I recently moved into Atlas and so far, so good! It was great to move into somewhat of a community, as my husband and I are new to the Bay - we recently moved from NY. The building is beautiful and the common areas are SO good - rooftop, pool/jacuzzi, gym (for reference I used to have a membership at Equinox), grill area, etc. And we love our apartment . Addison (leasing agent) gave me the initial tour of the building. He was amazing! He was not only friendly and easy to connect with, he was super knowledgeable about Atlas, the neighborhood and surrounding apartmet buildings. He definitely does his homework! My only feedback on Atlas is the parking. I wish they would assign parking spots! Otherwise it's been a very good experience and I would recommend. read more

When we were looking for a new place in October during the pandemic, my wife and I were initially checking out places in San Francisco but we chanced upon Atlas during one of our Google searches (nicely placed, else we may not have come across it!). Addison, who worked with us from first contact to signing, was extremely friendly and responsive and gave us an in-depth virtual tour of the place as we were temporarily out of town. He answered all our questions patiently and thoroughly and he helped us decide between a few units while keeping in mind our preferences -- we finalized an apartment with a balcony which we love. This is a new building in downtown Oakland with amazing aesthetics and amenities. And the overall resident experience -- including social, virtual events and (my favorite) edible tokens of appreciation -- gives you an unmistakeable sense that this is all run by people who take well-deserved pride in their craft. For whom it matters, this place is also conveniently connected by a quick BART ride to SF. Highly recommend Addison, and frankly the concierge, staff, and everyone on the Atlas team is top-notch. Living at Atlas has been amazing so far! Joseph made sure we were able to make an informed decision before moving in. The virtual tour was awesome, the spaces he showed us were beautiful, and they made sure to practice good COVID hygiene. He was also extremely patient with us, making sure to respond to all of our concerns. The staff here has been incredible. Shout out to Roosevelt for sharing his infectious joy with us every time we see him. The amenities have been impressive! As someone with a dog, this place has been so convenient. From the mini dog park, to the dog showers, to the daily morning treats from Roosevelt, Atlas has shown that furry residents are truly valued. The human-centric amenities are equally well done. From what we have seen so far, the common spaces are stunning. We haven't had many maintenance issues, but when we did put in requests they were addressed really quickly. read more

