Very shady company. I tried to cancel my rental outside their 60 day cancellation policy. It took them three and a half weeks to respond which cut into the 60 day cancellation policy which could essentially forfeit my money. Even after they replied, they did not accept my cancellation after multiple emails and voicemails until i got my lawyer involved. I rented a four bedroom property on Anna Maria Island from this company. The property was run down and filthy. The floors were coated in thick sticky dirt, sheets were stained yellow and brown, and the pillows were ripped. Large chunks of paint lay peeling down moldy walls. The shower, laden with broken tile and caked on grime, had hair in the drain. I had my children wear flip flops in the shower.  Upon repeated complaints they sent the cleaning people over. The cleaning people told us "people are always complaining about this place. Management refuses to pay for a deep clean or repairs!"  Day 3 of our week-long vacation we were forced to evacuate our disgusting rental because of hurricane Idalia. They offered us nothing in compensation for anything. I paid thousands of dollars for a run down, filthy rental which my family stayed in for three days. This rental company only cares about profits. This is the 3rd year that my family and I have used Anna Maria Vacations and we couldn't ask for better service. If there is anything wrong or something that needs to be fixed they are quick to send someone to help. We also appreciate their great follow up which is perfect as they text you with info and things that might be happening on the island. Thank you folks at ANNA MARIA VACATIONS we are figuring dates now for next summer's vacation. We would love to stay in the same place next year ( palms by the bay) our only suggestions would be a new grill (had a lot of difficulty lighting) and a good scrub in the primary bath! read more

We just recently traveled to Anna Maria Island mis-March for spring break. The house itself was OK - we have been several times before and always stay on the north end of the island. We have rented with Anna Maria vacations in the past but this experience was horrible. Their customer service and follow through for a relatively small concern, never occurred as promised, they back peddled on correcting the issue after insisting they would address it. By the end of the vacation they had not done so, and when asked about it again, said they weren't going to do so-- yet sent me three messages asking for a five star review. A $12,000 vacation rental spend and they could not correct or reimburse me for a $164 concern. We will absolutely be back to Anna Maria Island because we love the area but we will never again use Anna Maria vacations and I would advise anyone reading this or friends or others who ask is for recommendations to not to use them either. read more

This was by far the most unprofessional awful rental company I have ever used if I could do a negative star I would. The rental we had was extremely misleading by the pictures and descriptions given. The house was dirty, pool dirty, mold in the home. Went calmly to the office to try and get things fixed they didn't care basically told me to deal with it or rent another place and eat the 2k I spent! I emailed every day to talk to some higher up and was ignored. The place was 10 mins from beach unlike the brisk 5 as described. I will never recommend these crooks! Avoid dealing with this company at all costs. We rented a home called Ocean Sunrise at 2201 Avenue A in Brandenton Beach for $5200 (a week) and there were lots of issues. None of these things appeared in the photos advertising the home and 3 emails to them were completely ignored. I'm in the process of filing a Better Business Bureau complaint. Here's what we found (SEE PHOTOS BELOW): 1) An outdoor gas grill that had not been cleaned in years. There was 1/2" of grease coating the inside of the grill, the drip pan had 2" of sludge, and the patio below it had a puddle of grease. It took me an hour to scrape it off to prevent it from being a fire hazard. 2) The patio brick pavers need to be power washed, there were dirty black areas outside the sliding doors. 3) The pool had dark, dirty areas throughout and needs to be painted. 4) There was a rotted wooden deck just south of the pool with splinters, sagging boards, and a hook that my brother-in-law stubbed his toe on. 5) The pool toy storage box was filthy, full of wet toys with mold. 6) The swim ladder to the bay was unattached and coated with barnacles. It was just laying on the putting green. 7) The kitchen cabinets paint was peeling due to a cheap paint job over the original darker, oak cabinets and lots of abuse by renters. 8) There were no trash bags. 9) The patio furniture was chipped. 10) The outdoor shower has rusted metal pieces strewn about. 11) The microwave and fan did not work. Can openers in the kitchen were inoperable. 12) 4 out of 5 of the pool cues for the pool table were broken. 13) The bathroom shower tiles had mold (downstairs bedroom shower) and the bathtub in this bathroom does not have a non-slip surface and my wife slipped and fell. 14) The fan in the downstairs bedroom was too noisy to use, it needs to be replaced. 15) The master bathroom upstairs has a wobbly toilet. 16) 3 of the 5 beach chairs are broken. This property has been badly ignored and should not be rented and Anna Maria Vacations is a sleazy company that just does not care. read more

