This review is based on December, 2019 and April, 2020. Last year, we had a multitude of problems that needed fixing and I emailed my landlord about them. Within hours he responded back promptly, asking specific questions about the issues at hand and communicating was no problem at all. The next day, he arrived and checked up on everything and had them fixed. I've rented in many places and to have management that is this responsive was refreshing! Last month, husband and I made the decision to move out and we contacted Rick but due to the current pandemic, there was a slight delay in him getting back to us. He dealt with it professionally, apologizing for the delay and explaining his current situation and ensuring us that the leave would be done smoothly and properly -- which indeed has been so far. I've lived in one of 323.APARTMENTS' Glendale buildings for a little over 3 years and it has been great! The neighborhood overall was nice, with shopping areas just a couple blocks away. The landlord, Rick, is easy to communicate with and quick to respond whenever there is an issue in the apartment. The maintenance team fixes those issues with in a fairly short timeframe too. This has been long overdue. I am writing this review in my capacity as a tenant at one of the properties owned by Admiral Realty. Pardon me for the long review but they are that good. Premises - Me and my wife have been tenants with Admiral Realty for the past 3+ years. We rent a townhouse on 638 E Tujunga Ave., Burbank, CA. The unit is very spacious with 2 underground parking spots. Neighborhood is very quiet and safe. Streets around this place has lots of trees. We get a really nice view of the Verdugo mountains from one of our bedrooms. Wildwood Canyon park is a nice spot for a quick hike from where we live. This place is very close (1 mile) to Burbank downtown. Staff - Rick and his team are a bunch of super nice human beings. They always try to understand the scenario from a tenant's perspective. Support - Rick has created this awesome ticketing system for Admiral Realty where in we can: 1. Log in and look up the website's knowledge base on something that can be fixed in DIY mode. 2. Submit maintenance requests via the website for other issues. 3. Keep track of the requests. 4. Engage with a software via text messaging of hash tags to get details on topics like "lease detail", "intercom code", "discount on rent" etc. Maintenance - Rick and team are always there for you when you need them. They are very responsive depending on the priority of your request. They also come in twice a year to change the A/C filter. Rent - It is reasonable compared to other similar units in the neighborhood and they do share factual evidence on the renting market around you. They are quite honest about it. Another feather to their cap would be the fact that we are boomerangs to them. Yes, that's right. We left Admiral Realty in May'17 due to work reasons and within 2 weeks we came back. We didn't like our new place and we realized the quality of our old place with Admiral Realty. We missed them so much that we checked with Rick to see if our old unit was still available. He said it was and rented it back to us. He said they value us a lot and were glad to have us back. That means a lot to us. The team at Admiral Realty focuses on the principle of good people make good cities. That is something that we truly believe in. In the end I would say that in my 9 years of renting in United States, Admiral Realty tops my list in terms of the value they bring to the tenant. read more

About a month ago, I had left my rental in Burbank since I have purchased a Condo. I just wanted to leave a review here. I had been a tenant with Admiral Realty at my place in Burbank for 12 years. It has been a great experience. Any issues that I had in my rental, Rick has taken care of them. The pricing, in my opinion, is very affordable for the quality of service you're getting and the location you're in. We've lived at one of their apartments located in Burbank for over 18 years and every time we called the manager to fix something the maintenance crew was showing up the very next day. The unit had a big balcony from both of the bedrooms and the closets were big and spacious. The kitchen was a bit tiny but big enough for our family. The building was very clean and always well manicured lawn and flowers. The extra point was to have a street parking available at all times for our guests. The surrounding streets are very safe for walking and we enjoyed walking with family every evening. The shops were on a walking distance too so the location of our building was in a prime location in Burbank. read more

We were greatly impressed as soon as we walked into the apartment and my wife went to the kitchen stove to see how clean it was - these guys had scrubbed the individual burners not just an easy oven spray job. I still remember he reaction and that was in 2001. I'm not saying the building is amazing, but I am saying the management takes meticulous care of their product. We don't have hardwood floor. These guys are builders and they explained by carpet dampens noise and how hardwood floor is very noisy. They put hrdwd floor on the lower units but carpet-only on upper units. To me.. that means they know what they're doing. Our building is relatively older but in great shape and they even just painted the parking lines in the garage area. read more

