    We hired Annandale Floors after receiving a raving review from our realtor. We couldn't be more pleased with the entire process of refinishing and getting new floors installed. Vance was a delight to work with on the estimating and project management side. His team was amazing... always on time, friendly, and efficient. They cleaned up the work site each day. Our job was rather large (refinishing over 3600 sq ft of red oak) and putting in another 400 feet after demo-ing some seriously ugly tile. Vance was incredibly helpful in helping us find a stain and choosing our matching floor vents. He fit us in his already tight schedule so we could work within our house closings. I would give them 10 stars if I could. Thanks Vance and Annandale Floors!

    Vance and his team have done two projects for us. Project 1 and 2. On project 1 I installed about 320 sf of unfinished red oak diy but needed it sanded and finished. Coordinated to have the work done in October 2020. Carlos was the team lead and they were professional, polite, and timely. Carlos did a great job of making sure we had the color and texture we wanted. We are very pleased with the work they did. The price matched the estimate and I was pleased with the price, the work, and how prompt they were in getting it done. Project 2 involved refinishing a set of stairs, a small hallway, and a room of about 120 sf. We notified Vance in the Summer of 2021 that we were ready for them to do the work. Because he was busy and experiencing labor shortages because of COVID he did not get to it till October so make sure to give plenty of lead time. Especially if you are a small job like we were. The price was a quite a bit higher than I originally thought it would be, but again...COVID. I was just grateful he was able to do it. Carlos showed up again and again we were very pleased with the work.

If you…read morehave ​N​EVER called, engaged, ​h​ired, requested services,​ signed a work-order or contract and still want to be ABUSED, HARASSED and EXTORTED by a company - Rose Restoration should be your first stop! I hired a commercial general contractor (GC) and my fixed-bid contract was ONLY with the GC. The GC has freedom to hire any person to work on the project. Rose Restoration was subcontracted by my GC's vendor. Rose Restoration is claiming that the vendor that contracted them did not pay them even though we have paid 100% of what was owed to the vendor. They are claiming that there were change-orders that are pending. I asked them to present me the approved change-orders in Aug 2025 which they still haven't done. We do not pay any more than the contract states except if we receive a change order. The change order has to be approved before any work stated on the change order is performed. No change order was ever presented to us - I had not even heard of Rose Restoration till months after the project was delivered. After the project was delivered, we paid 100% of what was owed to the GC as that is our only legal touch-point. Rose Restoration has been haranguing me - who they have never met or engaged - instead of taking it up with the vendor who contracted them. Even though I did not know them and had no legal obligation to them, I tried to help them out by facilitating this issue with the GC and the vendor. If the basis ​for the dispute has been the change orders, why can't they present it even after 6 months? Just leads me to believe that this is just an attempt to EXTORT. Avoid this business like the plague - if this is how they treat people with whom they do not have a work-order or contract, I can only imagine how they treat their direct customers.

It was a no brainer to choose them. When it comes to the work itself, the craftsmanship was very good, the cuts are so clean and everything looks amazing. They did very fast work without sacrificing quality. The only areas for improvement I would say they could have are: - Communication during the days of the project, so you know without having to ask when they are coming, leaving, what the progress is, etc. - Ensuring when they put furniture and things back that they pay attention to things like hooking up HDMIs back to the correct places - Doing a better job of cleanup -- they left behind a TON of dust coating everything, sawdust in my basement that I presume blew in from leaving the garage entrance open where they were working, cans/water bottles left behind - Building in measurement/space for lower flooring to not leave a gap in the trim; they came back and did some caulking after I had a water/rain issue, but it still doesn't look as good -- I wish that their molding/trim solution filled the big gaps and I'm going to have to find a way to do that myself To their credit, they were very fast and responsive when I had a water issue and came back out the next day. I also had a crack in my basement ceiling where something pounded through or pounded the drywall loose from the flooring above being done, and they credited me enough money back to be able to have my handyman fix it. Overall, I would definitely use DFD again.
