I don't even know where to begin with this review but this is been 3 years in the making. Association advisors came to our community multiple years ago we have had a different manager assigned to this property constantly. We have had numerous issues from snow damage to irrigation issues to landscape issues that have never been followed through in repairs or maintenance. It is very difficult for a property management company to get a handle on what needs to be done for a property when they are constantly switching their employees over. I will save a very long-winded review and just break down the very few basic details that somebody would need. First of all this is my fourth review for association advisors. Every time I have put a review up somebody from association advisors reaches out to my employer then reaches out to me which I feel is extremely unethical and puts me in a very weird position between my job , that's my livelihood, and where I live and volunteer as a board member... It basically attempts to intimidate me to take a review down which I did more than once. We have had repetitive issues with association advisors and management falling short on their duties or making mistakes that should not be tolerated. And again this has been ongoing for years I'm not going to list every issue one of the main is that We have ongoing issues with our irrigation system a little over a year ago with a different property manager from association advisors that was never handled properly that gentleman was removed from the property and a new one was placed. This year again we were again dealing with an irrigation system that was not working properly.... And Still isn't and me and the board have been asking for updates on estimates for when this was going to be repaired and we still have not gotten an answer. There has been many issues surrounding the repair of this irrigation system One of these issues most recently is the approval and payment of a very large bill that was never approved by the board to have the work done , was also originally not approved to pay the bill because we shouldn't be paying a bill for something we never approved to have repaired. No matter who I reach out to from association advisors most of the time there is usually no response. I'm told ... Oh I didn't see it or I'm busy, I'm driving, I'm in board meetings all day, I'm in zoom meetings etc etc these are the responses I will get to my emails/texts. I have to be the most annoying person in the world to get somebody to respond to my emails/texts/calls and that's sad... and the response is never actually a response to the email content it's just a response telling me they are busy. And instead of clearing some time within the weeks or months that this continues it just drags on and on and on. Since association advisors has been the property management on site I have done everything I can to communicate with the people that we are paying for service to try to take care of these issues without having to come here to post a review. Unfortunately that didn't work and I feel it's needed to share this information to anyone else who would be considering using this management company... being on the board as a volunteer and working with this management company has been a horrible nightmare for me ,for years. It is also one of the biggest causes of frustration in my life. I do not recommend. I'm sure that there will be a gentleman that will come here and post something right under here to try and discredit what I have just said. I have been in property management for over thirty years. I have had the pleasure of working with Association Advisors for over four years. I have worked for other managing agents as well, and without a doubt, AA has been the most professional and efficient agent. The negative reviews that have been posted are indicative that most people do not understand the relationship between the Board and the managing agent. Remember, we can't proceed without the approval of the board. As far as property values declining as a result of our management is really absurd. I also hold my real estate license and can confidently say that the managing agent really cannot affect property value. Property values are tied to the decisions of the Board. I have great back office support, the owners are very hands on and my communities have been and continue to be very satisfied with our performance. It is obvious when someone doesn't get the answer they want or if they are asking for something that we cannot provide, people take out their rage on the internet. These are the times in which we live. There is nothing more challenging than working with people when it involves their home. AA is responsive, does make every effort to improve the day to day lives of the people they service and always attempts to respond to the needs of the community. To suggest otherwise indicates, once again, people don't understand that we don't write the rules, we enforce them, we execute the Board's directive. My husband and I have been residents at The Thread for 10 years now, and Carlos Bermudez has been a real asset to the building ever since we moved in. His professionalism, knowledge, hard work, and caring personality make our building what it is. I know he's truly valued and respected by the people who live here and work here, too. As a Concierge and now currently as Property Manager, we feel reassured by his constant presence in the building. Carlos is the epitome of going above and beyond. From handling residents' individual concerns and common area improvements to dealing with the board, the litigation, and the resulting construction, he has always been instrumental to ensuring everything gets done--efficiently and to a high standard. We have experienced water damage to our unit, and Carlos had been on top of making sure that not only the building as a whole was restored, but that our very specific damage was repaired. He's done extensive research to make sure we deal with quality vendors, and he's always in constant communication with us on live updates to the building, from flooding to broken garage doors and alarms. When things go awry, he is always here to handle the situation--no matter the time of day or night. He's always taking initiative and does it with a positive attitude and warm demeanor. I realize this is just a very small scope of the many things that Carlos juggles every day, and I know there are plenty of things I've left out. But from our many interactions, I recognize that Carlos is a true leader and team player. The Thread would absolutely not be the same without him. read more

