And again handed me a long list of homes and met me at one (late), after I had already walked it. I decided I need find someone new. I called EXIT Realty North Providence after combing local reviews to set up an appointment. They called me back later that day to confirm a time and invited me to their office. This is where I met my agent Erin L. and their broker Melissa P. Talk about a breath of fresh air. For our initial meeting they invited me to the office, asked about me, my housing needs and even brought a lender to the table to answer any questions and offer services. The initial conversation was no pressure and all about understanding what I needed. They also answered the 1 million questions I had, as a first time home buyer. Erin was awesome through the whole process. Clearly and quickly returned all my calls, emails and texts. Day, evening and weekends, she was always there to answer questions and guide me along the way. I would highly recommend her for any first time or young home buyers. Her follow up and communication was A+. I gets even better. On the night before closing, we ended up in a situation with an unwilling seller, who can hadn't started their move out process or the repairs laid out in purchase agreement. This is where the whole team at EXIT really came in handy. The Broker Melissa began guiding me through the legal process and the next morning Erin spent the entire day with me at the lawyers office and hashed out a deal that got me $10k in an escrow hold back for the repairs and the home at a steal of a price. That same day we drove back to the house and Erin waited with me out front while they moved out till 1AM and we got the keys! Even after the purchase Erin has continued to check in with me. Horrible experience where we were misled, entered into a "VIP Buyer agreement" that was ANYTHING but "VIP", worked with a lender who was recommended and kind but also pushy, we informed everyone from the start we had some taxes to file for my husband's business, and were informed only after we were under contract that we did not meet eligibility requirements to qualify for the RI first time down payment assistance loan in time for our closing due to our IRS payment plan timeline! (FYI- their preferred lender might not explain to you until its TOO LATE that you need 3mos of IRS payments to qualify for this down payment assistance!) Received a verbal extension from seller to extend closing for a week, which we took and decided to eat it on our down payment assistance loan just to get into this property. Turns out no one kept up communication from the seller, who flew in for closing, and they never actually signed the extension. We signed a termination to protect our deposit at 9:30am on a Thursday. Asked for and received NO updates until a text message at nearly THREE AM the following Sunday informing us that the seller had indeed backed out, and signed their own termination of contract?! On the same Thursday we signed ours, at 3:30 PM?! And they had had "no updates" for us for DAYS?! Selling AND buying agents are colleagues at this same agency, yet communication was abhorrent. Complete lack of understanding the urgency of such matters. Thank god we got our deposit and our "VIP" buyer payment for a total of 4k back- that was the ONLY positive to come out of this experience. Ancient breaker box) and a huge BLACK MOLD problem. No bathroom lights/Shower wasn't functional until a week after moving in and only because I found someone to fix it. Is some of this on the landlord? Most definitely, but just know that once you sign the lease & they get their fee, you are on your own. They do not care if they find you an unsafe place.