_ 1 I am very sorry but cannot recommend this place as a good place to stay and worth the money. Was there a few weeks ago. Upon arrival the pool was dirty and not able to be used. (this happened last year at another one of their properties). Someone was sent out to clean the pool and did clean it. It was usable for a few days. The filter pump quit working and the pool quickly became unusable again. Every day they told us the filter would be fixed. It never was fixed. In my experience they are the worst property management company on Anna Maria Island. They absolutely do not care to repair things that are broken in a timely manner; and they do not perform basic general maintenance of their properties. We rented a 3 BR/2 BA POOL home in May 2023 (Mermaid's Crossing in Holmes Beach). Upon arrival on a Saturday, we could not sit on any of the LR furniture nor walk barefoot on any of the rugs anywhere as they were so dirty and stained and looked unhygienic. They were "steam cleaned" on Mon. Pool was not working at all. Pumps not working, salt cell broken, algae all over, no chemicals, and water level low. Took them 4 days to send someone to look at it and somewhat repair it. He replaced the filter, cleaned the pool and the pumps began to work a little. Mattresses on all beds old and broken down. Beds were made after the previous guests left and the sheets were NOT changed. Bedskirts have never been washed as they are not part of their cleaning protocol per the housekeeper. Rugs had "never been cleaned" either. Old pillows on the beds. No beach chairs provided. Two broken outdoor umbrellas on the ground in the backyard. Large roaches in the lanai/pool found everyday. Old/torn towels for the baths and kitchen. Ice maker and water dispenser on the fridge broken. BBQ grill was filthy and propane tank empty. Decorative pillows throughout the house were dirty and dingy. House needs a deep cleaning. Asked to speak to a Supervisor and I was constantly told no one available. When I told one of their reps I was contacting the credit card company b/c of the conditions of the home, she threatened to have me and my family "escorted off of the property". You CANNOT rent their properties w/o signing their unethical contract which leaves you in a bad predicament if you choose to leave after you arrive at the home and see the disgusting conditions. YOU WILL NOT GET ANY MONEY BACK and they are getting away with renting homes to families looking for a nice vacation and not expecting to find an uncared for home which is not what they pay for. They do not want to pay anyone on the weekends to fix things b/c it costs more money to do that and make you wait days to get someone in to make repairs. Their pictures for the houses they advertise do not show the real condition of things when you get there. They are demonstrating unethical business practices and when you take it up w/the credit card company they will say they provided a compensation refund when in fact they have not given you a cent of compensation. Southern Breeze 3. EXCELLENT LOCATION! This place has the perfect location. It is a short walk to several public entrances to the beach and we could even walk to restaurants or grocery stores. The property is well decorated and very well equipped. It's perfect for a family of 4. The problem is that it only has one bathroom. The kitchen has everything you may need, including a large fridge. Our only complaint is that the temperature is controlled by the management people. There's nothing that can be done to control it from the condo. We suffered a lot the first two days because the temperature outside felt over 100 F degrees but the temperature inside the villa was between 77 and 80 degrees. It was really uncomfortable. On the third day we asked them to lower the temperature because the heat was unbearable, to which thankfully they did. It would be great if they installed fans in the kitchen and in the family room, that would help a lot. Unfortunately we had a bad experience the first night there, a cockroach came out to greet us. It was very gross. In general we had a good time there. The management people were very nice to us and were available to help us whenever we needed them. read more

