I lived here for one year of college at Miami. The walls were very thin. There are no passenger of service elevators and I was given a top floor (3rd floor) room despite asking for something lower. It was as if I hadn't made any response. The utility bills are unusually high in the winter for heating to be shared by 4 people as was the case in my apartment. The biggest disappointment was a total "money grab" at the end of the year as we were assessed carpet cleaning when our pictures at check out showed not a single stain. We were charged excess cleaning for fridge and oven when they were relatively free of anything, and general cleaning. This is not communicated well in advance and it capped a pretty poor experience there. read more

The internet technician has been here so many times since I moved in (in AUGUST) that my roommate's hyper sensitive to everyone dog has stopped barking at him. Hawk's has wifi-only internet, with the routers' ethernet ports apparently disabled and no option to change providers. The company itself refuses to do anything remotely without sending a tech out (Who ends up calling in with his spiffy authorization to ask them to reset the router anyway, which they do), whose opinion so far has been that Hawks needs to replace these technologically ancient routers because they're causing problems for people, and yet Hawks does nothing. I regularly have internet speeds in the 0.5 MBPS range, with the speed test page itself taking 3 minutes to fully load today. I literally had to connect to my phone's hotspot instead to post this because yelp cannot load - at all - without the connection timing out. Before I signed my lease I made sure to get early move in approved by the manager. A week before my approved move in date I called to get my new mailing address since the leases don't include an apartment number, and they didn't have me as early move in. No worries. Added me to list and gave me my address. I arrived on the pre-approved and now secondarily verified move in date, and they STILL didn't have me on the list for early move in. The apartment itself is okay, barring a serious lack of kitchen storage or a usefully sized desk in their furniture package, but if you need internet, steer CLEAR of Hawks until they get this sorted out. read more

This is the start of my second year living at Hawks Landing. Last year, I lived here through the university as the resident hall renovation allowed some sophomores to live here or another apartment complex in town. This is my third month now on an official lease, and I've had more problems in the past few months than I did in the last year. The maintenance people keep entering my apartment without notice, sometimes unlocking my door as I'm on the way to open it. Without notice, I feel like this is an invasion of my privacy and also puts my pets at risk. I'm supposed to be on a "no spray" list for pest control, as the spray is toxic to cats, but I've had pest control come in multiple times since I've added my cat to the lease. I've talked to the office twice about this now, but they've insisted I'm on that list while the pest control people insist the opposite. Other than those problems, Hawks Landing is a beautiful and fun student community that I enjoy being a part of. The amenities here are quite nice and I particularly enjoy the hot tub and business center. The apartments themselves are lovely and have awesome updated kitchens. The bedrooms are a perfect size for one person and comes with all the furniture you'll need (except a bookcase if you want one). The staff are always friendly too, even in the confusing mix ups or miscommunications, I can tell that they do care about the residents here. read more

The amenities here are great: business center with free printing, package acceptance at the office, gym, and pool. The rooms are very nice, clean, and updated. The walls are very thin, but I have had fairly quiet neighbors. The one-bedroom is fairly small, but is enough space for just one person. The complex is well lit at night and feels safe. The rent for the one-bedroom is expensive, but I have loved my time here. read more