It's very easy to communicate with their team whenever design issues or supply issues come up. In fact, their apartment buildings are designed with HVAC systems maintenance in mind - easy-access ladders, convenient power supply sources etc... My husband and I have been living on their property for over a year and we can't complain. Location is great. Rent is manageable. If there is an issue, it can be reported via website (or app) and response is quick. And besides, Admiral did emphasize to not hesitate to call if we needed anything. Just recently our bathroom faucet was starting to become a pain. We put in a request and the issue was handled the next day. It's so nice to have a landlord who cares about me. I just bought a new car (black) and the when I parked the car in the underground parking, some water dripped on the hood of my car. I flipped. I had a stain on my car and it was only a week old. I wasn't sure to complain about it or not, but decided to write a short little complaint note using their phone app. I attached a few photos of the issue. They responded in about 2 hours and said they would gladly pay for a free car wash. That's what I'm talkin' about.. just being nice. They were classy enough to say they would cover $20 for the car wash.. and you know, in retrospect, the $20 was not a big deal and I did wash the car later and never even bothered to submit the receipt for reimbursement. It was just important to me that they UNDERSTOOD my frustration. Admiral Realty GETS it. I highly recommend them. read more

Lived at one of their properties for a year since my job is literally 2 blocks away. Living there has been great. My location was quiet and the other tenants were good neighbors. The application process happened very fast which was great because I needed a place ASAP. They like to kind of screen their tenants to make sure they have decent people. so expect to have respectable neighbors. Moving out was a breeze also. I set up a move out date and inspection, they came at the agreed time and they I was gone in about 30 minutes! Getting assistance from management is also easy as they have an online form for requests. Replies take a few hours or less depending on the urgency. Anyways, I recommend this company for an apartment. They're good people. read more

I highly recommend renting here. It's A great place to live in a great location and most of all the property management is flawless. I can't complain about a single thing. I contacted the property management company about my garbage disposal that went out through there website. They have an area were if you have any problems or need to contact someone you just fill out a ticket and they will contact you. I did so thinking great it's going to take at least a week to get a response. Well I was wrong I received a response within 15 min and within under 24 hours I had a new disposer. I leave the best for last! On top of fantastic service that I have always received, my rent is well under what the going rate is. That's what I call a win win! read more

We have LOVED living in our apartment for the past 2 years now! From the beginning, Rick was accommodating and helpful in listening to what we were looking for in a living space. He showed me several other options for apartments in the area, and they were all in such a prime location with great amenities. He gave us a GREAT deal on our place, gave us a lot of time to consider whether we would want to move in or not, and did not pressure us into making a decision. They are timely with completing any service or maintenance requests, and the web portal makes it so easy to communicate any issues. Coming into our third year of living in our apartment and renewing our lease, we had concerns about a rent increase since our apartment cost is below market value. My roommates and I have several situations that made finances tight, and we verbalized these concerns to Rick. He listened to our concerns and negotiated a great deal with our rent (essentially, no rent increase) for this next year! I reached out to this company to inquire about an apartment in Burbank and left multiple messages with their answering service. My calls all went unreturned. I finally had to Google some info and track down the business' direct phone number and when I spoke with the man that answered he was very short with me and extremely rude. When I called him out on his phone demeanor and said 'wow you are rude', he hung up on me! I strongly discourage anyone considering renting through them as anyone that is this rude in not someone you want to enter a contact with and do business with!! Stay away!! read more

We have lived at an Admiral Realty property for 4 years and both me and my wife highly recommend them. We were both struck how the landlord keeps the properties in tip-top shape and responds quickly to any issue. The maintenance crew has always been responsive and respectful for emergency and non-emergency issues with our apartment. I once made an emergency call on a Sunday of a 3-day weekend and the crew was here in 2 hours fixing the issue. Amazing. Be aware of this guy. Very shady and extremely unprofessional. I went in to see a place he had advertised on Zilow. The ad said a single family house, I get there it is a six unit apartment building. Except the front unit which was advertised looks like a house. And as I walked around the building I did see the front unit to be empty. But he claims (very rudely) that the wording on the ad is not his but its Zilow's. The ad clearly shows the unit in front to be the one for rent, he tells me no that is not the unit for rent, because the front unit is double the price advertised on Zilow. And he would not even show me the unit. Did not provide a business card, I asked for one. And as I stated my feelings to him , his respond was, " I can be as rude as I want" also, "people call me an asshole", " I don't have to be nice to you". My respond to this guy is EQUAL HOUSING OPPORTUNITY! He will hear from them and the NMHC, to which he seems to be a member of. At least that is what is printed on his business card. read more
