These are solid apts, I have never heard neighbors, they are quality, built in such a way that the former tenant could trash it, and it could be restored to like new condition. I love how large they are with lot of storage. I'm in bldg 5, over the round about and there is some road noice, that I don't hear with the doors & windows shut, and I wouldn't trade that for the fantastic view I have of the mountains. I read the reviews and gave them the benefit of doubt bc I researched the company, Olympus, and used their Reintegrate service to talk to other tenants. There's always going to be disgruntled tenants: one I read said, this place is giving Daybreak a bad name, I think that's absurd, this would be an excellent way to get familiar with Daybreak if you are considering buying a home here. I honestly don't think they deserve all the bad reviews. There is an issue with inexperience with there maintenance team, but that only creates more problems, for them. read more

Renter BEWARE!!! I do not recommend these apartments at all. At first it seems okay, but it just gets worse. First of all, sooo many people, sooo many loud barking dogs, and people don't care if there noisy and disturbing you. Lots of pot smokers and if you live above them your apartment will smell terrible unless you enjoy that smell, and management does nothing about it no matter how many times you call them. Lived here for 12 months and couldn't have gotten out sooner. While it appears nice on the outside, the crowd that this complex homes is not a crowd you can trust. The apartments themselves are decent, little overpriced for the aged appliances but you're in a very nice part of daybreak. I had caught multiple times people banging on my car as they walked by it in the parking lot, no connection to them, but when i brought it up to the leasing office they instructed me to call their protection services (located in Salt Lake) and they then told me they couldn't do anything about it. Fast forward a few weeks, new neighbors moved in above me and are making an extreme amount of noise from 10pm -4am with it waking me up in the middle of the night multiple times, which i was also told to contact the off location protection company. Nothing changed. 95% of the neighbors and renters here are people who you wouldn't leave your kids around with, they give dirty looks, leave trash all over the place, and force you to be extremely protective of your belongings, while living in a area where you shouldn't have to worry about that. I've lived all across the country and this place is easily one of the worst, seems to be very little care from management on safety, stairwells, mailrooms always were very dirty, pool and spa constantly closed due to vandalism, and multiple times a week people were out in the parking lot smoking weed - speaking for building 5 and 4 at least. I've happily now moved out and couldn't be more relieved. No more worrying about the safety of my belongings, or the next time my car would get dented, woken up in the middle of the night. We look at the exact apartment we live in now only because of paper. When we did our first walk i told the of some fixing needed to be done they failed extremely bad.And no need in doing your move in walk list because it either ends of in the trash or shoved in a folder and forgotten. I have done maintenance for 30 plus years and I still do it today and if this was my maintenance crew I would have fired them for sure. This place is really putting a bad reputation on Daybreak being a nice place to live. When you have something that breaks they will fix it 6 times and never succeed but when they have to replace it cheapest is what they get. We had a bathroom cabinet door fall off with a really bad rusted hinge the work order with pictures was put in and they just put the door on without replacing the rusted hinge ...Because I did not put replace the hinge in the work order...what ever happened to common since it has surly left olympus at Daybreak. I had to call corporate to get some things done and they still are really bad at running a property you would think a call to corporate would help them see the light but it didn't. I was a Maintenance supervisor for a property in Sandy Utah and my crew never got hardly any work orders upon fresh move ins I have told and put atleast 10 work orders in little over a month that is really pathetic. When it comes to being clean it's not at all we had cobwebs the counters were gritty as you ran your had across them, the dishwasher was just flat-out nasty the carpet was nasty and really needs replaced. The windows were dirty as they probably was not cleaned for atleast 6 months to a year or more. Our washer is starting to make a noise but it will take an act of congress to get it fixed or replaced. The dryer did not work but they replaced it with one of the cheapest brands out there. I could name more and more but I believe it will not help. I CAN NOT STRESS ENOUGH FOR ANYONE AND EVERYONE AVOID THIS PLACE unless they do some firing and placing but maybe the management company don't wanna change. If I could move out in 15 to 30 days with out to much damage to my pocket I would in a heartbeat and that is sad because we only been here like a month. Do not DO NOT MOVE HERE YOU WILL REGRET IT. Where do I begin....at every turn there is a new problem with this place. Most recently (Dec 2024) they changed their online billing system which required tenants to update their auto-payment. They only sent an email which went to my spam folder. I never saw it. Nothing happened until my daughter noticed a 72 hour notice to vacant on my door on 1/3/25 and I was out of town until 1/4. When I got home I immediately spoke to them and they blamed me and said they wouldn't refund the $189 late fee or the "lawyer" fee of $25 even thou I immediately paid it manually. After getting to upper management I got the $189 back but not the $25. Unreal I had to fight for this and again it was "my problem". I set up the new system with auto-pay and it worked for 2 months then didn't work one month. They told me to just check it each month and that they couldn't verify if it was setup properly. What is the point of auto-pay if it doesn't always work. When you sign your lease you are automatically enrolled in "Rentplus". I was never told about it and it must be buried in fine print. It is a credit building service. I have paid for it for 2 years and had no idea because their online billing system does not show an itemized statement. I would have never signed up for it. Sneaky. Good luck getting a ligate pet ESA done with them. Hoop after hoop after hoop and I am still being charged a pet fee even after finally getting a qualified ESA document and they won't refund the deposit. Dogs pop and dog pee and throw up all over the place. The current management is terrible, and the rent for a little two-bedroom apartment is 1645, but with fees it's 1900. Also, many people claim that managers harass them. It's true, After posting my review Carmin and Alice started to harass me. A lot of the management team really odd I wouldn't be surprise if they are the ones pooping on the ground. Like I had poop on my door step this morning. UPDATE after getting together with the community and people I learn I'm not the only one who feels it's over charging here with hidden fees but also are harrash rd so I found out once we had new management things started to come up missing my sons bike was stole from by the front door I was told by someone in the community it was the office and it was Someone by the name Matt. Which now I believe because this person was able to point out that someone's puppy got out and the office illegal stole it even sending out messages saying they found a lost puppy and it would be taking home by someone in the office. So not only are they liars,but steal from a nice people who work hard. I would stay away from this property The traffic noise from all the wonderful Utah drivers makes this apartment unlivable. The rent processing app is unnecessarily convoluted. Randomly stopped by asking for pricing information on a 2 bedroom. The person working in the office was working with someone else, I stayed for a few minutes, but got up to leave because I had other tours scheduled in the area. Worst apartments I have ever lived in. The pool and hot tub are never open, because they never clean them. They charge you to have your trash picked up outside your door even if you can walk 10 feet to do it yourself. (It's not optional) Maintenance is never very helpful. The traffic noises are relentless and all over this place is 100% over priced. Even if all those things were fixed. Avoid this place at all costs. read more

