I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I contacted them the day after a rental property was listed because I was very interested in applying. I spoke with the listing agent, Emil, and made it clear that I wanted to move forward. He told me I would need to tour the property in person the following week. Since I live out of town, I asked whether a video tour or another accommodation was possible. He explained that the unit was occupied and suggested I attend the upcoming open house. I reminded him that I wasn't local and offered an alternative: I have a close family friend in the area who could tour the property on my behalf before the open house. Emil said he would contact the tenants and get back to me. Unfortunately, he never did. Despite multiple follow-up phone calls, voicemails, and emails, my messages were ignored. A well-respected local community leader and family friend also reached out to both Emil and the owner on my behalf with a courteous email. Only then did Emil respond, stating they were "moving forward with another applicant." What made the experience even more frustrating was that the property remained listed afterward, the listing description was updated, and when I reached out again, I still received no response from either Emil or the owner. To be fair, I did speak with a couple of other staff members at Scout Properties who were courteous and professional. Unfortunately, my interactions with the listing agent and the lack of communication from management left a very negative impression. At a minimum, prospective renters deserve timely communication and the courtesy of a response.

    As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. I sited a request in April 2026. Reminded them several times since then. All I want is some duplicate keys! it's now almost August 2026. I have no status update from Beth at EJF I'm pretty fed up with the lack of management, openness, follow through, degree of detail in all communication, and lack of proper closure.... as management company they should continuously advise as what is the present status and next steps might be and what next steps are recommended. Any time we had an issue, it was dealt with immediately with frequent and clear communication and the move in and move out process went insanely smooth. If I was ever renting in DC again, I would probably start on the Nest website for my property search knowing I'll be taken well care of.

I have been a resident of a Nest DC property for three years. For the first two years I was very happy with my experience. My previous property manager Alexa was wonderful and communication was consistently responsive and professional. I never had a single complaint. Unfortunately my experience has changed significantly this year. Just as a disclaimer I am not an annoying tenant. I pay my rent on time every month and never complain. The fact that it took me withholding rent to finally get a response after months of unanswered calls and emails should say a lot about how serious and frustrating this situation has become. My issue has been a serious safety concern involving the carbon monoxide detectors in my home. The detectors have not been replaced since 2015 and have been sporadically going off since March. When this happens I have to evacuate my home with my two children and contact the fire department to make sure there is not an actual carbon monoxide emergency. What makes this even more concerning is that the carbon monoxide detectors are connected to the smoke detector system. Because the system is outdated and malfunctioning I cannot even confidently confirm that we currently have fully functional smoke detectors in the home. That is extremely concerning as a parent. I submitted a maintenance request in April requesting that the system be replaced. From April through June I received no response despite repeatedly calling and emailing. It ultimately took me withholding rent before I finally heard from someone in mid July. I explained the situation and made it clear that the fire department had already told me multiple times that the system needed to be replaced. Nest eventually sent a contractor in mid July to inspect the system. However the contractor was only sent to determine what was wrong rather than actually replacing the outdated system. I have not heard from anyone since. Now it is August 24 and the alarms went off again at approximately 1:12 a.m. and my children and I are up in the middle of the night. My kids start school tomorrow. This is incredibly frustrating because the original maintenance request was made in April. This is not a minor maintenance inconvenience. This is a serious safety issue involving carbon monoxide detection and potentially smoke detection in a home with children. What is most disappointing is the lack of communication. I do not even know who my current property manager is because no one has ever reached out to me regarding this ongoing situation. At this point I am giving Nest until the end of this week to resolve this issue. If it is not resolved I will be contacting the property owner directly to make them aware of the situation and to discuss the steps I will need to take to have this safety issue addressed myself. I would strongly encourage anyone considering renting from Nest to ask very specific questions about maintenance response times and who is responsible for handling urgent safety issues before signing. My experience was very positive for the first two years. Unfortunately I cannot say the same about this past year.

When I asked for an explanation for what I'm paying for on the invoice, they didn't give me one. The company didn't either, because they say they were hired by Gordon James, but guess who pays the bill?

    11 October 2024 - I hope the company responds so I can revise this review in the future…read more My relationship with Gordon James *was* great for 12 years! As soon as I planned to sell my investment property and was no longer a revenue source for them, the support and willingness to engage with me disappeared. This has created numerous headaches as I plan to sell my rental property. 1) The company accepted a tenant-cleaned property, but still told me they would be charging the tenant for a move-out cleaning. When the tenant complained about the withheld deposit - the company refuses to acknowledge that they told me *in writing* that the $690 cleaning would be charged to the deposit. Now I owe the tenant another $690. 2) The company mailed the keys and garage door openers to my realtor. The package is lost and was not insured by the company. Now they simply suggest filing a "missing package" request and are not willing to accept responsibility for replacing the items that I entrusted to them. 3) Besides from one phone call, all communication is over email, which is creating delays in resolving these issues, leading the former tenant to threaten legal action against me. The company is not taking ownership of any of the issues that were caused by their miscommunication or negligence. Be careful!