I lived here 1.5 years and waited until I got my security deposit accounting (a week after the 3-week deadline) to finally write this review. I already wasted to much energy dealing with issues while living at Atlas, so I'll keep this to the point. Cons: * Despite Atlas as a property being 100% smoke (& vape) free, there are plenty of issues with smokers endangering the health of residents & pets, as others have also mentioned. I lived above a smoker who for the first 9 mo of my tenancy hotboxed my apartment (his cigarette, weed, & hookah smoke came in through the A/C). Because of the management turnover others have mentioned, I spent dozens of hours documenting & reporting the incidents & meeting with three different management teams. The tenant was never evicted, despite my being assured that the issue would be escalated by Greystar's legal team. That tenant still lived there on a month-to-month lease when I moved out. * Construction of the property seems to have been rushed & mismanaged, given a series of maintenance issues that happened at the start of my tenancy -- multiple sewage leaks in the sublevels (one destroyed tenants' property in the storage units on B1) & a lack of emergency lighting in the stairwells that I discovered when the building core lost its power (units still had power). Code enforcement was stunned that happened, as the building had just been finalized. * Ultimately, I moved because of the violent crime in the immediate vicinity. There were at least 6 homicides in our block in my first year. Even though BART was one block away, I didn't feel safe, especially when it was dark out. I was harassed a few times, as was one of my male friends. I basically stayed in my apartment when it was dark out except to walk to the north side of the lake to get groceries. * Lack of safe guest parking. There's essentially no guest parking in the building garage, & street parking & the parking lots nearby had regular breakins any time of day. Sometime in December, a neighbor reported their guest's car was stolen from Franklin & 12th or 13th. * Monthly cleaning was included with my rent, but I cancelled it after a few months because ... they don't clean the shower. Seriously? That's the one thing in addition to cleaning my floors that I actually need help with. * I lived in a unit with a balcony but ended up not using it because it was too windy & too loud out there (freeway noise, construction, loud clubs, etc.). * Even though I lived on a high floor, there was tons of ambient noise, as sound traveled straight up the building from surrounding streets. I didn't have it as bad as some of the lower floors, but it was plenty loud Friday night through Sunday night, mostly clubs & cars blasting music & cruising. * High utility charges. Conservice, the utility biller, is a joke. Randomly, 10 months into my lease, 2 years into the building's operation, without warning we all started getting charged "water heating" in addition to water, trash, & sewer. Fairly high utility charges. I was paying $150 mo for one person in a 1BR/1BA for water, trash, sewer, & water heating, as well as $50-$150 for PG&E & $70 for internet. * I only used my car in the middle of the day b/c it was difficult to find a parking space if I returned late, as I drive a larger vehicle. * Downtown Oakland tried & has yet to succeed in activating the space. Businesses are still struggling. Atlas largely failed to lease commercial space. * Say goodbye to your security deposit. I owed $23 on top of my $600 deposit after cleaning & utility charges, despite having made zero holes in the walls & having had the cleaners come through after I moved out. Pros: * Maintenance crew is top notch! Ray & Irene are friendly & go above and beyond when issues are urgent. Most work orders were resolved in a timely manner. Except when it came to the hot tub, but that likely has more to do with the third-party workers. Any time an issue required a third party (e.g. electrical wiring, air in plumbing lines), that was when things were miscommunicated, dragged on, & created disturbances. * I appreciated a few of the Concierge team -- shout outs to Brayan & Richard! Channing was my savior during the whole smoker saga; he cared so much about making folks feel safe & happy at Atlas, but unfortunately he left before the end of 2022. The other concierges were just aloof & sometimes sloppy. * The community -- I made some friends in my time at Atlas, & that strong sense of community is a large part of why I chose to live there. Stay off the app unless you like drama & passive aggression. * The amenities. I'll miss the gym & the hot tub, but I'll live. It was fun to try high rise living on for size, but I'm really happy I moved back to San Francisco. I'm living in a cute building that I love, in an apartment that has character & feels like home, I'm paying 30% less than I did before (including paying for a gym), & I can actually live in my neighborhood. read more

We lived in Atlas for 1.5 years, moving in three months after the building opened. The staff at the beginning was great, but as the units filled up and staff turned over we felt Atlas did not continue hiring and learning to meet the demands of a growing community. Considering the cost, we felt it did not fit the bill. If you want positives, check the five star reviews. The amenities are amazing and are the best part of living here. The community feels culty sometimes, and read these reviews and you swear some residents are sponsored by Atlas. There are certainly downsides at Atlas I don't want to overlook. *The parking garage in the building is owned by Douglas Parking and residents have had to deal with gates being broken, not working, and a couple security breaches and thefts. These have all been addressed with increased security and are not foreign to any other building in the Bay Area--but just know there is still a chance of experiencing this. *The neighborhood is definitely not the safest part of Oakland. There have been multiple shootings and altercations outside the building (none involving residents), but of course this is not anything to do with Atlas--however, my wife has never felt comfortable walking alone outside. *There is a lot of noise and residents complaining about this. I'll be honest, we live in the podium on the 13th street side and are convinced this is the best place to be if you're sensitive to noise. Franklin, 14th, and Webster get rowdy sometimes with a lot of traffic and bar/club noise. We can still hear crosswalk noise and lots of car noise. *Kinda gross dog run. As more dogs come the small dog run has gotten pretty smelly and disgusting. Atlas does their best to clean, but it doesn't ever fully get clean. Pair this with the fact there are no grassy areas nearby (and glass all over downtown oakland) we opted to drive our dog to the Lake versus conveniently going downstairs. Overall, the five star reviews from others are pretty hyperbolic. There is no doubt Atlas is competing to be the best building in the Bay Area. But the value you get for your dollar should be better. read more

