We have used Annandale Floors for two jobs in the last several years. The realtor selling our mother's house recommended them. For her house, they did extensive work on hardwood floors and stairs that had been neglected, showing wear and water damage. The results were beautiful and contributed a great deal to the quick sale of the house. More recently, they refinished our kitchen floor. Again, every aspect of the job was superb. Scheduling was quick and convenient. The two-person crew was extremely professional, careful, and hardworking. Their years of experience showed in the quality of their work. I honestly can't recommend Annandale Floors and Vance highly enough. On a scale of 1-10, they are 10,000. They are real flooring experts who are knowledgeable, professional and provide high quality service. You are not dealing with a company that hires mediocre subcontractors. They are the best of the best in Northern Virginia. I found Annandale Floors after I had a horrible experience with another company that had refinished my floors in April 2023. Vance explained to me what my options were and invited me to pick out stain colors I liked. I loved that he is Bona certified and had the expertise to use higher quality Bona products, not the cheaper Minwax brand the other company had used on my floors. He prepared 10 sample boards for me - allowing me to see what different stain colors looked like ahead of the project. The other company had asked me to pick stain colors off the website, put down 5 sample colors on the floor and gave me 24 hours to make a decision. FYI, picking a stain color is the hardest part of this process and Vance's patience with me was priceless. I texted him constantly with questions and he was very responsive. I used my sample boards to test out different colors in different parts of my home at different times of the day. Once I was ready to proceed, I was comfortable with the 6 sample colors I had already evaluated for over a month. Jose proceeded to tape up all my kitchen cabinets, window blinds and even light fixtures. They were careful to cover up surfaces prior to sanding. I immediately noticed how different it was from my prior experience when the other company had only put up plastic in half of the my kitchen and nothing on the windows and light fixtures. Plus the other company sanded with bedroom doors opened leaving me with weeks of deep cleaning and dusting all surfaces (i.e bedsheets, blankets, dressers, doors, blinds, photo frames, shelves, walls etc.) in the entire house. So frustrating. Not with Annandale Floors. They use a dustless system that leaves a lot less dust after the job. I was also impressed with how well Annandale Floors had sanded my home. The other company had left lots of gaps and red stain that still remained in the lines/grooves. I believe the equipment Vance used was far more superior. I had a dark reddish floor and I had wanted to move away from outdated colors - red, yellow, orange. The first company presented cheap Minwax options which left a deep yellow tint from the oil stain. Vance used the Bona Cocoa stain I chose that not only looked flawless but it was even and professionally applied with a beautiful finish. Plus Bona didn't leave that nasty smell of chemicals that we had to live with for 30 days. The entire job took 8 days and we moved back in with no issues. We could also move furniture back in within days instead of 6 weeks with the oil based Minwax. Take it from someone who paid twice to refinish 2,000 square feet of floors and stairs - it's worth every penny to do it right the first time. We hired Annandale Floors after receiving a raving review from our realtor. We couldn't be more pleased with the entire process of refinishing and getting new floors installed. Vance was a delight to work with on the estimating and project management side. His team was amazing... always on time, friendly, and efficient. They cleaned up the work site each day. Vance and his team have done two projects for us. Project 1 and 2. On project 1 I installed about 320 sf of unfinished red oak diy but needed it sanded and finished. Coordinated to have the work done in October 2020. Carlos was the team lead and they were professional, polite, and timely. Carlos did a great job of making sure we had the color and texture we wanted. We are very pleased with the work they did. The price matched the estimate and I was pleased with the price, the work, and how prompt they were in getting it done. Project 2 involved refinishing a set of stairs, a small hallway, and a room of about 120 sf. We notified Vance in the Summer of 2021 that we were ready for them to do the work. Because he was busy and experiencing labor shortages because of COVID he did not get to it till October so make sure to give plenty of lead time. Especially if you are a small job like we were. The price was a quite a bit higher than I originally thought it would be, but again...COVID. I was just grateful he was able to do it. If you people could have seen the "before" photos, you would not have to read the rest of this review to know what a wonderful job this crew did on very old hardwood floors to make them look just wonderful again. Karen was totally upfront and honest when she came to evaluate what they would do and her bid. They also knew we had a time frame due to selling our house and dealing with other contractors working inside as