Please don't ever use this company if you can avoid them. No customer service...VERY annoying music when on hold and you NEVER get your money...as a seller!! Seems experienced but engages in numerous delays with NO communication of same and perhaps they use buyer's money to gain interet while they are delaying. Please choose another company read more

ArborOne Escrow is #1!!!! Sarah Lowry, Lucy Encarnation and their teams are phenomenal!!! I couldn't ask for anything more. Every deal is going to hit a snag somewhere, it's inevitable, you just want to make sure you've got the team in place to handle everything being thrown at you. Arbor One is that team. As the seller who had done everything in advance (including termite inspection) before even putting my home up for sale, I was shocked & horrified to discover the title was cloudy. My mortgage company never properly recorded a refinance that was done back in 2006...and i had no idea. Do you know what it's like to get a "we're too big to fail" institution to move quickly? Every response is "that is xyz process & will take 6 weeks." Argh!!!! This is totally not acceptable in the middle of a sale. Sarah got on the phone & would not accept the mortgage comapny's "processes" as the answer. After lots of calls & on holds, Sarah was able to get everything needed from my mortgage company and saved the deal in the time frame needed. It's challenging enough to sell your home, determine the right price, stage it, show it, find the right buyer & negotiate the right deal. After all this work, do we really need to have to worry that it won't close? Arbor One Escrow is definitely the team you want standing with you fighting for your deal. read more

DO NOT USE THIS COMPANY! Poor customer service and unprofessional! We closed escrow on our house the end of October 2020 and we were told we had a closing statement with a refund that we have not received. We have tried calling and emailing multiple times since closing and they never returned calls nor emails. I finally got a hold of Claudia Romo on Friday last week and she promised our check would be sent over night the next day and we have not received anything! read more

Good and reasonable fees for sellers. A little lack of communication toward the end process but all were good.

Calls took days to be returned, they lost paperwork that was sent to them, they waited until the day of closing for documents that should have been signed days and weeks ago. I have been a part of close to 100 escrows and I would recommend running not walking away from this company. read more

Arbor escrow charges almost double the other companies. this not to say that the girls working there were very good but this does not justify the cost of escrow they charged. Beachful with the escrow fees, Arbor One escrow is very very very very very inflated and unreasonable expensive. I will not use them again ever. read more

Disappointed in this escrow company. We did not choose them but I am sure seller regrets it as well. Very expensive, poor communication and overall disinterested in closing the deal in timely manner. Plus, she actually keeps me posted with important details as they arise...a level of attentiveness I have yet to find with another Escrow Officer. RIP-OFF ALERT. I regularly sell real estate as part of my profession. This escrow, which handled the straightforward sale of a single-family home at a price of $620,000, charged $6000 in escrow charges between buyer and seller. That is not an unreasonable fee, that is a blatant rip off. Their fees are in multiple of market pricing and are not disclosed anywhere. To make matters worse, and their service level is terrible and the escrow officer that handled the transaction in which I was the seller was, to be kind, not very competent ("oh, did you need me to order a demand to pay off the seller's existing loan? Oh, did you actually want me to send you the sale proceeds? I mean, escrow only closed a month ago"). I made a point to hold onto the settlement statement and the emails from the escrow officer about their charges, which I would happily share upon request. read more

This was going to be my first time buying a house and it has been interesting. We sent our deposit to Arbor One the same day they requested it. Long story short the deal fell thru. All parties have signed cancellation and we have STILL NOT received our deposit back. No one calls you back and Claudia is almost never available. When i call and ask they don't even seem to know what property I am talking about. I am beyond frustrated. Would be nice to get our money back. read more

I used Arbor 1 in 2021 as a real estate professional per request from my seller client for a sale in Carson, CA. Arbor 1 seemed to be a fish out of water when dealing with LA County transactions. There was email traffic that I was copied on between Arbor 1 and my seller client for miscellaneous fees that were incorrect. My seller spent alot of time reviewing and micro-managing escrows work. Present day 2022 another seller client reached out to Arbor 1 for an estimated net settlement sheet. The sheet contained misquoted title policy charges- Arbor 1 quoted my client For Sale By Owner title policy rates instead of quoting him the normal rate. I called Arbor 1 prior to them sending him a net settlement sheet to inform them that we were already in escrow with another escrow company. Unethically Arbor 1 still kept pursuing my client. I spent hours and hours trying to resolve my client's concerns this weekend and had to coordinate with the title company directly to prove to him that Arbor 1 misquoted another company's rates. At the end of the date I ended up crediting my client $1600 to ease their mind about fees due to Arbor 1's mess up. Also why is an escrow company quoting another title company's fees? Bottom line is you get what you pay for at Arbor 1. They quote $500 escrow fee for Seller's side but you're going to pay for it in wasted time and energy. I can not in good conscious recommend Arbor One Escrow to anyone. The problems started at the first step, wiring instructions provided at 9:30pm the day before my deposit was due and only after multiple phone calls and emails were sent requesting the information. Employees were unprofessional, failed to communicate on multiple occasions and called just days before closing requesting documents that had been provided to them via email two weeks prior. The Notary chosen by Arbor One Escrow arrived 30 minutes late due to the late receipt of documents sent to him by escrow. The Notary spent 90 minutes or more completing the loan document signing, constantly texting to ask questions about the signing and ultimately mishandled the situation causing an additional signing to occur the same night. The second signing was completed at 11:45pm. After the close of escrow they were contacted three times with a request to provide an emailed version of the Settlement Statement. The statement was sent with a verbal claim that it had previously been sent to the broker, only to later learn that the broker received it while the phone call was in process. I have purchased four homes and refinanced twice. This is by far the worst escrow team I have done business with. My experience with Arbor One Escrow yielded unnecessary stress due to unprofessional business practices, lack of communication, misplaced documents and untruthful information. The service fees charged for this transaction should be reimbursed. read more