We toured at Atlas with exceptional direction from Joseph. The building itself is by far in every way the nicest and "high end" out of all of the ones we experienced in our search in the Oakland area. The thing that stood out to me (outside the beautiful amenities and unit designs) the most was the apparent involvement from the management and employees in addressing all concerns and really just making the commitment to being there. One important thing I would like to highlight is that I had serious concerns about security, especially after reading multiple complaints from various tenants around the area - at other apartments buildings - about break-ins, assaults, and other inexcusable problems. The management response at most of these places was universally "its a part of city living". Paying these prices and hearing that after getting your car broken into or bike stolen or really anything related to safety is unacceptable. At Atlas, they thought this through and through. Joseph said the building was a fort and he wasn't lying. They have in-person security, 24/7 support, cameras and fob access everywhere, etc. They genuinely take you and your well being into account and I appreciated that immensely. However, we unfortunately did not end up leasing here as my concerns with the surrounding area were a bit too much. I still felt compelled to write a review about my experience because it really was excellent, and I will keep Atlas in mind in the future, especially as I become more comfortable with the area and space around it. Do yourself a favor and at the very least, book a tour here. read more

This experience reflects in particular the living experience of the "podium" units which belong to the smaller (floors 4 to 8) cluster of units that surround the pool. Although the two buildings (podium + tower) are part of the same Atlas name and managed by the same folks, you can reasonably expect some severe differences for the following reasons: This was not mentioned to me while I was touring the podium units, but the podium units are an older, wooden frame construction that will carry sound extremely easily (think hearing every drop, footstep above and below your unit) whereas the Tower has a more modern construction that will deal better with noise. This also means if your neighbor has their sound system up against the wall, you will also get to enjoy their bass vibrating through your walls and floors at all times of the day. The vibration from the bass is so bad that I just can't stay in my own unit on some days. There is nothing you can buy or install that will prevent bass frequencies from blasting through walls, and you will find yourself to be at the mercy of your neighbor for any amount of peace and quiet. If your unit happens to overlook the pool instead of the streets, you will most likely hear loud music and noise (even people talking somewhat quietly you will still be able to hear clearly) frequently throughout the week. I don't blame people who want to enjoy their use of the pool and have fun since it's included in our high rent, but the podium units and their windows simply weren't constructed to be able to filter any amount of significant noise regardless of how high up your unit is. The tower units are far enough away that I assume they don't experience the same kind of noise issue. _The positives_: My leasing agent India (she might have moved on to a different position elsewhere) was very nice and proactive about responding to emails. In my experience the leasing agents/maintenance folks worked hard to respond to my concerns, but ultimately my issues were not solved on their end as per their own policy they only disallow excessive noise during the night, and issues that stem from bass sounds and furniture banging up against the wall are hard for them to isolate and deal with as it partly has to do with the poor construction of the building. I would rate Atlas at 1 star if it weren't for how sincerely helpful India has tried to be during the first few months of my stay here. _The negatives_: Many others have mentioned already, but parking here is expensive, overcrowded and not well managed. The main shutter that would keep unauthorized cars out were broken for several days at a time and on more than a couple of occasions, several people reported having their vehicles broken into, and the available spots just cannot seem to accommodate everybody's vehicles except during a small window (12~3 pm during weekdays). Podium units are extremely overpriced for what they are -- severe noise issues, old construction (the remodeling is nice at first glance, but in my opinion, not nice enough to make up for the fundamental issues of the construction). I know many folks who are trying to ditch their leases. On top of it all, the rent is projected to increase around 5%. I would recommend Atlas *if some key changes were made in an honest acknowledgement of the flaws of the building they're working with*: + Disallow subwoofers in the podium as the nature of its construction is extremely prone to transmitting vibrations and sound (by far the worst sound/vibration insulation compared to any other apartment building I've lived, in including ones where the rent is a sliver of what you pay at Atlas). Residents need help mediating situations in which excessive noise is a problem even during non-quiet hours. + Stop outsourcing parking management and add security measures, stop allowing non-Atlas residents from parking in the structure when it is most full (past 8 PM). + Manage the water quality of the pool and hot tub more carefully -- there have been a number of times when I've walked by the hot tub wanting to try it out but the water looked murky and gross. read more

