    We had an energy audit completed with Zero Draft. They did a thorough inspection of our home to…read moreidentify energy savings and recommendations to improve heating/cooling efficiency. During the inspection they also provided water flow management devices for our showers, replaced bulbs with LED, and installed a smart surge protector in our media room. The report they provided gave us recommendations for insulation, tuneup, and other installations to help improve our HVAC efficiency. The quote included prices and rebates available. We easily selected the options we wanted and scheduled the work. It was a fraction of the cost if we had engaged contractors without going through the energy audit. They managed the rebate process and we only had to pay the remaining balance. We had blown-in and spray foam insulation done in our attic. Once this was complete, Zero Draft retested and showed that the install increased our efficiency by over 20%. I can actually feel and see the difference. It's noticeably warmer inside. Our roof used to have frost on half and not on the other half because so much heat was rising up. After they installed our insulation the entire roof stays frosty and more f the heat stays in our living spaces. They even got into spaces I never thought were accessible!

    I've never had exorbitant electric bills, but the top floor of my two story town-house was always…read moremuch hotter than the rest of the house. I even bought a thermometer to prove to myself that it was that hot and I wasn't crazy. Well, there was a 10 degree difference and it made sleeping difficult. So, I gave Efficient Home Llc (EH) a call and they came to my home for an energy audit. The audit was $350 and basically included a walk-through of the living spaces, attic, exterior and a 'fan test' to see how much air was seeping into the house. The rep. was really nice and seemed very knowledgeable. He made a few suggestions, but the biggest one was to get insulation added into the attic. Also, I have vaulted ceiling in the upstairs rooms and the rep. pointed out that they create a 'knee wall' in the attic and that special attention would be paid to that. Well, we signed some paper work to have the job done and their installers came out about 5 weeks later. The installation guys were very nice and let me closely investigate their work and made all the corrections I asked for. They installed special material for the knee wall and blasted in cellulose. They also sprayed everything with expanding foam. And I mean everything, a couple of times, they plugged some holes that I would have rather stayed open for easy access later if i need to service the wires that ran through them. Oh well. Success! My upstairs now is less than two degrees warmer than the rest of the house and even though it wasn't really my primary concern, my already modest electric bills have been about 25% less than last summer, but last summer was also hotter. Oh, and they even helped me to fill out my government rebate / utility paperwork. So, all in all, the people who came to my house I felt were very competent and paid close attention to detail and got me the results I wanted at a fair price. So, the -1 star is for the office people. They never called me about anything, I always had to call them. I had the work done some months ago, so I don't remember the details, but they never called me to tell me that everything was in place for an installation, and I called them two weeks later, and they were like "oh, we were going to call you... tomorrow... to schedule an appointment." Ya, right. At some point, I had to give them a final payment for the work, and I actually had to call them some time later and be like "Hello? Did you want to get paid?" So, I recall two times that I felt like my paperwork had fallen through the cracks and I had to call them to remind them I was a customer.

    I used Prime Property Inspectors on the recommendation of my agent in 11/19. Unfortunately, some…read morevery blatant things were missed which ended up being very costly. There was severe water damage to the subfloor under both upstairs bathrooms. That portion of the subfloor was the ONLY part that was visible and accessible during the inspection, yet in the subfloor section of the inspection it was marked as functional. The choices were functional, marginal, non-functional, or not inspected. If it was at least marked as marginal or even mentioned in a comment, I would have inspected it further and probably backed out on the contract. Unfortunately, I did not discover this damage until after settlement. I called the company and spoke with one of the owners, Ray. He was pleasant and came out quickly to take a look. As soon as I showed him the areas that were missed, he immediately offered a refund of my inspection fee without question or protest. But he also made it very clear that the cost of the inspection was where their liability ended and they would not cover any repair costs due to their mistake. I think I'm pretty reasonable, and do not expect an inspector to be able see through walls and find hidden damage. However, this was out in plain sight and could not have been looked at before filling out the inspection report. I also understand mistakes happen, but at the end of the day they would not make it right. I was left holding the bag for a huge repair bill that would have made this property not worth it and could have (and should have) been avoided. Your money, you decide if this is what you are willing to accept

The inspector was exceptionally knowledgeable about housing issues, potential solutions, and misc. advice. They provided guidance on a range of issues from structural issues in the basement to roofing to smaller items, such as AC sensor placement. Additionally, they were honest on the limitations of their knowledge and recommended additionally inspections by licensed inspectors where needed. We used the report to identify issues and negotiate a fair price for the property.
