So much not sure where to start... 1st read all reviews from Google or anywhere they are posted! For "Park Place Apartments managed by Atlas Property Management " THEY ARE FALSE ADVERTISING! PARK PLACE APARTMENTS !! #1 there is NO Assigned Parking ! Like its posted on the ads! There is NO dishwasher in some units! Most things inside are outdated! POOL has not worked in years!! At this point I'm sure it won't ever work! They said it was getting repaired when we moved in in 2024! Now 2026 still not repaired ! There is never someone in the office!! Office is always closed! So if you want to talk to management you have to play phone tag or email tag text tag! With them! If you decide to go to the office in Portland 7800 sw Durham rd suit 300 and ask to speak with the Property manager they hide and say they are not there! So you will never get to actually talk to anyone in person!! There is NO COMMUNICATION with them at all!! Our monthly rent bill was always off ! Because they kept adding a "conservice utility bills" to our rent saying we are behind on it! We would have to call Hanna to fix our bill! Property management changes every month! No one wants to be accountable for anything! 1st they said the Property manager is Mark Melnichuk then all of a sudden Vee Loredo her supervisor supposedly Stephanie Carter ! I emailed her directly about 2 weeks ago still nothing til this day! If you want to deal with this non sense on a daily this is the place for you! They lie and they hide! They dont anwser calls text or emails! Maintenance requests go un anwser for weeks! They don't work with you with anything! We were assign parking space when we moved in in 2024 Atlas took over this complex and said parking 1st come 1st serve! Which cause alot of issues with everyone! They changed our lease ! And are acting like it was the previous management! They pick and chose what they want to follow ! They want to blame the previous management for adjusting our lease BUT PREVIOUS MANAGMENT ALSO ASSIGNED US A PARKING SPACE! And now are wanting to charge all this fees ! When we been tenants there for 2 yrs and paid rent ontime! Of course that ment shit!! F this management & rundown park place Apartments! They dont know what they are doing they are just money hungry thieves! Now the parking 1st come 1st serve you dont even know who is an actual tenant and who is just visiting?! Ppl blocking the fire lanes putting logs in spaces so u dont take their spots kids running around the complex unattended! Trash everywhere ! Screams and crys from kids outside !! Lived in our home for 19 years now. In that time we have had no less than 6 property management companies. Atlas is by far the worst and will be the reason I leave. I put in a work request over a month ago for an upstairs bathtub leaking and causing drywall damage downstairs. We have not had use of the tub for far to long. After contacting the manager inquiring politely I was served a 24 hour inspection notice and then written up for all kinds of petty things and told to correct them immediately or face eviction. Genuinely one of the most disorganized leasing experiences I've had. I applied three weeks in advance and still couldn't get basic information; no floor plan, no photos, and conflicting answers to simple questions. It even took two days just to confirm the correct address while I was trying to set up utilities. Communication was consistently poor. Requests for phone calls were ignored, and many questions went unanswered. The worst part: I was allowed to sign a lease and pay a deposit for a unit that had already been promised to someone else. After that, a scheduled showing for another unit was canceled 30 minutes before the appointment. I asked to speak with a supervisor and never heard from one. This process ultimately put me in a very stressful position. After waiting weeks for answers and relying on this application, I'm now left scrambling to find housing with only seven days before my move-out date. At best, this is extremely disorganized. At worst, it's deeply unprofessional. Either way, I would not trust this company with something as important as housing. read more

Like many other reviewers, I have had nothing but hassles trying to deal with this company. Since they bought the complex I live in, the maintenance has deteriorated and it wasn't very good before that so that tells you how bad it is. They have so many employees in their company and yet trying to reach anyone and get a straight answer is impossible. I have gone to their office several times during normal business hours only to find that they are closed. In addition to the substandard living conditions of the property, they recently increased my gas/water/sewage to more than double what I was previously paying. This increase occurred without notice. Further, they charge different amounts to different tenants. For example, one of the residents' utilities are included in the base rent; another pays much less for the same utilities. They also turn a blind eye to residents who sublet their units to multiple people so if you live next to such units you are treated to noise pollution, insect infestation caused by unsanitary conditions, and marijuana smoke billowing from the parking lot into your unit if you choose to open your windows for fresh air. Basically, to say that Atlas mismanages their properties is a gross understatement. If you are unfortunate enough to find yourself living in one of their properties, report them to the BBB and the FTC. This is by far the worst property management company I have ever had to deal with. read more

