Great amenities, helpful staff, but very loud, and not recommended for graduate students. I applied to Level in the spring before the semester, and I was put into the "random roommate" placement system, as many complexes of this type in Oxford do. However, I was given three different rooming assignments over the course of the summer, and by the time the semester was about to begin I had a received a fourth, with no graduate students. The walls are paper thin, and no one in the entire complex seems to sleep at night; despite being secluded to the woods, there's always someone outside, upstairs, next door, etc. playing loud music. The pool, workout room, movie nights, etc. are all great, and the bus is incredibly convenient for getting Uptown or going to campus. The staff were willing to help me work through leasing issues, too. But as a graduate student, the main use of my apartment is for sleep. And I didn't get a wink of it during the semester. Positives: My own bedroom and bathroom, pets allowed, laundry washer and dryer, dishwasher Negatives: My room is constantly freezing because of the poor insulation surrounding the apartment. I have to stuff a towel under my storage unit door or else my room would be well below 50 degrees in the winter. We have very noisy neighbors and have had to evacuate the building due to fire alarms nearly 10 times within the past 6 months. The ceilings aren't very thick so you can hear people shuffling on the upper floors. Level is very far away from campus and the shuttle often stops running early so if you are uptown late you'll most likely need to take a cab home. It can also be difficult traveling due to the construction between Miami and Level. Overall, if it weren't for my roommates desire to live at Level 27 I would not be living here but its a good price for your own room and bathroom. read more

Signed a 12-month lease to get the lower monthly rent at $455, not including electric. I REGRET MY DECISION. My move-out date cannot come soon enough. In the past year of living here, I have had to call the exterminator on a monthly basis; the majority of the time it was for cockroaches, which live in the vents and bathroom fan ducts, but once it was because wasps had found their way into my apartment. Side note: I'm not a messy person, by any means. In addition to this, the apartment complex's internet and cable is managed by Pavlov Media, a horribly mismanaged company that has the complex trapped in a contract. My internet was out for an entire week during the school year, and the number of channels the living room TV receives depends on the apartment. Mine only gets 30 channels, but I know people who get less and more- all with horrible, fuzzy quality on most of them. The front office and maintenance staff are difficult to deal with. My water heater went out and I had to submit multiple work order requests before anyone would show up. Even then, it was a pain in the butt because the maintenance crew would lie and say they looked at it, when I knew they hadn't because myself or a roommate had been home the entire time. In addition to all of this, everything in the apartment is run on electric provided by Duke Energy. According to the front office, the average bill for four people during the summer should be about $75, yet for my one roommate and I using electricity conservatively, it has been above $120. Duke Energy says that the average summer is about $140, however the price in the winter, which level claimed was an average of $120, rises due to heating. With all of this in mind, you have to factor in the distance from the complex to uptown and campus. Currently, there are no streetlights or sidewalks along route 27, so walking or bike riding isn't the best idea. There is a bus during the school year, but they stopped running the weekend uptown bus, making it very difficult to have a safe, reliable mode of transportation late at night when intoxicated. The bus tends to run late and be very crowded during the school year. Parking on campus isn't cheap either. This complex has changed management multiple times in the past three years (red flag!). All in all, I can't wait to move out. There are other apartments that are cheaper, cleaner, and closer to campus and uptown that are managed way better. OH AND DON'T EVEN THINK ABOUT PAYING YOUR RENT WITH A DEBIT CARD. The charge for doing so is like $30+ so stick to checks. read more

Moved in yesterday around 5, discovered multiple problems such as former tenants hair in my bathtub, wasp nests out on my balcony, and our kitchen faucet floods the apartment! My roommate put in a work order earlier in the week and they still haven't done anything about it. Unfortunately their office closed at 7 yesterday and I couldn't get there in time to make an in person complaint. Today I went in and asked when it would be done and they told me they couldn't tell me because managers don't work this weekend, the weekend of move in day. It is in a great location a bit away from campus. It is quite. They have lots of amenities including a pool, tanning, movie theater and a great shuttle! Just took a few weeks for things in our apartment to get fixed. But they did get fixed! read more

