Yes I think it is crazy that these students need to find housing for Junior year during 2nd semester of Freshman year. This is how it goes due to the lack of housing in Oxford. My daughter introduced me via her first housing lease that I was responsible for. Sarah answered ALL of my questions, which brought easy to my uncertainty of signing so far in advance. My son also decided to go through Red Brick for his Junior year. It is unfortunate he did not for his senior year. Again Sarah has always helped me out with all of my questions, such as storage, bill payments, and utilities. They have been nothing but helpful and have worked with me. Today I had the pleasure of speaking on the phone with snide woman from Oxford Realty and at that point I wish my son had stayed with Red Brick. Not all places are the same. I hope you will guide your children to work with the right people throughout their lives. As I said in the beginning I have extremely high standards for customer service. My daughter the graduate of Miamis finest, had a package from Nordstroms delivered to her OLD address; which is a Red Brick property. I had her call Sarah with the hopes she could have it shipped overnight as she needed it for a wedding. She did!!!!! I'm sure your children are smart enough to check where things are being shipped to, but if not, I hope they would help you out. Thank you Red Brick for all of your help over the past two years with my 2 children

    Renter Beware! When you move in, immediately request the move-in inspection form and fill it out in…read moredetail. After detailing every single thing that is wrong with your apartment, take photos and email a copy of the move-in inspection form along with the photos immediately to the Annex, and be sure to save records of all of this. When my son moved into the Annex he did not get a move-in inspection form (you get so busy moving in you tend to forget these details), but we quickly took a few photos of some of the things that looked damaged. Since he'd never had problems with false damage claims at other apartment complexes where he'd rented, we didn't prioritize detailed record keeping of all of the issues. Our son didn't complain about the unsavory condition because he was trying to be an easy tenant, not expecting a picture perfect apartment in a college town. Unfortunately he learned the hard way that he should have been more difficult, detailed and thorough. We were just charged hundreds of dollars for repairs-for carpet fraying and stains that were there before he ever moved in. While we totally understand and are happy to pay for honest cleaning fees or repairs, we are not ok with paying for damages that he did not cause and were there before he ever moved in. The Annex claims that since we did not submit a move-in inspection form, they now will not accept the photos we took on move-in day as proof (because they claim we could have changed the date the photos were taken). I see other reviewers online say similar things so it seems this is a tactic they use to make extra money from each tenant. The apartment complex surely has photos from the previous tenant's move-out records that would show the true condition of the property before it was re-rented, but they choose to play the "you can't prove it so we can blame you and charge for whatever we want" tactic. It's so sad that companies choose to lie, defraud and steal as way to get ahead. Lesson learned for our son and hopefully this review can help others to avoid similar issues. Do yourself a favor and consider renting from a different complex. Also, as a side note, the general look of this apartment complex is cute despite the rotting, moldy exterior, the amenities are nice, maintenance people are kind enough, but management is unapologetically dishonest. Bus service was down frequently, so just be aware that you cannot depend on the bus as a reliable way to get to and from the campus.

    The internet technician has been here so many times since I moved in (in AUGUST) that my roommate's…read morehyper sensitive to everyone dog has stopped barking at him. Hawk's has wifi-only internet, with the routers' ethernet ports apparently disabled and no option to change providers. The company itself refuses to do anything remotely without sending a tech out (Who ends up calling in with his spiffy authorization to ask them to reset the router anyway, which they do), whose opinion so far has been that Hawks needs to replace these technologically ancient routers because they're causing problems for people, and yet Hawks does nothing. I regularly have internet speeds in the 0.5 MBPS range, with the speed test page itself taking 3 minutes to fully load today. I literally had to connect to my phone's hotspot instead to post this because yelp cannot load - at all - without the connection timing out. Before I signed my lease I made sure to get early move in approved by the manager. A week before my approved move in date I called to get my new mailing address since the leases don't include an apartment number, and they didn't have me as early move in. No worries. Added me to list and gave me my address. I arrived on the pre-approved and now secondarily verified move in date, and they STILL didn't have me on the list for early move in. The apartment itself is okay, barring a serious lack of kitchen storage or a usefully sized desk in their furniture package, but if you need internet, steer CLEAR of Hawks until they get this sorted out.

