DO NOT RENT HERE. This complex is an absolute discrace no matter what other possible positive reviews may say. Bug infested, reptile infested, oh and wait until you smell the waste management complex right behind your at least 3x/week. Reeks of trash, maintenance was good at one point and has been utterly terrible. Management is so bad it's funny at this point. They don't listen to your concerns nor care, and will blame everything on you. Oh and don't bother about filling anything out that's wrong in the apartment when you move in- they don't fix it anyways and their version of "fix" is stick dome duct tape and pic pipe between a window. I've recently moved into this apartment complex just over a month ago. The process was easy, the office was on top of it and very helpful as moving is a normally a very hectic process as is. The neighborhood is quiet, easy to get to, and all the neighbors are very respectful, no late night parties, people with cranked up music, or dogs barking loudly. Mike from the main office has been a rockstar in helping get anything done, and following up with any loose ends that popped up. I spent 9 months exhaustively searching for a place within the area of Boynton, Delray, and Boca, and this place felt right from the second I first pulled up, definitely give them a look if you haven't yet. read more

First and foremost, this community is beautiful. The location is unmatched. It is in the heart of all good things Delray, from grocery to beach to entertainment. Leaving the location is the saddest part for me. Maintenance is amazing. I mean you can make a request in the morning and they will sometimes be at your unit within the hour. Bob is the best, friendly, personable, calls my dog by his name, the best. Of course there is a "but" with everything else being so perfect. And you are going to want to read until the end. Starting small, the dog park is a dirt pit. It is a guarantee that you will need to bathe your dog every time he or she steps foot in there. To resolve this issue, they put a dog cleaning station rather than laying some sod. So now you have to haul your dogs soap to the dog park and wash and dry them, or just accept disgusting floors in your house afterwards. The pool chairs are the cheapest possible chairs they could have bought. If the dollar store sold chairs, it'd be these ones. Highly uncomfortable. Someone moved out under me a month or two ago and I'm not kidding, they renovated the unit in a week, if that. It is rushed, it is not done nicely, and it is extremely obvious that the products used are the cheapest possible. Our closet doors have come off the tracks many times since we moved in, the grout in our white shower walls have cracked and are black, the paint on the walls in the showers is peeling, the bottom of the baths are peeling, be prepared to not ever want to have a guest over see your shower the cocking in between the toilet and the floor always cracks, even after being fixed, so your toilet is hardly ever actually attached to the floor, and the doors are extremely hard to open and close. Now to the juicy stuff. Our unit has a mold infestation. I mean they hired a mold remediation company maybe a month and a half ago, and I had worn a skiing suit to Colorado about a week prior, and today I pulled that ski suit out and it was COVERED in mold. That is just to give you a perspective on how quickly this stuff is spreading. I have thrown out every wallet I own, two dressers, two nightstands, half of my purses, half of my shoes, the list never ends. It's overwhelming all over again just typing this. It's to the point where I kind of feel like I have to start everything over because of mold. The leasing office hired a mold remediation company to come take care of the mold for us. We were so happy and so appreciative and assumed that this would no longer be such a huge part of our lives. We had to leave our apartment for three days while they were there. We did have a sealed sliding door insert that had a small cat door at the bottom. It was basically like the slider was shut, with a tiny cat door that was only open if a cat was walking through. The