WARNING FOR THOSE WITH FREQUENTLY VISITING FRIENDS AND FAMILY (PARKING SITUATION) "Luxury" is a joke when it comes to the parking and visitor situation at the complex. They fail to inform the full reality that each tenant only is given 24 hours A MONTH for a guest to park freely! I am very close with a tenant at this complex whom I visit 3-5 times a week and continually have to pay 15 dollars PER VISIT that adds up to 45-75 dollars PER WEEK which is 180-300 A MONTH just to VISIT. Not to mention if you take even 5 minutes too long or happen to forget to pay in advance or at all its a 50-100 dollar ticket immediately. TENANT WHO PARK in guest parking also will be billed for incorrect use of the parking garage at the COMPLEX THEY PAY FOR! It gives broke and swallowed in debt. Not a guest friendly complex at all and overall a disgusting abuse of financial power at a place that lables itself as "Luxury." Absolutely ZERO work arounds and unless you purchase a multi-room apartment you CANNOT register your frequently visiting friends or families vehicles. If you are someone with many people in your life its best to avoid this location unless they somehow fix this awful and money hungry situation. read more

Very lovely property! Very impressive first impression and tour by Dianne Becca. Amazing that this property is several years old and still is very well kept! Dianne gave us a tour of the units of our interest, the amenities, and overall property. She did an amazing job and answered all of our questions in detail. She was very approachable, friendly, yet very professional and kind as she enthusiastically walked us around the property. She was very knowledgeable and thorough in sharing the details. We appreciated very much that when we shared that we were on a tight time schedule, she respected our time and kindly adjusted our tour, accordingly. We loved the units, and the gym was very nice! The units with water views were of particular interest and they did not disappoint, however, our price point was overlooking the golf course with the ocean in the far distance! These views were actually breathtaking! Having a front desk concierge is an added point for good security. Unfortunately, we were quite disappointed to find out when we attempted to start the application process online, we did not see the lease option for 15 months or the offer for the 2 months free with 15 months. I am waiting to call to inquire with the leasing office to clarify this important matter. We hope this offer is still on the table or we will have to move on in search of a better fit for us. Lastly, when I called the property to followup, calls and emails were a delayed response. I assume that the leasing office is short staffed, which is the case with many properties. I'm shocked at some of the complaints...about noise, dog droppings and trucks. I've lived in this building for several years and have not experienced any of this. There are moving or delivery trucks on occasion that park near the exit lane after coming out of the garage...however, there is plenty of room to go around the trucks. These type of trucks are to be expected at an apt building...I've yet to live in one that doesn't have. At any rate...I and all of my neighbors love living here...it's a very well kept and managed luxury building. The management team, front desk, maintenance are all beyond amazing. The building is in bankruptcy and will be sold on the auction block in June. But that aside, I have never been more disappointed in an apartment building in my life. Yes, on the outside it is lovely. I moved into the community because it looked beautiful, the amenities were lovely at first glance and the view from the apartment I was shown was perfect looking east with a view of the ocean. As soon as I moved in I realized the amount of noise was intolerable. I lived 3 stories above the gym and there was a tenant that would work out at 5:30 am and would drop weights and created an alarm system for my morning wake up. I complained and was told to call the "concierge" while hearing the noise and they would go down to the gym and ask the tenant to discontinue dropping the weights. This went on for months and months with no recourse. Many times I would go down to the gym and see the person doing the weight dropping and wait for the concierge to show up following my call to them and speak with the noisemaker. No one shows, the next excuse I received was the concierge was the only person at the desk and was unable to leave since they were the only ones at the desk and had to receive packages and let people in the front door. This went on and on until management got tired of me and did not want to renew my lease!!!!! Did they actually think I would consider staying with this alarm system? Thank you, Penn's upper management was unresponsive and in-house management did nothing to resolve the issue. I also spoke with one of the concierges and was told someone on the 11th-floor had complained and nothing was done. This used to be a fairly pleasant building. Now there are moving trucks blocking the driveway day in and day out. On a recent Saturday there were 4 trucks at one time. Absolutely no peace and quiet with the constant commotion. Unfortunately as there is also no freight elevator this causes major headaches and frustration with the elevators. Oftentimes these movers are using both of the elevators in our building wing making for impossible waits to get in and out of the building. We continue to bring it to the attention of management yet nothing changes. There should never be more than one truck scheduled at one time. read more