As you enter through the marble stained lobby you are immediately welcomed and offered assistance by the Atlas team. Shout out to Joe and Roosevelt who help foster the sense of home and community. When my girlfriend and I decided to move, we made appointments with several properties in the downtown Oakland area. The moment we walked into Atlas, we knew we found our next home. Not only was our leasing agent Joseph warm and welcoming, he knew the building inside and out. During our tour, we were amazed by the beautiful building and its incredible amenities. The building has a high level of sophistication and elegance that we were looking for but also has a down home community feeling that is very appealing to us. Joseph made our move to Atlas as seamless as possible and we truly appreciate him and the Atlas staff for their efforts and assistance. Big shout-out to Roosevelt for his excellent concierge service and his willingness to assist with our questions and guidance on navigating the many amenities available to us. A nice update: after Atlas incorrectly double charged me for many items after leaving, they wrote me a check for the $50 remaining from my deposit. A year later, they sent me to collections over the $50 they originally said I owed, but reversed. Immediately I called them to verify that I don't owe them anything, which they confirmed. And now, I'm saddled with the responsibility of disputing the debt collection. Avoid this apartment like the plague!!! read more

Parking is terrible. They have over sold their parking and will be moving to a full valet at one point. Not enough EV chargers. The ticket you even for living and paying a monthly membership. Very disappointed in how the parking situation turned out. Parking will be the reasons many people will be moving out. I would not recommend living in a place that totally lies to people. I applied here in September of 2020. When they were first taking applications. I made sure I filled out the application properly and even went to the post office to get it certified so they can receive it. Yes! It was a BMR application by the way! Anyways, I called constantly when the lottery came back. I know I turned my application in. They literally sat up there and told me that they never received it. I know they did because the post office said so. I was so hurt by this. I went above and beyond to make sure I had my application in on time. I know it was because it was a BMR application that it wasn't accepted. I was also told places like this wouldn't be so accepting of people like me. So it wasn't much of a surprise. But I still took my chances anyways. read more

Wow! Not only is this property beautiful, but the experience I had here was phenomenal. From the moment I called, I got in touch with Joseph Knaack who promptly gave me virtual tours via Facetime of many units. My husband and I are moving from Orange County and were very indecisive in terms of what layout we wanted. Joseph knows that property like the back of his hand. I was so impressed at his knowledge (he knows all the floor plan names and availability) and his excitement towards the units. He even asked what the most important things were to us (natural light) and made recommendations on which unit would be the best fit. This experience would not have been the same if it wasn't for Joseph. With the stress of COVID and relocation it was comforting to be in such amazing hands. We have lived at the Atlas property for nigh on one year and regret it immensely. Of all the properties we have ever lived in, this one is by far the worst. We thus must give it the lowest possible rating. This property suffers a litany of challenges that primarily boil down to significant and seemingly insurmountable management issues. I have flagged the sub-issues described below directly with management but have feel like I have been dismissed, or in the most egregious of cases, summarily ignored. To make matters worse, this property is one of the most expensive in the area, but paradoxically provides subpar service despite the outrageous price point. Management of Amenities: The Atlas has fantastic amenities that are often left in disrepair to put it mildly. One notable example concerns the hot tub. A few months ago, someone left fecal matter in the hot tub (which speaks volumes about some of the neighbors). This was flagged to the management via internal communication channels, but one of the neighbors had to spell out for management that the hot tub should be shut down to be thoroughly cleaned and disinfected. This is not merely an amenity being broken - it was a public health issue that, by my estimation, was not taken seriously enough by building management. This, unfortunately, is but one of many examples of issues with amenities. Another example is the extreme stench of animal fecal matter emanating from the 3rd floor (where the dog park is located) that has been a mainstay throughout our time at the Atlas, and that has unfortunately also been accompanied by animals peeing and/or defecating in the elevators. This is unacceptable at any price point, but is particularly ridiculous given the steep monthly rent we pay. Fire safety. We have consistently flagged fire safety issues and have been ignored by management. Specifically, tenants have left items in the hallways that have partially obstructed a safe and timely egress. Leaving items in the hallways is expressly forbidden as written in all contracts in the building, something that makes sense when considering that the building is 41 stories tall. Given the not infrequent number of fire alarms over the past year, I would expect for management to take this issue above most others very seriously. In my experience, they have not. Security. Given the known issues surrounding the neighborhood ranging from evergreen petty theft to some of our neighbors being robbed at gunpoint directly in front of our building, security is obviously of paramount importance. Despite myriad calls from numerous tenants to beef up security in and around the building, they seem to be less present now than when we first arrived. In this neighborhood, a mediocre approach to security is simply unacceptable. Management Decorum and Professionalism. Recently, one of the leasing agents was giving a friendly couple a tour of the building. My husband was getting his mail, but apparently was in her way. The agent rudely squeezed past him as he was removing mail from the mailbox. Despite his greeting, there was no acknowledgment or apology. A similar incident occurred shortly afterward when we crossed paths again in the elevator. There is a pathology here that seems to be insurmountable. The building issues are longstanding and management seems to be incapable of making reasonable changes that make this building worth the money. We have attempted to provide friendly feedback multiple times directly to management. We have been offered pitiful apologies and we were even offered money off our rent for management to turn around and instead offer us a free rental (150 dollar value) of the 41st floor amenity space. These challenges persist. Until the management does something to make reasonable changes, I cannot in good conscience give anything but the lowest possible rating for this building. read more

