    I would not recommend Cottages on the Key to anyone. I warn you from renting with them. Our time at Avanti Villa with Cottages by The Key was absolutely disastrous. First and foremost, when we booked the unit, it was under different management. It was advertised as a 4 bedroom unit. When Cottages on the Key took over, they never informed us that it was actually a 3 bedroom unit. It was still listed that way on their website until we informed them that, based on their guided tour photos, it looked like it was actually a 3 bedroom unit. They said yes, it was a 3 bedroom unit, but they would make the basement into a bedroom for us. We had 7 adults and 3 kids going on this trip, and we needed it to be 4 bedrooms. They had a unit available that would have better accommodated our family, and we were happy to pay a bit more for a bigger unit, but they were going to charge us more than it was even listed on their website to stay there. They were not accommodating to us at all. They were incredibly hard to get in touch with. They made everything way harder than it needed to be because of all the back and forth. We tried to get in touch with Heather, the CEO, because this issue was not getting resolved. We were told to stop trying to get in touch with Heather, and she would not be speaking to us. Truly horrible customer service. When we arrived, there was a small roll away cot folded up in the basement with sheets laying on top. It was not in fact set up as a bedroom. This basement had a hole in the wall open to the outside of the house that was filled with a trash bag. We had to go buy a blow up bed and sheets. It ended up not being enough room, and we had to rent another unit down the road. The most disturbing thing is that they claim to have a 35-point inspection, but I found a pill on the ground next to where my son was going to be sleeping. A quick Google search showed me that this was a lithium carbonate pill that is used to treat mania that is part of bipolar disorder. Needless to say, if my son found this pill, it would have been detrimental. My mom emailed to make sure that pack-n-plays could be set up in the closets for two of the babies to sleep in. We were told that they checked the unit, and they would be able to be set up. This was not true, the closets were small, and they did not fit. There are many other things that made this stay disappointing: - The toilet on the main floor didn't work when we arrived - The bathroom vanity in one of the bathrooms was moldy because the shower sprayed directly onto it - The hot tub cover had an ant infestation and the pool had to be treated by a few different people while we were there - Fourth floor area had trim that had fallen off and was laying on the floor - We found urine soaked paper towels under the carpet where the babies had been playing all week - We found a rat by the hot tub that was dazed and didn't run away. My husband had to exterminate it and disposed of it in a bag. We called to tell them so they could collect it. It was still sitting there when we left. No one came to get it. - The beach towels were rolled up but were soaking wet and smelled like mildew. They refunded us half of the cost of the stay, which about covered the price of the other unit (small, one bed unit) for the last 4 nights.

    We can't say enough about how much we enjoyed our stay and appreciated the support of the Cottages staff. The Coco Bayou property is comfortable, well located, well equipped and all around fun, fun, fun! We love that it is on a quiet street, yet a short walk to Captain Curt's, Daiquiri Deck, the beach access and so much more. So nice to have the bikes, coolers, beach chairs, wagons and kayaks. Pros: All the equipment mentioned above. Beautiful open living space. Comfortable beds. The pool!!! The beach!!! Well equipped kitchen. Location, close to everything. Free trolley to take you up to the villages where there's even more. The Cottages staff responded and corrected the few issues we had IMMEDIATELY. The dolphins breaching around us in the kayaks. The CUPCAKES!!! Cons: The no-see-ums we're biting around the pool. The staff brought us 2 cans of repellent within an hour of our telling them of the problem. Noise from the businesses across the bayou. We couldn't see them, but we could hear them somewhat. We knew this going in though, so no room to complain, really. Some maintenance issues with the bikes. The staff sent maintenance out to air up the tires and oil chains within a couple of hours of our asking. Final word...We already booked with The Cottages for next year (a different property up in the villages this time so we can compare).