Anna Maria Vacations deserves negative 10 stars. Too bad that Yelp doesn't provide that option. Positives: The rental property was clean and the location was great. The people who answer the phone are pleasant and professional. Negatives: Anna Maria Vacations is a cheap, petty, frustrating organization to deal with. There were minimal amounts of supplies at our rental; a couple of rolls of toilet paper, one trash bag, no coffee filters, and a couple of detergent pods for the dishwasher. Very sparse. We are paying about $285 per night for the rental and we shouldn't have to go out to buy the basic necessities needed for the rental unit. I called and spoke with the office; the person I talked with kept referring to the supplies situation as the "starter package" and told me that we could buy what we need at the local Publix or Dollar Store. Whoever came up with this euphemism ("starter package") is a complete moron who must think that the clients are stupid. We booked the rental through VRBO and Anna Maria Vacations was never mentioned. So be it. When we return to Anna Maria Island (which will definitely happen) we will not be staying at a property managed by Anna Maria Vacations. Bank on that "Starter Package" moron. Update 4/29/2021: Back home and looking at the credit card statement. Miscellaneous charge of $158 in addition to the $1,558 charge for six nights. Anna Maria Vacations NEVER disclosed an additional charge; I just checked all of the documents relating to the vacation rental. Typical for an unscrupulous, dishonest, unethical company such and Anna Maria Vacations. Believe every 1 star review you see about this company! Coastal Sunrise-Sunset Cove 3302 Gulf Drive Unit 202, Holmes Beach, FL should not have been rented. We not only lost 3 days of vacation dealing with the following but $5,000 too: 1. Black mold covering almost every air vent in the condo with constant dripping water on the floors, counters and furniture. Lack of regular maintenance and how the black mold covering the air vents made us physically sick. 2. Broken safety lights. The lack of any safety lighting on the back stairs and enclosed hallway at night were inexcusable and dangerous. Without a flashlight it was impossible to see where to walk on the steps or find the door to the unit. 3. Elevator was not working for the first 48 hours even though we had a person navigating the stairs with crutches. 4. Missing (because it was removed), smoke alarm in the main room. 6. Two sets of sliding doors to the back deck that did not lock (easily accessible to get in). 7. Broken shelving in the kitchen that fell on us as well as stained carpets. 8. Peeling paint, scuffed walls, broken and missing window coverings, stained sheets, furnishings from the 80's, tired furniture, chipped plates and moldy fridge. The 72 hours we stayed in the unit were spent dealing with the management company and maintenance issues. Since we notified Anna Maria Vacations of these issues and talked to management that we were leaving on Aug 2nd, they have been unresponsive. read more

DON'T RENT HERE there are much nicer places. We are a large family that vacations with adults, kids and grandkids. We stayed at The Blue Horizon last year. Had a nice time so we went again this year. Many, many issues this year, that made the stay terrible! For the amount of money it costs to rent this high end place it was sub par and we won't be going back ever again. This was mid April. The pool and hot tub was very cold. The pool/hot tub heater didn't work. Anna Maria Vacations was called and they sent a maintenance person out the next day. He said he could not fix it they would send someone else. That person, didn't know how to fix it either. We called every morning for the next 6 days because we got the run around and different excuses every time we called. It never was fixed by the time we checked out on the following Saturday. It really ruined my vacation not being able to use the spa and pool. Last year we had spent the later part of the day at the pool and then in the evenings in the hot tub. I personally needed the hot tub, as I am undergoing cancer treatment and vacations are hard for me.The hot water helps, especially with all the walking that happens on a vacation. Knowing Blue Horizon had a nice hot tub on site, right outside my bedroom door was one of the main reasons I went this year.The pool and spa was unusable. The next thing we noticed was how severely the deck on the ocean house swayed back and forth when anyone walked on it or even pulled a chair out. It felt very unsafe and you could visually see where it was pulled away from the house. Many in our group didn't use the deck because they felt unsafe and feared it would collapse. Cleanliness has gone by the wayside. Some of the sheets on the beds looked as if they hadn't been changed and one room in the back house had blood on them. One person found socks just under the bed and another found sunglasses. The floors felt like there was sand left on them, like they hadn't been mopped. There are many TV's in the two buildings. The only one that worked was the ocean house living room, none of the others worked. We tried new batteries in the remotes, still didn't work.In the back units and lower unit of ocean house, there was hardly any kitchen utensils in the cupboards and drawers. The AC units on the ocean house are connected to the wall of the house which makes an extreme vibration and is so LOUD, the people sleeping in the two lower bedrooms would sleep on the couch, couldn't sleep, etc... Plan on bringing a sleep machines or better yet earplugs! The internet is slow so if you plan to do work or school, good luck. When you pay that kind of money you expect everything to be top notch, and for the most part, last year it was. It seems someone is not doing their job checking things out between bookings, making sure that everything works properly and that it is cleaned properly. Either the owner does not want to keep the place maintained or AMI Vacations management company is not doing their job, customers are not a priority. Also note, if you are going to rent golf carts there is only 1 receptacle on the corner of the garage and the breaker kept tripping. They need to install some receptacles at the driveway because most people rent golf carts on that Island. The place needs maintenance!. On a positive note, it is a great location and great beach out front and can accommodates a large group. We will not be coming back to the Blue Horizon. read more