As a past Board Member who had the privilege of working with Association Advisors for four years, I cannot say enough kind words about them and how we were treated as a community. Professional, courteous, attentive, caring, above-board, respectful, punctual, honest, to name a few, but most importantly, you become part of their family when you have them as your management company. We switched to them from one of the larger/largest companies out there who have since changed their name and that was the best decision we ever made for our community. They are not the largest management company out there, but that is a good thing when it comes to management companies. You get a more personal experience, more attention and form relationships with the owner, Bonnie and her wonderful staff, who go above and beyond in their duties to make sure that the needs of your community are met. Every account matters to them and they work hard to obtain your account and then exceed your expectations to keep your business. Their reputation depends on it. If I ever served on another Board and this was not the management company, I would highly recommend that they be interviewed when the current management contract is up. If you switch to them, you will not be disappointed. We had a few hiccups along the way, as with any transition, but those hiccups were taken care of before we even noticed that there were any hiccups. Did they have to tell us about them? No, since they were taken care of, but they did and that just goes to speak to the level of their honesty and integrity as a company. read more

This review is particularly for an employee of Association Advisor's, Carlos Bermudez. I've known Carlos for about 10/11years when he came to work at my building, The Thread, as concierge. He later became supervisor of concierge and he has since moved up to on-site manager of The Thread. From day #1, Carlos stood out with his great work ethic, professionalism and care for the best interest of the building and each of its residents. It's no wonder he was promoted into a management position and it has been the best decision for our building and community. We are super lucky to have Carlos still with us after so many years and always looking out for our best interest. He's someone I personally admire (and I'm sure everyone who knows him will agree) for being so hard-working, reliable and simply a kind person who just cares! He deserves 100 stars and he's also a great asset to Association Advisors. I have so much respect and appreciation for Carlo and I just hope he never leaves us, although, I know he's very capable of doing so much more and obtaining a higher position w/in Association Advisors and elsewhere. Carlos is an amazing Property Manager! Since we moved into our building, actually even as we prepared to move in, he went out of his way to make sure we had all the information we needed and were happy and comfortable in our new home :). He is very courteous, so helpful and professional, but also very kind. Whenever I see him, he always has a smile on his face. He takes care of all aspects of the building so we often see him on the go around the building, in the hallways, on the elevator or lobby, always making sure our building is running smoothly. On a personal note, when I was going through a rough time medically , he made sure that my husband and I were doing ok and told us to reach out if we needed anything. That meant so much to us. Anytime we have a question, he is super prompt with his responses and always finds a way to help and resolve any situation, no matter what time. ABSOLUTELY TERRIBLE MANAGEMENT COMPANY, TOTALLY CLUELESS.. STAY AWAY AT ALL COSTS! The best you can expect is $5k/yearly in dues for a 20% chance your landscaping is done when it's scheduled. DO NOT RENT if this association is managing the property, any kind of issue will be dealt with totally by yourself, especially as a renter, as it is operated like cliques in a local high school. The board of trustees uses them so they don't have to do anything. Totally incompetent, good luck with getting a response to a simple basic email. Have fun if you decide to call them. Association Advisors is a joke, stay far away.. Don't be fooled by these fake e-mails that are an extremely feeble attempt by an intern or HR to fake positive reviews. Poor Public Relations strategy to rely on new business, people that throw their money down the toilet and end up with more issues with their home, and unnecessary constant issues are most certainly more willing to create a cascade of reviews. Working with Association Advisors is hands down one of the best experiences I have ever had with a management company. I have worked with them since September 2018 and they have been nothing but professional, courteous and a pleasure to work with. From initial questions prior to the purchase of my condo, seamless move (furniture deliveries, changing of locks, etc.), recommendations for minor repairs, assistance with renovations, to very regular updates on the building and prompt responses to building emergencies, emails and phone calls, this company has made my first experience in a condo an enjoyable one. In addition to the aforementioned, managing through Covid-19 has been challenging given constant government changes, but Carlos Bermudez and team have made it as painless as possible for everyone in the building. I have so many things great things to say about Carlos Bermudez and all he's done to make our lives easier and safer at the Thread. He has gone above and beyond what any Property Manager would do to keep us safe, the building safe and our units safe, comfortable and problem free. He keeps the outdoor grill area, residence lounge, gym and kids room updated and beautiful. During the pandemic he is leaving the safety of his home daily to make sure we're safe. Even during his off hours/days he comes back to the building if needed to resolve any building issues. He is so kind, knowledgeable, caring, courteous, passionate about the building, available...I could go on and on about Carlos. Our community has been with Association Advisors for several years now; what a pleasure!! Their entire staff goes above and beyond when it comes to customer service and assisting our unit owners with questions and concerns. They are really responsive and get the job done! We had many struggles with other management companies and once Association Advisors took over our challenges became fewer and our issues much more manageable. They have worked hand in hand with our Board to turn around our financial challenges, and have handled our construction issues in stride. The service department handles our calls in a timely fashion and our onsite manager goes the extra mile to work through any and all things thrown his way. As others have mentioned, Carlos has been an excellent building manager. I had moved to the building due to multiple reasons, Carlos and his team were a nice added bonus. I would highly recommend him. FYI, I just looked at the early reviews for AA. The recent reviews are mainly for the Thread Condo and Carlos. I've never dealt directly with anyone at AA except Carlos, so I can not attest to those earlier reviews. I guess it comes down to the individual and can honestly say that Carlos is great. He had asked people at the Thread to write a review. As I rely on good reviews at other sites (Amazon), I don't take giving a review lightly. If I didn't feel strongly about my opinion, I would not have given a review. read more