guy who worked for the mold company told us there was no way that the cat door could have caused the amount of mold we had, however, the leasing office has still tried to blame us over and over. I've asked them more than once for the name of this mold company so I could get in writing that the source of the mold was not fault of our own and I still have not gotten it. The unit above us has mold as does the unit below us. Crazy how a 5"x8" cat door could have caused mold in three units, am I right?! There is mold living in the walls of these buildings. Please be mindful of that when choosing whether to live here or not as mold really can take a chunk of you away when you have to get rid of things that were near and dear to your heart and you have to spend thousands of dollars replacing items. If you don't mind crack heads circling the parking lot at all hours of the night and occasionally breaking into cars, this is your place. If you want to be "fee'd to death with trash, fetch, water and sewer, this is your place. If you want to live with non stop ants, this is your place. (they were in my bed and woke me up biting me) If you don't mind the smell of garbage daily from the processing plant behind the complex, this is your place. If you don't mind shabby so called upgrades such as painted tub tile and orange water and purchasing your own elongated toilets, this is your place. If you don't mind non stop construction resulting in 10 stitches from roofers not following safety guidelines, this is your place. If you don't mind cleaning mold off your walls every so often, this is your place. If you want to consistently hear "its outa my hands" by mgmt, this is your place. Other than those stellar highlights after 2.5 years of excuses they finally added new pool furniture "after a signed petition from residents" however the ants are all over it so you have that as a bonus. The best part of the Atlantic at East Delray complex is the property that surrounds. Bottom line is I could move and I have no problem with it but I have made friends here and I feel like I should stand up and speak out so others will too. I'm just the beginning of many to come. Just moved in here and very happy. I dealt w Michael for my move in and he was amazing from the tour, throughout the paperwork process and eventual move in. It's a BEAUTIFUL community with a beautiful lake to walk around. I have a lake facing unit and it's so nice to walk around. It's CENTRAL to everything--LA Fitness, Whole Foods, fresh market, Trader Joe's, Atlantic Ave etc. Everything is within seconds! You basically don't even need a car living here. I'm not nocturnal like these roaches so it's nice to know who else is living with me at night. stayed here for three months and it was the worse time of my life. We literally have mold and called about it SEVERAL times and did nothing about it, this dude came in and supposedly cleaned the vents but you still cannot breathe in this place. I just relocated from Missouri to Delray Beach for a new executive position in behavioral health. I began calling and emailing for apartments and townhouses immediately. I had only one community agree to a virtual tour -- Mike, the leasing agent and management walked the entire property to show my husband and I its beauty. Ignore the negative reviews as this community is so beautiful, pet friendly, and quiet. I love my new 2 bedroom and it is exactly what I needed with my busy schedule! April 29, 2020 Update: Finally heard back from them saying they will deposit my refund, it's been TWO WEEKS since I heard from them. Haven't seen a check, can't get a hold of Ashley or Chris. Place is a joke, all they want is your money. A bunch of appliances have broken at the apartment over and over again, but they don't replace it. Apartment has flooded twice but they insist that the washer is fixed. Valet trash is at their leisure. They're supposed to pick up Sunday-Thursday, our trash gets picked up about twice a month. They just say "valet trash" so that they can charge you whatever BS they can. One of the worst living places we've ever been to. Can't wait for the lease to end. read more