If I could give them less stars, I would. We checked into our beach home, Gulf View Cottage which was less than satisfactory. The pool was filthy, full of dirt, debris and green fungus. I called several times to Anna Maria Vacations. They never returned my calls. I finally got a hold of them on Friday the day before we were supposed to leave and they told us our pool pump does not work. Customer service was awful and our refund was minimal at best. The pool chemicals were off the chart and the pool was not able to be used at all during our stay. read more

We stayed at the Seaside property as part of the Anna Maria Vacations rental homes. I had called three times before the vacation started to make sure that the house was not damaged due to Hurricane Lee. I was assured by the third call that we were all good to go and that the house was back to normal. We showed up on September 23, 2023 and the outside of the house was a mess. There was sand everywhere, the lower deck had been destroyed and there were damaged materials all over the place which were extremely dangerous especially to small kids (exposed screws sticking out of wooden posts, buckets, boards, railing, sandbags and beer cups). But even more surprising was a huge rock wall that had been put in place between the house and the ocean. So, this house no longer has direct access to the beach. We had not been made aware of this prior to the trip. I would have moved to a different house had I known this. This property gave a de-valued experience. I immediately called their customer service line and spoke to a very rude representative who stated that it was my responsibility to have checked their website and noticed that new photos had been posted showing the new rock wall. This is not my responsibility. Anna Maria Vacations should have contacted me a year ago when I booked the property and told me that for the safety of the home a new sea wall had been erected. I understand the need for the wall. But the fact that we were not informed was ridiculous. And when you do go to the website and look at the Seaside property you do not see the huge new wall. I was also told on the first day of the vacation, which was a Saturday, that someone from maintenance would be there on Monday to clean up the sand and to get rid of all the storm damaged debris. Nobody came. I called every day and noboby ever showed up....the entire trip. Absolutely horrendous customer service. I asked to speak to a manager and was told I had to wait a week for someone to call me. They were supposed to have called on Tuesday, September 3 but when I inquired what time they would be calling I received a text message back that "they would let me know." This is the fourth year we have booked this house and the whole thing was poorly handled. Oh and the stove doesn't work either. Took 40 minutes to get inside unit #2 refrigerator didn't cool. Groceries went bad #3 NO HOT WATER #4 they placed new refrigerator in garage downstairs we had to go up and down for food and water #5 no hot water tank only instant hot that scalds you #6 nobody ever called me back I had to initiate all calls They only gave me back $380 out of $5200. Booked a week vacation. In the process was asked if we had ever rented from them. Told her yes. She couldn't find me in the system. Asked my husband-he checked email and saw we had rented lighthouse lagoon in 2014. Called back. Asked to the reservationist to look and see if she could find me once again. This time I was informed that if it was prior to 2 years ago and they have changed systems so it would not be in the "system". Low and behold we were in the old system!!! I asked what would be done as the only discount they would give me before (and conveniently) was a $50 military discount. I don't have to tell you that $50 on a $5000 bill doesn't do much. After booking what was suppose to be a luxury vacation at the Banyan Tree Beach House through Anna Maria Vacations, we were met with such disappointment. The online pictures of this house were gorgeous, inside and out, and we had really looked forward to spending a majority of our time outside by the pool and under the porch by the pool. That, however, could never happen due to the mosquito infestation and the pool issues caused by the Banyan tree. Upon arrival on Friday 9/3 at 4pm, we received a call from AMV stating that they had been at the house that morning and had seen the shape the pool was in and had the pool company come out to treat it. She said unfortunately the pool reacts to the Banyan Tree berries and causes the murkiness but the pool company had taken care of it and it should be clearing up in an hour to a hour and a half. Well needless to say that did NOT happen. We made repeated calls expressing our disappointment until Richard, the pool company owner, came out the next afternoon. He spent over 2 hours on the pool trying to get it in better shape. Despite being told Friday at check in the pool would clear up in an hour to an hour and a half, it would have NEVER cleared up without the extreme measures Richard had to take Saturday. He vacuumed out approximately 15 bags of sludge and debris, added a bunch of enzyme, added chlorine, added muriatic acid, and finally had to change the filter cartridge. It still didn't even clear up enough for us to see that there were steps and a seat around the edge of the pool until late Sunday. Richard told us it should be safe to swim once we could see the drains on the bottom. Our kids were only there with us until Monday morning so they never got to enjoy the pool. We tried to get in the hot tub briefly Sunday evening with extreme mosquito bites despite being covered in repellent and lighting other mosquito repellent things. Finally on Monday, we could see the pool drains. Richard came out again Monday morning and worked on it some more. He was absolutely wonderful to deal with but this house honestly should not be rented without having better debris control over the pool AND a professional mosquito fogging system out there. For the rental price of this home, it should honestly be spotless and problem free. The outside windows and decks were filthy and there was mold inside the shower along the caulk. As I said in the beginning, this house is absolutely gorgeous and has such great potential but we would not ever consider staying here again due to all the issues we faced. Additionally, we would not rent through this company again based on how they handled, or failed to handle, the situation. I have repeatedly tried to get Anna Maria Vacations to make things right since we did not get the vacation we paid for. One response was that they felt they did all they could by having the pool company come back out. Then in another response I was told their general manager was out sick and had not been able to see the pictures and videos I sent showing the pool, our countless bug bites, and the filth of the windows, decks, and shower mold. Coastal Horizons......... We did not do our homework when we chose this company to rent a home from, and we were very very disappointed. We brought our whole family and grandchildren on this vacation. Anna Maria is beautiful but don't rent from this place ! The house was nice but had been so badly neglected for years that it was falling apart, and after multiple calls and e-mails nobody ever got back to me. The pictures of the house on the website are from like 10 years ago, very very inaccurate description. There were no outside lights so if you came in or were on the rooftop deck after dark... good luck! The pool loungers were so run down that when my son sat on one the straps ripped and he fell right through and really hurt his back. There were 3 cracked windows and multiple windows that had no screens and would not close correctly. The window blinds were all broken as well. The dishwasher didn't work properly and the bottom of it was shimmed up with kitchen utensils. The beds were so bad that we felt like we were sleeping in a hammock. The livingroom furniture was so filthy that we had to cover it with blankets to feel safe sitting on it, and with Covid on the rise I would think you would have furniture that was easy to clean, not filthy dirty fabric!! I am sticking with IslandReal.com or one of the awesome hotels in the area. With competition from Margaritaville they should really work on their customer service skills. We are (were) long term renters with AMI Vacations (with the orange rental signs all over the Island) having spent close to $100,000 with them over the last decade plus. We have rented the same cottage on the Bay for 7 years and did so again in 2021. While looking online to see if 2022 prices were available yet, I noticed our unit was booked from Oct to May. I contacted AMI and got a snippy, "if it says it's booked it's booked" reply. A little persistence and I found the owners had blocked off the time for their own use. That's certainly their right but I'd have thought AMI might have notified us. Anyhow, I was now told the owners might entertain renting part of the blocked time and I gave our preferred dates. I was recontacted and said we could have some but not all the dates we requested but they'd contact the owners again since we needed some specific dates.. Four days later and I still haven't heard. Booked another spot with another rental agency today. It's a smaller firm and I think they are more attentive to their customers than AMI had ever been over the last decade. read more