I had never dealt with a more incompetent group of employees at any business until I began living at Level 27. The staff is severely undertrained and, when not under direct supervision, often unprofessional (it was very apparent when managers were/were not present in the building). I would strongly recommend that you consider/research other establishments prior to settling with Level 27. read more

The night before I was planning on moving in, I got a call from the manager saying that I couldn't move in the next day on move in day. The reason? There was someone still living in my apartment and they decided not to evict him. I told him that it was the only day I could get a ride from Chicago and my contract stated I would be moving in that day, so we were going. When I walked into my apartment on move in day, there was garbage everywhere and the previous tenant was still in the apartment. They did a good job of removing the physical trash over the next couple days while I was living there, but they never properly cleaned it. I was calm and nice through all of this and didn't complain, and all I got was a "sorry we didn't do our job." I spent extra money on cleaning supplies because the place was nasty, but I let the issue go. However, when I moved out at the end of the year, they charged me for having a stained carpet even though the stains were from before I moved in. They charged me for leaving garbage in the apartment because I guess one of my roommates left a roll of paper towels under the sink, even though the apartment was covered in a lot more garbage when I moved in. They also charged me for not properly cleaning my sink, which again, was much cleaner than how I found it. I took pictures of my apartment when I moved in so I could prove all of the charges were incorrect, but it took about ten emails before they budged and they only waived two of the three fees. Also, my ride to move me out at the end of the year had to drive down from Chicago and couldn't get there until 1:00 PM on move out day, and if we stayed past noon, they would charge us. I can't remember exactly, but I think it was $30. I asked if they could waive that since I would only be an extra hour. I told them I thought it was fair since I was unable to move into my apartment for several extra hours at the beginning of the year due to their incompetence, but they said no. Other than that, they advertise how nice it is that they have three hot tubs and a pool, yet they were never open during the spring semester last year. The maintenance guy said they would open after spring break, but they didn't. Then it was always "going to be open next week," but it never happened. Also, the maintenance is extremely slow and ineffective. We had an issue that took five weeks and four requests to fix. Every time we would ask, the guy would say that he would handle it that day and he marked the request as resolved, yet he didn't come to do anything. Honestly, it wasn't a bad place to live but they handled those issues very poorly. read more

I moved out in May and got the email in August said that I have something in my room that they are going to charge me. It is so stupid that the email said this statement is for room C, and the evidence picture showed the item is in room D. I sent them back the email, but nobody reply, so I have to call and wait for them to check. The office is so low efficiently. And it was very noisy, my upstairs always doing something really loud and made all of my roommates very anxious and you have nobody to let them be quiet. read more

It is nice that you get your own room and bathroom. The rooms are a good size, bigger than the singles in dorms. the bus will take you from level to shiver every 20 min, thats really nice. The only problem i have is they don't always keep you up to date about what times the bus runs (mostly the night/weekend bus). The internet is spotty and you never know if you will have it or not. The complex is very nice. The rooms are very quiet and you can't hear much noise from the other apartments around you. I'm a huge fan of the gym and pool area, and the size of each apartment is fantastic. I don't mind being so far away from town and campus as the shuttle system works great and I have my own car to get around uptown. However there are often issues with the internet connection. The Wifi will stop working for sometimes only a few hours, at the worst, a week to a week and a half. I've had to plug my computer into an ethernet cable in order to be online on more occasions than I care to count. When this happens, the office offers the solution of calling the internet company, Pavlov Media, and getting a ticket number. They say you should then call the office back and tell them your ticket number. Once they have enough ticket numbers then hopefully get a representative from Pavlov Media to come to the complex and investigate the issue. This incredibly frustrating situation as the cost of internet is included in the rent. You're paying for a service you are not getting. Never once has Level 27 offered a lower rent rate for the month that their internet has gone wonky. Although overall, I'm happy with my temporary home and I did renew my lease for one more year, for the rent, I would like to get what I've paid for. read more

