Great amenities, helpful staff, but very loud, and not recommended for graduate students…read more I applied to Level in the spring before the semester, and I was put into the "random roommate" placement system, as many complexes of this type in Oxford do. However, I was given three different rooming assignments over the course of the summer, and by the time the semester was about to begin I had a received a fourth, with no graduate students. The walls are paper thin, and no one in the entire complex seems to sleep at night; despite being secluded to the woods, there's always someone outside, upstairs, next door, etc. playing loud music. The pool, workout room, movie nights, etc. are all great, and the bus is incredibly convenient for getting Uptown or going to campus. The staff were willing to help me work through leasing issues, too. But as a graduate student, the main use of my apartment is for sleep. And I didn't get a wink of it during the semester. The entire complex is one giant noise complaint.

Positives: My own bedroom and bathroom, pets allowed, laundry washer and dryer, dishwasher…read more Negatives: My room is constantly freezing because of the poor insulation surrounding the apartment. I have to stuff a towel under my storage unit door or else my room would be well below 50 degrees in the winter. We have very noisy neighbors and have had to evacuate the building due to fire alarms nearly 10 times within the past 6 months. The ceilings aren't very thick so you can hear people shuffling on the upper floors. Level is very far away from campus and the shuttle often stops running early so if you are uptown late you'll most likely need to take a cab home. It can also be difficult traveling due to the construction between Miami and Level. Overall, if it weren't for my roommates desire to live at Level 27 I would not be living here but its a good price for your own room and bathroom.

Hawk's has wifi-only internet, with the routers' ethernet ports apparently disabled and no option to change providers. The company itself refuses to do anything remotely without sending a tech out (Who ends up calling in with his spiffy authorization to ask them to reset the router anyway, which they do), whose opinion so far has been that Hawks needs to replace these technologically ancient routers because they're causing problems for people, and yet Hawks does nothing. I regularly have internet speeds in the 0.5 MBPS range, with the speed test page itself taking 3 minutes to fully load today. I literally had to connect to my phone's hotspot instead to post this because yelp cannot load - at all - without the connection timing out. Before I signed my lease I made sure to get early move in approved by the manager. A week before my approved move in date I called to get my new mailing address since the leases don't include an apartment number, and they didn't have me as early move in. No worries. Added me to list and gave me my address. I arrived on the pre-approved and now secondarily verified move in date, and they STILL didn't have me on the list for early move in. The apartment itself is okay, barring a serious lack of kitchen storage or a usefully sized desk in their furniture package, but if you need internet, steer CLEAR of Hawks until they get this sorted out.