DONT USE ANNA MARIA VACATIONS!!!!!! SUMMER RETREAT This was a terrible experience from the first minute. First we could not get into the house because the code was not working so someone at the rental company had to give us the lock box code so that we could get into the house.  We only had 1 key until Wednesday when they came to fix the code, therefore we could not lock the house because we had people coming and going. Second the house was not cleaned properly.  When you pay $495.00 for a cleaning fee you should not find filthy floors (the bottoms of our feet were black after just walking in to bring in our luggage), sand on the floor, food on the rugs and under the beds, finger prints on the walls and the worst was 2 empty bottles of liquor in one of the drawers in a room that children were going to sleep in.   The cleaning lady came back to the house on Monday and just walked in the house to clean the floors again when mostly everyone was at the beach except for a few 14 year old and was extremely rude.  We never asked to have someone come back to clean again, it should have been done correctly the first time.  Linens - this was also an issue.  We only had 8 pool/beach towels for a house that occupies 12 people. Third was the supposedly heated pool.  We did not use the pool because the heater was not working, someone had ran the hose across the patio to continually add COLD water to the pool because it obviously has a leak.  One of the gentlemen that was with us has a pool and has worked on pools his whole life so he knew there was a problem immediately.  We call many times to get this taken care of it was never fixed.  The kids would not even swim in the pool because is was COLD. Fourth was being asked if a Real Estate Agent could walk someone through the house at 10:00 am on Thursday morning.  That is just ridiculous most people were still in their rooms either sleeping or getting ready for the day.  We were not even told that this property was for sale and that would be a possibility. There were many other little things that are somewhat petty but I will also list them.  The beach closets in the garage and off of the patio were completed destroyed with sand and everything just thrown around.  Many of the advertised beach chair were broken.  One night one of the people in our group came into the kitchen and saw 4 roaches on the counter.  The outside gas grill was disgustingly dirt.  We had to clean it before we could even use it. I have never been so disappointed in a property on Anna Maria Island and we have been coming here for many years. read more