Several things about this place that made me walk out of the leasing office: 1. I had an appointment for 10am, and the leasing agent was in Fort Lauderdale when I showed up. No one bothered to tell me, even though they knew I was coming. 2. An 80 year gentleman came in and was complaining about RATS in his apartment. He was on the 9th floor. As he was talking to me about this, the management office was trying to get him to leave and not discuss the issues. 3. When an agent finally started dealing with me, they explained that the apartment I booked an appointment for was already rented out. They made me wait 45 minutes just to try to bait and switch me. If they are this bad while trying to take your money, imagine how bad the management will be once you actually sign their lease. read more

When I recently moved into 101 Via Mizner from New York City, my expectations about the building complex were pretty high, after a site visit a couple of months earlier. To my pleasant surprise, this expectation has been exceeded. Two observations to date:The complex's management team runs a tight ship in terms of how well the building and its facilities are maintained and the high level of service delivered to residents ... from the Property Manager down to maintenance people. Great "customer service" attitude. Secondly, the friendliness of the residents at 101 Via Mizner. Thinking about it, it might be because a number of the folks here, like me, seem to be embarking on a new adventure of sorts, in a new locale ... looking to make friends. Also, the vibe of the complex ... it's structured to be a social environment (if wanted), even with planned activities throughout each month orchestrated by a full time Lifestyle Director. He seems to function as management's "Ambassador -to- Residents" who strives to make living here a pleasure. read more

Drove 45 miles to come see the property. When we arrived we were asked by the front desk attendant if we had and appointment. We did not.. we were then advised that the desk attendant would see if anyone was available. When he returned he stated that the entire office staff was in their weekly meeting with corporate and that the meeting had just started. (This was around 3:30 pm, Tuesday May 1st), therefore despite the fact that we had driven 40 minutes, my friend needed an apartment in 2 weeks there no one available to show us. (Translation - Our staff meeting is more important than a potential renter). Would we had been important enough to be shown if we had an appointment versus being "persona non grata" as a walk-in? If the meeting was that important would they have scheduled appointments during the weekly meeting time? If the office is going to shut down once a week while they have a staff meeting with corporate shouldn't this we listed on their website in consideration of potential renters time? I consider this super unprofessional and a poor management practice. The apartment industry is very competitive so I fail to see how a management company can justify refusing to tour prospective renters on a weekly basis while they have a staff meeting. Based on this properties reviews, I would venture to say they need to show every prospect that walks in the door in order to fill units. Shame on you. read more

So my boyfriend and I have been living here for a month now and I'm in love with everything. My apartment has so much natural light that gives me such positive energy every day. The amenities are great and everything is decorated beautifully. I see others complain about the walls being thin but that's not the case at all for me. I've never heard my neighbors from inside the apartment.. Anyways, I'd like to point out two people that have made my stay great. Jennifer the event coordinator is such a sweet heart! She has such a happy, positive attitude and she makes me excited to live here with all the events she plans. She gave us a super adorable welcome home gift! There was NO security .... no door person (Concierge wrong use of the title and word) ZRS management is bad. Penn Florida could give a rats as.! They never return calls or emails. People in the office are obnoxious. New Manager is Clueless! Kenny (like how old are you 7?) ....at least when Crystal was the Manager things would get done. Where do I start. First off the leasing office is out of view. One of the on site security or concierge had to walk us through the parking garage to get there. Upon delegating to our appointment we were greeted by one of the male concierge telling us that our leasing agent was finishing up a tour which overran an additional 20 minutes. My sister, herself and husband along with their kids were all enthused about seeing the units. The black female leasing agent with the very inadequate attitude and over the top nails acknowledged us very rudely and belittling. She asked a few basic leasing questions but once she realized who specifically would be renting, once retorting she became brash and insisted on everyone else to stay behind meaning the children. So my sister asked was it not okay for us to all tour and she insisted that "I" as if I was a child minder or the relief should stay behind and watch the kids while my sister and husband toured the apartment. Mind you she never stated it was due to Covid but a mere assumption and that it would be easier without the kids for a quick tour because only their opinions mattered. Angered I asked was there coffee while I stayed behind with one of the children and she insisted that I walked across a 6 lane street with a 2 year old. INSULTED is underplaying and although the apartment was not up to our anticipations anyway, her snide, contentious and overall inept behavior is what ceased our decision as a whole. Her hair was unmaintained, her nails were ostentatious and her uniform was Ill-maintained but she had the audacity to refer to me as the child minder. Great job, we will now wait for the Oriental Mandarin Residence next door to be built and move there. Thanks for a complete waste of time. read more

