My partner and I have lived here for a couple of years, but we're moving because we're looking for a house. Besides a few good amenities, I'll miss seeing the maintenance men, OJ and Izaiah! They're the sweetest and get the job done fast! The only reason why I gave it 4/5 is that the property could have done better upkeep and management, such as: paying attention to illegal parking or being a bit more timely on repairs of external amenities. The biggest draw for me when I came for a tour was the staff and big dog park! They are truly a pet loving community with their dog pool party and the staff even greets my dog by her name or with a treat. There are events during the month to attend and food trucks on certain days too! The community grounds is kept beautiful, trimmed and clean. During the winter and it happens to snow, they usually had people clearing the street and salting the grounds before 9am. Being close to the grocery, shopping and entertainment makes this a great find! read more

She was very nice and informative, but our interaction was interrupted by someone else who gave her instructions to do something in the middle of our conversation. I'm very picky when it comes to finding an apartment and ICO District has it all! They provide all the amenities you need and all the major stores (Harmon's, Target, Costco, restaurants, movie theater) are less than a 5-minute drive. Management is awesome. They are very attentive and make an effort in bringing the community together by throwing events! A few weeks ago, they had a taco truck and provided free tacos! The maintenance guys are always glad to help you too. When my car battery died, Carlos (sadly he doesn't work at this location anymore) was more than happy to lend me his tools so I could change my car batteries. I've actually lived in the apartments in 2015, the only reason I moved was because I was relocated for a job. Now that I'll be back I was sure to tell my significant other I wanted to retentions with the complex! I first off have to say after reading any of the other reviews..I personally felt as though they weren't true! Management for one has always been kind and they were always so kind and still are during my new process of renting with them! I never heard a noise lining there which is why I lived the place! During the summer the pool area is so much fun even if you aren't big in swimming there's still a hot tub area and a bbq area which is my most favorite part for entertaining! I've never had any issues with parking nor vandalism like I read in another review! Every business has challenges but out of the 4 complexes I've lived in this is by far number 1 and they even help you save to get into an ivory home when you're ready! read more

I have had such an amazing experience with my apartment. From the first day I called to get info until today (three years later) as I'm packing up all my things to move into my first home. The office staff is incredible. They are very friendly and quick to handle anything- it's usually same day. The apartments themselves are beautiful and I really love the floor plans- it was honestly hard to decide which one to go with. Highly recommend these to anyone whether you are on your own or have a small family. These are spacious, well cared for and in a great area. My husband and I have loved living here but now that we have a baby we were ready for our own home. But if it wasn't for that we'd stay even longer! read more

A beautiful property, and beautiful interiors. Pool, hot tub, gym, and garages are definitely a plus. Quiet neighborhood, great location, and next to shopping and convenience centers. However, the gripe I have is that the interior seems...cheap. There are cracks in the wall, the laminate backboards along the kitchen are plastic and coming apart, the floor boards under the sink and cabinets are basically just glued on, and many other little things. The walls are very thin and you can hear your neighbors like they are right next to your ear. It is way over priced for what it is, but I've come to terms that most apartments are like that. Management has always been great, but we'll see how great they are after we move out and they initiate cleaning or damage fees. read more

I have really enjoyed living here, the amenities suit my needs quite well. One of my main goals was to have a well-built garage to keep my Shelby Mustang safe. The sound deadening between the walls works quite well and the utility costs are very reasonable. Every time I have had an issue or a question Audrey and James have been more than happy to help me out! After reading the other reviews I must say it really is true that upset people are more likely to comment on things. I have definitely enjoyed living here, the price point is reasonable and the management is very kind. Although, there are a couple particular things I do not appreciate, the unscheduled time when the office is out for lunch and more importantly, the lack of communication of the maintenance being performed around the community. I am not particularly upset with the unscheduled lunch hours when they are out of the office (but it is inconvenient when I am in a hurry and need a package before I start a shift at work). I am, though, bothered by the lack of communication with the maintenance. Over the last six weeks, there have been men all throughout our hallways grinding up the floor, for what I assume was a refinishing of the floor, and they really made a mess of everything, plus they didn't clean it up very well! Still, to this day, there has been no communication as to what they were doing and thankfully they are done, but there is still a mess on our door seal. Again, I really do like living here, but the lack of communication is not my favorite at all. Also, I had my road bike stolen out in broad daylight. When approaching the office, the only thing I was told was that there aren't cameras watching the garage area, but they would talk to landscapers and maintenance to see if they saw anything. That same person I talked to in the office also told me that I would hear back from them regardless of their findings. And still to this day, I haven't heard a word. The robbery wasn't my fault either. The garage door opener malfunctioned and my garage didn't close fully, which is what led to the bike being stolen. All management told me was that they would re-program the opener. Very frustrated at the lack of cooperation and concern from management. read more

