Jeff and Dedrick of At Home Inspections are incredibly thorough and knowledgeable. We had them do two inspections in fairly short order. One was of a property that we ended up not purchasing because At Home Inspections turned over many, many issues that other inspectors might have looked past. This was a three-unit flat with some very complicated aspects. Jeff sat down with us for several hours and walked us patiently through the entire inspection report, enumerating not only the issues but the potential down-the-road repercussions. That report saved us a very bad purchase. The second inspection, of the condo pictured here that we did buy, was just as thorough. If you want prompt communication, quick turnaround on a report and a HIGHLY detailed and thorough inspection report Dedric is the guy to use. I worked with Dedric on a 2 flat that I was considering for purchase in the Canaryville neighborhood back in 2021. His inspection was extremely thorough and helped me ultimately decide to not purchase given the sellers lack of willingness to correct multiple areas of significant concern as identified by Dedric. The realtor I worked with (who also runs a property mangaement company) and has been in the business for 20 years said he has never seen a more thorough inspection report. More recently I worked with Dedric a second time in 2023 to look at home in the Lemont suburb. Once again Dedric was professional, thorough, detailed and timely with his communication. I set-up an appointment with his office on a Monday for the coming Saturday. He showed up early and spent around 4 hours looking over a fairly large 4000 sq ft property and the report was available for review before noon the following Sunday! Dedric from athome inspections was super thorough, professional, and helpful! I would highly recommend him and at home to others, and I will use them in the future. They were available at short notice and provided a detailed report. Dedric took an hour after the inspection concluded to walk us through the report. He also made himself available for questions over the phone later. Payment was easy and we had the report the next day. I wish I could give At Home Inspections less than one star. The inspector, Dedric Moore, tanked our home sale with a report that stated our mechanicals were at the end of their useful life. In fact, our furnace and air conditioner condenser were replaced in 2014, and a water heater was replaced in 2017. We had receipts as proof. In addition, he noted "Pest activity was visible at time of inspection (rabbit.)" This was accompanied by a photograph of a rabbit beside a tree in the yard. He also included photographs of birds nests in trees. It was beyond stupid. The buyers who hired At Home demanded a 20% reduction in the contract price. We terminated the contract and within weeks sold our 25-year-old immaculately maintained brick home to a different family, whose inspector found no significant flaws in our property. read more

I have used Timothy W. Ebert for two home inspections and would highly recommend his services. He is very meticulous in his inspections and detailed in his reports. On one of the inspections, Tim and his team took 4 hours to methodically conduct a thorough check of a house and identify all the faults and necessary repairs. He patiently explains his findings and provides tips on how problems can be fixed. His inspection reports are 80+ pages long and filled with photographs and recommendations. Having had experience as a contractor, Tim is also able to provide guidance on approximately how much it would cost to have a professional fix a particular problem. I also appreciated that Tim was willing to make himself available to me for questions and guidance after he had submitted his reports. Jeff is the best home inspector I've ever had the pleasure of working with. He's thorough, knowledgeable, patient, and always mindful of safety. We hired him to do an inspection on a single family home. Even before the inspection, Jeff called me within an hour after I booked the appointment to understand some of the concerns I mentioned when talking to his assistant. On the day of, despite the cold weather he spent an hour with us just to inspect the outside, helping us understand more about the house. He did a great job explaining to us what is critical and needs an immediate fix v.s what is good to have but not a big deal. He also offered very practical advice and recommendations. We were so impressed with Jeff and his trainee/assistant Rob. First, when I was calling around a bunch of different home inspectors to get quotes, Jeff made me feel completely at ease as soon as we spoke. He took the time to get some details of the property, ask questions and even give some preliminary advice on the phone. His rate was also the lowest of the places I called (I would have chosen him anyway, based on his professionalism and helpfulness on the initial call). Second, the online scheduling system is really convenient, and availability was flexible. Third, the actual inspection - Jeff and Rob arrived on time, and seemed to have a really great, mutually respectful working relationship. They were both friendly and courteous, and very efficient and thorough. They spent close to 3 hours in our small condo and I'm confident nothing got by their eagle eyes. Jeff also took the time to informally answer questions that were really beyond the scope of the inspection - e.g. about pros/cons of different repair methods, how to improve the efficiency of our ventilation and water heating, maintenance suggestions. As an investor, conducting a thorough inspection of a purchase is a critical part of the due-diligence process. Having been disappointed with other providers, I found Jeff online and gave him a shot given the all of the positive reviews. I found his prices to be very reasonable and booked the appointment with ease using his online calendar. On the day of the appointment, he showed up on time and immediately went to work. I just hired Jeff to do inspection for my second home purchase in 2019. He did the inspection on my first house in 2013 and I was pleased with service and hired him again. He has an electrical background which I value (many ppl are afraid of the big panel in a home but it's important to check it correctly so the place doesn't burn down).