You must give 60 days notice when you want to move, even if your lease is up. . I was billed for several misc. charges after I moved. They seem to be dishonest. There is a large large unfenced lake, that makes this place not suitable for children. Fairly safe place to live, they do checks on everyone. The pool area is really nice. The tiny work out room is OK. But you will have to wait for a bike or a treadmill to start your workout. Lots of FAU students, music is SOMETIMES played to 12 or 1 on a workweek night. You have to pay for water, trash and door to door trash pick up, even if you do not want this service; this adds another $100.00 a month to your rent. They did not tell me about this. They send out a lot of automated calls, texts and emails with updates. I found this annoying. They come inside your apartment when you are not home. The appliances are very old, and often break. My apartment flooded from time to time, and they were never able to fix the problem. Most of the units do not have granite like the model. Most units have formica. Some units have carpet, and some have laminate wood floors. The carpeted units are cheaper to rent. The lake view is nice. They added on extra charges in error when I moved. They would not remove the charges. They charged me for damage that was there when I moved in. They charged me for electricity because I moved out early. I turned off the power when I left. Weird. They did not want to pay for the power they used the week after I left. I did not pay them. It would be better to have a little something false on an otherwise perfect credit report then pay for something you do not owe. read more

Avoid. They enter your apartment while you are at work. And your phone will go off a lot at work with texts and emails that are not emergencies. Apartments are not sound proof. Hard to sleep at night. And sleep in on the weekends. No privacy. Not at all flexible, for anything. They will not allow you to break your lease, even if there is an emergency. You will have to pay, big time. Lots of hidden ridiculous charges, like 35.00 a month for door to door trash pick up. And you have to pay for water. There is always a surprise charge. After writing a Yelp review the management finally contacted me about the dryer situation. We didn't have time to look at other apartments due to school and work so they offered to move us to another unit. The unit was an upgraded one but a bit more expensive. They decided to take $450 off rent for 1 month and $130 every month until our original lease was up.They also have upgraded the pool area and leasing office which is very nice and Modern. We really recommend The Atlantic. My boyfriend and I work as seasonal workers, and from all the places and cities we have lived in, we can say with knowledge, The Atlantic is the best one. The location is great, the apartment is in perfect condition, (the pool area is beautiful!) and if we had any problem the maintenance guys were fast and efficient. But also and very I mportant the ladies at the Main Office were always nice and helpful, always with a smile! We had a great experience, and will never forget it! read more

Management here is horrendous. This place was great until management was changed this year. Erroneous charges every month with no explanation. Constant accounting errors. Me and half the community is constantly in the office trying to get information from the staff. Our air conditioner broke and they refused to fix it for a couple of months costing us hundreds of dollars in electricity. Pros: it's a very dog friendly place and the neighbors are nice. I have lived here for 1 year and absolutely love it. The gardens and lake are beautifully maintained. Feels like a community more than an apartment complex. They have undergone a major modern upgrade to the apartments, the pool area, workout room and the office. In a word beautiful. The team, management and maintenance works like clock work. They respond quickly and move forward to resolve any issue that may arise, you just need to report it, what ever it may be. There are many college students, they can be inconsiderate and loud. You just need to report it to the office and police the problem will be addressed quickly. Any shopping you need is within a small circumference of the complex - Publix, Trader Joes, Fresh Market, TJMaxx, Marshalls, Michaels, Home Goods. Within walking distance Papa Guiseppes (great Italian food) and Target. GET IT? Delray is great! Blocks from Atlantic Blvd. for great restaurants. read more

It was ok. Probably compared to other places, their maintenance is very good though it could be better. Unfortunately, we were given an apartment that was not updated unlike the pictures on their site. Also, like many apartment rental practices, they will raise your rent at least $50/ month every time you renew your lease. We only rented from here because we ran out of time looking for a place. We originally were looking to rent a house, townhouse, or condo but we quickly found out how biased and paranoid Florida rental home owners are. When they raised our rent $150/month we decided it was worth paying movers to move us to a new place. Though they gave us $600 off the first two months of the new lease, it was still $150 more on our monthly bills and we would still save money even after hiring movers by getting a cheaper place. I had wondered at how often our neighbors moved in and out. Some were probably snowbirds but not everyone. I suspect they will upgrade our old apartment as they did our neighbors when they left. They were only willing to work with us and go back to the regular $50/month raise when we let them know we were moving out. The neighborhood: it was ok. There were plenty of complaints and notices about people stealing from cars and even porches, but we were not on the first floor and a sheriff lived nearby. The playground is useless. There were no swings, it was small, had sand, and was by where the ducks hung out and pooped. We were also far from the mailbox, pool, clubhouse, and gym. Living at this place reminds me of staying at a hospital with doctors, nurses, other staff, family, and friends constantly bothering you and not letting you rest and sleep. Besides the appliances and plumbing breaking and flooding the apartment and the ants that raid your apartment through the porch for those with messy kids, They have periodic times where they will pound in doors because they need to check in filters (we got less and less the closer to when we left) and sprinklers (ours was painted over and never fixed). They also test their alarm systems periodically which was very loud and inconvenient for Those with little kids who need to sleep . When you need something fixed, you call the maintenance line which will take you to an operator that handles probably numerous properties around the US. Then they do a work order. They cannot tell you when someone will come and the maintenance may or may not come in if you are gone. You'll get a notice if they did. You may or may not get a notice if they didn't, and if you want them to cone back if they even did. you have to call and start the process again. The apartment layout for a two bedroom was ok. We had a lot of square footage but it could have been better laid out so more closet space and storage could have been added. Upside: they do most maintenance within the week and often the next day or two. Though we had mad problems with ants, I never saw a cockroach inside during our entire stay which is probably miraculous for Florida. Overall, if you had no other choice, it was an ok place to live in. read more