My fridge was acting up, so I called the Atlas emergency line around 6:30 am, and talked with Alex. He arrived about 15 minutes later, assessed the situation, and said he'd swap it out for another fridge, located nearby. Well, it took less than 20 minutes for him and a couple of your other guys to swap out the old refrigerator for the replacement. Atlas Management bought the apartment complex we lived in, Alderbrook. It was a really nice place until they got their greedy hands on it. They absolutely ruined everything. It took them more than two months to repair a leak in our second floor unit, and this was with management telling the people they had placed in the leasing office that they DID fix our ceiling. They also didn't comp us for the two months of people going in and out of our unit, inconsistently. They'd show up, tell us they'd be right back, and then they're just gone. Atlas Management let our community go to waste by doing absolutely nothing to enforce residents to pick up their pet waste, and they stopped paying for security. Meaning, for example, if someone parked in our reserved, electric vehicle charging spot, we couldn't call anyone to have them get a tow truck out. The towing company has told us they need permission from our security after they verified that yes, that is our spot. Then, when they couldn't fix our complex, they sold it to the next people. They took what was a lovely complex and utterly destroyed the comforting, homey vibe that it had. Don't waste your time going to a place that Atlas Management is in charge of. It'll be too expensive, frustrating, and not worth it to your mental and emotional health. read more

We starting working with them for a rental property. Response time was very slow, it took up to 4 business days to get the answer to 1 specific question. They don't have a direct line so very difficult to communicate with one person who can solve your issues. It seems like some staff might be based oversea. They added us to their rental portal and asking us to pay some fees although we never signed a rental agreement. Very poor customer service, do not recommend them read more

I've lived in my building for two and a half years, and up until recently, it was a great experience. However, since Atlas took over, things have significantly declined. The building is no longer being properly maintained, and the third-party cleaning company has been inconsistent or simply not showing up at all. Additionally, our laundry facility has been out of service for over a month, which has been a major inconvenience. I also noticed four lease renewal notices offering one month free posted on doors, which leads me to believe that many residents may be choosing not to renew their leases. It has been an uphill battle with Atlas since they took over my apartment building after a transfer of ownership. They got it together for a while with friendly staff and polite communication, but it ends there. The high-traffic lobby remains unclean for 3 to 4 weeks at a time and has stopped being vacuumed altogether. I keep getting assured that the responsible third party is performing the work as scheduled despite the filth just outside my door. My oven requires repair before I can use it. No response for months now. My complaint is the denial of what is being missed. It's a shame to see a historical building not being maintained properly. PDX read more

Worst property managment company I've ever had to deal with. They do not ever return phone calls. At one point, we had to drive to their office to actually talk to someone, but even then we were only able to talk to the receptionist. They are constantly trying to add on fees. Practically every month, they would add on a late fee when I mailed the check to them on the 1st. I would then ask them for a photo of the postmark and they wouldn't respond and would eventually remove the late fee. Seems to have a high turnover of employees. read more

