My wife and I highly (!!!!!!) recommend Scott Farrell and Atlas Properties if you are buying a condo in Boston. How often do you find a realtor that * is very knowledgeable, yet also receptive to feedback, * has extensive knowledge, yet continues to learn, * is highly responsive to emails / texts / phone calls, regardless of the day or time * is always diligently trying to identify ways to help you complete the purchase, * is helpful in many ways beyond the actual purchase, including, for example, recommending an architect for the roof deck we will install, and * has a good sense of humor, helping take stress out of what can be a challenging situation. Our first contact with Scott and Marc, the owner of Atlas, was last July. We completed purchase of a penthouse condo in Beacon Hill the end of January. Without Scott's diligence, it would never have happened. Although we have owned multiple houses, this was our first condo, our first property in the Boston area, and we were buying remotely from more than 1500 miles away. Only after the owner accepted our offer did we learn that he had multiple state and federal tax liens on the property, totaling a significant fraction of the purchase price. This dramatically increased the complexity of the purchase. In addition, unfortunately, the owner was initially reluctant to be fully open with his own realtor and real estate lawyer, much less us. This further added to the challenges Scott faced. He took the initiative to contact a tax lawyer that educated us on buying property with tax liens. He worked closely with the real estate lawyer that my wife and I selected, who also had experience with tax liens. It soon became very clear that Scott understood the tax lien related challenges of this condo purchase better than the owner's realtor, who was an experienced professional with one of the larger firms in the area. She actually called him for updates. Late in the process, we learned that the owner was actually personally negotiating a "short sale" with the IRS. This added to the complexity of what was already a complex deal. Scott remained diligent throughout the two delays in closing, maintaining his optimism and ensuring all key participants, including the owner's realtor, were constantly updated. We cannot thank Scott enough for helping us acquire a condo we really like. In the process my wife and I developed a new friend, who is continuing to help us with our new condo. We recently used Atlas Properties to find an apartment in the back bay. Of course when I say "used" I mean we were forced to pay Atlas Properties their entirely undeserved broker's fee simply because they happened to be the ones who spent ten minutes letting us into the apartment. By my reductive math they earn the equivalent of $15k/hour in situations like that. The entire rental broker system in big cities is unacceptable, but that is another rant. The individuals from Atlas Properties knew nothing about the property, they "never got" countless emails from us asking about move-in logistics, they were unable to correctly interpret the emails that they admitted to receiving, and they are either physically or psychologically incapable of hitting "Reply All" when responding to an email. The rare times we did get a response, the only info we ever received was, "Not sure, we'll ask the owner," but there was never any follow up. As soon as we had the property owner's contact information we communicated with him directly and actually got what we needed. Not that anyone has much choice in the matter, but if possible I'll avoid Atlas Properties in the future. read more

Atlas Property manages Savage Property for 22-26 Bradlee Road, Medford, MA. Savage purchased the building in 2020. In a year's time, they had tenants remove items from storage due to asbestos, entered apartments to take pictures twice, and change locks/keys. Tenants were standing in hallways in mid-winter and could not enter their apartments due to dysfunction of key logistics. In the year, they never told tenants they would need to leave the building. Actually, did not say anything to tenants about future plans of building. Out of the blue, they gave tenants a 30 day notice to leave without any negotiation. Tenants in the building included families with small children in the school system, elderly, professionals, and Section 8. There were a number of tenants who lived in the building 22-25 years. Atlas claimed they would be renovating apartments. However they rented apartments within a week of tenants being forced to out. The behavior exhibited by Atlas and Savage was anything but moral, ethical and decent. If you want to be gaslighted, then Atlas and Savage is a company to work with. read more