I have been holding this in for a very long time because I did not want the negativity following me around while I lived there, but I am gone and this needs to be said! Never have I come across such rudeness and ignorance on a daily basis, until I lived at the Vingings/Atlantic....and I worked at Panera. I am a full time employee, full time, student, in bed by 9 every night, and rent always paid on time. Basically the perfect tenant. Taking all this into consideration, I was given numerous threats of lease termination, fines, rude voicemail's, and constant negativity from the admin staff. (I would've hated to see how they acted towards a bad tenant.) The reasons: Example 1: We were required in our lease to pay $35/month for trash "valet" and the one and only time I actually used it, they took a picture of the trash and fined me $50. Apparently, I placed the trash outside my door 1 hour before the trash pick up time. The interesting thing, it says nothing in the lease about getting a fine for placing trash outside your door at the wrong time. I pulled out the lease and showed them that there is nothing in it about a $50 fine or any fine for placing the trash out at the wrong time. I asked, "What if I don't pay the fee considering there is nothing in the lease about it?" and was told that I would be evicted. Example 2: All within the first year we were stalked daily by our mentally ill next door neighbor and also robbed in the middle of the night. Did anyone care? No. In fact, they didn't even put a notice out about the robbers or ask any questions. They also didn't do anything about our neighbor after multiple complaints to them about it. "No were not going to evict this psychopath for sitting at your door day and night, knocking 24/7, and talking about being obsessed with you, but we are going to evict you for not paying your trash fee." I seriously can't even make this shit up. Example 3: We were over billed on multiple occasions for water and it took me months*, I shit you not, months (6 to be exact), to get the overages corrected. It also took many hours of my personal time to contact all the utility companies (because god forbid they do that or care) and prove* the incorrect charges. Even after all of the incorrect charges were verified, they still would not credit or refund them. Someone not knowing how to do something does not bother me, but someone purposefully not looking in to something because of laziness or just plain indifference, irritates the shit out of me. You would have thought that the admin staff was getting any extra scrapes of cash for themselves the way they pinched the penny's over there. Like, "Hello?!" you're a multi billion dollar apartment complex stealing $500 of water overage charges from a broke college student. Pathetic. In addition to all these joyous occasions, I was also blessed with having to interact with the rudest office manager I have ever experienced every day. I am so grateful that I never ever have to live or step foot in this place ever again and all I have to say is if you live there or are thinking about it...save yourself and find somewhere else. read more

Until recent was a tenant at the Atlantic at East Delray. During the 4 1/2 yrs I lived there the management changed 3 times and not for the better. Heidi Setaro is the property manager who is impossible to reach and does not return phone calls. I have been trying for a month to get an explanation of the final water and sewer bill do I can pay it and be done with them forever. The email they sent me was not a statement but something typed up by the office staff. They are trying to charge me what I consider to be an unfair final bill for water/sewer. Hopefully this will get someone's attention and my husband will get a return call so we can come to terms for the final bill. Every time you walk into the office the staff has changed and you have to start from square one. In my opinion I was an ideal tenant. I paid my rent on time for the whole time I lived there and never had any complaints from other tenants. I would definitely not recommend this complex. Update No one has tried to contact my husband yet. As I said before the office staff suck which is why a lot of tenants are moving. Giving me a final water/sewer shouldn't be that tough. The are trying to charge me for 2 months garbage valet service even though we were no longer living there. It's now July 17, 2018 and I still have never heard from management. read more