I reviewed many different apartments in Oakland before ultimately choosing my new home, and hands down, Atlas stands as THE BEST apartment in Oakland. From the friendly staff, the plethora of amenities, and to the quality of construction, Atlas leads the way of what an apartment should be. My wonderful experience and introduction started with Ms. Trobedia Benson, the Leasing Agent for Atlas. Trobedia was not only nice and knowledgeable about the area/property, but she also took it to the next level in ensuring I find the right place for me. I can honestly say that I decided to live at Atlas versus another property because of the hospitality and professionalism that Trobedia provided. The staff here seem to be working hard to ensure everyone is cared for and feeling welcome, but there are a series of issues that point to a lack of funding and/or support for staff to fully spread their wings. I moved in just over a month ago and could not be happier with my choice. When I started my search I knew I wanted to be in a newer building with a doorman, 24 hr security, great amenities, walking distance to shops, and food, Atlas did not disappoint. The great service started when I reached out to the leasing team and Joseph booked me a tour the next day. My schedule changed and I had to reschedule so he had Addison take over for my tour. I greatly appreciated the ease and desire he had for accommodating my last-minute schedule change. My first tour was amazing, I honestly was sold the minute I walked in the lobby. Addison showed me six different units between the two buildings. He was knowledgeable, kind, and friendly. Once I knew that I wanted to start the application process no surprise it was just as smooth as everything else leading up to it. The online application was convenient and user-friendly. Moving in was a breeze as well. They did great at accommodating my schedule and assisting with the move. This is when I got to meet the lovely Roosevelt, he is always smiles and a true problem solver! He helped with getting carts and rollers to assist with the move. He is also very knowledgeable of the building and everything that pertains to it including all of the amazing apps that Atlas uses. Anthony and Richard are also very helpful whenever I have needed assistance. My actual apartment is perfect for me. New everything. There was a problem with my patio door the first week I moved in and they had maintenance come out the next day to fix it. I was honestly shocked at how fast they came. Amenities are to die for! Anyone who has visited me jokingly asks if we are in Vegas. I personally love Vegas hotels so it makes me chuckle :) At the moment the amenities are still requiring reservations to be booked in advance due to covid. That is supposed to change but there is no definite answer on when. I have not had trouble booking any amenities since I have moved in. I typically book things a day in advance. One of the coolest things personally for me is the events that the building puts together for the residents. Since I have moved in we have had a Cinco de Mayo taco night provided by a local restaurant owner and resident of the building. They offer a free cocktail on First Fridays from the Golden Bull and they are AMAZING! I can not say this enough but this place is amazing! I love the actual building, location, staff, and community. She was very sweet and thorough during my tour, which made me fall more in love with Atlas and the possibility of living here. Having great people on site to assist you with your daily needs is very important to me and provides a level of security that is needed when moving somewhere new. Anyone thinking of living here should know that a woman was shot and killed 2 weeks ago and when tenants asked for some information about the status of the case and our safety, management told us they were under no responsibility to keep us safe and would not be issuing any information on the matter.