well. They pulled out the ickiest carpet in the world and made the hardwood underneath shine. They made the current exposed hardwood floors that were worn and dull, as if they were brand new again. The house was built in 1969 so you can imagine the years of neglect. Although I had moved out and into another house (in a different town), Karen kept me informed during the entire process via emails or phone. While remodeling our kitchen, I wanted to seamlessly extend the hardwood floors from the living room into the kitchen. I didn't want to delay our kitchen contractors too much, so I decided to hire a company that specializes in water-based finishes (since they dry faster than oil-based). I had a good experience with Annandale Floors as they did a very good job from start to finish. Vance responded to my voice message promptly even though it was later in the afternoon, called and gave me a rough estimate and came the next day to see the work and a final estimate for my living room and a few steps leading to it. I cleared the area of furniture and the crew came the same week and knew what they were doing with professional equipment and stripped, sanded and stained and came back the next day and added more coats and a final semi-gloss finish that I had asked. Simply amazing. Karen came out and worked with us to find a color we would be happy with. She even made a recommendation that we strongly were considering... And to help us decide she arranged with a former client to take a look at that same color on their finished floors. That sealed the deal... The exact color we wanted and nice to see on a finished floor. A few days later the guys fire up the sanders (my wife was amazed by the lack of dust afterwards). Then the stain and several coats of finish. Smooth as butter and hard to imagine they are the same floors! Everyone was professional and a pleasure to work with. We now recommend them to others (and so far everyone has been very happy!). Will be doing some work in our entryway and kitchen and will certainly be working with them again. I recently bought a house in Arlington built in 1951. Immediately upon taking possession, I removed the disgusting carpet the previous owner had all over the first floor and basement stairs. To my delight, I discovered beautiful oak flooring underneath the carpet. I spent the better part of an afternoon removing every staple and nail from the basement staircase and was thinking about what it would take to rent a drum or orbital sander from Home Depot to refinish the floors. I'm pretty handy and don't mind working, but pulling up all those staples sucks! I also only had limited time to finish the whole project and didn't want to damage the floors. So I decided to hire a pro. Vance, Karen and the rest of the team at Annandale floors came to the rescue. Karen met me at the house the next day to measure the rooms and provide a consultation. I decided to have the floors in three rooms, and a hallway area refinished. They were honest with me about the condition of the wood on the basement staircase, and recommended only sanding/reproofing the flat part of each step, instead of doing the riser part as well. Good call. They offered a choice of stain. Personally, I don't know much about that kind of thing and couldn't tell the difference between several of the lighter colors, so I chose a stain based on the name as much as anything. "Early American" sounded good. 10 days later, I have BEAUTIFUL, new-looking floors. Even though they're over 60-years-old, it looks like they were just installed yesterday. I read their claims about how their vacuum machine prevents dust from getting everywhere, and figured the vacuum probably helps but doesn't eliminate the dust. I was wrong. There was not dust anywhere. I really couldn't believe it. Vance and the other two guys who did the work cleaned up well and I moved in two days after they finished. I recommend this company if you need your floors refinished. I also plan to have them help me install additional wood flooring in the house in the future. I have to take a minute to rave about Annandale Floor Finishers, especially working with Karen. My husband and I are getting ready to put our condo on the market. So we wanted to do a series of renovations to update it, including refinishing and staining what we thought were standard, hardwood floors. Karen came out to do an estimate and had initially thought the same thing as us (able to refinish and stain the flooring). However, in a follow-up inspection to pick out stain colors, they realized that our floors were an engineered wood rather than solid hardwood, which doesn't allow refinishing. So, here we were with some floors that had dog nail scratches, had been through having three different renters use them, etc. thinking...how do we make this better without going overboard on cost or delaying our time to list the condo? Karen immediately looked into solutions and found a thin, click and lock luxury plank floor to go over the hardwoods (to ensure we didn't have to modify door heights to allow them to close over the new flooring). She was so apologetic about not catching that they were engineered floors initially with the estimate that she didn't charge us any change in price to install the new floors (in comparison to the estimate to just have the old floors refinished and stained!). I will say that I was a little skeptical about the plank flooring originally. But, when they went in...wow! I was impressed. What's more, there was absolutely no delay in our listing. As we begin to look for our own home after selling the condo, I can confidently say that I would be happy to choose Annandale Floor Refinishers again to do our floors and to get the opportunity to work with Karen again. read more

