Renter Beware! When you move in, immediately request the move-in inspection form and fill it out in detail. After detailing every single thing that is wrong with your apartment, take photos and email a copy of the move-in inspection form along with the photos immediately to the Annex, and be sure to save records of all of this. When my son moved into the Annex he did not get a move-in inspection form (you get so busy moving in you tend to forget these details), but we quickly took a few photos of some of the things that looked damaged. Since he'd never had problems with false damage claims at other apartment complexes where he'd rented, we didn't prioritize detailed record keeping of all of the issues. Our son didn't complain about the unsavory condition because he was trying to be an easy tenant, not expecting a picture perfect apartment in a college town. Unfortunately he learned the hard way that he should have been more difficult, detailed and thorough. We were just charged hundreds of dollars for repairs-for carpet fraying and stains that were there before he ever moved in. While we totally understand and are happy to pay for honest cleaning fees or repairs, we are not ok with paying for damages that he did not cause and were there before he ever moved in. The Annex claims that since we did not submit a move-in inspection form, they now will not accept the photos we took on move-in day as proof (because they claim we could have changed the date the photos were taken). I see other reviewers online say similar things so it seems this is a tactic they use to make extra money from each tenant. The apartment complex surely has photos from the previous tenant's move-out records that would show the true condition of the property before it was re-rented, but they choose to play the "you can't prove it so we can blame you and charge for whatever we want" tactic. It's so sad that companies choose to lie, defraud and steal as way to get ahead. Lesson learned for our son and hopefully this review can help others to avoid similar issues. Do yourself a favor and consider renting from a different complex. Also, as a side note, the general look of this apartment complex is cute despite the rotting, moldy exterior, the amenities are nice, maintenance people are kind enough, but management is unapologetically dishonest. Bus service was down frequently, so just be aware that you cannot depend on the bus as a reliable way to get to and from the campus. read more

Literally the worst place ever. They will charge you so many unnecessary fees. They are not very nice to any international students. They are literally the worst and most stupid management team I have ever seen. When I was talking to them about how I cannot send them a check because I am out of the country they literally didn't respond to me. And it was not my fault that I can only pay with check. I had so many terrible experiences with the management at Annex. The apartment complex itself is pretty nice, but it is really far away from campus which can be quite inconvenient. Most of my problems stem from the management and nothing irritates me quite as much as knowing I had to pay rent for an apartment for a year that I couldn't live in. That's nearly $9k that I got absolutely nothing for. The first night that I lived there, my key that was working earlier in the day decided to stop working at around 1 AM after I came home and I had to Uber uptown to stay with a friend because I could not get into the apartment. My first apartment was disgusting and it was clear that no one came through to check and see if the person who was currently living there had the common areas cleaned. This same roommate was crazy (tried to keep my apartment at 80+ degrees IN THE SUMMER), so I ended up changing to live with a girl I knew in a separate unit. A few months after I moved into the new unit, I received notice that there would be a girl with a dog moving in. I explicitly told the management in 3 ways (in person, via email, and on the phone) that I did not consent to their being another dog in the apartment as the contract I signed only specified my existing roommate's dog - a dog that I was already familiar with. They said that because it was a "service animal" that they didn't need my consent (not how ADA works btw). I woke up to a random woman walking into my apartment with a huge mutt (without a vest) who was barking and running around. This dog barked loudly at me every time I was in the house, charged at me and ran out of the house, and attacked my roommate's dog. Some "service animal". I had to get my parents involved and leave the property for several days because it was unsafe. This was the worst of the things they did and because I actually stood up for myself anytime I needed anything done the management were extremely rude and unhelpful to me. They also informed me at 4 PM on a Saturday that 2 new roommates would be moving in the next day in the middle of the pandemic. Even without a pandemic, that's not even a business day of notice. I was already living in the apartment and had everything set up and had to call my boyfriend and my parents to help me move everything out since I wasn't about to get COVID from some random people. My existing roommate and I both had to live at home for the year because we at least knew each other and we both had parents who were immunocompromised and we couldn't risk living with two strangers. If we had actually been given proper notice, maybe we would have been able to communicate with the new girls about how to transition to the new home in a safe way, but it's not like Annex has shown that they care about their residents in any type of way. Overall, this apartment complex really tries to take advantage of the students and in my situation they would not try to help remedy any situations unless I got my father involved who is an expert in contracts because they try to pretend you agreed to things that they gave you no notice about and were not written in the contract. On the bright side, I got an A on a paper for one of my law classes about how the apartment complex is a fantastic example of contract violations. read more

My son lived at this complex for two years while a student at MU. Couldn't be happier with the experience he has had at The Annex for a number of reasons. Maintenance crew and the manager, Ashley, have always been very responsive to any issues that arose and have taken care of them immediately which is not always typical of landlords in Oxford. Also, you are signing a single lease which means you aren't responsible if your roommate(s) doesn't keep up their end of the rental agreement. They only know how to collect money from student. They do not how to provide good service for student. The front desk employees very unfriendly. They did not like international student. They charge a lot of deposit from international student. It's very far from university. If you have any choices do not come to here. read more

It looks like a very nice relaxing place to get out and away from home for a vacation by your self or a partner if in a relationship status. I would love to be able too see the scenery with my kids and husband. read more