    We have stayed at Cottages on the Key in the past and have always had a great experience. It's difficult to write this because that was not the case with this stay. We rented both the Casita Coco and Casita Bayou at a rate that was not unsubstantial for this time of year. One of the things that attracted us to this property (aside from what is advertised) was the great location. It is close to both local stores and restaurants as well as the beach. What they don't tell you though is that the proximity to the town means loud music until about 11 each night (not great for kids) and trash dumpsters being picked up and slammed about every night between 4 and 5 in the morning. To be fair, this is not in the control of the property owners but it would be nice to know so one could make an informed decision about the property. While Casita Bayou has a nicely appointed and well-stocked kitchen, that is about as far as it goes. The photos are NOT representative of it the property. The property is tired and out of date. The outside grounds are mostly bare dirt. The backyard had lots of dog excrement in the back part by the hose control. The pool was constantly filled with falling vegetation. While we had a net to skim it off (there is no skimmer or vacuum), we had no way to get up what sunk to the bottom of the pool. The one time a pool maintenance person apparently came over they left two hoses in the pool and flooded the pool deck and surrounding area creating a muddy mess since there's nothing covering the dirt. The pool heater kept on going offline making the pool too cold for kids to go in and our need to wait for maintenance to show up - three days in a row. Inside, Casita Bayou as I said is old and tired and not very well maintained. When we arrived, we wanted to sit down that evening and watch TV. Good luck. Three remotes in each room, all mixed up. No instructions as to what goes where or what you have in terms of service. While we don't watch a ton of TV on vacation, we wanted to watch the NCAA finals. After wasting 45 minutes or so trying to figure it out, we finally called. We did find out that there really isn't TV service in these units unless we have our own streaming services. You should tell guests what they are really getting so they don't waste time. The bedrooms are located at the end runs of the A/C system so we had to leave the A/C on very cold at the thermostat to get A/C to the rooms at night because the fans in the room had only one speed - very slow. Again, old fans that don't work right. Maintenance looked at them, changed out the fan speed control switch and that didn't work (again, time wasted waiting for the maintenance folks). [By the by, I am NOT complaining about the maintenance guy - he was out several times and was GREAT to work with - we just didn't expect to spend to much time on property maintenance.] The beds are extraordinarily uncomfortable - probably because they are so old. While the general areas were clean, it's obvious that they only do surface cleaning. I dropped something that rolled under the bathroom cabinet and what I came out with was disgusting. Similar situation in Casita Coco, except worse. The rooms smell of mold and mildew. The first night, the bed was so saggy my daughter (who has had back surgery) couldn't sleep in it. The next day, they discovered that it is an inflatable bed - of course, there was no documentation about that anywhere. They firmed it up, but to no avail, because it soon sagged again. They advertised bicycles and beach carts. Yes, there are bicycles. But they are old and rusty because they are left outside. Same with the carts - full of dirt and vegetation. What was most disappointing was that we reached out asking for a manager a couple of times and they didn't bother calling us back. Very unlike Cottages on the Key..... All in all, we love Siesta Key, but this property was definitely a very low point for us and very, very disappointing.

You can view the individual condo units online and chose the one you want. Flexibility to rent a few nights or a week. We rented unit 71 for 3 nights. We preferred 1st floor as you have a small patio on the front and back. #71 is one bedroom but has sofa pull-out bed if desired. The owner has it fully engineered with 3 ceiling fans, USB ports, storage everywhere, kitchen with all dish-ware, 2 TV's, plus all the little items you may have forgotten to bring. Well thought out for many little conveniences. Bonus, it is only a 7 minute walk to the village where there are many shops, restaurants, etc., but little parking available day or night. We walked to the Summer House and the Cottage and recommend both.

Couches/ chairs were old and gross and needed sheets on them. Location is a 5 star but accommodations w roaches isn't even a 1 star. I let the owner Paul know as soon as we saw the roaches we had a problem. We counted over 20 and they were out day or night so it was not just a little problem. I own several rentals myself so I'm pretty understanding but it was an infestation. After complaining a couple days he finally came in to see and we showed him where they were coming in the bathroom and kitchen. They were caught all over our tooth brushes and even after he filled the open holes in the wall they still got in. He basically said it was in our unit the the one above... I have never ever left a bad review but to this day we have not received our deposit back and I just want people who are looking for a nice place close to the village to be aware.

We woke up early to watch the sun rise. When walked around the village which is fun of fun bars and restaurants. We really enjoyed the fun and relaxing atmosphere. We are looking forward to the next time. :)

Then on the 4th night of our stay we got in late and encountered cockroach in the toilet. When we looked around the bathroom we saw several more. They were small but there we several visible. We didn't sleep well at all but had to stay in the room. When we got u a couple hours later we saw a large cockroach just above the toilet paper holder on the side of the sink vanity. We called Vacasa right then and explained the situation and sent the representative pictures to substantiate our issues. He was helpful and told us the local property manager would be contacting us. We packed our belongings as quickly as possible and reserved a hotel room in Sarasota. Our last full day of vacation was a bust. The local agent could not be reached for several hours. When she did call around 11:30 am she told us she saw no evidence of cockroaches she told us that the picture of the large cockroach in the bathroom didn't look like anywhere in the unit. We told her the location of the other cockroaches and she continued to tell us she could find none at all. She told us the room is rented continuously and they never experienced cockroaches prior to this. She continued to state that she could find none. We felt as if she implied we were lying. She didn't use the word lie or liar but it felt implied. We felt very insulted. We have been visiting Siesta Key the same week for several years and we always stayed at the same place. This time we tried a new place and now we regret that we didn't stay where we had in the past. we had an a legitimate issue and it was handled poorly by the local Vacasa property agent. She is crediting us for the last day but she still insulted us by the implication that we were lying. We won't use Vacasa again. We feel bad for the next guests to experience the cockroaches because it is only a matter of time before someone else sees the cockroaches as well. We stayed in cottage 4.

Most recently we stayed in August for our family vacation and rented all 4 units. What a wonderful time! Located a stones throw away from the semi private beach & within walking distance to anything and everything you need in the village. You absolutely cannot beat the location! Especially with children. Its so easy taking them to and from the beach especially when a bathroom break is needed or something forgotten. The units are all decorated with a beachy vibe, well maintained and clean. The pool, grilling area, outdoor shower and laundry is great,and management is very attentive and accomodating.