Zero point zero. Absolute worst customer experience ever. Pandemic prevented travel and beaches / restaurants all closed. Every other hotel and rental company on island was offering opportunity to reschedule or refund except Anna Maria Vacations. Called BBB and AM Chamber of Commerce and they have multiple complaints from other customers. We come every year and will never rent again from them again. read more

This company has decided to turn a blind eye to humanity in pursuit of $$. In the current state of a Global Pandemic, this company is telling people that they will not refund vacation rentals and will only offer future dates in 2020 of which would all still be questionable for travel based on the current state of this situation. While people are being told, "Shelter In Place", "Lock Down", and "Social Distance," this company is saying "You already paid, so come on down to our closed beaches or lose your money." I hope many people read this when planning their trip and decide to spend their money with a company that makes better decisions with how they handle their customers. ***AVOID DOING BUSINESS WiTH THIS COMPANY** I wish I could give them a zero star. We have had this trip planned since July & wanted nothing more than to enjoy some sun & family time but unfortunately we aren't able to go due to the Corona virus. Between the Florida State of Emergency with the Governor telling outsiders to not come and the no more than 10 people in public or at homes we are unable to make the trip. We called to see what our options were & were told there is no cancellation policy. These circumstances are beyond our control- many other rental companies are issuing refunds. Why wouldn't this company honor the same? They are NOT being socially responsible nor do they care about the safely for others. They have been incredibly rude, unaccommodating & unwilling to do the right thing during this difficult time for our country. We will be back to AMI for many years to come and will most definitely avoid using this operation. Hope the quick profits were well worth the long time customers who will not be using your service. read more

Nope. In a global pandemic, their answer isn't to consider whether a rental fee isn't material to their potential customers... it's to capitalize on a global crisis. While I might never get the cash back from you guys, I know that I'm doing what's right and treating my clients like humans. You guys are not. The forces that guide the universe will ultimately come back to get you. I realize you are going to "close" this business and rebrand as something else, the same way you "closed" your Facebook page, but you will be forever tarnishing the name and economy of Anna Maria Island. We used AMV to find a dog friendly rental with pool. The Salty Dog rental at Holmes Beach worked fine for our 2 week stay. Only negative comments are 1: the master bed is too soft and 2: the door from kitchen to pool needs a privacy shade like the front door. Also getting price quotes for a return visit next year has been next to impossible, despite numerous attempts. read more

ZERO RATING! STAY AWAY! We booked a home for 12 for the week of 3/21-3/28 and immediately called to cancel once the government issued its no discretionary travel directive on Monday, March 16th. Since rebooking later in 2020 is not possible, due to the schedules of our THREE families, I was forced to cancel. Anna Maria Vacations will not provide us with a refund. I even offered for them to keep a portion of the rental fee in an attempt to come to an amicable resolution, zero interest. Instead of accepting or even countering my offer, they immediately reposted our house for the same rental fee, minus what I had offered them. Our families will NOT help subsidize their unethical business decisions. Anna Maria Vacations, and its applicable property owners, must come to their senses. It is obvious they do not care for the health and well-being of their customers, but what about that of the residents of AMI - the most vulnerable during this crisis. read more