Atlas took over management of the building we had moved into two months prior, The Winona Apartments, and after almost a year of being with them I can safely say it's been a nightmare. We had sewage leak out of our ceiling and ceiling fan, and it was left untreated for well over a month, despite requesting maintenance through the portal and phone so many times. It kept leaking for a month until we finally called the right number and they bore two holes into our ceiling to cut the damage out. There was mold in our light fixture where the sewage sat. The holes have been left for 2 months, and the only communication we've gotten about fixing it came a month ago when we finally saw an employee of Atlas in person (they refuse to come to our apartment complex unless completely necessary, leading to common areas filling with molded over trash), and they assured us they would "contact a sheet rock guy" and fix it soon. We're at a point with this where I have mold inhalation symptoms, and I can't keep popping Zyrtec to stay sane. We've been texting and emailing any number we have associated with Atlas since the sheet rock comment, but we're being ghosted, which is so professional and cool. If Atlas takes over control of your building, just move. EDIT November 11th- They moved us to a different building where they also refuse to take the trash out and there are many, many rats. Absolutely horrific. They advertised a "move in special" but then last minute acted as though they had NO idea what I was talking about. They had me give them a deposit and pay for a year of renters insurance through the tenant portal under the guise that I could pay just deposits and get the 1st month free... I was supposed to move in to Allendale on 7/14 but on 7/11 they basically told me I was crazy, there was no move in special, and that I could kiss my security deposit and $200 on renters insurance goodbye even though I never got to set foot in the building. They are refusing to give it back although I have plenty of evidence that they chose not to correct me in the 2 weeks of communication I had with the company. Azia is the specific agent I was dealing with in Portland, OR and she knew I was a disabled and low income tenant. They willingly let me believe something they claim was untrue. They tried to rip me off for my security deposit and insinuated that I was trying to get one over on them.... so after paying $700 they basically held my studio for ransom and told me if I couldn't come up with another $1,300 I lose the apartment. Well, I didn't have it. So now I am disputing the charges with my bank. DO NOT GIVE THEM ANY DEPOSITS UNTIL YOU SEE THE FINAL VERSION OF YOUR LEASE! THEY WILL REFUSE TO GIVE THEM BACK!!!!! Downloaded yelp just to warn people against this company. I have had the worst customer experience living with one of their properties. There is a large part of me who would like to leave an essay of things they have done (or, rather, not done) that have made living at this property awful, but for the sake of not taking up your time, i'll just give a list: - the one elevator in the apartment complex has been broken for 5 months now, with no communication whatsoever about when it may be fixed - during the snow storms in early 2024, the boiler broke causing horrible temperatures inside. After "fixing it" (rather unpromptly), it got over 80 degrees in the building and damaged the floors/ceilings of several units. never seen anyone address it - there has never been anyone in the office, ever. they left a note a few months after taking over the building introducing themselves, and that is as much personable interaction we have ever gotten - i've never been able to get ahold of anyone on the phone, even the emergency line. i got locked out of the building at 12am (because the electric door opener broke for several days, and they neglected to give a majority of residents a manual key to the building) and called the emergency line four times, i went to voicemail each time - i am not entirely sure if the person answering my emails is even real or not. anytime I ask a question, they give a generic response and often don't even answer the question i was asking. when I keep pushing for an answer, they refer me to someone else who never gets ahold of me, either. - they ask for feedback on a monthly basis, but never respond to our concerns - currently, all of the hallway lighting has been shut off for about a week now. It is pitch black anywhere but inside the units - everything. keeps. breaking. as one last note to put it in perspective, a group of about 10 residents (only 30 or so in the building) have been meeting weekly to discuss the issues and seek what action we can potentially take against them. severe livability issues, severe communication issues, and a complete lack of genuine care for the residents. I have had the worst service I have ever experienced with a property management company. They took over my building the same week I was moving out with no warning. I have been trying to pay my lease break fee in my portal for over 3 months now. I have contacted them multiple times to let them know the portal is not active and wont let me make a payment. Nobody has gotten back to me despite over 5 attempts at reaching out. I was contacted last month to tell me the money will be going to collections tomorrow if I don't pay, which I cant. because the portal is not working. I talked to someone on the phone 2 days ago and stressed how important it is for this to get fixed because it cannot go to collections when I have been trying to pay for months, I was assured someone would get ahold of me that day. Surprise surprise, nothing. I never write reviews but this is just absolutely insane. Avoid this company at all costs. I cannot believe you are an operating (barely) business. Wow, just got off the phone with one of the 3 bigots we worked with. This lady was horrible, Jennifer, Manager of Zach Hall. She spoke to me with a tone no one else has, EVER, and told me like I was 3 yrs old how the conversation was going to go. We have been upset about the Utility Concierge, Nutilli, that this company uses. We were contacted by Discover and Card Services about possible fraudulent activity and exactly WHY THIS COMPANY WAS CHARGING OUR CREDIT CARDS WEEKLY FOR MONTHLY UTILITIES. We were supposed to hear back from them. They sent texts without a name from a 480 area code. We called and were told "The team was aware and would call." Lead paint in the main bathroom tub and the surface of the tub was extremely scaley upon move in. Holes in the walls. A leaking water line. The bath connected to the master bedroom had a faucet that shot out high powered water for almost 3hrs. No one showed up. It wasn't up to code because the sink didn't have a shut off valve underneath the sink. We called Anthony's, but the Fire Chief showed up and turned off the main water valve for us. Maintenance arrived later the next day...The Jennifer lady needs to be told that slavery is over. Mutual respect is great in conversations. My husband and I are professionals, we paid on time. The treatment was horrible, but Jennifer just let me know by how she treated me, and was aware of how they treated us, that we are black and their mistreatment of us is ok She's a straight bigot. read more

