I would never have thought I could get that number. I was absolutely blown away. Jon Westrom, the owner, even met me on a Sunday to walk through the property and talk strategy. That level of dedication is rare. His entire team works with real fire, fast, motivated, and incredibly effective. They communicate clearly, take action immediately, and truly go above and beyond. The back spicket is broken and you can't connect a hose to it plus it's coming out of the siding. My fence is rotting to death. We don't use the pool anymore because adults aren't allowed to have fun. Ridiculous. I'm not talking be inappropriate. We should be able to bring a noodle? As a renter I pay for all of this. We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. I feel that both renter and landlord should be happy not just 1 sided. Jon I have discussed these problems with you months ago and I texted you today around 11:50am and it's 5:00pm. You are the one who made the rules and said that the privacy fence is a privilege and your office says it too. In fact you have it in your hand book. You haven't solved any problems for me to write a good review. I told you I would not put a good review in until I see changes. No changes on your end at all. Don't come on here and lie. I respect honest people. You aren't being honest. This relationship will end on the last date of the lease and I will take care of everything you need from me to get out of here. I will end with that. Anything you say after this I will come back with facts. Let's leave it alone and just make it to next August. We are not breaking rules and taking care of the property with love and care. So I should have no problem getting my deposit back when we move! I already handed over my documents to a professional.     Worst experience I've ever had with a property manage. From the start I should've paid more…read moreattention to what I saw which was a guy that always had to try and make himself much bigger and smarter than he is at least not based upon what I got from these folks from 2019 to 2021. I cannot recommend these folks to any owner or investor. For 3 years it was nothing but hassle after hassle with these folks. Biggest gripe I am going to mention which I have a lot but the one I feel really must be mentioned was discovering what my house should have been renting for versus what they rented it for. My mistake for ever trusting these folks and hope anyone reading this goes with someone else because I probably lost on the low end at least 18k over 3 years and on the high end probably closer to 30k on account of trusting them to set the rate up for me to make money. Then not until I start postings these reviews do they attempt to try and show me these low priced comps with all of their low priced rentals in an effort to justify their actions. Sorry; but 3 additional property managers that I interviewed and thoroughly looked over my property all agreed that I was being low balled by at least $500 per month on the low end. Use someone else. Since I fired them I make more than $650 more per month and get 5 times the service from my new property management company. DO NOT USE THESE GUYS.

    Stay far away from this company…read more I usually don't write negative reviews, but I recently had someone reach out with a very similar story of what Navigate put her through and I decided to speak my piece. I was a first-time owner and hired them back in May 2025, while I was in the middle of moving from Dallas to Austin. It turned into the single WORST experience I've ever had with a service company. Lack of communication, no attention to detail, no basic professionalism standards. It reached a breaking point for me around mid July 2025 on a call we had discussing billing errors in our monthly owner's statement. This part blew my mind: On their own recorded call, before they realized my wife and I could hear them, our property manager Christine said they needed to "put these owners in their place" and that we should just "stop being so difficult." Her coworker Courtney laughed and said "just let it go, people." Think about that. That's what they actually think about the owners paying them when no one's listening. We only became "difficult" because we kept catching them in mistakes. And they never apologized. And there were many other issues along the way. Early on, that same accounting "glitch" shorted us $102.74. When I asked Christine to explain what happened, she couldn't and wrote back verbatim "not sure where the glitch was but they corrected it." But the issue only got flagged because I caught it. By her own admission, if I hadn't said anything, we would've just lost money for no reason. That's the opposite of why someone hires a PM in the first place. Then there were the charges for work that was never done. They charged us fees for services that were never completed: -$35 for caulking -$50 for carpet cleaning -$75 to "clean mildew stains on the sidewalk" (for mildew that didn't exist) When I pushed back and asked for proof, they sent me photos of a COMPLETELY different house. They also billed our tenant $50/month fee for services like pest control and utility setup that were never actually provided. I only figured it out because they complained to me about it, and were so thankful when we decided to part ways with Navigate. Every single time, I had to catch them in the act and call it out. When I finally got exhausted, I decided to go over Christine's head to the owner, Ernesto, it somehow got WORSE. He wrote me an "apology" email that accidentally included the ChatGPT prompt he used to write it...he literally forgot to delete the part that said "make this sound empathetic yet firm." So even the apology was fake. Towards the end, during the offboarding I reached out to him 1:1 to clear outstanding balances and $ we were owed. By this time, it didn't surprise me that Ernesto couldn't explain a single charge related to our statement, nor did it seem like he cared to. He'd sent $4,441.84 when he owed us at least $4,642.50 + the disputed charges described above. He eventually agreed with our evidence but called the additional refunds he owed us a "courtesy." Just unbelievable. He only agreed to pay the rest because the call was "taking too long" and I wouldn't let him weasel out of it. And then he tried to make the payment conditional on me promising I wouldn't upset and that we would both walk away with "clean hands." He wanted to buy his way out instead of just admitting he and his team had lied. But nope, he never took responsibility for any of it. At one point he actually said to me that his team did "a phenomenal job" working with us. Extreme levels of gaslighting. If you look at other reviews on this page, you'll see many 5-star ratings, but pay very close attention to the OWNERS who actually had a unit managed by them. They are all describing some version of the exact same things we went through. Their move is to reply with a polished "we take all feedback seriously" message that makes it look like they care. They don't. Nothing changes. It's all BS, and I have the receipts to prove it. Do yourself a favor and look somewhere else or DIY if you have the time. Hope this helps -Ikenna
