I stopped by on a Saturday without a reservation. There was nobody there and no cars in the lot. But was told she was too busy to show me anything. Ohhkay. I was annoyed but whatever. I made an appointment and went back on Sunday and Adrianna could not have been nicer. She showed me around the community - they have incredible amenities. Then toured one of their classic units. It was pretty nice. There's a few other floor plans I'm interested in and will go back to see them when available. I am not sure why there are no recent reviews here. But parking and poop are things that you encounter at every property. I'm considering a unit with a garage because it's super important to me. If I don't like that unit (due to no outdoor space, that's a big bummer), then I probably won't rent here. Their garages cost a whopping $175/mo which is absolutely outrageous for a detached garage. Plus the charge $40/mo for smart lock on the front door and thermostat. That's ridiculous too. $40 for valet trash. I can take out my own trash and use a key. But these things are not optional which sucks. Rents are so high in CO and the economy stinks right now. Paying all of these expensive add ons makes a basic unit unaffordable on one income. The property was nice in that there's a ton of green space, the buildings are far apart which I feel will make them quieter. The area is super walkable to so many shops, restaurants, and movies. I love that. We'll see. There's other complexes with attached garages as well so that'll be my choice if this one isn't a good fit. read more

Suuuuch a bad experience with this apartment complex. Used to live here for 2 years and the new staff is just horrible!!! rude and unhelpful, and maintenance requests take months to get resolved. After all you have to keep asking for help over and over again !!!!! The pool and hot tub are either broken or BROKEN !!!! Security does nothing about people hanging around the pool at 3-4 in the morning, being loud and disruptive. The appliances are old, refrigerator smells bad, and the air filters seem like they are never changed. Event thought they're raising prices regularly. Parking is a constant issue, pet owners frequently ignore leash rules and don't clean up after their pets. Overall, poor management, slow maintenance, and little enforcement of community rules. Very disappointing experience. The office staff are always friendly, smile, and speak nicely, but unfortunately the actual follow-through is lacking. Maintenance requests often took months to be addressed, and we constantly had to follow up on issues that should have been resolved much sooner. Communication sounded promising, but the results rarely matched what was promised. The pool/hot tub was frequently closed or broken, and security rarely addressed people using the pool area after scheduled hours, which often led to excessive noise. Parking was also a constant problem, and despite many complaints from residents, management never seemed to find a solution After dealing with repeated delays and unresolved maintenance problems, we decided to move out. Our air conditioning unit has remained inoperative since August, despite our diligent efforts to work with the maintenance team to fix the issue. We have submitted multiple work orders, made numerous phone calls, and sent several emails. The leasing office has, on multiple occasions, deferred the issue by "promising" that it will be fixed and offering little to no solution or any follow-up. Over the course of the past two months, our energy expenses have doubled, as we have had to rely on a portable AC unit to mitigate discomfort during hot weather from August through October. In our communication with Gus, it is extremely disappointing to report that we have encountered a lack of action. Our requests for a definitive timeline for repairs and compensation for the surge in our utility bills have been met with disregard, as ALL emails to this effect remain unanswered. Not fixing a maintenance issue within a three month time period is not in a "timely" manner. read more

Management is constantly changing so it's always a toss up of how your concerns will be addressed. No one there currently can do anything about our poor experience but I would just encourage others to read through your lease thoroughly (look for those hidden extra charges), document everything, make sure your concerns are being addressed in a timely manner. Pretty pricey for very outdated units. Smart home features feel almost silly when everything else is so outdated, and it happened to bring up more maintenance requests. We discovered other apartments in the area with similar pricing but with new appliances/floors/better upkeep. read more

I would not recommend this apartment complex. When we first walked into our apartment last February with the assistant manager, Amanda, we noticed unstretched carpets, unpainted hole fillings on the wall, broken blinds, no spout on the kitchen faucet, broken trim on the island, and more. Amanda immediately told us that this is not how they operate, and this will be fixed immediately. Well now we are here a year and several calls later, and I can guarantee the tenants that moved in after us are dealing with the same exact issues we had in that apartment. After moving out, we received our last utility bill and Arbour Commons decided to add on $150 cleaning fee, and on top of that, charged us for the broken blind panels that were broken from the very beginning. This apartment complex scams you out of money and maintenance requests take longer than a year, obviously, to fix. Again, if I could give this apartment complex zero stars, I would. read more

TERRIBLE MANAGEMENT. Gave me problems with my service animal because of her breed. Approached us aggressively and demanded information, no greeting, no polite formalities. I can only assume it was due to one other renter who had an aggressive dog that he didn't know how to control (he has a pitbull and he would harass and stalk us) didn't like that we would walk off leash (even though she never paid attention to them or their dogs). It's not my job to justify my medical conditions and my service animal to anyone. It's no ones business. read more

