My roommate and I really wanted a top floor fully renovated unit here. While it wasn't available on our first visit, when we came back, they said they could have one ready for us around our move in date. My only recommendation for this property owner is to hire more staff for the office. The employees do what they can but have so many tenants to care for that they are spread thin! We have only been here about a month, but I will say they delivered the fully renovated top floor and we are happy right now. Hoping for a positive experience all the way through the duration of our lease! read more

Really don't know if I could say enough poor things about our experience. Staff: I mean, this is the biggest reason they get a 1. During the showing of the room, the woman was being pretty rude to my girlfriend and her mother. I was a bit caught off guard. She was also late to the appointment we set. Fine, it happens. We figured we needed a place soon and maybe she just had a rough day. Her name was Diamond. Time and time again, the staff was rude as well as fairly incompetent. I mean, not just Diamond, the head woman was even more useless. Even on our move out day (moved to another complex in the area), they told us we needed to hand deliver the keys by 8am. Upon arrival to drop off the key, there's a line out the door of 4-5 people who had been there a while that said "if they say 8, they mean 9:30". Not a single one of them had a positive thing to say about the complex. Oh, and I emailed them confirming we were terminating our lease early.. didn't hear back so followed up with a second email. No response. Stopped in and they told me it would be another month rent due to not letting them know a week ago. I had to show emails and mention getting my lawyer for them to change the termination status. Why? Why make it difficult for all parties? Trash pickup: So I was paying to have my trash picked up... and for the first month or two, they'd come every 3-4 nights when told they'd come nightly. As the trash piled up outside, I'd receive warnings about the trash build up. I decided I'd take it out myself. Upon asking why I'm paying for a service I'm not receiving and I'd like to be re-imbursed for my work, I was told "but if we paid you back, we'd have to pay everyone back".. What? Yes, you should. So the reasoning to not pay us back was greed. Why is this the only complex in the area with this issue? She asked me to continue monitoring and recording the lack of service, but apparently she just happened to never receive any emails with my complaints. Gym: the gym they have has hours listed. Those are pretty made up. Sometimes they're open. Mostly they're closed. Probably easier to just imagine the gym isn't there. Outdoors: I'd say "since you can't go to the gym, go for a nice walk" but that's not fair. There are dog dropping everywhere. It goes well with the corridors of trash due to the aforementioned incompetence. The complex doesn't seem to care. Internet: They told us on move in day that the whole apartment complex was undergoing servicing to fix the internet issues within 3 months. The internet company told me they were waiting on the complex at that time. 6 months later, I asked why our internet was so piss poor and when it would be handled, the head woman told me 3 months. Internet company at that time told me they were waiting on our complex BUT also told me "don't get your hopes up, they've been putting this on hold for some time". Cool. Safety: while living there, we had 3 of the 4 apartments on our floor broken into. Luckily, we were blessed to be the apartment not broken into. Thank goodness. When contacting the front about if they'd look into at MINIMUM fixing the front gate, we were told it was in the works to be done within 1 month. It was broken the first maybe 6 months we were there and didn't get fixed in the final maybe 2 months of living there. Seems like a trend? Tell the residents that it'll be done down the road and hope they keep believing it. There's a few other negatives but this is getting rather long so.. Positives: location is decent with gyms (since Arbors doesn't have a reliable one), restaurants, and stores close by. Conclusion: incompetent staff which starts at the top with the rude manager, don't expect any upgrades due to the way they are, Baja Burgers is nearby which is great, plenty of better options in the area for apartments. read more

If I could give this place zero stars, I would. My complaints are just like everybody else. Rents outrageous and these apartments are not kept up. Office staff is incompetent and pretty rude half the time. For as much money as tenants dump into this place you'd think we'd have nice amenities, nahh though. The maintenance was awesome first half of the time when Rodd was still there. Not sure who's running it now, but usually there just sitting in the golf carts not doing much. Not to mention they dug up the front of our apartment complex and dirt has just been everywhere for six months. Also, don't expect your trash to get picked up even when you pay for valet trash pick up. So glad we're moving out in a week. I don't recommend this place to anybody. You're better off building a fort out of cardboard boxes. read more

If you are looking for a new place where the outside world cannot contact you and you are trying to live off the grid with no access to internet then this is the place for you. They are in contract with a company that offers the absolute worst internet for an above average price so you have no choice in which internet provider you would like to have. It's a win-win for the apartment complex and the company in contract but a loss for the renters. Absolutely nothing that uses internet will run properly.. So I suggest getting a lot of good books before moving into this place because they are not keeping up with the times here in 2021. read more