    I am going to give CPM a generous 4 star review, could have easily been 3 star, but I'll be nice…read more I was a property owner in Oxford and worked with them for about 7 years. The Good: They are fairly well organized and the bills get paid and they have a lot of resources, as you would expect. I found them women there, at least now, to be fairly easy to work with and friendly. I got good summaries on a monthly basis of the expenses. I recently sold the place and they worked pretty well with me and the real estate agent through the process which I appreciated. The Not So Good: Sometimes communication and responsiveness could be lacking. It was not uncommon to have to follow up on requests. There were rules that they had to notify me in the event of larger expenses/work being done which did not always happen. Of the 7 years I had the place, they failed to find a student renter twice. In fairness, my place wasn't great and it was a bit off campus so that is not totally their fault. The first time I didn't get someone the market had shifted due to new units being built which they did not pick up on and we were stuck with an overpriced house. Both years I ended up getting month to month non-student renters who paid well below market and were bad tenants. The Bad: The main problem is that they have absolutely no motivation to save you money on repairs. They take a 15% uplift on any work being done so the more the contractor charges, the more they make. The 15% charge is probably standard, but you got the feeling they were not on your side and trying to save you money when it came to getting stuff done. There was a woman that used to work there, Leslie, who was terrible and I would get charged super high rates for minimal work and material and she would not provide receipts and was generally unpleasant to work with, but fortunately she is gone and things improved after she left. There are limited options, but if you have someone that could do repairs I would highly recommend using them as this will be the biggest difference in your expenses. Summary: I heard there was another property management company in town but they are apparently worse so CPM is probably your best bet. I am now out of that market and never going back but if I had another place I would in fact work with them again. It is difficult to be a 5 star property management company so I am grading on a curve and they have plenty of room for improvement, but my experience with them over the most recent years was mostly positive so I'll be generous and raise their average Yelp rating on here :-)

With not an ounce of sympathy, empathy, or any human emotion, you can expect to be hoodwinked, bamboozled, and disappointed. I am here today, on Yelp, to express not only that you should NEVER give these people business, but that if you do, you will surely lose sleep. I moved into a home that hadn't been renovated in 10+ years. There was mold between walls, horrific plumbing issues, and countless health code/ safety violations. In fact, records will show that a fireman actually fell through the floor of said home. Courtney Alexander is one of the biggest, most fraudulent "nice people" you'll ever meet. Not a single one of the people we worked with, actually cared about our health, safety, or genuine concerns. BUT, one false misstep, and they will fine you for everything you have. This is the worst property management company in AMERICA. If you go into business with these people, you're asking to lose a minimum of 5-10k more than the rent stipulates. Please help run these cowards to the ground. They care about one thing, money! You'd think in a college town of such glory, perhaps there would be compassionate people in the community, who help and do good. This company is the opposite of those people. YOU WILL BE ROBBED. I pray every single night that they go out of business. I hope this message is read, and potentially helps save a few of you the sleepless nights my friends and our families have endured.

    my opinion....do not rent from this rental company i lived…read moreat south campus quarters for 1 year. don't rent from these people! from the get go they mislead you...you are shown a staged unit that looks nice and because the units are being occupied you do not get to see first hand the unit you will be renting but are assured that it is the same.....complete lie! first and foremost it was a piece of shit rental. the unit was completely falling apart...cover to my (supposedly air conditioned rental) wall mounted unit, would not stay on and even fell on an individuals head once, asked that it be replaced they did not. glass globe that fell to ground ( and no i did not change a bulb) i was charged $30 dollars for....handle to bathroom literally fell apart when i went to open it one day....they would come in unannounced to check on my place. i never used the oven and probably made mac and cheese a few times, usually used my microwave for everything, however they charged me $70 dollars to replace drip pans and clean stove i never used! my girlfriend and i cleaned the unit from top to bottom....they charged me $695 to clean and supposedly repair my unit.....total bullshit.....i had a $400 deposit and am now being charged $295. this is the list of charges: paint doorway to kitchen due to large scuffs: $35 replace missing scq magnet: $5 clean dirty floor $25 clean dirty stove $50 replace 4 damaged drip pans $20 clean dirty refrigerator/freezer $30 vacuum dirty carpet, remove hooks from walls $25 paint walls due to numerous scuffs $100 remove bulletin board from wall $35 repair and paint wall due to large tears caused by bulletin board left behind by tenant $100 steam clean carpet due to large red stain $75 paint and patch excessive number of nail holes $100 replace damaged and disassembled doorknob $50 replace 2 burned out light bulbs $10 clean dirty floor, sind, mirror, tub/shower, etc. $35 total deductions: $695 deposit on file: 400 total amount due to landlord: $295 honestly there should be a law against this kind of abuse towards renters......my biggest mistake was not demanding that they fix things that constantly were broken or breaking....i am way to laid back and will learn from this lesson....actually my biggest mistake was renting from them, but that being said i hope this gives a heads up to a potential future renter and will make them think twice.