He actually remembers your budget, detailed needs, and neighborhood. He showed me only quality properties and I would have been happy in any of them. Perhaps the best part is he asks the questions for you and is really up front with property managers/owners and asks about how they can accommodate you. I took a job in Boston without ever having been to the city. I needed to sign a lease in 7 days before I started work. (Friday) I met with Marc he showed me 5 units and told me which was the best area and best deal. I told him that I would sign the lease and to get the landlord to prepare it etc. For the rest of Friday, Saturday, all day Sunday I looked at 27 other units (6 other brokers) in Boston. After an exhaustive search I went to Marc's office and signed the lease on the unit he said was the best deal (Monday). In 3 days, I was able to get a great deal and a lease signed with no problems. He was 100% correct about the location. After living there for the past 7 days and touring all those units I feel so fortunate I was able to work with him. --- *** Also, I have had the pleasure of being a broker (Florida), and currently work in asset management, as well as having spent time working in real estate asset management. I recently had the pleasure of working with Gus Almeida of Atlas Properties (at the corner of Newbury and Fairfield; gus@atlasproperties.com) to find a new apartment in Boston. Apartment hunting is always a hassle, and can be a downright stressful process, but Gus immediately set himself apart from all other real estate agents I'd worked with. He was punctual, polite, and not at all pushy. He didn't try to upsell my range or pressure me into any of the units we saw -- he even talked me out of one of the more expensive places we looked at, because I wasn't satisfied with the amenities -- and cared more about placing me somewhere I'd be genuinely happy. His knowledge of the neighborhoods in which I was searching (Back Bay/South End) was impressively extensive. He knew every last detail, from utilitarian (distance to public transportation, markets, convenience stores) to recreational (restaurants, spas, boutiques). Most notably, he went above and beyond for my chocolate lab. My dogsitter bailed last-minute, and I had to take her with me to look at the apartments. When I called him in advance to make sure that would be okay, I got a cheerful, "Of course!" And when we showed up at the office on a very hot, sunny day to meet with Gus, he even surprised us with a bottle of water for her! I would absolutely recommend Gus Almeida and Atlas Properties to anyone who is sick of pushy agents who try to pressure you into taking every place, show you apartments costing hundreds of dollars higher than you ask for, treat you like a leper just because you have a pet, and don't even know if there's laundry in the building. I encountered this agency while I was trying to find an apartment rental. I noticed many of their advertisements on craigslist. When I called, I kept giving them the listing numbers and each time they would say "well that one actually just rented or we currently have applications on the apartment." The man then asked me if he could show me other apartments in the area, which he had available. Obviously I did not trust them since they were posting false ads to draw me in. I'd give them no stars if it was physically possible. Had nothing but bad experiences the two times I used them (why would I go back after the first bad experience, they unfortunately were the only agency handling an awesome rental). After successfully getting the rental they cashed my check and then for the following month I spent countless hours chasing them up, I still don't have a signed copy of my lease (the second one I may add because they screwed up the first one), was rushed through signing the second lease despite a significant number of new conditions to lease (including allowable rent increases) - but was told it's exactly the same no need to read it! Their behavior was unprofessional and they blamed the landlord for being difficult to contact - who cares if thats the case that's what I paid them a butt-load of money to handle. Save yourself a lot of hassle and use another realtor, I have dealt with similar but also much better in Boston. read more

Scott Farrell! This man is truly a super agent. I moved to Boston from Los Angeles and was looking to purchase a condo since July of 2013. I contacted several real estate brokers/agents and explained what I wanted. All of them said " we will send you MLS listings, tell me if you like any of them"- then I would keep getting email after email of properties that we didn't like. Finally, Scott contacted me since I had registered on their website. The first time I spoke to him he assured me that he would find my wife and I a condo that suited our needs. He did exactly that. He listened to what I wanted, and searched actively to find the right place. We went to three showing until he showed us the condo we ended up buying. When we left the showing, he knew that this was the one we wanted. Scott asked me to make an offer based on the current price per square foot in that area. I did just that- however, I was quite fearful since the Boston real estate market is soooo crazy (all condos were going for way over asking). I signed the offer, and 10 minutes later I called Scott to increase our bid several thousand dollars. He said "NO- know this broker and I think I'll able to get this condo for you at the original offer amount". I was still worried but decided to lay back. Scott called me an hour later with great news- the condo was ours. However, it didn't end there. My wife and I are both residents in the health field and have very little income. No one wanted to give us a loan! Scott recommended a bank that he thought would most likely approve our loan. Scott not only made the recommendation, he also negotiated our interest rates down tremendously. Even after our loan was finally approved he still maintained daily contact with us to make sure all the funds were properly transferred. Unfortunately, due to the real estate market in Boston most agents don't want to work. This is just not the case for Scott Farrell. He is the hardest working agent in this town. He will not let a good home slip by to other buyers. I still have contact with Scott and he often checks up on us to make sure our move was easy. read more

I use Atlas Properties as the exclusive agency to rent my Beacon Hill apartments. The biggest concern a landlord has is the quality of the tenants being brought in, and I know from experience that Atlas would never place someone financially unfit or otherwise in one of my apartments without fully disclosing every detail. They are also extremely prompt in getting vacant units rented, usually no longer than a week. I highly recommend Brian Unger for rentals, (finding or listing) and Scott Farrell and Marc Russo for condo sales. I never ended up purchasing a condo through them, but they patiently showed me every possible condo that fit my criteria, and never used any pressure tactics to get me to agree to something that I didn't feel comfortable with. 5 stars! read more
