He also wrote the most comprehensive report I have ever seen (I have made real estate transactions in three countries and this will be my fourth in HI) and this is the best I have ever seen. He made it very clear what was a real problem and needed immediate attention. Things that had been done by an amateur and should be corrected and finally things that were cosmetic. Perfect. I requested online an inspection of my new home before the one-year warranty expires. Bryan Naff replied within minutes that he felt he couldn't recommend an inspection since he didn't want to charge me for a report if he wasn't able to give me anything of value. As generalists, inspectors can't magically find things we wouldn't have noticed by living in the home. Inspector Duane Wong did a video inspection of my condo in Escrow on Sunday, 05/02/21. Besides the detailed inspection information, I really appreciated hearing him talk about my building in general. I felt he's been there many times and his thoughts on the unit and the building made me feel like I made a good selection. Video along with the written report is the only way to go. This is a huge purchase and when I get the "buyer shakes" I can watch the video again and again to bring me down! Bryan and his team do such an excellent job that, if you are selling your home, you will hope the buyers don't hire them! Seriously though, what an amazing job. Thorough, exact with a high level of attention to detail. Clear report with not only red flags but so much more. They provide you time frames on other maintenance work, document safety concerns, where all the shut-offs are located along with a recommended list of companies and people to do just about anything you would need after you move in. Follow up qustions and information are provided quickly and usually include pictures or examples of what they are talking about. Seriously, I think our report was over 100 pages of literally every issue they could find - which in Hawaii tends to be a lot. Good information to have when you buy "as is" since it will give you an excellent idea of the true cost of ownership. I've had 2 inspections on homes now and I received more information in the first 15 minutes with Architech than in my entire previous inspection. Could not recommend more highly. read more
