrance of the building and they always question my guest when they visit me. During my lease term I felt harassed by management. They have no security on the premises and you have homeless people sleeping outside the building door. The trash chutes get filled with trash and don't get emptied out on time so everything gets stuck. Overall I wouldn't recommend this place to anyone especially if you want to have your privacy.

    We lived in Modera for about 3 years and half and it was a good experience overall. Ivan was our agent and he was the one we signed our lease with. He was always helpful and nice and we are so thankful he was at that property. He was excellent and they're so lucky to have him. I have no complaints about him at all. Maintenance was always quick with work orders and were fairly friendly. Within 24 hours we would get the work orders done. A few thIngs to note is that the cleanliness of the property declined quite a bit since we first moved in. In 3 years the hallway carpet was washed once and stopped getting vacuumed. I had to constantly vacuum my area because leaves and trash would always appear in the hallways. The dog wash was always gross and full of dog hair in all the corners. The dog shampoo dispenser never got refilled in all the years I lived there and it was just poorly maintained. People on this property hate picking up their dogs poop. There would be pee in the elevator constantly, on the walls and hallways. Doggy bags would sometimes go days without being refilled but even with the doggy bags people would never pick up after their dogs The fire alarm is a HUGE issue on this property. They go off constantly and at all times of the day. Even with them "working" on the alarms it was always an issue in the broiler room, or someone smoking in the elevator and what not. This is the biggest complaint I think everyone had at this building. THEY WILL NOT RETURN YOUR DEPOSIT! be ready to say goodbye to it, the minute you give it up. We left with no major issues in our apartment. Walls just somewhat scuffed and all the portraits/ paintings holes filled. The place was returned spotless with no damages and the carpet simply needed a wash. HOW could a property dare charge the deposit and request extra. I've attached photos of how the apartment was left for everyone to judge it for themselves. Almost $600 gone in deposit just because. Sadly I don't miss the place, don't miss the poop, don't miss the alarm going on all ours of the night. It's sad that tenants leave feeling robbed, really...

    I would not recommend renting at this property. The elevator was out of service for more than 20…read moredays, and neither I nor my emotional support animal could safely use the stairs daily since our unit was on the top floor. I had recently undergone an MRI on my leg, and my dog was on pain medication for his legs, yet management provided no assistance, no alternative accommodation, and no rent credit for the time the building was uninhabitable. On top of that, I was unable to work because I run a photography business and need to carry heavy gear daily -- which was impossible with my leg condition and no elevator access. I had to temporarily move into an empty apartment I had just applied for since my lease was about to end just to have a safe place to stay and work while my belongings remained stuck upstairs. This meant hiring movers twice at my own expense, because the first time they could only move my clothes and work equipment. Communication from management was minimal and dismissive -- especially from the regional manager, Matthew. For tenants with disabilities or even basic mobility needs, this situation was completely unacceptable and extremely stressful. I will be filing a formal complaint with the Los Angeles Housing Department (LAHD) for habitability and accessibility violations. Additionally, if you don't want to wake up every morning to loud trash takeouts or struggle to sleep because of a nearby restaurant that blasts music on weekends (despite having no proper roof), I'd strongly suggest staying away from this property. Forget having your windows open -- noise is constant. Both I and other residents have called the police multiple times just to be able to sleep, since parties often go until 1-2 a.m., followed by trash collection at 7 a.m. directly under my unit. While I understand this may not be the building's fault, I felt completely blindsided when signing my lease. Future tenants should be aware of this, as it directly affects quality of life. Lastly, the building itself is poorly constructed. My AC unit and ceiling fan both made loud mechanical noises. When I filed a maintenance request, I was told that "every unit sounds like that." A few days later, the AC started leaking and required a part replacement -- confirming that it had been malfunctioning all along. Also they never properly clean the gym. They only takeout the trash and clean the bathroom, the machines and the floors are extremely dusty. I made mistake of wearing brand new white short there once and after they were so stained after using the dumbbells that I had to bleach them. I'm very glad I documented everything throughout my tenancy and only had an eight-month lease. Future tenants deserve full transparency before renting here.

The good (and not-so-good): ~ Area is safe and super close to shops and restaurants. ~ Americana and Glendale Galleria are within walking distance. ~ A movie theater (Laemmle) and a restaurant (Panda Inn) are on the ground floor. ~ Community spaces are always clean. Someone cleans it regularly during the week. ~ Occasionally, the elevator or garage gate would be out of order, but someone usually gets it fixed in a timely manner. ~ Walls are good and you won't hear your neighbor talking or watching TV (which is a huge plus). But since floors are the vinyl plank kind (except for the bedroom where it's carpeted), you can and will hear the steps from your upstairs neighbor. Unless your neighbor walks like an elephant, it is usually fine and tolerable. No biggie. ~ Finishes and materials, while modern, do not scream luxury or high-end (still look good, though, don't get me wrong). The good thing is that the building is fairly new, so everything is still in relatively great condition. Everything works in the unit, so there's little (if any) need for maintenance and repair. ~ When it comes to neighbors, it's a pretty quiet community. I've seen residents come and go through the years, and overall, the tenants here are a good bunch. Small families, couples, and working professionals. No loud, rowdy college students here. Just really good peeps. The best part of this place? Alex, the community manager. She is a ROCK STAR. From the moment I inquired about leasing to now (two renewals after and over 3 years living here), she has been nothing but a joy to deal with -- a true professional. She handles everything with ease, and quickly responds to questions and concerns. I have been impressed with her since day one, and she is definitely one of the reasons why I love living here.

From day one, the property management and maintenance teams have been nothing short of exceptional. They are incredibly kind, approachable, and genuinely create a personal connection with residents--which is rare to find. Every maintenance request I've submitted has been handled quickly and efficiently, but what really stands out is the follow-up. I'm never left wondering about the status of a ticket--they proactively keep me informed every step of the way, which makes such a difference. A special thank you to Dana, the property manager, who has been amazing since coming on board. She is attentive, organized, and truly cares about the residents and the overall experience in the building. And Leonard from maintenance deserves just as much recognition--he is fantastic. Professional, reliable, and always goes above and beyond. There's currently some minor construction happening on the first floor, and I initially thought it might be disruptive--but it's honestly been the complete opposite. It's so well-managed and unobtrusive that I barely even notice it. The construction team is also incredibly friendly and respectful, which just adds to the overall positive environment here. All in all, this has been such a seamless and enjoyable transition for us, and I truly couldn't recommend this building more. It feels like home--and that says everything.

I understand the cleaning staff are working every day and this is not only their fault. The real issue is that many tenants are being completely irresponsible with their dogs. People let their pets pee everywhere around the building, including in the grass areas where families and children spend time. These areas are not supposed to be used as dog toilets. The smell is horrible and the entire environment feels anti-sanitary and unhealthy. Something needs to be done about irresponsible pet owners because the situation is getting out of control.

Two days later, we came in to finalize the reservation, only to be told it was no longer available. My main concern was the lack of communication between the staff. The employee I initially spoke with knew we were planning our event in the Sky Lounge, but that information wasn't communicated to the rest of the team. By the time we came in to finalize the reservation, we had already invited our guests and made arrangements for the celebration, only to be told the space was unavailable. I appreciate that an alternative space was offered, but it wasn't what we had planned. Thankfully, we found another place that worked out even better. Thank you, and I wish you all the best.