Currently living in the Hawks Landing as a graduating, senior from the University of Miami. And just wanted to write a little review on the place I've been living at for the last semester. if anyone is trying to look for a place to live, I would recommend any other place, but this one as of the last semester spring term we haven't had three weeks of solid service for one we had a Wi-Fi outage the first week for a total of four days then after that, we had an issue with our dryer, and to top it all off we had a pipe burst in our place that flooded the entire apartment or nearly the entire apartment except for our rooms this is the only time I will give the apartment management any credit as they did deal with it rather relatively quickly and efficiently however, this is still an issue that has happened within a period of three weeks. And at the end of this three weeks, we just had another Wi-Fi outage. Overall, Hawks Landing has Shadi service at best and if you want to make the best experience with your money, I would go elsewhere as if you are a student in college who has trip due dates and have things do on the computer and require a solid connection to the Internet then you really out of luck if you live here. I don't want to drag on the people who are in charge of the apartment too much as my experience they are nice people. I'm just very frustrated with the lack of attention that our issues have been getting in regards to our buildings Wi-Fi. Finally, I will say that if the Wi-Fi issue wasn't so prevalent, then this place would not be such a bad place to live. Of course it would have its issues but other than that I don't think you would have a bad experience, but since the Wi-Fi issue is so prevalent. Edit: Recently Hawks switched Internet providers and additionally the way Wifi is handled in the units. There are no longer wired internet connection in the units, opting for building wide signals which have been slow and unreliable. The internet in my building also keeps going out, so in the past month I've been without internet in my unit for about a week total. This was definitely a downgrade on Hawk's part and has left me very frustrated. Because most people come on here only to write about bad experiences I thought I'd write about my good ones. This is my second year living at Hawks and I have enjoyed living here very much. My rent is far cheaper than most other places and for an apartment that is much nicer than the rest too. I currently live in Hawks Landing for my sophomore year. So far I have been a huge fan. The interior of the apartment is very clean and has served as an enjoyable place to live. Kitchen appliances work well, furnishings were in good condition. I get a lot of use out of the gym on property, which has good quality equipment. Really bad internet for a digital age apartment. They have no Ethernet ports for hardwired internet, and the WiFi is overtaxed. My window has a hole in it so the smokers I was made to live with, who step outside to smoke, get smoke in through the draft in my window. The service is nice and the people are polite, and the amenities are diverse--pool (though it closes in the winter), gym, and tennis court. However, if you're someone that requires a stable internet connection, such as for classes, run away. read more

Since Hawks Landing has been under new management this summer, living here has been to say the least...unfortunate. I have been living in Hawks Landing for 2 years now and for only paying $399 a month without electricity and all amenities, it hasn't been too bad (since I'm rarely home and I have a car). However, recently I have never felt so annoyed. Besides the construction work beginning at 7:30 am/7 days a week and the less than 24 hour notice to move our cars, the construction workers have destroyed our personal property on our patio, entered our apartment without knocking, and left sharp, rusty nails all over our patio. I can understand why the construction starts early in the morning but the unprofessionalism is too much. If there is going to be a whole year of this going on, I wouldn't want anyone to go through what my roommates and I have went through. At least till the construction is done... read more

DO NOT LIVE HERE!!!!! They do not call you back. They charge you all these mysterious fees at the end then DO NOT answer your questions. Three of my roommates have called off and on at different times multiple times over a few days to resolve an issue and are all told we will get called back and managers are not there and NEVER GET ANSWERS. This place is awful. ABSOLUTELY AWFUL. I had issues early on in the year and it was the same thing. leaving multiple messages in person and on phone and NO CALL BACK OR ANSWERS. read more

The only thing I can't stand about this place is the lack of dog bathroom bag stations. There are only two of them among the entire complex, and at either ends of the place. So if you live in the middle like me, you have to make a rather inconvenient walk to get a bag, walk back, and make another inconvenient walk to find a trashcan to put it in. For this reason other dog owners in my area don't pick up after their dog, so there's a nice mine field at times where my dog usually goes. read more

My daughter lived at Hawks Landing for two years and was happy for the second year due to being able to choose her roommates. They received most of their security deposit back so please take pictures before you move in. It had been remodeled so it was nice. She also used the gym equipment and the printer but never the tennis court or the pool. read more