I've been living here for less than a month and I am so unhappy with management and with their lack of communication. I have simple questions but they refuse to pick up the phone in the office and I have had it. I moved in with issues that still haven't been fixed 3 weeks later and when they did come for an issue they barged into my apartment less than 5 seconds after knocking while I was changing. On top of all of that, they expect me to pay a $50 convenience fee JUST TO PAY MY RENT. They're remodeling units in my building and for the last two weeks there has been old torn out sinks and junk surrounding the entry ways to the building that should've just been hauled off. I pay way too much to be treated this poorly and I'm honestly weighing the costs of having legal representation to break my lease without being charged. I do not recommend living here, it will not be a breeze and you will not feel comfortable or at home. read more

I have lived at Arbors for a solid 2 weeks now. The whole application process took forever, and we very rarely ever got a status update about if we had been approved or if they needed anything else. Trying to reach anyone in the front office is like trying to gather water with a fork, and when they do answer, they do not do the things they say they will. I would have looked elsewhere had my roommate and I not already forked out $270 for the application and admin fee. It was the most stressful process I have ever had when dealing with management at an apartment complex. Once I finally did get my keys and moved in, I found a plethora of things that needed fixing. The dishwasher is not bolted down and it smells like rotten eggs when it is opened. My bathtub drain was clogged full of construction trash. My toilet is constantly filling up with water. I found out that the window in my bedroom does not stay open because the AC was out the first two nights I spent in my unit. The fridge does not close properly, and it causing all kinds of chaos for the inside; we have water leaking onto the top shelf and everything is frosted over in the freezer (yes, I checked the temperature, it is at the manufacturer recommended temp). I have put in a maintenance request for every one of these issues, and it has been two weeks. I have called and spoke to the only two people I ever see in the office, and neither one of them seem to care too much. I loved this place when I toured, but they care way more about literally anything else except for their residents. I truly wish 0 stars were available for this place. PLEASE READ THE REVIEWS before ever considering this place. From move in to move out was an absolute nightmare. The staff, maintenance guys, "trash valet".... as if that's real. The amount of hidden fees, inconvenience, incompetent service these people have is beyond comprehension. We needed a place very soon upon moving to Birmingham. And everything seemed fine at first. But very soon after move in we extremely regretted our decision to ever choose this place. They charge you for trash pick up, which never happens even if you put your trash out at 5AM. Charges for pest control every month, we requested them one time and got charged extra for it. And never serviced our unit but the one time we called for two weeks because of bugs coming out of outlets. They also DO NOT clean the unit prior to your move in they make the past resident do it, so just hope and pray they cared enough to do a decent job. And if you don't there are HUNDREDS of things they will charge you for if you don't. The office staff are completely rude and absolutely in no way helpful. I have never in my life seen such disrespectful behavior in my life. I'm an office manager myself and I would never allow my team to treat customers in the manner they allow. And do not think for a second they are willing to help you out by giving you an extension to pay your rent, the automatically say no and tell you if you don't you'll be paying a lawyer fee and plus whatever else they feel like. We told them 60 days in advance that we were would be terminating the lease. But that's not good enough they send you an email for have to sign, and if you don't they charge you for another months rent. So be careful for that. They will harass you for not paying your rent on time by calling and texting and sending emails and putting notices in your door. But god forbid they do the same thing when you terminate your lease and charge you for another months that you won't be living there. And threaten you with taking you to court. Just remember these people make commission off of the units they put people in and that was exactly the case. They care so much to get you in and are so nice at first but after that it's screw you and whatever problems you have. And try to make it absolutely impossible for you to ever get out of that hell hole. Not to mention they have construction going on and the workers they have for that are extremely disrespectful and disgusting. They let them live in the units they are working on and leave trash, cigarettes butts, beer cans and stare at you while you are getting your infant out of your car and approach you while you are pretty much running away from them because you are scared for you and your child's life. They also in multiple occasions put stuff being my car like there bookbags or grocery bags that force you to get back out of you car. I got to the point to where I was throwing it across the parking lot while looking at them. Again, whatever you do. DO NOT LIVE HERE. No one that lives there has anything good about living there. They were bought out and need everything new, including their staff. read more

