Worse HOA ever. They took over here in Hillsborough and were paying almost $500 a month in fees. Not sure where the money is going

Total incompetence. They recently sent me a threatening email demanding I remove a spy camera they claimed I had installed in an owl statue. There is not now has there ever been a camera. The owl was to scare birds away, and they even sent a picture-- included-- with circles as proof of my evil scheme. These same people, who accused me of this with no proof, refused to have a contractor move his pile of junk he left on the grass because, of course, contractors can do anything they want-- even destroy the property. We now have dead grass thanks to Corner refusing to do their jobs. We are also being hit with constant special assessments these days after not having a single one the first 15 years I lived here and before Corner Property took over. This company took over my homeowners association in Warrington PA. I have written emails and made phone calls and they neglect to get back to me. My previous management company was great at communicating. I would not recommend this management company to anyone. Live in Wyngate in Medford, NJ. complaints go on deaf ears. I have brought many legitimate concerns to Michelle Price who should be addressing violations so residents don't have too. She is required to walk the community to check for violations , I have witnessed multiple incidents of residents not following regulations .She does not walk the community and doesn't hold residents accountable for not following rules. They are quick to blame every issues and problem on service providers, individual property managers - they have overseen and managed the property I have lived at since 2019 - always a headache whenever you have to call them. I have owned our investment property for over 25 years have never had an issue until Corner Property management took over I had a conversation today with the individual named Deo in the Springfield who told me that he would not give me the name of his boss or who he works for, he could not explain the billing statement and countless charges that made no sense, he was rude and condescending. He advised me that there was no phone number for me to call billing for an explanation and I could either except his answer or hang up the phone when I asked him again for the name and phone number of his boss. Highway robbery for closing documents that are available on line. I paid over $630 in fee's compared to $125 for a different complex/management company. Both used the same 3rd party to process. I was basically told if you want to close - pay the fee. No recourse. Not response from head office (exactly what the onsite manager said would happen. Received an email today from the gentleman named Larry sauers who used to work for association advisors who was clearly now with this company. The purpose of this email was to give information and rates to try and solicit the business for the association for which I am a board member. Unfortunately Larry did such a horrible job with this community prior to exiting association advisors. Larry never followed through with anything , and what he did was done incorrectly or caused more damage. we still have snow damage outstanding from years ago we had damage to our well which we are still having issues with because Larry never followed through with any of these issues in the community. I had done walkthroughs of the community with Larry I have all written communications back and forth with Larry making promises that he will do all these things and in the end he did nothing so he went from one association company with horrible reviews to another association Management company with even worse reviews. I would never even consider using a company that had this man employed with them because you can't teach an old dog new tricks and this man will probably be doing the same thing to everybody else's communities that he did to this one. Had I not received an email with his name and this company I wouldn't even be here right now leaving this review but I'm glad to find out where he landed because others need to be aware of these people taking our money and doing nothing with it. read more

This place is the worst ( and ive seen bad ) they manage my condo and sent in an unlicensed contractor to remove my ( 3yr old ) A/C Unit to rebuild my balcony and now the unit wont cool and i cone to find out the contractor is not licensed in N.J. They keep lying about the license saying the contractor hasnt sent the info . Well over 100 units were removed and reconnected here and management hires them without asking for info ?? DO NOT USE THIS COMPANY !!!! A MRS Dani Casinelli is the rep that does not return our calls . A horrible property management company. They manage the condo I live in around NJ. Here are some things they have done: 1. They use their own services and providers. Our building had a leak in the laundry room, and instead of going getting quotes from multiple vendors for a better price, they used their own preferred vendor. Not only was it overpriced, but the issue wasn't even fixed! 2. We had bills that were due for more than 2 months. They neglected to pay them until we found out about it! 3. They reply to your questions in 45 days. Yep, if you want to get replies in 45 days, then go with this company! You'd be out of your mind to go with this company. read more