If I could give 0 rating I would. This building is NOT LUXURY at all! Appliances are the worst, sub par I have ever seen. Oven is not self cleaning, and I need to cook at 425 degrees to roast veggies! The walls are like PAPER-thin. If you value sleep and enjoy quality quiet time or work from home- well forget! You're not getting it here!! And if you think this "management" cares about overfilled trash, no paper towels in the bathrooms, you should really reconsider. They will gladly take all your money and really not care about you as a person. The apartment has NO STORAGE in the kitchen or the bathroom (great idea, architects! ). The coffee machine is almost always broken but they fail to actually fix it and get a new one. Machines in the gym are constantly Out of order. Not to mention there are no shades/tints on the windows and too cheap to get them after I've raised this several times. So be prepared to get floaters in your eyes as you're working out in the summer. Speaking of summer, that is when the sun hits the pool when it's 110 degrees outside but not during the winter (again, great design, architects!) the parking is a rip off (guests have only 24 HOURS PER MONTH) not to mention not secured since the gate is always broken. The only thing that's nice is Robert the facility director who tries his best with the limited resources that he has. Oh and the stupid Hotwire is always having some issues and you pay $110 for the most basic channels- complete rip off. So if you have endless amount of money to pour down the drain, never want to sleep and hear your neighbors or cars on federal at all hours , along with nasty management, please apply to 101. Coming from a luxury building in NYC, I was convinced that I would not be able to find anything close to that when it came to service and apartment living. I was wrong. 101 goes above and beyond to make you feel like family - safe, luxurious, and happy. You truly will feel like you live in a hotel, and the concierge members will make you feel like you are the hotel owner. It's incredible. Getting food delivered? You'll have a knock on your door from a smiling concierge member them self so you don't have delivery people roaming the building (did someone say room service?) In the rare instances that something is not working well in your unit, you will have it fixed before you even submit the maintenance request. This is what I'm paying for and it's worth every single penny. Peter and Heidi are the most amazing staff, not to mention our incredible maintenance and management teams. Peter brings a Tupperware of deli ham JUST for the dogs in the building. My dog will cries to go see him for snacks and belly rubs all day! This has been the best overall experience I have had yet at a rental property. Before I moved in, my viewing of the space was very pleasant - Steven is amazing. He made my move in seamless and easy. I was moving from another state - He helped me move my things in and he was so supportive. The events here are amazing. Jenniffer does an outstanding job planning sophisticated and fun events on site and at area restaurants. She also keeps the residents up to date on what local events are going on. I am always excited to see our monthly newsletter and what new, fun events are going on. At first glance the apartments look amazing until you move in and realize how poorly constructed they are. Also, they just instituted new parking rules; your guests now have to pay $5 up to 4hrs of parking via valet and/or $10 for all overnight stays. Also, the staff turnover is something you have to question. Lastly, they just started construction on the Meridian hotel adjacent to 101via Mizner the noise and dust and the trucks 6 days a week is not fun. read more

101 Via Mizner Having just about completed my 1 year sentence in this building I will now share my true thoughts. For full disclosure I have left after renting one of the more expensive units in the building. Here is just a small sampling of the lowlights of living in this building. Terrible doesn't not begin to express the experience we have had over the year. My car was vandalized in the parking garage ( tire stolen off the back of a Jeep ) and management said sorry that's your problem we don't offer security. There are no cameras in the garage to watch the cars, my car was parked opposite one of the raw concrete unfinished entries from the garage to the building. They never even called me about the theft even though they knew about it for weeks before I returned to the building after being away for a month. They even had the lug nuts from the floor behind the truck that were left behind by the thieves. Their idea of an apology was, Maybe you and your wife would like a dinner free from the management company? No thanks. Your parking fee is worthless and borders on a scam to make you think your protected. They lie, I rented here under the false pretense of valet parking. Has anyone seen their ad for 101 reasons to live at 101 Via Mizner? Ok 1 year later where's the valet parking? It took nearly 6 months to get my windows cleaned which were supposed to be cleaned before I moved in. Inside: The walls inside are paper thin, not only do you hear everything in every room of your unit but you can hear dogs barking from 4 units away. There are open vents between rooms so you can hear breathing between one room and another. Be careful when you step in an elevator or outside, people let their animals relieve themselves with no discretion. I'm not sure why this building is listed as a luxury building other than the prices they gouge you for on the better units. Now they offer short leases and it's turning the building into more of a college dorm than an upscale residential community. Perhaps that's why many of the better unit remain available or abandoned by original tenants? The management company and onsite staff have been the least responsive, least empathetic, least cooperative group I've ever had the displeasure of associating with. Bottom line: If you have the means to afford this building, find somewhere else to live or 12 months from now you will be the one posting this same review. read more