Things that need improved: The awful internet service and the move-in process. Overall: Only live here if it is the best you can afford. This apartment complex is a love hate relationship for me. The relatively low cost (when comparing to other locations in Oxford) is good and the fact that if someone in our apartment moves out it is not up to us to find a new room mate is nice. But for roughly about 1,600 dollars a month for an apartment I would expect higher quality. They went for the cheapest options possible when renovating this place. Also, there is relatively zero counter space on the first and second floors. The third floor they designed it much better, why they did not do this for all of the floors is very strange to me because all the kitchens are exactly the same size. Move in was very strange, it was pretty much 'here is your keys, rent is due on the 1st every month, bye.' When I came into the apartment there was many issues that I felt should have been fixed before I arrived. Mostly little things but there was a faulty door and water damage was apparent immediately. I requested for the carpet and flooring to be replaced but they have not given me any information whether they will do this or not at the time of writing this review. Another thing that really bothered me was that they never even cleaned the floors before they're new guests arrived. My feet would literally turn black from walking on the floor and this really bothered me. When I purchased a new vacuum I had to empty it three times after sweeping just the living room. Last complaint, the beds are awful. Seriously, replace these more often. Now onto the good, the pool and hot tub is nice, they are. Also, the free printing is excellent for us students that don't have our own printer. However, they only print in black and the computers are so out of date that you cannot access a google doc properly. Bring it on a flash drive. The maintenance service is fairly quick but they don't give the residents enough time to even come answer the door before they open it themselves. Sometimes I'm naked, alright? The gym is fair, they have an alright amount of machines and weights to choose from and it is sometimes a lot easier than going down to the campus rec center and fight the crowd. There is also a beach volley ball court and two basketball courts, both of which are nice. Despite the good qualities this apartment complex has I simply cannot recommend it to anyone unless they are on a very tight budget. read more

Let me start by saying this: for $409 per month, the apartment itself isn't bad It comes furnished with the basics and appliances, and it looks pretty nice. That's about the only good thing about this place. Now for the bad. The lights they stock the apartment with are irritatingly dull; I replaced the ones in my bedroom the first week I was there. The pool is pretty continuously overrun with people who obviously don't go here, and there's not much in the way of physical facilities besides that. By far the worst thing about this place though, is the internet. The Wi-Fi is so slow I've had to wait for YouTube videos to buffer at 480p on many occasions. Streaming any movies or TV shows is nigh impossible without waiting half an hour for it to load. And there are no Ethernet jacks either, so don't even think about trying to play any sort of online video games. I moved in here because I needed somewhere to live while I worked over the summer at the university so I finished out somebody else's lease, and I'm thankful it's just for the summer because now I know not to live here for any extended period of time. I would honestly rather live in a cardboard box with Google Fiber than live here and put up with the slow internet. All in all, it's not the worst place in the world--if only because the rent is so cheap, but I wouldn't recommend living here to anyone. read more

There is rarely paper to print in the "free" print center, and the computers are so out of date they can not load necessary webpages and content. It is not clean upon move in either. I lived at Hawks Landing last year, and chose not to renew for a few reasons. Some of them are obvious--the distance from campus and the lack of a shuttle from the complex to campus, and the fact that it's more expensive than some other places of comparable status in the area that offer more amenities and still charge less. However, the biggest issue I and my roommates encountered at Hawks Landing was actually internet access. We were constantly fighting to get online to complete our homework assignments, and there were many, many days where I had to stay late on campus just because I wouldn't have access to my homework from the comfort of my apartment. Additionally, we wasted a lot of time haggling with management about the internet, and trying to improve or fix it ourselves. A lesser issue I had was that management was not helpful--they didn't believe us about the repair requests we submitted and would talk down to us about the issues, assuming we didn't know what we were talking about. Additionally, once we moved out, my roommates and I were hit with "cleaning charges" of over $70 apiece, when we didn't leave the place a mess. One of the roommates had renewed, so they stayed over the summer and made a mess, but we all got charged for it even though we hadn't lived there for 2 months. We tried calling the office for 2 weeks to talk about these charges, but nobody every answered the phone. We even tried calling the parent company, Capstone, but they were not helpful. I finally had to go out of my way to go to the office to talk with them directly and they pretended like they hadn't gotten my messages. We finally convinced them to lower the charges (after wasting a LOT of time just trying to contact them), but they still insisted we pay some since it was "the equal responsibility of all the roommates," which apparently includes those who had already surrendered their keys. It sounds like they charge everyone when they move out as an easy way of making extra money. All in all, it wasn't an absolutely terrible place to stay--the renovated apartments were beautiful and comfortable, and it did offer a lot of amenities. But given that it's pricey, has bad internet connections, has rude managers, and overcharges people as an easy way to get money, I can't say I'd recommend it to a friend. read more