Do NOT move here. Don't. Please. Terrible management, incredibly rude no matter what. Apartments look nice at first but they're very cheaply slapped together and outdated. I had to email the VP of Mcwhinney, the company that owns this place, to get any response. They did nothing but gaslight me. Apartments have nice layouts and that's the end of it. We had nails sticking through the carpet because they replace the carpet incredibly cheaply but charge the tenant when they move out. Black mold in both toilets. Some neighbors were nice, but do NOT live on the ground floor. Everyone has giant dogs and no one takes them outside so they are running and wrestling inside. You can hear every little step above your head. Our child couldn't sleep many nights because the neighbors above us. Management did nothing. Lived here 15 months. Hated it. Worst place I've ever lived. ENTIRELY because of the STAFF. read more

If I could give 0 stars I would. This whole place is a disaster. Management and staff have no idea what's going on ever. They never answer the phone and my car was towed twice at my own expense because management didn't put my vehicle on a do not tow list. The apartment we moved into was not move in ready there was trash and markings all over the walls. It was a complete disaster moving out because they charged us out the a** for stuff that wasn't our problem or fault. Save your money and avoid this place at all cost! read more

The place is nice however not worth the rent. Parking is terrible and management/office staff is even worse. You literally cannot get a hold of the office when you call so you have to walk in and even when you express concerns they are super rude and not helpful at all. We went to the office (after trying to get ahold of someone from the office 6 times) and they told us that our request is not an emergency....our toilet literally doesn't work so I consider this an emergency especially cause we only have one bathroom! After getting them to agree to have a maintenance person come out, they said it'd be within the hour and literally no one ever showed up. It is now the next day and we are still without a toilet. This is literally only one instance out of MANY and the last straw. Do not move here. I'd break the lease if we could afford to do so. read more

Lots of complaints about parking in reviews I've read of this complex-I've lived here for 9 months and have had ZERO issues with parking! Yes, sometimes I have to park at the clubhouse if I arrive late at night on the weekend-I can all but guarantee you that will happen at just about any apartment complex, unless you pay for an assigned spot. You can't exactly predict how many vehicles people will have per apartment when building a complex, but I can honestly say I've never NOT found a parking spot. So yes, you may have to park farther away sometimes. But there are spots. In any case, I really enjoy living here, and it's been easy from the beginning. The office staff is incredibly friendly and helpful-I've never had a bad experience with them. The grounds are well maintained and there are a lot of grassy areas, a volleyball court, and even a dog park (which is great to have with an energetic young pup!) Yes, people also sometimes don't pick up after their dogs. This is nothing new. The difference is that through a program called "poo print" (awesome name), each pet is required to have a simple DNA swab when they move in. That way, when feces are left not picked up, this service can determine what dog it came from and charge the owner accordingly. We've had little to no issues with noise and when we do, it's because our neighbors are being LOUD (again, what can you do?) Lastly, the maintenance staff here is fantastic. We had our heat go out on a 10 degree day in January on a Sunday and there was a maintenance staffer there by late morning to fix it. Arbour Commons is a great place to live. If sometimes having to park far away and walk (heaven forbid!) to your apartment is a deal breaker, maybe it's not for you. but then, good luck finding an apartment complex where that doesn't happen. read more

I had to keep calling to office get things done / confirmed and then when I made an appointment they still were not prepared nor knew who I was and made me feel really unwelcome. Let me start by saying that we always pay rent on time,we are quiet, clean, peaceful tenants that merely wanted a nice, quiet, respectable community to live in. We had nothing but problems from day one to current day, all of which could have been prevented by the management. Management here, flat out does not care about their residents and are a headache to deal with. This is hands down the worst apartment community we have ever lived in and we are ecstatic to leave, our move out cannot come fast enough! This is a horrible community and you are sold a bill of lies by the leasing office upon inquiring to the rental office and signing of a lease. The property is not kept up, the leasing office cannot keep their facts and paperwork straight which includes but is not limited to inaccurate billing constantly. The employees that run the office are extremely unprofessional and IF are you "lucky" enough to actually get a live person in the rental office to answer the phone you can expect to be treated poorly, disrespected and patronized. If you value a great place to live with competent property management along with well kept grounds then this is definitely NOT the property for you. If only we had this knowledge prior, we would have NEVER even thought of renting here or any other community managed by this management company. If you would like to be treated like a second class citizen and have constant billing issues with their office as well as a community that only adheres to the rules when its convenient for them then this is the place for you! The office staff is incompetent, rude, and untrustworthy. The only person there who's nice is Brittany. The property manager is the worst of them all. And their tow company is just as bad and shady (look up Colorado Auto Recovery in everything you can...they removed their listings and check the BBB). It's not worth the headache. Also, every year for renewal, your have to repay the amenities fee, $350. Not worth it. The landscape company waters twice a day every day. The grass was all dead for most of spring and all of summer. They don't aerate or mow. The dead grass by our unit has been growing mold and festering the mosquitoes for months now. We brought it up to the office and their response was "so? That isn't our problem." read more