I am not really understanding the good reviews. The coincidence here are that the majority of the good reviews have no pictures. They were anonymously made, which is worrisome. Maybe 101 Via Mizner hires bots to help with their poor reputation? From the start, the conduct of the staff towards my sister and I was very unpleasant. There is a culture of disgust towards anyone who isn't in their economic class. I would not highly recommend this property I have noticed it has gone downhill quite fast very noisy building the staff though is great. Not a very clean building there is some breeds of dogs that do not belong in this building and I was almost nipped in the elevator by one. I've lived here for 2 years and love it. Being a property manager I love to read the negative comments on Yelp! Just know there are two sides to every story. Yes the walls are thin, but neighbors are very accommodating when or if you hear noise. There is a gorgeous space available for parties and gatherings on the PH level. Perhaps the person who rented directly across this party room should of read what the room was for instead of complaining every time there was an event. I mean come on! I've lived at 101 Via Mizner for 6 months, and I absolutely love it! I've lived in other luxury apartments in Boca Raton, but this one is truly like living in a hotel. The concierge, and staff are always kind and very professional. The resort style pool, café, and club room are stunning, and are great places to relax, or catch up on work. The gym is perfect, and the community offers group fitness classes. Additionally, there are fun community events that allow you to socialize with your neighbors, and snag free food and drinks. The golf course, city, and ocean views are spectacular; I can see the ocean while typing this review from my sofa! 101 Via Mizner is by far the best apartment complex in Boca Raton. read more

Great property. I feel like I am staying at a hotel in Miami :) My boyfriend lives here and every time I come I feel like a queen. I am able to relax if I want to or join one of the many events they have here. The staff is always very nice, they know my name even though I don't live here, but because I visit my boyfriend so much. The amenities are like no other in this area. This is definitely the place to live if you are in Boca Raton and want that 5 star luxury feel. The people that live in the building are very nice and friendly. The Cyber Cafe is my favorite spot! I get to enjoy coffee anytime any day I want. The coffee machine has Cuban Cafe too!! This way I don't have to bring my coffee from Miami. The fitness center is the larges and most accommodating. I've attended a few of their awesome events. From Yoga Classes to a live performer by the pool...its always fun. But if you want to relax you can also do that while overlooking the amazing view of the golf course. read more