Not only could I hear every footstep of the people above me, but also every conversation from the stairwell and parking lot. While I think the units have great storage and plenty of space, it wasn't worth it to live here because of the noise, the sub-par appliances, and the disorganized office staff. Also, my packages would only be delivered to the post office on the other side of Cahaba Heights and no one knew how to get to my apartment because the GPS takes you to an unused and gated second entrance. I made a Yelp account specifically to leave this review. Typically I would'nt care enough to leave a review but I hope this saves someone else a headache. The Arbors management and front office staff are unresponsive and never answer the phone. If you get lucky and they do, good luck. Youre better off to just never call and and deal with whatever issue you have. I am mainly referencing leasing. The portal they use for payments is a 3rd party company and Arbors can't assist you in any disputes whatsoever when it come to payments. If you set up the automatic payment for rent, it is unreliable and theres no telling if they will receive it on time. If they dont, boom you get a late fee. If you use manual payments and pay the day rent is due, but your payment doesnt leave "pending" in time, boom you get a late fee. The front office doesnt seem to have a best practice for when you should pay or set your autopayments to come out. I've had a sit down metting with them regarding this and the issue still persists. This month, we were told our rent was posted on the 30th. Nothing was removed from our bank account for days. We called the front office (no answer and theyre not open when people get home from work or before they leave for work) and we called the bank to see if there was any charge from Arbors (or whoever their portal is run by) and the bank saw none. To avoid yet another late fee, I went ahead and paid rent manually only to have Arbors pull that same rent out two days later. They have let me know they cannot get me my money back and it will be applied to next months rent. This may seem trivial, but we are currenly paying for a wedding, bought a new car, and purchased a new home. This is an ongoing issue with Arbors. If youre looking to live here. Dont. To give credit where its due, the maintenance staff is outstanding. Very responsive and take care of everything in a timely manner. read more

If you read nothing else in this post read this- DO NOT LIVE HERE!!!!!!!!!!! Before I say anything that has happened just know the maintenance men here are the kindest most hardworking men. They have helped solve our issues more than a single front desk worker ever has. This apartment complex when you come tour seems like they really care about you and want this to be the place you give all your money every month. It's in a great location and the units are very nice but don't let this fool you. They are most inconsistent management company. When we moved in the first few months seemed alright. About 2 months in they start "renovations" well just know they have yet to finish those said renovations. In doing so they had all bushes, grass, and almost all the trees removed from the entire complex. In this process they tore down the dog park but yet we still pay for upkeep of the "dog park" that no longer exists and hasn't in 6 months now. Which having a dog was a main reason I picked this complex. I emailed my concerns and as usual just like everything else here no response. Then the fire alarm began going off every single night for 2 months between the hours of 2-6am. For some reason they placed us in the deaf and blind unit- therefore the alarm is 90 times louder in our unit alone than anyone else's in our building. I called every single morning this happened. They told me they were handling it. As it went on for another month I had to call my dad to see if he could get through to them. It took my FATHER who doesn't pay a single dollar here, to call and explain to them what was going on. They then responded "We had no idea it was this bad!" When in fact they did have an idea due to the COUNTLESS phone calls I had made. Might I add during all of this our air conditioner went out for a month before anything was done. We had a singular inside unit for a month to "cool" our entire unit. After saying every other day a "part hasn't come in" "y'all are next" "oh sorry you're number 5 on the list for units" we FINALLY got a new unit. After the air problem they finally called Central Fire and did something about the alarm. This place is entirely too expensive to not be able to act like adults and handle problems the correct way. I have the same complaints that everyone else has here. Internet SUCKS, parking sucks, and my HVAC unit needs fixing anytime the weather changes. I chose this place because the unit was close to work and Diamond was nice. I will also agree that she is nice getting you, but not responsive once you move in. She told me just last week she was going to call me back...still waiting. I have asked about the internet on many occasions and nobody knows anything and everybody blames every one else. For the longest time I've had to park 4 to5 buildings away from my own which isn't the best for a single female. Dog crap is EVERYWHERE and when I said something about it, they told me to take pictures of the residents and send them in!The saving grace for this place is the proximity to the hospital I work at! Hopefully the pool is open more than 2 weeks this year! They are always "fixing"something. read more

Arbors is extremely suspicious with their hidden and secret charges. They will add in charges AFTER you pay, then say you have a balance. We have renter's insurance through USAA, but they were secretly adding it onto our bill for months and refused to refund. They sent out $300 bills to multiple residents saying we had not paid for our water bills for months, yet we all had proof of paying. They moved our friend into a non-renovated unit and charged her the premium price pretending as if it was the updated unit. I highly recommend not moving here. They steal from their residents on numerous occasions and will not refund or acknowledge their wrongdoings. Additionally, you have a better chance of winning the lottery than the office responding to your emails. read more