Stay away if your looking for a quality finish that last for more than a year. When Vance's team first finished in 2015, we were as happy with the results as the other reviewers indicated here. Within a year, however, that began to change. As with any finish, it will slightly darken/yellow with time. Ours did, but as it darkened one could see areas where there was either over-sanding, uneven application of the finish, or even places where it was obvious only one coat had been applied - not just in corners or near walls but in a couple key patches of several square feet in some of the most obvious areas in the house. We started a text dialogue (apparently he doesn't answer his phone from customers with problems) with Vance and after some weeks he came by the house to inspect. He agreed with our observations and told us he would have a team come over to redo the patches. However, he noted that this would result in obvious shade differences between the areas fixed and areas not fixed. He said he'd have to charge us $400 to enlarge the area to be fixed so that it would blend together better. We weren't excited to spend more money on something that should have been done right the first time, but we mostly just wanted our home to look good so we agreed. After a couple weeks of no follow-up, we started a new exchange with Vance who told us his team was swamped with other projects and he would soon get back to us as soon as his team's calendar had an opening. After a couple months of no response from Vance, we contacted him again, he now told us that a serious family medical problem was keeping him from focusing on business obligations. We completely emphasized and said the repair work could wait. After a couple months, and noticing new reviews of his work, we texted him again and told us his family medical situation was still bad and he could not get back to us for a couple more months. After a couple more months, we contacted him again 2 years after the initial work and a year after Vance agreed to fix the problem. Throughout 2017, we contacted him on occasion but not getting much if any response. We've given up. Through the years, we have remodeled about a dozen houses and condos as either our own residence, rental properties or just to flip. On a couple of these, we refinished the floors ourselves but most had professional refinishing, we know what is good work and what isn't. If you want to move a property pretty quickly, AND you don't care what the next person gets in the bargain, you could go with cheap and quick Annandale Floors. If its your own home and you plan to live in it for a while, or you want to have a good reputation with who you sell the property to, I would suggest looking elsewhere. read more

We originally had another company refinish our floors, but finally gave up in disgust and turned to Annandale Floors to complete the job. Vance Hough was prompt in responding, came to our house that day, and was able to bring in personnel the following day (a Saturday) to add the necessary coats of finish. We were charged a fair price and they did a quality job in trying to fix the problems created by the first contractor. I would caution against using Annandale Floors. They initially did a fine job on refinishing our oak hardwood floors. His staff was friendly and good quality and the overall quality of work was decent. When staining the floors, not much care was given to the amount of stain that was accidentally wiped onto the wood trim, though. I recently had to repaint all of our trim, not much fun. However, it's a recent experience with this company that garners the one-star rating. One of our floor boards cracked and needed to be replaced. Vance sent someone out that day to take a look. I was very grateful. We were told that they'd need to feather in additional boards. After waiting more than a month to hear back from Vance, he told me he'd get back to me that day with a work date. At 5 pm, after not hearing back, I called and left a message. He told me he was frustrated with me. At 9;40 pm that night, he texted me and provided me a date only. Am I supposed to wait around a whole day for someone to show up? I texted back asking for a window when I woke up, at 5:30 am. Just trying to get one thing off my check list, after all, he texted me after business hours, how was I to know he'd be offended if I did the same? Anyway, he told me to find someone else to do the work. Which I'm happy to do. And I'd suggest others to follow Vance's own advice...find someone else. read more

I recommend Vance and his team at Annandale floors without reservation. They did a fantastic job, kept the work area very clean or kept me in the loop during the whole phase of the job. I hired Annandale Floors to refinish and stain existing oak floors and install new oak floors where there was tile. They did a wonderful job blending 40 year old wood with new wood. The carpentry was excellent and the finished job was perfect. Vance's price was very competetive, not the cheapest, but you get what you pay for.
