Leasing office, never answers the phone when needed, you have to call over, and over. I wish I had seen the signs sooner. I will not be living like this, but if you choose to then good luck! This is the worst place to pay 1500+ in a year this place will be a dumpster full of their German roaches.

I lived at Villas at St. Johns for nearly three years. Overall, I felt safe here, the community was…read moregenerally quiet, and maintenance was usually responsive. My decision to leave ultimately came down to pricing and communication. In November 2023, I originally signed a 15-month lease with a base rent of $1,407, plus additional charges for trash, water, pest control, and administrative fees. Fifteen months later, I renewed at $1,449 plus fees. My latest renewal offer increased the base rent to $1,650 plus fees while reducing the lease term option to only 12 months. During my nearly 30 months living here, my apartment did not receive any upgrades, so I felt this increase was significantly high. My advice to future residents is to pay close attention to renewal pricing and the additional monthly fees beyond the advertised rent. I would also strongly recommend keeping all communication documented through email and, when necessary, CC'ing the entire office team. During my stay, there were several instances where information provided by one staff member was either not communicated or not aligned with others, including move-in access, mailbox setup, billing questions, and parking reservations. Another aspect worth mentioning is consistency in rule enforcement. I respected the lease terms throughout my stay--no smoking, no grills on the balcony or patio, no excessive items stored outside that could create a fire hazard, no noise complaints, and rent was always paid on time or early. However, while walking throughout the complex, I observed residents openly violating some of those same rules without much enforcement, which at times made the standards feel inconsistent. Overall, this is not a terrible place to live. However, transparency, communication, and consistency are important for residents making long-term financial decisions, and these are areas where I believe there is room for improvement. Here, I am sharing photos of the condition in which I left my apartment on my final day.

AVOID THIS PLACE IF YOU VALUE HEALTH AND SAFETY…read more This property is a nightmare and so is its staff. My husband and I lived here for 3 years. The biggest issue was a bat infestation that went unresolved for the last year. During that time, we had three bats enter the apartment. On one occasion it was flying around our heads in our bedroom, and the other 2 bats were found perched up on the decorative ledge above the kitchen pass through. We could also hear them fluttering in the ceiling. Management repeatedly dismissed my concerns and tried to shift the blame onto me instead of addressing the actual problem. At one point, the property manager informed me that "bats can fly" and i "should watch out when i open my doors" implying I must have let them in. Later, she admitted the neighboring unit was also experiencing a bat problem, confirming this was a building issue--not something I caused. The eaves of the buildings were dilapidated and the exterminator we hired 3 desperate times to remove the bats said they were probably entering the infrastructure of the building and getting into the attic and unit that way. Sad attempts were made to remedy the issue. A pest control team came out and installed bat exclusion devices in attempt to relocate them, those were up on the building for about 3-4 weeks until bat mating season begins and they become protected (meaning you can't attempt to relocate, trap, or harm them). When the exclusion devices came down, the property did not repair the holes in the eaves that the bats were coming in through! What was the point?! We asked initially to have our building inspected and were denied, although the eventually sent someone to inspect our attic about 10 months into the issue. We never even got a report or a follow up about that. Living with the fear of bats entering your home and hearing them inside the walls/ceiling is not something anyone should have to experience, and it is a huge health hazard! Dealing with staff was equally frustrating. The property manager, Stephanie, was condescending, dismissive, and showed no empathy despite the obvious safety concerns. She was also nearly impossible to reach. She constantly sounded annoyed with me whenever I did get a hold of her. And if she's not there, don't count on anything getting done, as the rest of the office staff can't do anything competent without her. I frequently had to go up to the office, call the main line, and send multiple follow-up emails before receiving any response. We also discovered what appeared to be mold in our HVAC system using home test kits. Rather than properly testing or investigating it, management simply insisted it wasn't mold without conducting any testing of their own. Their "solution" was to cover the affected area with HVAC tape, making it look fixed while never cleaning it or addressing the underlying issue. Maintenance staff was another major disappointment. Requests were frequently brushed off with little to no investigation before being marked "completed" with no resolution. One maintenance employee, Luis, was consistently abrasive and unprofessional. On one occasion, he arrived to work on my AC unit with open Corona beers sitting in his golf cart. On another occasion, I put in a request to have the dishwasher looked at because it would not drain and had a smell, he came over and turned the dishwasher on, says "it works" and left, unwilling to speak to me further about it. To make matters worse, our apartment was not renovated, yet we were paying the same premium rent as renovated units. After three years of living here, I can confidently say this was the worst renting experience I've ever had. We ended up breaking our lease penalty free (KNOW YOUR RENTERS RIGHTS) due to the uninhabitable mold and bat infested unit. If management took resident safety and satisfaction seriously and addressed issues instead of dismissing them, this review would be very different. Unfortunately, I cannot recommend this property to anyone.
