After a virtual tour, I was told by one agent that I could lease the unit without an in-person visit. However, Rebecca later refused to review my application for that exact reason. When I requested a refund due to this conflicting information, she claimed the application was already "processed"--yet simultaneously told me they couldn't process applications until an in-person tour occurred. The lack of transparency is alarming. To top it off, Rebecca was condescending, ignored multiple emails/voicemails, and eventually hung up on me when I asked for a status update. Based on their history of aggressive responses to negative reviews, I expect a similar rebuttal here, but the facts remain: their communication is poor and their policies are contradictory. I would avoid as a renter and would never use them to manage one of my properties.

As a long-term customer and tenant, I was naïve enough to expect professionalism when offering to contribute to a remodel and repairs to upgrade their property. Instead, I was left to personally negotiate, manage, and ultimately salvage a botched project--while Goodwin Realty ducked accountability and passed the buck faster than a hot potato. Despite having a contractor of their choosing, approved and scheduled through their office, they now claim the arrangement was entirely "independent," abandoning their long-time tenant and their own property owner to sort out the fallout alone. Their contractor pulled out mid-project while demanding full payment for unfinished work--leaving me with an unusable bathroom, broken phasing promises, and a hefty invoice for tasks not completed. To make matters worse, the management team responded with contradictory statements, denial of documented facts, and a remarkable commitment to not reading their own emails. Only when the property owner intervened did progress resume--without any meaningful involvement from Goodwin Realty, who instead issued a final email cutting off communication entirely. This is not just poor service--it's dereliction of duty. If you're a tenant considering working with them, or a property owner thinking of hiring them, ask yourself if you want to be dragged into managing disputes they create. George Goodwin Realty doesn't manage properties--they mismanage expectations and disappear at the first sign of responsibility.

I moved into a keyopp property almost 2 years ago. The first thing I noticed was that it was a…read morelarge 2 1/2 inch gap under the front door way to my entrance. My first thought was many rodents could get in here. So I called the company and they sent out the contractor who had originally did all the renovations in this home. He came out and gave excuse after excuse and finally just put a weatherstrip under the door, which still left a 1 inch gap for rodents to still get into. So this past week I have been cleaning up about 12 large rat droppings and mice droppings in my home. I made a request for them to come out and look at it on the 19th. Nobody called to check on anything the next day and I just saw a request for them to send someone out on the 23rd. So I called them and explained that I cannot live here with an infestation of mice and rats in the house. And if they could send someone out sooner as I have nowhere else to go. They said they would call me back. I never received a call back from them. Meanwhile, I called them again later on Sat night after coming home to check on the rat traps I set up myself and finding my house yet again covered in rat poop. I said you need to send someone out immediately to deal with this! I'm not waiting till the 23rd. Calvin said he would get the pest company out Sunday morning at 9 am. He also stated we got confirmation from the owner that we will give you $88 a day to go find a place to stay while they look into the rat issue. I'm sorry I stated that is not enough money to stay anywhere in SF and that I've been crashing on a friend's couch for the last few nights with my dog. Calvin and Lawrence said all they were approved to give me was $88 a day and that they would call the owner of the home and see what they could do. I never received a call back. I showed up the next morning and the pest control guy was 45 min late. He spoke no English so I couldn't explain anything to him without using chat gpt. I showed him the gap and hole under the door and the holes in the wall that had been there ever since I moved in. He just shook his head and said via chat gpt that rats will definitely be able to get in to your house. He looked at all the rat and mouse poop that had accumulated overnight since I had just cleaned the night before and said that the place was infested. The pest guy said this would take a few more days to deal with. I called Calvin and stated what the pest guy told me and that I have no place to stay and could ask my friend if they minded that I crash on their couch again. And I said you didn't get back to me on me getting compensated for being put out of my house. He said I can put you up in an Airbnb for only 2 days. I said I've already been on a friend's couch for 3. I don't want to move all my stuff again. Could you please just talk to the owner and come up with a higher amount to be compensated for my trouble. He said he would call back, but never did. The next day, the pest control people came again, cleaned up all the rat poop and put out toxic chemicals into the house to keep the rats from coming in. I sat outside of the house in my car for four hours. I told the pest control guy that I needed to leave because I didn't want to be around the chemicals. I asked him to please lock the house. He told me not to worry and that the upstairs and downstairs unit would both be locked up when he left and that he would send me a text message. At 5 PM I received a text message that the house was finished. And that I couldn't go back until late tonight, but if I had a dog that I shouldn't come till the next day. I told him I will come back tomorrow please just confirm again that the house was locked. He confirmed back with a thumbs up. To my dismay when I arrived this morning that my front door back door and front gate were all unlocked. Upon calling Keyopp management company I left a message stating the security concern. To which they still haven't responded to. The only response I got was from the pest control company who stated that I made a complaint about him and now he will lose his contract with Keyopp management company. So I like that they have taken the time to respond to the pest control company but not to me. After waiting for 2 hours for a response. Calvin finally responded that he apologized for the security issue and that he was able to approve me for $100 a day for being displaced out of my home and a $50 Starbucks gift card for them not locking up any of the house. Wow, I don't even drink Starbucks and that doesn't even begin to fix the issues that I have with your company. Your company is so unprofessional, you never respond in a timely manner to anyone. The quality of work from the people that you send out is poor. I wonder what you're charging the owners of the houses for you to improperly manage these homes.