Recently moved into the community and loving it! The grounds are pretty and lush with trees, the lanais are a decent size and the interior is aesthetically modern. Love the natural lake around the pools and the cute cabanas. While the open floor space in their gym is on the smaller side, I was impressed by the variety of machines they had for a gym its size. It's also a super dog-friendly community, which is always nice to see :) Wenda was also so helpful and expedient through the renting process and she made us feel so welcome. I have resided here for two years, and can't imagine living anywhere else. Office managers, maintenance workers, and the community members are like one big family! Everyone is pleasant and are willing to go out of their way to lend a helping hand. They organize many events, like volleyball tournaments, yard sells, pet pictures, teeth whitening, and pool parties! It's a great location for all ages. I highly recommend living here. Moved here from New York the day before hurricane Irma hit. My wife and I had been down here a few months before looking for a place to move and after many years finally ready to leave winter behind. We looked at so many places but eventually narrowed it down to two. My wife strongly liked the quieter feel of this place and we picked a recently redone apt overlooking a little lake. Couldn't imagine a life not living in NY but Delray Beach turned out to be a wonderful town with many great restaurants, music and theater venues as well as a beautiful beach. Even more amazing was our choice of The Atlantic at East Delray. The place is serene and well kept up. Any little problem gets immediately fixed. When we first arrived we discovered the place was under new management, which was a real concern because I liked everyone I had dealt with from the previous management. Group. We met a neighbor who had just moved back here and she said that this was the best place she'd lived in the area, having tried severaL others and she liked the new management team ZRS Management and Ashley who leads the team here is great. Last night they through a Thanksgiving party for people who live here and we had a chance to meet some wonderful neighbors. Love the pool and the closeness to shopping and the beach but none of that would have been much value if Ashley and her team didn't keep this place looking so good and a little oasis from the rest of the world. read more

We lived at Atlantic of East Delray for a year and it was wonderful. It is a very dog friendly community, and the staff was always willing to help. It was very easy to make service requests and it was done in a timely manner. We had a new updated apartment and it was beautiful. The lake was a great place to walk our dogs. We will miss the atmosphere but happy we got to enjoy and learn about the area. We bought a home less then a mile a way because we enjoyed the area so much. This apartment complex is a complete joke. We thought the management was bad before, but under new management (as of this past August), we are now experiencing NO invoicing, changes to our lease without notice, and no communication. We have had nothing but issues with this place since we moved in. Every appliance in our apartment is ancient and has broken at least once. The washing machine has broken THREE TIMES and completely FLOODED our apartment all three times. They refuse to replace it, and instead keep fixing the same thing (which clearly is not a long term fix). The staff is impossible to reach after hours (including emergency maintenance), as there's no emergency line and the prompt that is supposed to come through the regular number after hours does not function. I've reported this and they have not fixed it. Imagine trying to do your laundry at 10PM and then coming out to your entire kitchen and living room flooded! And having no one to help clear the water :) it's a good thing my roommate's dad lives down the road and has a shop vac. Expect to have to take care of everything yourself. The neighborhood itself is not bad, very pet friendly and in a great location. HOWEVER, words of caution, it is NOT worth the headache to have to deal with these people and their complete lack of ownership over problems. Renters are already at a disadvantage price-wise, so we have the right to expect certain situations to be handled by the management we are paying all of this extra money to. If you decide to move here, please remove those expectations. Not all of the apartments have been updated and renovated but they all desperately need to be. If they want to charge everyone more for rent then they need to just renovate all the apartments and do that. Our apartment is really not up to par for what we're paying and we certainly did not do ourselves any favors by pairing with these people. I have not always lived in the nicest complexes, but I can tell you that this is BY FAR my worst living situation. I would much rather nix the fancy amenities and valet trash for a complex that takes care of resident problems. I will definitely be looking for a new place to live when my lease is up. My reason for bad feedback is the management. I lived at The Vinings for over two years. The one good thing about this place is the maintenance. Handyman runs to you for any little issue. However, any time there has been a minimum problem to work with the office, it was a constant aggravation, time wasting and zero result - when not a bigger problem. All the employees at the office, as well as the manager, are totally unhelpful and inflexible. They will always give you the "it's our procedure" line, to let you there frustrated with a personal need, small or big it doesn't matter, that they will punctually ignore. I am not in the least a difficult person. I am extremely polite and patient. But these people made me wish that I was the kind to punch in the face a couple of times. I'm SO happy that I have moved. If you are going to live at the Vinings, pray that you never have an issue or a simple request and you'll have a good stay. If you do need any help, instead, I promise that you'll regret choosing this community. read more
