I lived in a Unif property for four years and never once had a single complaint with them (or a rent increase). Maintenance was super smooth, putting a request in the app and they would come the next day every time to fix the issue. One time a roommate broke one of the blinds in her room, and our landlords.. replaced them with nicer blinds. When we were renewing our lease we got an email asking if there was anything that needed upgrading in the house or that bothered us. TLDR: Unif manages rentals how tenants dream a management company would. Unif has been the best rental experience we've ever had. We lived in a Unif managed property for 4 years between 2020-2024. The property was updated with new appliances. All of our maintenance requests were answered promptly and often resolved within 24 hours, even for minor things. Not only that, but we never got the "landlord special," things were always fixed right or replaced and the whole maintenance team is wonderful. While fixing a shower knob for us, they noticed the bathroom light fixtures had developed some rust, so they replaced them. We didn't even have to ask. The rent seemed reasonable and they never raised it the whole time we were there. They have an easy online system for rent payments and maintenance requests. We genuinely loved our experience with Unif and would rent from them again in a heartbeat. Unif spoiled us and we miss renting from them! read more

Eric and team truly standout as great, responsive service providers and remedied almost all our maintenance requests within 24 hours. The property we lived in was well maintained with new appliances, and most of our requests were for minor fixes and repairs. Our most serious request was for pest control after some mice decided to move into our home over the holidays. When we reached out to the management team, they were quick to send the maintenance team out to survey the property for holes and escalated to hiring an exterminator to fix the problem permanently. Unif also sent us a holiday basket with sweet treats and baked goods in it, which is something none of my past landlords/property managers have done before. I lived at one of Unif's property for a year and they were really great to have as a landlord. They always took care of maintenance within the next day or two and had a really great property maintenance team that was always responsive and really nice. It's rare that you find landlords as nice as they were and they even gave us a holiday box of chocolates. We were also surprised that when we first moved in they left us a welcome package, which included cleaning supplies and toilet paper (an easily forgotten essential when you're busy between moves). I moved to SF from another state, and I was quite nervous about how expensive the city was and what kind of an apartment I could get in regards to quality, safety, cleanliness, and when it came to a landlord. I moved into a Unit property on Post St. in Lower Pacific heights and lived there for two years (2019-2021) - yes, right through the thickest part of COVID, when everything in life was so unpredictable. The apartment and property were remarkably well maintained. The apartment interior had been renovated right before I moved in, and there were groundsmen who came on a regular basis to keep the grounds clean and tidy. The second something in the apartment went wrong (plumbing, electrical, etc.), it was addressed effectively, usually within 24 hours. I never had to wait for a repair to the apartment or a response to an inquiry. Eric (property owner) and Allen (my property manager) were both absolutely outstanding! When COVID broke out, they even worked with me to temporarily adjust my rent while I figured out my work situation, which was super helpful and not in any way expected on my part. They were always so willing to help me out whenever I had a question or needed assistance with the apartment, and they were warm and friendly, knowledgeable and proactive, and just a true pleasure to deal with. I communicated with them in three ways and all were equally reliable and effective: via phone calls, emails, and through their Unif online portal, where I paid my bills. The portal was super user-friendly and easy to operate, which made paying everything really seamless. I highly, highly recommend renting from Unif with no reservations whatsoever! From the very beginning, before we moved in, they spruced up the place from the party house it was. Unif was always very responsive to maintenance requests and other leasing requests. Eric and his team are amazing. They were far and away the best landlords I had my entire time in San Francisco. Hands down! You don't realize how much of a difference it makes to have an amazing landlord until you have one. The place was newly renovated, was gorgeous and had recessed lighted so the entire place was beautiful and bright unlike most dungeon places in SF. They would repaint the house every time we renewed the lease (also unheard of in SF even though it's the law) and whenever we had a problem (which was rare because everything ran so nicely), they immediately sent someone over to fix it and the people they sent were polite and professional and fixed the issue on the first try. Contrast this with my previous landlord who we had to beg for a plumber for 3 weeks and when he finally did, the plumber was so rude to us and gave us a hard time for having a problem in the first place. Eric and his team were also proactively communicative if there was someone they had to send to the house for maintenance so we were never surprised if someone showed up and needed access. I would have never left that spot because of my landlord and the beautiful lighting if I hadn't left SF as a whole. Best housing experience in SF. read more

I would also like to chime in that Eric was the best landlord I've ever dealt with. Based on his level of responsiveness, you'd think the guy lived downstairs from my unit (he didn't, BTW). My wife and I rented from Eric for a little over three years; the only reason we moved out was because we just bought a place of our own. Here's a quick review of the highlights of my experience with Eric & UNIF as a landlord. Responsiveness: Eric always responded to me within 24 hours when I either called to leave him a message or dropped him an email. Most of the time, he just gave me a call on my cell. * Eric always repaired things upon my request. If they ever required a part to be specially ordered, Eric or one of his employees would give me a ring to let me know that it would take a few days and the problem was solved w/o any fuss. Even annoyances (like the buzzing transformer for the track lighting in the living room) were repaired; I know most landlords would have taken the position "it's its not broke, I'm not going to pay to fix it." That's not true of UNIF. * There was never a question if I bought some handtool (rake) or wood chips to clean up the yard. I just submitted my receipt and was cut a check within a few days. Move Out: Eric promptly refunded me my rent deposit without any fuss. As per SF law, this deposit also included interest less the cleaning fees. Now, I've learned a lesson from living at previous apartments. Since we couldn't clean this place to the level of a professional (IMO not even our regular maid does this), it's not worth spending days trying to get all the nooks and crannies spotless (example: no matter how fastidious you are, the tracks of the windows always accumulate a little soot that is a complete pain to clean up). When I asked Eric if I should patch/paint the holes from the nails used to hang painting, Eric suggested that it's just easier to leave it to them to fix all at once. I did this and his cleaning fee was entirely reasonable. The bottom line is that I wouldn't hesitate to recommend UNIF as a landlord. From the horror stories I've heard from friends, you could do far, far worse in SF. -g read more

Update (2 months into rental): Still very smooth sailing! Very pleased with the responsive customer service from both Eric and his awesome assistant Debbie. --- After reading the reviews, I was a little wary about renting from UNIF. But I have to say that thus far, my experience with UNIF has been very professional and I have no complaints. Whenever I've had to contact Eric, I've always gotten through directly or received a call back within hours of leaving a message, and all my queries were addressed in a timely fashion. In fact, after my positive personal experience, I reread some of the negative Yelp reviews and noticed a few things. For example, one Yelper admitted himself that he was late on paying rent on MULTIPLE occasions. Sorry, but I wouldn't tolerate a tenant who pays rent late either. I had two roommates to collect rent from, but on the rare occasion when they couldn't pay on-time, I'd cover the full amount myself and have my roommates pay me back later. Because that's the responsibility I took on when I signed the lease, which is a legal/financial contract. (Not to mention, the contract you sign clearly states that Eric has to deposit payment on his end on the 1st of every month, so if you're late, you get charged a late fee. And if you do it 3 times, he can evict you. If you didn't read your contract thoroughly before you signed it, that's your bad.) Another Yelper admitted that the things they were complaining about (collecting a fee to cover a credit check, charging high rent, etc) is common practice in SF. In fact, it's common practice in any area where housing is competitive. Hate the game, not the player. (But I'd like to add that, whatever their policy was before, UNIF now refunds the credit check fee if you end up renting the place from them.) I think the bottom line is, as long as you hold up your end of the bargain, UNIF will treat you with respect and consideration. read more