He then tried to threaten me and said if I posted my poor experience, (that was witnessed by 17 individuals), he would sue me. My lawyers had to be copied on the emails and once I put them on the emails, Dan told me I was, "blocked." Up until I copied my attorneys on the emails, Dan continued to send threatening emails. Despite me putting it in writing to please leave me alone. I have attached pictures here of our conversation. The fridge was broken, the air conditioner would work on some nights, others it did not. The sink would clog and the drainer was broken. This hasn't been addressed because it says they are not responsible for this in the contract. But for your knowledge, the pictures are deceiving. We originally booked this place as a 4/3. Please do your research. Dan, the owner, charged us for a 4/3. We placed a call to Dan to let him know we didn't have the 4/3 and in front of 17 individuals on speakerphone, Dan corroborated this by stating, "yes absolutely. That unit is included with the rental." Dan then gave us the address to the second unit and we walked over there, only to find a family inside. It wasn't until he gave us the address and we attempted to get inside, that Dan called us back and took back everything he said. Unfortunately, the website says it's a 4/3. The owner will likely respond by telling you our email correspondence says I agreed to a 3/2. I have attached those screenshots here. He continues to send me a link that I did not click on. I did it through their website. It is advertised as a 4/3. When Dan realized he double booked, he called us back and said we were mistaken. Despite telling us, "absolutely. The 4th unit is included with your rental." The contract also states we are responsible for looking at the website, which advertises this as a 4/3. Upon my attempt to speak with Dan, he yelled at the top of his lungs, "STOP!!!!" It was the most bazaar reaction. I then said, "excuse me? I am trying to explain my frustration with you." Dan then responded by stating, "ugh I don't feel like dealing with this. I'm on vacation. You booked what you booked. This isn't my problem." I asked him who I could speak to when he is on vacation and he responded with, "no one. This isn't my problem. I don't know what you want me to do. I don't feel like dealing with this." Our email exchange sums up the majority of the issues we faced with Dan. I didn't raise my voice once. I tried to calmly express my frustration and the owner responded by yelling at me, telling me it wasn't his problem, and talking down to me. Please read the reviews on the company. NOT THE LOCATION. The location is why this place continues to get bookings. The owner attempted to sell me a rental that opened up the next morning. He ignored the fact that I paid him for the 4th bedroom and then he charged another family to stay there. Therefore, he charged both me (who did not stay in the 4th unit) and the other family, (who actually stayed in the unit). He essentially rented the fourth bedroom twice, profited from us both, and the other family stayed in it. When he texted me the next morning asking if I wanted the extra unit for a "discounted price." I said "no thank you." I didn't send another text or send any emails. I was going to let my lawyer handle it when I got home. The owner then started an email chain stating I booked the 3/2. When I attempted to defend myself, he threatened me, coerced me, and tried to scare me into posting this review. It wasn't until I copied my lawyer onto the email thread that he stopped sending messages. Even the last email was an attempt to threaten me if I went public with this.

On our second night there, a roach the size of a bunny rabbit was found crawling on the wall in the brides bedroom. We were immediately disgusted. Later that night, an additional four roaches were found. One in the kitchen, which was killed. One in the living room, which was also killed under magazines. And two under the bed in the brides bedroom, one alive and one dead. We immediately got in touch with the property manager Misty, but due to the late hours, we did not hear back until the next morning. Misty was informed of the disgusting situation and advised us that this same cottage has had a roach problem in the past. She told us she would contact the owner who was currently traveling, and in order for an exterminator to come spray, the cottage had to be emptied. We informed Misty we will be out all day on a boat and provided her with numerous phone numbers for her to contact with an update. She never called or followed up with anyone. We also told her that we would like to be moved, or quite honestly just leave and stay at a hotel. That night, a sixth roach was found. That was honestly the breaking point. Hotels were booked and ubers were called and we left there by 11:30 PM. We told Misty what was going on and wanted to come to an agreement of some sort of refund. Instead of responding to our calls and emails, they decided to charge us a $75 fee for "trashing" the cottage. We left in a hurry, and unopened food items were left behind. However, anything that was opened was disposed of and all the decorations were taken down. We were refunded the $75 and one nights stay, which quite honestly is not acceptable. The cottage was not livable. Not only were there 6 roaches, there were flies EVERYWHERE. Being married to an exterminator, I can honestly say that this cottage has a huge issue that is not being properly taken care of. We found multiple holes under the bed that lead to outside which is clearly where some of the roaches are coming from. Not only did we barely get responses from Misty, the owner, or booking.com, Misty also accused us of lying, putting rubber roaches all over the house, and disconnecting the WiFi. We had no idea the cottage even had WiFi and Misty admitted to not checking the cottage after the cleaning service left. Do not stay here. This place is disgusting and has a serious moisture problem.