This is my first apartment, so I'm not sure what a reasonable expectation would be, but Hawks has - for the most part - failed to impress me. I moved in here last August and during the first several weeks of the semester I experienced unimaginable Wifi problems. Normally it would go out for 1-2 days but at one time it went out for 6 days in a row and I could not access Wifi or complete assignments in my apartment. The first few days, I called the front office, but the after about 3 days I went in myself. The student employees were rude and unsympathetic to me while an adult staff-member looked on - and this was not the first or last time that I've experienced this. Furthermore, my bedroom faces the volleyball court and the the pool, so in nicer weather I am affronted with yelling/shrieking and extremely loud music from fellow residents' stereos. I am more understanding during the daytime, but this often carries on until 3-4 in the morning and it's very difficult for me to sleep through the night. One of the worst things about this is that Hawks Landing student employees are often the ones out there causing the noise. I understand that Hawks has less control over the actions of residents, but there have also been times when the Hawks Landing poolside radio has not been switched off at night, and it's loud enough that it sounds like it's playing inside my room. When I asked about this, I was told by management that the timer had not been set properly that night and that the situation had been rectified. It happened again the next week. Maintenance is punctual and kind, but I think sometimes they do shoddy work, depending on the nature of the repair. Last fall we had a wasp infestation on our balcony, and it had clearly been improperly dealt with before and the wasps re-built. Now that the weather's better I'm starting to see them return in the same location. The construction is ridiculous. We have a year-long contract so it makes sense that many people would still be living here. However, we are often bombarded with emails telling us to move our cars at the last minute. This is a ridiculous expectation. I would be much more understanding if we were given 24 hours notice. While I can't sleep through the night due to the noise at the pool and volleyball court, I am woken up by construction at 7:30AM - including Saturday mornings. Not to mention the asinine emails we get from management. There are usually at least 12 typos in each email - ridiculously unprofessional. I also have gotten many advertisement phone calls from Hawks while I'm in class regarding renewing my lease. No, thank you. read more

Yes, the construction is annoying. The Wi-Fi is unsecured and leaves a lot to be desired, but in my experience it's infinitely better than the Wi-Fi on campus. Besides that, I haven't had any issues with Hawks. We had a few maintenance issues the first couple weeks after move-in (dishwasher didn't work, window leaked), but all were fixed promptly after submitting a request. Apartments are spacious, furniture is a nice quality (except for the desk chairs... you may want to bring your own), and appliances all work well. Employees are friendly and helpful. No complaints on the pool/hot tub/gym/business center either. This is one of the cheaper housing options in Oxford and considering that, I think it's a great place to live. read more

The worst place I have EVER lived. The entire apartment was filthy when I moved in and I generally had to call maintenance about once a month to fix something that spontaneously stopped working. Also, you have to pay a full month's rent for the month of August when you are only allowed to live there for about ten days. Sure, the pool and hot tub and the show apartment look nice, but in actuality the real apartments are shoddy. The pool and hot tub are usually gross due to spilled beer, plastic cups, and assorted other bodily fluids. This is almost exclusively undergrad housing, so some partying and noise is to be expected, but the noise level EVERY NIGHT was ridiculous. Finally, don't expect to get your deposit back because you will most likely get assessed a cleaning and/or vacuuming fee no matter how much you clean before you move out. read more