I am a unit owner at a property that is managed by the Association advisors property management company and Larry Sauer, and Bonnie. Both of these individuals are extremely condescending, and extremely rude as a matter of fact when I had a question as did my neighbors , we left numerous messages and none of them got returned was only until I approached the president of the Association and asked for her help did we get a response. We felt like they were annoyed that we were asking questions or requesting assistance and their response was as if they were doing a some sort of a favor. I'm not sure why there's such an angry bunch but I have heard some negative comments about Larry Sauer and his previous employment history. read more

My HOA has been working with Association Advisors for the past year. They return phone calls and e-mails as soon as they possibly can and make sure that our Board is up to date on all issues within our community. They are a thousand times better than our previous management company, who kept us in the dark about issues within the community and our property manager, AG , is extremely professional, as is the entire staff at Association Advisors. He is always available to answer our questions, and look into any issues that we bring to his attention. Carlos Bermudez is an excellent Property Manager. Since I have moved in at The Thread in 2010, his leadership, strong communication with the residents and his proactiveness were exemplary up to this point. In addition, he is very resourceful in so many ways. He knows all the operationals in the building and would always extend a helping hand when asked. You can count on him anytime as he responds to queries immediately and not to mention, he answers emails on weekends as well. Carlos has kept all of us safe (residents, maintenace and concierge) and for that I am very grateful. He is very professional. If I can give him more than 5 stars, I would. From the moment we started our home buying process Carlos and Association Advisor's have been the most professional and responsive team. I had never had such a great experience with a property management company. Carlos is available at anytime of the day and he goes above and beyond to resolve our issues. He has been beyond professional even when our issues are not the most desired. It is great to come home to our building and to be greeted by the staff as if everyone is family. I am shocked at the review previously posted. I am very familiar with the building in Edgewater, and had lived there for many years. I still visit friends, and I am impressed with the improvements since Association Advisors became the management company. I left just as AA was taking over, and if I had know how good it was going to get, I would have stayed. There are so many improvements an upgrades, and my friends--and friends of friends are happy. I do get to go to pool and that is where most of the gossip is generated---so I have heard. There will always be someone that does not get their individual-VIP treatment and well, we all know them. read more

If some issue arises about the building, contractors are onsite the next day. If a resident needs some special help or support, he calls them, follows-up and ensures that the problem is addressed. Carlos tackles small problems with the same energy and commitment that he tackles large problems. He never stops moving and, moreover, he never stops caring.