There's really nothing I can complain about with this place. Everything is nice and new (love the stainless steel appliances) The location is good...close to a lot of dining and entertainment. Management was always helpful and maintenance was prompt. They are VERY dog friendly. There's an on-site dog park which was really convenient, and there's a dog bath. It's up on a hill where you get beautiful views to the east and a beautiful view of the Temple to the west. It was a bit pricey, but you get what you pay for. The property was very well-lighted, so I always felt safe at night going to and from my car. Great place! I'd recommend it! read more

First of all, I'd give this place zero stars if I could. From day one, living here was a total nightmare. The Residences market their complex as "luxury living," and they attach a luxury price tag. But, literally everything about these units is a total facade. Once you live here, the property shows its true low-budget colors. Here's a short list: 1) The floors, the tile, the walls, the cabinets... it's all incredibly ... fake. It may look nice on the outside, but things quickly break and fall apart. In my unit, the floor wasn't level, the walls weren't straight, the vinyl flooring was coming up, etc. Everything is either laminated, vinyl, and/or slapped together. It's cheap finish work at a high price. 2) Don't expect quiet solitude. You'll hear every single footstep your neighbor makes and every kid who runs screaming down the breezeway. They claim the floors and ceilings are "reinforced" to reduce noise, but I could hear my upstairs neighbor get up and close the bathroom door at 3 am as if he were in my master bedroom. Mind you, I lived below a single guy ... I can't even imagine what it would be like to have had several small kids above me. 3) They can't seem to accomplish the most basic of administrative tasks. I moved out as soon as my lease was up .. actually, 15 days early and it took over 45 days, 7 phone calls, and a visit to the office before I finally got my deposit refund check. They'll drag their feet in following up on any call you make ... but don't dare be two minutes late on your rent, or they'll sock you with a whopping 10% late fee. My experience, after a few months of being there, is that they don't have a drop box and rent was due on a Sunday when the office was closed. I had been out of town and slipped my rent under the door to make sure it was there on time. They obviously got it first thing the next morning because the check cleared, and all was good... until a week later when I get a 3-day pay or vacate notice taped to my door for a $180 late fee. After going into the office and throwing a holy fit, they agreed to take it off, but treated me as if I were a low-life scumbag. I cannot articulate how subpar their customer service is. 4) They'll nickel and dime you every chance they get. From charging you for "common area" electricity, regardless of how much you use, (mine was an extra $20 a month) to tacking on an "administrative fee" for the sending you a paper bill, to requiring you pay a $100 entertainment package price tag, which comes with a landline you may or may not use and only the most basic receiver (DirectTV offers a much cheaper introductory version of this for new customers, so you know the complex is getting a kickback) ... the list goes on. I feel like they look for every way possible to take advantage of residents. I could not wait to get out of there. My advice: Steer clear and don't be fooled by the Residences at the District's fake veneer. This place is a total rip off. I've lived at several other apartment homes and I cannot think of a single thing I liked about this place. The only saving grace is that I travel a lot for work and only had to be here about 50 percent of the time. I wish I had known what I know now before I signed that 12-month contract and forked out over $1400 a month for a small 2-bedroom apartment. Maybe my experience will help you avoid your own Residences nightmare! read more

