I've used William Decker for a home inspection in the past. He's extremely knowledgeable and is a certified master inspector. I've used others in the past ( and have totally regretted it!) Mr Decker is extremely thorough and knowledgable. He will have suggestions as to what kind of materials to use if repairs are a concern. His reports are very detail oriented. Will did an inspection for me a few months ago. I've been in the home for around a month. Will markets himself as providing a premium inspection for a premium price. Unfortunately, I felt his was an average inspection. He's a very nice guy, but perhaps a bit too focused on telling stories and chatting, rather than being thorough. A couple specific items I think he could have provided more information on were a second furnace, which he couldn't find, two ovens which did not work, cracked concrete steps, etc. that is not an exhaustive list. His documentation was also not the most extensive, more photographs would help tell a more complete story. It also felt like he was too concerned with whether or not we would buy the place instead of just providing information to us, to assist in our decision making. I've read dozens of home inspection reports, for my own purchases and for others. There are certainly other home inspectors putting out worse reports, but again, Will is positioned and priced as a premium option, so beating the bottom guys isn't enough. One other thing, Willsaid the report would be ready the next day. I wasn't actually in such a hurry, but didn't get it for two days. I emailed him asking him for it. He responded claiming he already sent it, but didn't forward the original email. Anyhow I got the report, but it felt like he was blaming me, even though I wasn't really that worried about the rushed timing of it anyways, just trying to get my report... As a result of all that, I probably wouldn't hire him again. read more

My husband and I purchased a renovated Chicago two-fat and almost immediately experienced water intrusion through multiple second floor windows. We consulted with Will Decker to source the problem while under the warranty period and he not only helped identify roof, window and masonry defects causing the water issues--including faulty re-pointing (commonly known/mis-described as tuckpointing) and improperly installed flashings etc.--but provided us with recommendations for quality masons that know how to repair the windows and masonry specific to Chicago common brick. We used Will Decker for home inspections twice now, and we've had a long-lasting relationship with him. We are having major humidity / HVAC / moisture bug issues and it's a complicated issue where no one really knows what the root cause is (we've had a circus of different specialty companies come in to assess). Will spent time talking to us about suggestions on how to approach this issue, and he even offered to come out today for free to inspect and let us know what he finds. He spent 45 minutes using his infrared machine to inspect and give us his own recommendations. Thank you Will -- it's been 7 months since our home inspection and he is still available and eager to help us as we deal with home maintenance issues! (Aug 2019) I spent a lot of time researching which general home inspector to use. I had a referral from my realtor but wanted to explore regardless what inspectors were out there. When I came across his website (even before I read the reviews) I was immediately impressed by his passion, thoroughness of his website, the articles he wrote especially about realtors, his credentials (did you know he used to be an adjunct professor of University of Chicago?), and wealth of knowledge in thermal imaging. I then spoke to him on the phone and he was extremely helpful, generous with his time, and answered all my nit-picky questions. I then called him again with follow-up questions after I interviewed other inspectors, and again he was patient, thorough, knowledgeable, and generous with his time again. I decided to hire him for my home inspection, and he showed up early and even had a student with him (he teaches/trains new inspectors). He didn't rush and was very thorough in explaining to us what he found at the end, and gave a lot of advice about maintaining homes, including names of referrals and good companies to use. His report came the next morning, very thorough again, and I asked him to schedule a read-through call which he was again, very generous with his time to explain the report and major call-outs. He's offered to stay in contact with us and have a lasting relationship, if we ever have questions and want referrals. Very happy with him and I highly recommend him!