There is no way to contact her boss as well. We never got any response from the emails. Nobody picked up phone when we called, nobody called back after we left the messages. Living in a building run by Corner Property Management has been the absolute worst. I have lived in numerous buildings prior to this one, and never have I been treated so rudely and ignored. Our building has a theft problem and there have been no attempts to help improve the security of our building. It took them two weeks to consider fixing a broken lock. Also, they will do anything they can to get money from you, even though they do absolutely nothing to care for your building. In fact, they ignore your phone calls. If you call them, you will get no one...every extension goes to voicemail. Basically, you'd be better off with no one. If you are shopping for a management company, just stay away. The CP Management is the worst company that ever had managed the complex where I live. It's winter and we didn't have heat in a whole week. My neighbors and I had called several times a day and the secretary keeps saying the maintenance personal is working on fixing the boiler and nothing!!!' This is unacceptable! We pay over $300 for monthly maintenance but for a recent incident, they sent a vendor to perform an exterior service, then sent us a bill making us responsible for the charge. When we complained, they responded with threats: "This invoice also does not account for the amount of time management has put into this issue including this continued email chain, on an issue that should never have come to the associations attention if you had diligently inspected your unit instead of expecting the Association to address a unit owner responsibility. Still, further, managements contract with the Association is strictly limited to Common and Limited Common Elements and Maintaince responsibilities as dictated by the governing documents, meaning technically speaking, you could have been charged directly by management for arranging the service and review and response to your emails, if we so chose. Industry standard dictates as a Regional Manager my hourly rate is $175 p/h, as a Community Manager is $100 p/h. You have not been charged these amounts." Very unlucky to have those people managing our lives. Can't wait to get rid of them. read more

We have been utilizing Corner Property Management at least the past 5 years that I have been President of the Association. They return every email and only just a call away. Corner Property has been 100% responsive to our needs and understands our bylaws to ensure they are followed. Be forewarned if your community is looking for a competent, fair, responsive property management company, Corner Property Managemebt is not it. Breaks my heart to rate any company so low but I feel morally obliged to warn others & then draw your own conclusions. True, HOAs & COAs also have volunteer boards, made up of your neighbor residents that may or may not be transparent with their non-board members neighbors, but the property management company carries out common property maintenance & repairs. Please, know if you are looking for new representation, your board must thoroughly vet this company. I'm not sure how they have so many 4 & 5 star reviews on google & 1 star here! In the few years they have managed my community's property, I have experienced abrupt, unresponsive, dismissive behavior. Voice mail rules at Corner & be prepared to be ignored or put off. You must make a nuisance of yourself in the hope for any action to your begging for a response to legitimate common property problems. That is if you ever get resolution. Emails are answered with run-around non-answers. Finger pointing goes on. In my personal experience, this extends to water damage, patio grading issues, mold on cement porches, cracked stucco, no replacing landscaping befallen in windstorms or N'oreasters, outside bee infestations penetrating your home, field mice/rat traps never being maintained, on and on. Rest assured this incompetent, dismissiveness has nothing to do with the global pandemic...this predates 2020. And, expect your dues to rise & "services" to remain the same or worsen. I wish it wasn't so. Used to love where I live. This management company severely impacts the decision I made to buy. All the wonderful reasons to own a townhouse or condo vs single family home will disappear if it is managed by Corner. Caveat Emptor!! read more

This is a horrible company. We've had nothing but issues with everyone who works for them. The staff is rude, dismissive, abrasive and utterly unwilling to help resolve any matter. They have a rigid, watch dog attitude that values "rules" over seeking an amicable, reasonable resolution. Equipment breaks down frequently and are not repaired for weeks or months at a time, pool passes are held up for just as long and then access is denied for any reason they can think of, refunds are refused, and attitudes run rampant. This will be my 14th year in this place now managed by Corner Property Mgmt. for just few yrs. so far I see big improvement of my surroundings I call it these are the "men of actions" not so perfect but they tried to accommodate every once particular issues. My 1st complain is the parking w/c soon enough hopefully will be resolve as they're working on it. 2nd Although mgmt fee is high I feel safe to stay here than anywhere around this place, with the beautification around I don't mind to pay what am paying now. my co residents please be broad minded give them a chance to do their job then complain later. read more