Beautiful apartments, but the application process takes forever and instead of staff contacting to inform you of approval or not, they will attempt to avoid you if any discrepancy takes place. I asked to speak with Celeste, which is who I spoke with during the entire application process, and it almost seemed as if she was afraid to speak on the phone with me. She's very sweet, but that's a bad look professionally. I was told she was in and could speak, but the moment I was asked my name, the other leasing agent stated that Celeste "was just about to walk out the door." Usually instances as such doesn't bother me, but considering every occurrence between us via email and phone has been smooth and easy-going it's upsetting because I would've expected a better outcome. I've read previous reviews about the same instances happening, so I wasn't surprised when it happened. read more

They offer 100 mbps through direct path for internet and do not inform you when signing your lease that it doesn't work and is an issue. This is a one star review. The people in the office give you the run when you ask about your referral check that you have been waiting on for FOUR MONTHS. Also the corporate level is the same way, I have contacted them three times and still have not heard anything from them. The office never ever answers the phone and when I drive by on my days off no one is parked out there so I wonder why they cannot answer the phones. Also the gates never work and that is why i choose to live there so I could live in a gated community, but the gates just stay wide open 24/7. I am high disappointed in this because I work in the property management industry and this is not how a property should be ran. Not mad we were denied but would have appreciated if our calls or emails had been answered. Apartment *consistently* has plumbing issues. Toilet backed up again (for the 3rd time in 3 months). No amount of plunging fixes it and only toliet paper is ever used. The washing machine has drainage issues and it constantly stops its cycle because it cannot drain. The dishwasher had a pool of water in front of it after being run. Note this is after they just replaced the garbage disposal because it would sprew dirty dishwater all over the underside of the sink. I put in maintenance requests and they don't fix it or maybe just fix it with a band-aid like solution. If you want your home to smell like urine and dirty water rent here. read more

I have lived in Arbors for many years. I absolutely love it. The apartments are very spacious, the price is right and staff is extremely friendly and helpful. I rarely have a maintenance issue but when I do it is corrected immediately. Everyone is very friendly and helpful. I moved for 6 months (work moved me) and I returned to Arbors when I was transferred back. They made it easy and met all of my requests. read more

When I arrived here to view an apartment, I'd just left another community where I'd had a horrible experience so my expectations were set pretty low. Upon walking in, I was greeted by a very friendly brunette with a huge smile on her face. She immediately introduced herself as Kelsey and offered me a seat. After sitting, she asked if my daughter and I would like anything to drink. At this point I felt a little more positive... Basically, she assessed my needs and what I was looking for then proceeded to give me my options. There were many options and all very reasonably priced as well. I had the opportunity to meet one of the maintenance workers and he was very friendly and inviting as well. Finally we went to tour the model unit, which I found to be very nice, spacious and modern considering the price. What I loved most is that they have sunrooms in some units instead of balconies. I love choices!! Afterwards, we discussed availability and fees. My visit was concluded with her thanking us for coming and offering to assist us in the future should I decide to move there. Everything about the visit was as it should have been and more. To my surprise, a few days later I received an email from her to follow up. For all the leading agents out there providing horrible customer service, they should take notes from this young lady because this is how it's done!! If my lease in my current apartment had been up already, I would have leased that day. Also, I don't want to end without mentioning that she even invited us back to an upcoming community event to give an idea of what community life is like living there. read more

If you are looking for a decent apartment, consider Arbors at Cahaba River. I have no complaints about my apartment. It was clean, quiet and served my purpose. If you are looking for a management staff that cares about it's residents, look somewhere else. I left 4 requests for repairs that were marked off as complete that were not. If you are looking for a management staff that will return calls to you, look somewhere else. I left 9 messages to the leasing office and then 6 messages to the corporate office in Atlanta, that were never returned. If you want a gated community, look somewhere else. Although the website states that it is a "gated community", the gates don't work and they will be explained off as an "amenity" and that an amenity is not part of your rent. And to close out my review, the review from Danielle B in June 2016, is from the Assistant Manager of the complex. It should probably be reviewed by Yelp for false reviews. read more

Typically I love living here. It's clean, the pool is kept up, the staff are nice people, the facilities are nice and usually maintenance issues are taken care of promptly. But lately that has not been the case. I pay a lot for my nice apartment, and the complex is gated. For the past 6 months they have not kept our gates locked. This is especially a concern for me because I have a small child and I would feel safer if they kept our gates closed. Additionally, for the past three months my ice maker has not worked. I have gone by in person three times and put in maintenance requests, I have called (no one ever answers the phone) AND I have emailed the staff! I think this is absolutely ridiculous for the amount of money I pay for my apartment. Something simple like not having ice gets very annoying over a period of three months. read more