Life at the Residences at the District has been, to put it succinctly, a nightmare. At every turn, the management has been rude, condescending and dismissive. We have been, since the moment we first contacted them, lied to, cheated and generally neglected in any exchange. Never, ever, in my entirely life have I been treated as poorly as I have been by the employees and management of the Residences. Building a new house, we were advised by our sales agent that the residences were under the ownership of their company and could offer temporary month to month housing while our home was built. we contacted the Residences, explained what we'd been told and asked if they could hold a place for us. We were told that they would hold a place for us until the 15th of October, 2014. As the sale of our old home approached, we contacted the Residences about moving in on the 15th of October. we were told they had promised no such thing, and they wanted at least a six month lease A few calls to our sales agent later, we'd gotten them to grudgingly reduce the lease to three months, with month to month thereafter With the short term lease came rent markedly higher than their base. Understandable, but a bitter pill after the unpleasant surprise we'd just had. On the bright side, the management of the Residences informed us that, with an additional application fee we paid at the time we signed our lease, we'd be enrolled in a program with them and our builder where a portion of our rent would be refunded at the end of our tenancy should we always pay on time as a credit towards our build, as part of our application process. At our move-in meeting, we were given our keys, but only one mail key, though the form said we should have two. The manager said they'd have one to us shortly. Over the next four months, we never got this second key, despite several inquiries. After our tour of the facilities, and seeing the spacious clubhouse, we asked if it would be possible to use it on occasion for various events . We were told that the clubhouse was unusable after 6 PM each night, as their offices would be closed. However, over the weeks and months, we often saw various events and parties go on at the clubhouse late into the night. When we emailed to see if policies had been changed, we were ignored. As winter settled in, we inquired as to renting a covered parking space. We were already renting a garage spot from them (all covered and garage parking requires even more per month, or else you are left to using limited visitor parking or out on the hillside), but my mother-in-law was using it (a medical condition required she be parked as close as possible). Having an infant child, we figured it best to endure the added cost of a covered spot to park closer and keep her out of the cold and weather. Again, our inquiries were ignored.Even worse, with each freeze and snowfall, the grounds went unmaintained. While sidewalks were shoveled and salted with some regularity, the parking areas and interconnecting streets were full of slush and black ice. To top things off, the stairways on each building were exposed to the elements. Snow would drift at each landing, and quickly these became patches of ice as well. These were never cleared, and again, inquiries regarding them were ignored, leaving us to trek three floors of frozen stairways with an infant in tow each day. January came to a close and our home was finished, and my wife inquired with the main office about our credit from our rent towards our home, as we'd always paid on time. We were informed they'd not enrolled us in the buyer program, and thus we'd be getting nothing. My wife went down to the office, and after much negotiation, the office staff agreed that we had, in fact been enrolled in the rebate program, but they had no record of us paying the 30$ application fee (that we'd been told was part of the rest of the application fees we'd paid) and would need to pay a fee now. After getting assurances that, if we were not going to end up with our rebate, we'd be getting the fee back, we cut them a check, and were advised to contact our realtor for our reimbursement. He did some digging and found that the program was, in fact, entirely managed by the apartment complex - something they should have just cut us a check for when we moved out -and nothing our home builder or realtor provided. Three times over the course of the next year we drove down and asked for our rebate or or second fee back. Each time we found a whole new staff promising us a response shortly and then no further communication.At this point, I'm without hope of getting our rebate, or even the second fee they charged us back, and am sick of the time and expense this has already taken out of our lives. I can't see as small-claims court would be worth the time and expense, but I can settle for showing every person I can what a nightmare this place is. read more