Level 27 has been a great experience for me. I especially love their roommate matching system. In the fall I signed with friends and it went badly, luckily Level 27 put my needs first and quickly found me another placement. They used their matching system to pair me with others. My current roommates are amazing, and I'm beyond blessed to have the life-long friendships that I've made. I have lived there for the past two years, and I can honestly would not recommend it to my worst enemy. The first year was not bad, good actually, but as soon as i resigned my lease for the second year, it all went downhill from there. For example, bus would randomly stop coming and there would be not a single word from the management to make some sort of arrangements to get to campus on time. Because of that I missed/was late to multiple of quizzes/in class assignments. Another thing was when my upstairs neighbor's bathtub started leaking and I got black mold on my ceiling. The issue was when I had to submit two work orders before they fixed it, and by "fix" I mean they made six holes in my bathroom ceiling and never came to patch them up, like they promised to. The management would not respond to my emails almost never. And the final straw was when after moving out they posted a $200 charge on my account for "trash violation." They decided to pin the whole blame on me because they found a single envelope of mail in the trash area with my name on it. How is that fair?! And after I emailed back asking to prove that all that trash was mine I again got no response. The only good thing about level is the bus driver Garry. read more

If you choose to lease here you do so at your own risk. I could never really sleep and was paranoid about the beehive that was growing outside my window, mold, not being able to turn in homework the next day because their Wifi was acting up, roommates they matched me with who would steal my stuff in the kitchen and then TRASHED the entire apartment when they moved out. There are so many things wrong with this place I don't know if I could even name them all. If you want ignorant and classless management and to deal with the biggest incompetency you could ever comprehend then stay here. These people are on another realm of stupid just you watch. They also charge you for so many reasons that just don't make sense. Over $300 I believe it was for a SMALL CARPET that was already stained when I got there and I even sent them proof before I officially moved in!! This is just what I can remember right now as well! Worst apartment complex in Oxford, their incompetence cost me nearly $1000 in summer rent they told me I didn't have to pay. Level 27 is a lot less expensive than most places in Oxford and having your own bathroom is nice, but other than that it's awful. Horrible location, hit-or-miss bus system, borderline unusable wifi, and the worst customer service I've experienced my entire life. You get your own room and bathroom which is a huge plus. The wifi isn't the best but I haven't had too many problems with it. The only thing I don't like is the bus/transit that takes you to campus because sometimes it's inconvenient, but at least they have a way to take you to campus. Overall pretty solid. read more

I lived here for a year and am so glad that I'm finally done. I moved in three months before my other roommates, and within the first three weeks of living here, I had workers just walk into my apartment TWICE. With no notice from the office even though the lease clearly states that they'll give 24 hr notice unless its an emergency (neither time was). The office is awful to deal with. Its run by a bunch of students and no one ever responds to phone calls or emails, even the property manager. If you want anything done or any answers, you have to go into the office, and most of the time the staff isn't helpful or polite. They're very often sitting around chatting with each other or with their friends who have stopped in. It's quite unprofessional. They often lose paperwork, including the first page of my lease which had my correct move out date. When I moved in, both my bathroom and another bathroom needed cleaning because they were incredibly gross! My apartment had ants and maintenance never responded to our request to get them taken care of. They boast the fastest internet in town, yet it is often very slow and goes down. My roommate couldn't ever open her window because there was a wasps nest on her screen/window frame. Overall, this place was a joke. read more

Level 27 is one of the prettiest apartments around. The management is probably the most unprofessional, and despicable. Read the lease very carefully before you move in if you don't heed this warning. Management is currently try to ban service pets because they know they don't legally have to pay the pet fees ($399) non refundable. Yes they have the amenities...that are never really working, and heavily controlled or closed. Tanning beds were always down. Gym sucks. Way too far from campus and we all know how the bus service is... They are never willing to work with you as far as fees (bounced checks, wanting to move apartments or move out) even though you're a student and have little to no money. If they have to lift a finger, you'll be fined. IE: "Cleaning" after you leave, carpets need vacuumed, walls need a touch of paint. Maybe you left mud on the tile?- $65. Yes. Have a problem with your roommate? Deal with it, or pay $250 to transfer. Problem on move out date and cant turn keys in before 9am?- $150. Want anything on your patio besides a chair?- $125. Lose your house key?- It's electronic, $75. The system here is so broken it's not even funny. Save yourself a lot of trouble and go to Oxford West, Hawks Landing, or Commons. read more