One star is a reach for this place. The staff turns over all the time and that's actually a good thing as they are rude and most unhelpful. The parking is ridiculous, they tow for any reason they can think of , and during the winter they told us they weren't going to plow the city street, now they tell us that we can't park on the street or they will tow us...WTF is it a city street or not? if so then why can't we park there. Our vehicles have been broken into on several occasions and rummaged through, taking a Garmin and other items. My floors creak like an old house and we were the first people to move in...we can't wait to leave... read more

I am kind of disappointed with Arbour Commons. I visited their apartments about three months ago, looking to move by December 2016. I have tried contacting Jesse, the agent that showed me around the complex, several times asking for updated pricing and availability, with no response. Additionally, I have tried to complete a "contact request form" several times and the page keeps showing an error, for the past 3 months. Was really impressed with the complex, but have experienced nothing but issues trying to get information on apartments. read more

Overall I do like living here! The amenities are wonderful, and the maintenance staff is the best we've ever had. They are highly responsive and fix the issues the first time. The office staff can be slow to respond and I've had 2 packages go missing, only to be found behind their filing cabinet 3 months later. When I had an emergency (car was keyed) they were highly responsive and took care of the matter promptly. The parking is not a big issue, even if you can't find a parking spot close, there is always a place to park. I've lived in complexes that flat out didn't have enough spots, so this is wonderful. The snow removal is slow, but once again, the best I've had in an apartment complex. I have two issues with this place. First off, we live on the far north end of the complex and there is an area here where they never finished the landscaping. They watered the dirt patch so much that it turned into a mud pit and flooded the sidewalk with mud for months this summer even after many complaints. The overwatering turned in to a huge issue when our apartment building was infested with rollie pollie bugs. Harmless, but every morning we'd wake up to a couple dozen bugs on our floor and 50+ in the hallway. Not fun to crunch through bugs in your bare feet every morning. Second-the flooring is very low quality. Rent is here pretty expensive so I expected a much higher quality. We take very good care of our home but the cheap laminate is popping up in multiple places in the kitchen! Overall, this is a wonderful place to live--I just wish they'd get the kinks worked out sooner rather than later. read more

We had to move to a new state for work but we lived at arbour commons for 2 years. I don't think I fully appreciated this apartment complex until we went else where. It has it all, Parking right near your building for ease when bringing in groceries etc. the gym, pool and hot tub are new and clean. There is so much space to walk your pet or play soccer, volleyball etc. Dog owners have to pick up after their dogs because of the detection service they have hired. It keeps everything so nice and clean. The prices are very good for what you get. They put money back into the complex with lawn care and parties/events. I could go on and on. I have nothing but good things to say about this place. Cassie and Tanya in the office are sweet and very helpful. They are always willing to work with you and communicate. Love it here!! read more

