I lived here for a year. When I moved in it was filled with fleas and dogs waste in the garage. It took management a week to send pest control out to resolve this issue. The AC quit working and they were quick to repair the thermostat, but I had to call multiple times and waited over a month to get the filter replaced. The last three months were unbearable. There were multiple dogs in one unit in building 2, that barked constantly. ALL of the other units called daily for weeks with broken promises that the tenets would have to move out. This is a miserable place to live, especially for the money. There appliances are old. I could not be on calls and run the washer or dishwasher. I made a maintenance request and it took over 3 weeks to get a reply. The SOFA building is amazing. Lived there for a year prior to Franklin and never had one issue. read more

The Franklin was the first apartment building we looked at. I was immediately impressed by it spacious apartments, top-notch staff and beautiful grounds. The best part was we immediately felt safe and at home. Since becoming a tenant, I've been even more happy with the decision. I love the area and my apartment home. I lived at The Franklin for five years. I stayed because it has a great location and because moving is a pain and I wasn't going to be in Florida permanently. The upside was being close to I-95 and many shops in the Delray area yet being only a mile walk from downtown. However, my experience at The Franklin has overall been pretty poor. What you get for the price is really not worth it. First, the apartments have the cheapest appliances installed. They break all the time. For years I had to call them to fix my a/c in the summers at least monthly, but quite often weekly at the height of the summer. The dishwasher would randomly stop working, you couldn't use the garbage disposal because it would break, and the washing machine put holes in all of my clothes. The other issue is while maintenance has always been very kind, sometimes they don't have the skills to really fix things (like the A/c) and you go round and round. At one point I had a leak in my bathroom for many months, I was getting astronomical water bills and maintenance kept telling me they couldn't find one (and there was one - eventually they got someone in who figured it out after a very long time). This leads to the fact that the apartments are just built cheaply - expect uneven tiles, bad caulking, leaks in the plumbing and windows, and things constantly breaking from doorbell chimes, handles, overhead lights, smoke alarms, and much more. Secondly, related to the poor construction, the walls are paper thin. I could hear my neighbors entire conversations at a normal tone. If anyone plays music, laughs, walks around on the floor on top of your apartment, their dog barks, let alone if they have an argument, you will hear every last bit of it. Thirdly, expect dog poop everywhere. People don't pick up after themselves and will leave dog poop right outside your door. The apartment complex will send some emails, but they never do anything about it beyond that. Be forewarned, don't walk in the grass. Next, my rent would go up drastically each year. Most years my rent would increase at least a hundred dollars, but many times two hundred. I normally would go to the office and try to negotiate it down, but there's nothing more infuriating than having them not budge more than fifteen or twenty dollars and yet they will be renting your exact apartment model for hundreds less at the same time. Lastly, after years of paying my rent on time and being a great tenant, they still have not returned my deposit after repeated attempts to contact them for months. I knew this was coming because I saw it happen to all of my neighbors, but good luck getting it back. Also, if you see lots of positive reviews for them, most are fake. They have a game that you can win points on as a tenant to get rewards like gift cards and that's where most of these reviews come from. read more

My experience at The Franklin has been nothing short of terrible. The walls are paper thin and the gym is subpar, to put it nicely. The gym equipment is falling apart. The best thing about this place is the location and it isn't even that close to the Ave or the beach. For the astronomical price per month, you can get something much nicer. There is high turnover for leasing agents which made my move in and move out process terrible. They called me 2 weeks before my scheduled move in. At this point, I was set to move in and had my contract signed for over 3 months. They said they no longer had a unit available for me and had nothing else to offer. Luckily, the person in my assigned unit left so I moved in. Fast forward to moving out and they raised my rent an ADDITIONAL $1000 per month. I spoke to the leasing agent months before move out and she assured me that my rent wouldn't increase by more than $200 per month. I even had her put this in writing. They didn't stick to their word. This place is a joke. Find a more organized community. read more

Posting zero stars was not an option , so I've been forced to give one star. I'm gladI never lived at The Franklin, so I can't speak on the living experience, but I know that I wouldn't recommend it to anyone based on the lack of professionalism in their management. They've withheld my deposit for over two months with no explanation when I never even had a second tour. It's been nearly impossible to get a call back from anyone , despite being promised over and over again . A little communication goes a LONG way. I just want to know I'm being returned my money . Maybe this review will actually get someone's attention and I'll be properly assisted . Peace and love UPDATE: I thought about deleting this review but decided against it in order to warn others of the possibility of this same nightmare occurring . I will say that since this post, their main management chick , who I believe is relatively new and inherited a lot of issues from the prior management team, handled the situation and my money was returned . I've lived in some nice places around the world. The Franklin is my favorite so far, the staff are very friendly. Everything is kept very clean and they throw fun little parties for the neighbors. I lived at the Franklin for several years. My first day, there were fleas in the unit. Management was unable/unwilling to get pest control in for several days. Management changed several times and it was run very poorly. I observed drug deals going on a few times with residents and went to the manager with my concerns, she did not do anything. I observed The Delray Police Department conducting a drug raid at one of the residents units. My lease came up this year and they raised my rent by over $530 a month! At that point, I had already made the decision I was moving but would not have stayed regardless. I have always paid my rent on time and never caused any problems so the ridiculous increase in rent was the icing on the cake. This property nickel and dimes you for everything; monthly water, garbage and pest fees. I am relieved to be out of this community! I will say, the maintenance guys are great and always attentive, friendly! read more

