He gave detailed explanation of his services which is to provide us with personal service and necessary information to make a final decision on the purchase of interested property. We were nervous going into the inspection not knowing if we were going to get someone good or if the inspector was just going to go through the motions and not care. Well, let me tell you, Rudy did a great job! He arrived early and already was working inspecting the exterior of the house when we arrived. That was a big plus in my book that Rudy really cares about his clients. Rudy is very knowledgeable, and tells it like it is. If there's a problem, he'll let you know. He'll also let you know what was done right which gives the homebuyer a lot of reassurance they chose the right property. What I like about Rudy is he takes his time to explain to you what the problem is and how to fix it. He also lets you know if it needs to be done now or if it can wait. This definitely helped me when we spoke to our attorney about what credits we wanted. Because of Rudy, I was prepared and able to prioritize the issues prior to negotiations with the seller. The report Rudy sends out is very thorough and includes pictures he took during the inspection to back up all the findings. It's also going to be a great tool for me to use for any updates or fixes in the future Rudy recommended. Some realtors may not recommend Rudy because he actually makes their job harder by telling you all the problems. As a buyer, this is the guy you want! You don't want the inspector who comes in and just checks things off. You want detailed reports. I'll give you a good example. Rudy was able to tell me the screws in my kitchen cabinets were not the right screws and potentially due to the weight of all the dishes, the cabinets might fall down. Rudy recently performed the inspection for a 1970s home we purchased in Glenview. He was almost an hour early for our appointment as a previous job had completed sooner than expected and he was close by. He spent the time getting started, and by the time we arrived he had completed his review of the outside. We were given a walk around of the house where he pointed out the issues he found as well as gave us an idea of priority vs non-priority items and 'big' vs 'small' projects. We then headed inside and he was very thorough in his review of the interior structure and systems. He provided insights as to our home's construction, functions, and potential issues that had occurred in the past or might in the future. He was very knowledgeable about all the systems in the house and I also had questions around pest control which he was able to offer advice on as well (not included in typical inspection scope but he had experience in that industry in the past). Overall it was a great inspection and detailed report with helpful operating and repair tips from Rudy. I do not expect inspectors to catch 100% of items but Rudy came as close as could probably be expected without having the inspector live in the home for a week. Would recommend. read more

Rudy is a very nice guy, and a pleasure to work with. However, he inspected two homes for us and made numerous mistakes in his inspection of the second home we looked at, nearly costing us the house. He told us that the siding was a dry-vit EIFS product, when in fact it is traditional stucco siding. Big difference. He also missed a number of things that we're now discovering and having repaired following the purchase at our own expense. We were only able to discover his error about the siding after hiring a moisture inspector (and unnecessarily spending additional money). The moisture inspector was shocked that a certified housing inspector would make such a mistake. We asked our realtor to speak with Rudy about the problems we experienced with his inspection, but we never received any follow-up. It's strange, because Rudy seems to be extremely detail oriented, and explains things along the way. But to miss several big issues and to mid-diagnose even the type of siding on the house -- I don't know if it's a case of missing the forest for the trees, or if he was rushed due to the size of the house. Either way, it was a very poor experience, and if we ever need an inspection on another property in the area we'll be hiring someone else. read more