Save yourself the headache & avoid this place!! They screwed us out of thousands of $$$. We had to end our lease early and had the option to rent/pay until the complex found a new renter. They told us they had found a new tenant and that we could move out ASAP. Therefor we did, and apparently they other family backed out and we were held responsible. Mhmm, why they didn't make the new renters sign a lease along with their move in date is beyond me. You will never get the same story from anyone in the office & no one knows what's going on ever. If you enjoy the "Big Brother" atmosphere and being "nickeled and dimed" for everything...the Residences at the District is the place for you. Positives about the property: Clean, New, location and Well Maintained. I give it a 5/5 in this area. However, here are a few fun facts about the place which I give it a 0/5: Base Rent prices seem reasonable to slightly high for the small amount of space you get. Anytime you add anything in addition such as: a parking space you will get charges extra for, $35/month per pet, $75 garage, etc. There is a mandatory entertainment package that is $99/ month plus an additional $10.69 bill from direct tv for the rental of the box. There are no other options for internet or tv and you are not allowed to opt out of internet or tv. The internet is good when it works but it goes down frequently. So if you work from home I wouldn't count on it. At the Residences at the District you will also be charge for all of the community's fees including the clubhouse gas, water, electrical and a processing fee monthly. This has been as low as $80 to over $110/month. This is in addition to your own personal units utilities so you are responsible for both. They do not give you a statement of how much the total community utilities are they just tell you that you owe a percent of them each month depending on occupancy and add it to your rent. So if you're on a tight budget this charge is variable. They also make you pay $50 per pet to have your pets poop DNA tested before you move in. So if they find any poop around the premises they will test it and know who will have to pay a fine. They will also pass out "Friendly reminders" flyers to everyone in the community of all the reasons they will evict you for. Additionally you will have a towing company making there nightly rounds looking for residents that have cracked windshields or flat tires to tow at the owners expense. I could go on and on but I'm sure you get the idea of their management style. Happy House Hunting!!! read more

If I could give zero stars I would. Do not rent from here. These people will squeeze every single penny they can from you. Managment is awful! You can hear every little noise your neighbors make. Your entire apartment will rattle and shake when people are going through the breezeways. It was horrible having to get mad at my kids constantly telling them to not run, be careful not to drop things and to be quiet because of how horribly the noise traveled. We moved out last year and our lives have been immensely better since. They make you purchase their media package, which includes directv and Internet for $110 per month. Fine, whatever, we were going to get those things anyways. Well for three months in a row while we were there, our cable and Internet was disconnected. When we called directv and management to get it sorted out, we came to find out one of the "managers" was pocketing everyone's media payments and not paying it to directv. When we finally moved out, I scrubbed every wall down but missed one six inch section next to a door that had a single crayon line across it from my artistic one year old. They charged us SIX HUNDRED DOLLARS to repaint when it easily washed off! We were so tired of the place and dealing with their ridiculous management, we just wanted to pay them and be done with it. When all was said and done, we paid over $3000.00 in so called damages. The apartments are made to look nice at a first glance, but are in fact very cheaply built. More than once someone made a comment to us that certain things in the apartment looked unfinished and they were absolutely right! This place is a scam and an absolute joke!!! Save yourself the headache and the money and go across the street to San Tropez or actually ANY WHERE BUT HERE! read more

I started working with one individual, completed the application process and set a move in date. I paid the $249 management fee(designed as a management fee so they don't have to refund a deposit). The individual states she would send over the lease for me to sign. As the day approached my move in date I had yet to receive the lease so I called and emailed. Finally someone emailed back stating I would need to complete the rental application process again! I educated them with all the previous information regarding my previous application. They finally figured it out. I went in to sign the lease and they attempted force me into signing a lease longer than I originally requested. I informed them it was incorrect and the Uneducated female there argued with me about it. She then tried to tell me I previously signed an agreement for that lease length. Again I educated her that I did not. I went over the lease like a fine tooth comb due to the dishonesty displayed by every female in that office. They charge a service fee to have the utility experts bill me. ($3.85 a month) you have no other option. They force you into this. They charge a $19.00 valet garbage pick up, again you have no option of saying no. And are forced to pay this monthly. They charge you for...get this...common area electricity.. yes, common area! I am building a house and these apartments are the only apartments in my kids school district so I had very little options to live else where. So, I foolishly signed the lease. I have a bottom floor apartment. The walls are paper thin. I can hear a dog fart from a mile away. Speaking of dogs, they bark on stop. You tell the office and they do nothing. The landscape company is out every other day causing noise for hours. I kids were playing outside and left their long boards and one bike on the patio when they were done playing. Both long boards were stolen so I called the office to see if they have cameras the uneducated female stated no and there was nothing they would do. However, later I received a note on my door that I would be fined if I left my kids tricycle on the patio. I called and demanding an explanation. The female stayed it is in their policy to not store bikes on the patio. I walked around and took pictures of all the apartments with bikes and other crap on the patios. They had nothing to say about that. It's July and the spa is closed for the season. By far the worst place to rent. Save your money. This company is a POS. Save your self the headache. I'm stuck here for a few more months don't put yourself through this hell. read more
