It's a money pit, they have high expectations from their tenants but they don't hold themselves accountable to the same standards. they give you a check list which has no room to actually write issues with the apartment. they give you a dead line on when it needs to be turned in. They also up charge on repairs which they don't even repair. And if they do they don't do it the way they claim to do it. When me and wife moved in we realized so many issues that they didn't fix. They charge 50 for paint but you can see they don't use paint they just spackle it and call it good. the damages you report they don't come in during the lease they leave it. they left the previous water damage from the last tenant and didn't even fix it. they just take money and they don't use it for repairs. There is dog poop every where you walk. They do a horrible job at make sure the apartment complex is safe. I let them know of a safety hazard which took them a month and a half to get to. If you notice they like to say 5 star service... the service is half a star. Don't expect to get your deposit back either no matter how clean you are they will find a way to take your deposit and leave you owing money. I do not recommend living here. Go somewhere else it's not worth it.

It was more complicated and expensive moving out then it was moving into a 3 bedroom house with a back yard in the same area as they automatically charge a ridiculous cleaning fee and other fees that are not needed or realistic to the lease. Not only do they try trapping you into the lease or a month to month deal with outrageous fees. They also charge you an extra 60$ for rental for washer and dryer that's in your apartment already and a matinee fee of 35$ a month but as soon as you need help it's another 10$ charge for maintenance to come to your building. It's sickening and I'm glad I'm outta there! as my monthly total for a two bedroom 2100$ for 11months and a month to month fee charging me 2700$. It's sad to see because the staff all around is amazing but ownership is definitely in it for the $$$$. I'd just make sure to dot your I and cross your t living here and be prepared. Thankfully my family an I are other wise I would have been screwed hope this saves some people the stress. I'd rent a house before renting here as it will do you justice!

The neighborhood is fantastic for families with young children with endless amenities, parks and entertainment, the schools are wonderful, the Emerson property is always kept clean and maintained. The crime in the area is the lowest I've ever experienced in an apartment community which is saying a lot for the safety level. Most importantly though, the staff at the Emerson go above and beyond for the residents. One of the main reasons I keep renewing my lease is because the office staff are the most wonderful people. Bridgette, Liz, Esmeralda and the maintenance team are why it is such a great community to live in. They do more than needed to make sure everyone is happy, safe and that their voices are heard. I've never experienced such hands on, hard working staff before. I would recommend the Emerson Apartments based purely on the staff alone! They do whatever they can to add enrichment to our community by hosting events, after school programs for the children, and prioritize everyone's safety and comfort here. It's an amazing community to raise children in! And they keep their rental prices comparable to all other affordable housing in the county, without adding HUGE rent increases at renewal like other properties do. I can't recommend this community and its staff enough!! 10/10

I can say it is pretty peaceful overall and in the especially in the evenings. I cannot say that I have had more than a couple of nights where someone partied too late in the 7 years. I can't say that about my neighborhood when I owned my home. I hate that the rent in Utah is so stupid insane.. It's hard for a single guy on Utah income to afford rent.. Not just here but anywhere anymore... But I have to say I am blessed with a garage and carport... which.. that expense is on me..... Recently new owners came on and decided to "upgrade" and man, the people they hired did an abysmal job. Just horrible. I know they are making efforts to fix all the garbage the last crew did. Ashley the new manager recently helped me through some renewal concerns, she didn't need to, but she did. I am grateful for that. They've been bringing in Food Trucks on Thursday which has been fun. I've gotten to know some of my neighbors because of it.... Overall it is a great place to live.

They had a field next to them that got bought by a landscaping company where they could've invested in making more parking and there is a field to the south of them. They've painted the buildings and have done many nice things to make the complex look great but the parking is a joke. Just a fair warning of what to expect when you move here. No parking but a wonderful place to live. You also don't get a covered parking spot with your apartment but have to pay for it separately which I haven't seen at any other place either.

I honestly don't think they deserve all the bad reviews. There is an issue with inexperience with there maintenance team, but that only creates more problems, for them.

We were told that we wouldn't get charged for normal wear and tear but we got charged for two things that have already been there - a scuff mark on the bathroom sink and scratch marks on the kitchen cabinet. So if you see something, make sure they know or they will charge you! Just typical apartments trying to get more money.