DO NOT LIVE IN THIS OVERPRICED CRACKER BOX. If I could give this place 0 stars I would. Like Adam B explained the parking here is non-existent. I hate to think what parking will be like when it snows and they start plowing snow into the few spaces we have. As Dylan pointed out, yes, you can park in the club house ... but if you live in one of the buildings furthest from the club house that is NOT a reasonable parking spot. I've had to park in Lifetime Fitness a few times. These apartments start at about $1900 and are in excess of $2000 and we can't park near our home ... unacceptable. Not only is the parking atrocious but the buildings are poorly made. They may be newer apartments but they were made with very cheap materials and the front door does not have proper weather stripping so the door will SLAM shut every time your neighbor doesn't hold the door knob until the door is completely closed. Most of the people who live here have already figured that out and are courteous enough to not allow the door to SLAM behind them. However, the few that haven't figured it out or simply don't give a $hit will let the door SLAM shut every time they enter or exit their residence. So much for using solid construction materials and adding some sound canceling insulation. Yes, there are a lot of grassy areas, volleyball courts, and a farming area with individualized garden plots ... that only 1 or 2 of many plots were used. Hey, here's an idea get rid of the garden almost no one is using (with the exception of a couple of tomato plants) and BUILD ANOTHER PARKIG LOT. Additionally, when I originally came here to view a model. Cassie, a leasing agent showed me this beautiful model in the front of the complex. It had a nice stone facade, a garage, and a large private deck for each unit. I regrettably signed up for an apartment sight unseen because the building I had been assigned to live in was still under construction. Well, the day of moving in arrived and I found myself in a cheap, small box of an apartment, that did NOT look like the model I was shown. There wasn't an attached garage, a private deck over the garage, or a beautiful stone appliqué over the exterior. It was a dark, mustard colored, three story building with vertical blinds that don't even cover the entire sliding glass door in the living room. I have tried to get out of my lease to no avail. What I was shown / promised was not what I was given. I cannot wait until my lease is up so i can move out of this over priced disappointment. As I mentioned before, I am already dreading having to park in this community when winter arrives. There's a waiting list for a small $100 per month garage. Some tenants have newborn babies, some have varying work schedules and walking several blocks to your home is frustrating to say the least and certainly not safe when it's late at night when your arms are full. Regardless of a tenants needs we still have to park VERY FAR AWAY ... while the maintenance crew have at least 3 garages that I've seen them using as storage units. Long and short ... the showing of your future home will be a bait and switch. You won't get a unit in the front of the complex with a nice garage and individual patio. You'll get stuck in an apartment that has very little storage, a small shower, and a forced $40 per month fee for garbage disposal. If you're lucky enough to get a parking spot, more than likely it will not be anywhere near where you live ... rest assured though, the community manager always has a place to park her white Mercedes. I've lived in Westminster for several years and I have never HATED a place that I've lived like I HATE Arbour Commons. SAVE YOURSELF SOME GRIEF AND LIVE SOMEWHERE ELSE. read more

Per the web site and hours posted on the door they're suppose to open at 10:00 a.m on Saturdays . Apparently whoever works Saturdays didn't get the memo ! I went over the weekend 6-25-2017 waited until 10:20 a.m and and finally got discouraged and went across the street to Arbour Square . Their staff was on time ! Extremely nice ! Apartments are wonderful and I signed a lease !!! I guess the real estate market in Colorado is booming when complexes can afford to potentially lose $28,000 a year in revenue . This is a terrible place to live. The parking situation is atrocious. When parking runs out near the apartment you have to park on the street, and a lot of times that runs out as well. The staff goes out of its way to tow your car. They have an agreement with a shady company known as Aaliyah's Towing (https://www.yelp.com/biz/aaliyahs-towing-and-recovery-denver) who, as you can see from the reviews, has a horrible reputation in town. These are the kind of people Arbour Commons does business with. They don't just tow your car in obvious situations such as parking in a handicapped spot or blocking a fire hydrant. No, they go out of their way to tow it. They go around searching the cars every night and looking for a reason to tow. For instance, our neighbor got her car towed for registration that was a month expired. As if it's any of their business whether or not a car is up to date on registration. The nerve! Additionally, it is not a safe place to live. My car has been broken into and rummaged through on three separate occasions. So not only do you have the apartment coming after you and trying to tow you every chance they get, you have local thieves trying to get you too. They also have a particular maintenance man who thinks it's his duty to go around like a cop and rudely enforce the "community rules". He rudely yelled at a guest of ours for smoking a cigar outside on our own porch. Then, like a middle school hall monitor, he tattled to the office and they left an extremely rude and threatening note on our door saying this was a "smoke free community" and if our guests had another cigar they would fine us. As if they have any right to dictate whether or not someone can smoke outside. They also have a trash service where you can leave your trash outside of your door and someone will come and grab it. If, however, you don't put it in a very specific container that they demand you use they will also fine you. We got another threatening note saying they would fine us if we put it out without the specific trash can they want you to use. Between the rude maintenance man, the pathological obsession with towing, the horrible parking situation, the constantly threatening notes, and the safety concerns, this is a terrible, dangerous place to live. Coming home at the end of a long days work doesn't feel like coming home at all, this is not a nice place to live. read more

Overall it's a great apartment complex. Very well maintained and maintenance handles issues quickly. The pet fees are a little high. I calculated it out and after my pet fee and my pet rent, which increased by 8$ in one year from $30 to $38, I will pay over a thousand dollars for two years for one little cat which I think is a little extreme since all of this is in addition to pet rent. Even with this we chose to live here an additional year because we loved the property. My only real complaint is the front office. Most of the people here are lovely and helpful (although it sometimes takes two or three calls to reach them because its such a busy office) but for some reason every time I speak to Jill she reacts in a very rude way. I have called with questions and she interrupts me mid sentence with a snappy response. And this isn't a one time occurrence, every time I call and she answers I cringe a little because I know she is going to be a little snappy. I could understand if it was a one time thing, everyone has a bad day, but overtime I speak to her, it's a very negative experience.