I LOVE living here so far , my apartment is spacious my patio is HUGE the grounds are well cared for so it always looks nice . My apartment home has a smart nest thermostat that I can control from my phone which is really cool and great for if I forget to turn the AC on when I lay down for bed at night , along with the awesome apartment you get access to all of daybreak's amenities like the beautiful lakes and there's concerts on the weekends that's free. The office staff here are always friendly when we come in as well and overall we haven't had any issues , if you want to experience daybreak like me and my husband wanted too but can't afford a house here yet ? Olympus is a pretty great way to do that ! read more

This is not where you want to rent! I moved in January of this year and it has been one thing after another but the deal breaker for me was the mice. Yes, they sent out and exterminator but damn if you have residents that unhappy with your property (and by the way I have caught 4 mice since I've been here) let them leave. I'm new to the state of Utah so my naivety led me to rent here. I can't wait to move and if you do make the mistake of renting here and are unhappy don't bother expressing that to Dell the manager from hell. He's a rude, sarcastic , patronizing, lying prick. Upon first moving into the apartment it was completely disgusting; mold, mildew, pet hair, dirt, etc on everything. Cleaning the windows our towels were literally black with filth. They assured us that "professional" cleaners made the apartment ready and checked it themselves before giving us the keys. Needless to say we spent a week cleaning after our work schedules to get it proper for living in. They said because of the mess up they will not charge us a cleaning fee on move out, so we'll see about that. Next, after about a month of living here our oven stopped working so we had to call their "maintenance" staff to come asses the issue. When he arrived he spent right about 4 hours looking at the rear of it, very obviously confused. He then gave up and said he would ask his supervisor about it and get back to us. They couldn't figure out the problem and said they will just get us a new one, great! But when they came to install it, the original "maintenance" guy arrived to install it while I was at work and my wife was home. Get a call from my wife, who is pregnant at this time, that she can smell a faint odor of gas after the installation. The "maintenance" staff assures that it must be left over from disconnecting the lines. After I get home from work the entire apartment wreaked heavily of gas and I rushed to open the windows and called to emergency line to get back out here. The original "maintenance" guy was on call and had to redo the line what seemed to be 3-4 times before his meter would finally stop going off. Moral of this story is that their maintenance staff seems to be filled with half-assed "handy" men that have no ability to do this sort of work. Fast forward to our final month here and we receive a letter saying our pre move out inspection is scheduled while we are still living here. Whatever, we assume they will change it as we are moving into our new place a couple days later and figure they would be willing to compromise and shift their schedule. Upon calling them they say that they have every right to come in whenever they want, and that they will not change because ordering carpet can take a couple of week and they want to make sure that is does not need to be replaced. After explaining all the shit problems we've had since moving here we said they can move it out a few days to compromise, he basically said "Sorry, we are coming that day and we have the right to do so". The staff here is god awful and we were hopeful that the company that bought them out would fire them all, but no, it's the same company with a new face is all. The manager is condescending and is to blame for the incompetence of the staff, and very poor customer service skills. The new ownership should consider firing him if they hope to make anything of this place. As and ending note, we took pictures of all the disgusting mess they left us upon moving in if they try to say things were not like this prior. The other reviewers say they try to nickel and dime move out charges. Consider moving elsewhere, as you will get better quality outside of this community and for a better price too! read more