the chaos created at 101 Via Mizner due to defective construction causing a leak in my bedroom window that took over 1 year to address and fix, as I was living with leaks and God knows what else (I asked for mold test numerous times and it was never delivered) with bare concrete walls and paying top dollar to live in what is supposedly called a Luxury bldg., they had the audacity to raise my rent, not pay for my moving services and asked me to please take down my original review on google which was not pleasing for the building, 1 year to fix a window in a bedroom and yes this is the same company (I believe) that is building the Mandarin Oriental. ??? After all of this, I now find myself getting raised over 300.00 again this year. I am not even sure of this is legal, but I am checking into it as well as other issues that have gone on as well. I thought maybe after numerous discussions since, they would justify the wrongdoing in some way upon my renewal. I was wrong. To make matters worse, I have seen the man who supersedes the property manager out on several occasions at a local bar in town and he has discussed with me other tenants eviction proceedings as well as discussing my personal business in front of a friends he did not even know. I find that very unprofessional at the very least. He insinuated that I was receiving as he put it "thousands of dollars in concessions" I received the same concession everyone else did and no more or no less. He also stated that I was put into a larger apartment which is not true either. It is the same apartment. The fact that they did nothing for me at the time of all this mayhem and I mean mayhem, I had construction workers in and out of my apartment on a constant basis , huge machines in and out trying to determine why the window was still leaking. I had no choice but to stay here and move to a different apartment as I had no time to look for something else and the whole issue was traumatizingI feel as though I was bullied into taking the increase because I was really left no choice or time to make a decision on where to go. He also stated that it was not that bad and I should have stayed in the apartment. My friends who were with me at the time asked me, who is this guy and were appalled by his behavior and one who happens to be one of the top RE brokers in NYC. Living with a leak, maybe the possibility of mold, bare concrete walls and a mess every day and I should have stayed there?? Would he? Well this time shame on him, I am moving this apartment is not worth .25 let alone 2500.00 I am sure they will lure someone else in with whatever perk is going on for the month and it won't cost the new tenant 2500.00 well at least not for the first year. The handwriting is on the wall here. I am happy to move on and spend my money where it is appreciated. I never write reviews unless they are favorable, but it really bothers me to see how unsympathetic they were to the situation and offered no compensation whatsoever and how he belittled me that night into insinuating that I made a big deal out of it and should have just stayed in that apartment and in the finale raising my rent once again. I visited a couple of apartment buildings here in Boca before making a final decision and this was by far my favorite. I've been living here for a month now and I love it here. It boasts near downtown but it really is a walk to anything. Now with the construction it is worse, you can't walk down Federal Highway you have to cross it then cross back. There are many other issues as well. They say two dogs, many people have more. They say no pit bulls, there are. People don't pick up after their dogs either. Don't try to walk your dog along the east side of the building unless you want to risk getting hit with a golf ball, balls fly off the building daily. The walls are very thin and you have the pleasure of listening to your neighbors using the bathroom, arguing or having sex. The pool area is nice but the sun is nonexistent from November to April because it is blocked by the building. People bring their pets to the pool deck have no respect for common areas. It is a non smoking building but apparently those rules are not enforced and smoking pot is not an issue. And there is always pet urine in the elevator. The east entrance never has a concierge so if you live on that side your guests and/or deliveries must enter through the north lobby and walk around. And you don't have the luxury of buzzing people up so they can call you from downstairs but that's it. Upon renewal many of our neighbors were offered 2-3 months free. We were told sorry no, not available. It has nothing to do with the type of tenant you are or which unit you are in. We said we would move without some concession and they let us walk. We definitely paid one of the highest rents in the building. Three weeks later after we had already signed a lease elsewhere we were offered a rent deduction. Too little too late. The units are definitely the highest in terms of cost, we had a 3/2 and found a 3/3 for less money and free parking, another thing they charge for. The management is very impersonal and could meet you 20 times and then walk past like you've never met. Jennifer Paulino works very hard to create events for the people that live there but no one goes. They built a sky lounge on the penthouse floor but anyone can use it. It's great during the school year when the students that live there use it to party or do homework. Another issue for those that live on the east side is that is where the service elevators are so good luck getting up and down especially on the weekends. They are always reserved for move in or outs. read more

I have a word of advise for others who read apartment reviews because, like me, you are trying to make an informed decision about leasing an apartment for yourself. If you call to ask a question about the complex that you could not find answers to on the website and someone named Racquel answers who is BEYOND rude and unprofessional on the phone, keep looking. To be clear, I am NOT a disgruntled resident who is angry at the complex. I am NOT one of those folks who failed to pay rent and then had the audacity to be angry when eviction notices came their way and decided to post a bad review. No, none of those things. In fact, I am an adult whose company is relocating me to the area so I am doing ALL of my research on apartments from over 1000 miles away so pardon me for having a question or two. Not only have I never lived in FL before (although I'm excited and really looking forward to it!) but I'll be leasing an apartment without the benefit of seeing it first. I haven't posted a review in YEARS...good or bad. However, after reading so many reviews in the past couple of weeks I felt compelled to do so now. Some folks have a clue when they make the first call or go for their site visit that the apartment they're visiting isn't going to meet their expectations yet they rent anyway. Why??? Is Racquel suddenly going to become friendly and helpful when her she couldn't care less about a potential renter today? I think not. I've read reviews when my fellows renters are upset that something wasn't completed that the apartment promised to do "right away" once the lease was signed but 6 months later they still hadn't managed to do it. Don't sign on the dotted line people! Watch how fast they'll take care of you then, and if they don't please do what I'm doing...keep looking. There's a place out there that will not just ask for a couple thousand dollars of our hard earned money each month, but will at LEAST be friendly from time to time in the process. Racquel, please take a customer service class. If you are normally a nice person and were just having a bad day...I wouldn't know that. I don't know you and if you had ever in your life taken a customer service class you'd know you only get one chance to make a first impression. I'm a current resident and have lived here since August of 2017. While the building location is convenient and close to all the downtown activity, the leasing staff is far from professional. There is constant turnover and zero communication or follow up. It looks like a gem from the outside, but the constuction is far from luxury. I can't wait for my lease to be up so I can get out of this money trap! read more

Just moving in with my husband. We like the property is facing the golf course, and it gives us a lot of greens from our apartment. People are working here are very nice, and they organized a lot of events and classes to our residents. Very nice pool, gym and yoga room, and very clean, smells good as well. The location is great, and it is very central of everything. We are very happy to choose to be here! read more
