Sunneshine Frey is unprofessional and YELP really needs to allow for a no-star or half-star review!! I am attempting to purchase my first home. The seller used Arbor One Escrow at 3750 Santa Fe Ave in Riverside. The Escrow Officer is Sunneshine Frey. Last week, the deal was canceled. All paperwork was signed to the cancellation by me (the buyer) and the seller. Sunneshine was notified of this. It has been three days into a new week and I have not received my check back, nor according to Sunneshine, has it been sent out! Why? read on... When my realtor and team requested the funds be returned which should be an automatic process after the seller and I signed the cancelation, Sunneshine stated that I needed to return HOA paperwork that she sent me, that I did not receive - (quote) "BEFORE we are able to send out the deposit" (unqoute). Return HOA paperwork? What, is she talking about? When my mail lady goes on vacation -- mail in the neighborhood always gets twisted. Anyway, During the deal, Sunnshine asked if she could send me said paperwork to which I said, yes. Sunnshine never stated that if for any reason the deal between the buyer and myself was canceled that she would not return my cash to me. The escrow company is the middle man in the deal. They do not get to hold your funds hostage when the deal is canceled IN WRITING by both parties. Do NOT use Sunneshine Frey at the Riverside Branch of Arbor One Escrow!!! Now, I need to call my attorney and get a demand letter sent to her if she persists in this nonsense! As if I already wasn't under a lot of other deadlines! The absolute worst service and incompentence beyond measure. Promises and delays and excuses. Avoid if you can.

I purchased a condo, the seller chose Arbor One Escrow. I worked with Sunneshine, she was nice to work with and everything went smoothly. No hitches during escrow, closed on schedule, everything was done accurately. My single complaint, and it is very significant because of how ridiculous it is, is that Arbor One Escrow does NOT support digital signatures (e.g. DocuSign) for all their own paperwork (I'm not talking about the final signing with the notary at closing; I'm talking about all the paperwork you fill out when opening & during escrow before that). So you will need to manually print & scan or mail back and forth all documents to them. It's 2021, and this is quite simply unacceptable. I would have rated 5 stars, but not supporting digital signatures is a deal breaker in this day and age. read more

Sent my paperwork to the incorrect address, which is not what I instructed them to do when the escrow closed. I asked for an escrow discount after the escrow closed and was told that could not be done. My escrow was a very quick escrow and I had a interest rate that was expiring, and time was of the essence so I did not want to hold up the escrow process. I have been in the industry for 30+ years. In the escrow industry, it is all about customer service! Their escrow fees are excessive. I have never seen a notary fee, a document preparation fee, and a loan, tie in fee as excessive as this company. read more

I just bought a house in Corona, CA and escrow closed nearly a week late because Arbor One didn't verify the sellers payoff. They set the close date, the hadn't received confirmation, and they sat on it for a week. They didn't say anything to anyone until about an hour before we were supposed to get the keys. They've cost me at least $2500 in materials I have overpay for because my contractors couldn't start work in time. I'll be incurring more costs as this goes on. My experience with Arbor One Escrow was awesome! I had lots of questions and Julie McKnight was able to answer all of them. When I called she was always available to put me at ease. All the staff there were very nice and professional and treated me very well. When I went to sign my docs it was in a very nice and private setting and professionally handled. All paperwork was explained to me and I felt very comfortable with the process. I had an issue with my insurance for my house and Julie made contact for me while signing docs and resolved the entire issue during the doc signing time.