Our neighbor shot and killed someone.. It's been over 24 hours and they haven't given us any updates. It took my friend 6 months to find out what her mailbox number is because they couldn't figure out what mailbox matched up with her apartment. I've been living at the Franklin for the past couple of months and I love it! Everyone in the community that we talk to says the same. In fact, most people that we've met here have renewed their lease for a second year. The grounds are kept immaculately. The maintenance staff is friendly and responds quickly. The pool and surrounding furniture will make you feel like you're visiting a boutique hotel. There are two grills outdoors in a cool patio area which is fun too. The gym is nice, there's a poker room and a conference room that we've used too. The staff is great too! As far as location goes, I really couldn't imagine living somewhere more convenient. It's a 3-minute drive to Atlantic Ave (or a $5 Uber or you could take the free Downtowner there). We're right over the bridge from the beach. Publix, Trader Joes, the Fresh Market and tons of other stores are all a minute away. We love living here! read more

I received a renewal notice on Jan. 3rd 2018. This notice was inside of the 60 days required per my lease, to end my stay. After which I called the leasing office about my situation. I asked since my reminder notice was sent inside the 60 days, could I still give my notice without any penalty. Lori responded, "there is no penalty," you'll just have to pay month to month going forward." Not my question at all. 2 days ago, I visited the leasing office to see what my options were going forward. I mentioned to the other agent about my not receiving the notice until after I was inside the 60 day time frame. She said without hesitation that it was probably my second notice. I responded, that i had never received a first. Again, without hesitation, she responded "Its in your lease sir." She asked why I was moving out and my response was that my rent going up over $200 a month was not affordable. She asked if she was able to work on the price, would I consider staying. I replied yes. She asked how much I would like to spend, to which i replied "the same I'm paying now. She laughed out loud in my face! She asked a question and I replied. Not the response I was expecting. It seemed the only option I had was to renew or pay almost $2500 for one month extra. I then asked when my move out date would be from that day. She turned her desk calendar around and said, "you can count." I replied, "you laughed in my face after you asked me a question,""how about you act like a professional and do your job." Which I thought, and still think was completely warranted. I felt I had no other option but to sign my 60 notice, and left grinding my teeth about the experience I just had. I went home and started reading my lease.. It states: If the lease is not a month to month tenancy, we must notify you with written notice no later than 60 days before the end of the lease term if the lease will not be renewed. Ok, so about my first notice. I started looking over my notice, and realized the date on the top right had been whited out and written in 01/3/2018. Now its starting to feel like this is a tactic used by the leasing agent to get either a renewal, or $1000 more for the extra month. I'm beyond dumbfounded at what has transpired in the last few weeks at this apt complex. I guess my next step is to share my experiences on social media, so this travesty does't happen to someone else. I couldn't see myself having anything good to say about my stay because of this. read more

Cannot think of anything that should be changed. The office staff is extremely helpful and more important pleasant and friendly. There is not a better location in Delray Beach. Anything you want(groceries, clothes, restaurants,exercise) are all within walking distance. Plus you have access to the Downtowner(if you do not know what it is google it). Let me just say that these apartments are built to the absolute lowest standards. We lived there for almost 3 years and wrote a maintenance request 17 times to have our fire alarm fixed because the fire alarms would go off every time we plugged in a vacuum or hair dryer. Not until we had the Delray Beach fire chief come and talk to the manager. The electrical in our entire building, that I know of, was completely messed up. Our neighbor would turn on her stove and her fuse box would blow. Also, don't forget their "No Smoking Policy" that only applies to new people. There are people who smoke on the property because they were grandfathered in. Gross. Also, maintenance people change about once a month. Lori is a kind and good person but I think she has a hard time with managing. Cheryl is rude. Just don't move here. For paying almost $3000 a month and at the end over that, this place is not worth the price tag. At all. read more

Me and my roommate were so excited to start a lease here. We had been dealing with Chuck and one day he stopped answering my emails. I then contacted the property manager Lori who ignored my email. I decided to call one day and spoke to a different women who didn't deal with leasing but said she would put my contact info in with a leasing person. I was contacted by CHUCK who had no idea I was the same individual. We then went in and tried to find out what was happening and Chuck acted as if he had no idea who we were and then told us that the property that we found out about yesterday didn't exist. While the apartments and grounds look pretty (location is great too), there is something wrong with the wiring in my apartment. I have been here 4 months and only signed a year lease but I will move out sooner than I thought. if I turn on the stove, it blows out the TV which takes me about 10 minutes to get it back on (with AT& T Uverse service) This has happened 5 times now. The maintenance personnel have come and explained to me that I cant have anything plugged in in the living room when I turn on the stove. So this week, I made sure my floor lamp and handvac in the living room weren't plugged in as I plugged in the toaster to make some toast (maintenance told me not to keep it plugged in). I then turned on the stove burner to make a cup of tea, and again, the fuse blew.!! I didn't bother to report it because as nice as the office personnel are (maintenance too), there is nothing they can do. I have never heard of such an insufficient electrical system where I cant use my stove unless absolutely nothing else was plugged in (aside from the TV !) It's nothing that the local staff can seem to fix so I will just start looking for a place to purchase sooner than I had planned. read more

My wife and I needed to find a temporary living situation while our house was being built in Delray Beach. We are very glad that we chose The Franklin in that it is well managed and maintained. The amenities include everything that we need. Chuck Merlott is always available to make sure that we are satisfied with everything, and that if anything needs attention, he is on it immediately. I received exceptional and delightful service and communication every step of the way, from the first apartment showing with my leasing professional, Charles, to the move in day. The entire staff is friendly, knowledgeable and welcoming. The location is so convenient for shopping and the beach, everything you could want is all within walking distance! The amenities are top of the line as well as the construction and materials used in the apartments.