Do not rent from this company at all!!! We did rent a very nice home on a canal. We paid $6700 for the week, Aqua Bay is the name of the house. The kitchen was not well stocked. Filthy horrible pans, no dish towels or wash clothes, no scrub brush. Water pressure in the master bath is terrible....you can shower better by shooting water through a straw on yourself!!!. Fire pits on the roof and down by the pool do not work. The owner of the home never put the home on a propane refill program so we ran out of propane. This left 10 of us with the inability to shower for 14 hours, couldn't use the stove to cook. Of course that was the night we had friends coming from Tampa for dinner!!. Ended up having to go out to dinner ...minus showers...after the beach all day!!! The mgmt company offered us $150 discount off of a FUTURE rental.. What a joke...keep in mind we paid $6700 for the week. There are other rental companies on the island. Do your homework!!! read more

When we arrived at our rental at Coquina Resort, there were no parking passes to prove that we were legitimate renters. We were not even there long enough to read the information saying we needed parking passes before we got a letter on our car saying it would be towed if not removed. Before the issue was settled, between the two cars we got 3 letters, were told this was not an emergency, called all the numbers available to see if the issue could be solved, and no one knew what to do. We got a fourth letter that said leaving the orange, laminated information sheet in the car was not a parking pass after being there 4 days. By that time, we had a parking pass in the car. Also, toilet broke, ice maker did not work and there was a light bulb burned out in the kitchen. All things were reported to the rental company on Tuesday. By Saturday morning, no one had shown up to fix anything. read more

If you want to stay in a beautiful house with a great location and have a terrible experience choose the Cabana Breeze run by Anna Maria Vacations. We recently spent a 5 days at the house and to tell you that it was without problems would be doing not only the owners of this home a injustice but more importantly, future renters a disservice. Our biggest complaint by far had to do with the management of the home. · Upon arrival the key code did not work to gain access into the house · Kitchen refrigerator did not work had to use the one in the lower level garage (property management claimed they were not aware it was broken, but the repairman claims otherwise) · Kitchen sink was very temperamental on whether it would spray or slowly drip water · TV did not work (for the first day and a half) · Internet did not work (for the first day and a half) · Pool gate safety lock never shut properly We tried to address this issues with the company and found the manager to be extremely curt almost to the point of combative over the phone. There was absolutely no apology or sense of customer satisfaction to have the issues resolved in a timely manner or even monetary compensation. Every complaint/ issue was met with a reason why the company is not responsible. Adding into the mix appalling bad customer service skills. I would strongly advise anyone to steer clear of Anna Maria Vacations. These houses are not well maintained with a company passing buck on "who" is responsible for ensuring everything is in working order before a guest arrives. We left several messages for the manager, but never received a call back or email. Silence. After doing some research on Anna Maria Vacations I have found so many negative reviews. I wish I had seen these prior to booking the house. read more

This was the worst rental company we have ever worked with. First night we had to repair two of the four toilets and find a construction bucket to use to empty out all the water from the run off from the air conditioner to avoid a flood. Towel bars ripped off the walls, general filth of the property. The absolute worst was the bottom floor of the house. I'm assuming it was the constant flooding from the air conditioner, but the two rooms and the garage were so filled with mold and horrific smell we would not allow anyone to enter. The mold was growing on the walls, floor, blinds - everywhere. The rental company assured us they would provide compensation. Never happened and I have been calling and emailing daily for 2 weeks and cannot get a response at all. Very underhanded and quite frankly unethical. read more

We had been recommended by friends that had rented on AMI before and knew their name. We rented a very expensive house for April school vacation and paid many thousands of dollars months in advance. They were so good to deal with ahead of arrival, a question about the coffee maker was answered immediately. When we arrived and tried to contact them about all the trash outside, we never heard from them again. The house we rented was nothing like the pictures and reviews. We rent a lot in Florida and I'm not a big fan of VRBO, but at least there you deal with the owner. Here we paid a small fortune and dealt with no one after they got our money! read more

I WISH we would have thought to look on Yelp before renting through this company. The place we payed $250 per night for was dirty, the bedding was stained and literally falling apart, the place smelled terrible when we arrived....when I reached out the the company they didn't respond for days and then said that they don't issue any refunds for "cosmetic" issues. It's basically a scam - you see great pictures and then the place is just gross. read more