If I could give these folks negative starts I would. The Alderbrook staff is exceptionally terrible. This has been the WORST experience with a property management company of my life. First of all, I receive an approval email with instructions and then ZERO communication thereafter. I went to tour the apartment I applied for and there was nobody there. Nobody told me it would be a self-guided tour. Then, I paid the holding fee with no instruction on how to proceed. I walk in to the Alderbrook leasing office and I am told what the move in cost is. Next thing I know, I receive my lease less than 24 hours before the lease starts with the move in cost different from what I was told. There is no accountability on the incompetence of the staff for their lack of empathy and communication. I am then told that Atlas reneged on the lease, and nobody bothered to call me. I am told that I was emailed and because I did not respond to the email, they reneged on the lease. And the best part is that the email the gentleman told me was used was not the email they sent my lease to. Make this make sense! All in all, if Atlas does not refund me IN FULL, they will have a lawsuit on their hands. That is the only way to make this right. read more

I am a veteran who lives on rental assistance and the company has refused to deposit the checks. Be aware of this company and trust that they do not have your best interest in mind. Atlas Property Management We recently left our old apartment complex Valley Park Plaza Apartments. We were there for 4 years. When we moved in my youngest was 5 month old, my oldest was about 7, there's me, their father and our 2 senior cats. We did a fantastic job at keeping our apartment in near perfect condition. When we moved in our back door was missing the screen, so we requested one from the office. When it was installed it was the wrong size so the person who installed it explained how he had to break it to get it to fit while we waited for a new door. We never received the new door but upon our move out inspection we were blamed for the broken door. We were also blamed for breaking the laundry doors that were never broken but removed by the company hired by the complex to put straps on the water heater. We were blamed for breaking a closet door that also wasn't broken. The doors are easily removable and replaceable so we took one door down to better access our closet. 3 months before moving out our downstairs neighbors moved out and failed to report a leak. 2.5 months before moving out we learned that leak happened to be coming from our bathroom. The community manager thought it was appropriate to threaten us with the cost of remodeling the bathroom because he believed we knew about the leak and we were allowing it to continue and ruin the property. Something I'd never do. I reported everything I could to be repaired in a timely manner but a leak in someone else's apartment is impossible for me to report. Since a plumber came and fixed the leak I asked if the bathroom remodel could be done when we left. I was told absolutely not so the bathroom remodel was forced on us 1.5 months before we left. I had to push half of my living room into the other half so that there was space for the contractors to work and so they wouldn't damage my belongings. When we moved in the carpet was not new nor was it cleaned before our arrival. Most places will replace a carpet every 5-7 years. Since we were there for 4 years with 4 people and 2 animals AND it wasn't new before we moved in I thought it was safe to assume that the carpet would be replaced when we left. Since it took 3 weeks for our bathroom remodel I was unable to clean the carpets like I normally would. I was wrong in my assumption and am now being billed for carpet cleaning. When my youngest was a baby we would change her on a changing pad on the floor. She would occasionally urinate mid change which would get onto the carpet. She was also potty trained there and had a few accidents on the carpet. All of which were cleaned immediately. My oldest was sick a couple times and didn't make it to the bathroom in time. Which also hit the carpet. Now, when we moved in we paid a deposit, pet deposit and additional pet rent each month. My 2 senior cats vomited on the carpet daily. The whole point of all the extra pet payments was for this exact reason. So that's 365x4 cat vomits in that carpet. Don't worry though, I've spent thousands on vet bills to have tests done, they're fine, just dramatic. Because of them doing this and having young children I purchased my own carpet shampooer and products for about $300 to keep the carpet clean. I would shampoo the carpet myself every month or 2. We have not received our deposit back despite everything being in such a good condition that the complex believed that all they needed to do was clean the carpets and bill us for it. That carpet was so old that the carpet pad under was starting to get crunchy. That carpet should have been replaced. We already owe over $800, for all the additional charges that are tacked on after rent. Over $200 of which for utilities that is only $30 at every other complex. In 4 years with approximately $1300 rent on the low end, not the additional charges, we have paid over $62,000. We are only able to pay the $800 if we receive our deposit back. $62,000 should be more than enough to pay whatever bills you have plus redoing that apartment appropriately and replacing the balcony before a new tenant moves in. When we left there were several other vacant units that could be turned over to be rented. I cannot justify paying another $300 to clean a carpet that was already at the age that it should have been replaced. I am flattered though. I apparently kept that carpet in such a good enough condition that they believed a good cleaning is all it needed. But, I already paid. I paid with a deposit, a pet deposit and pet rent. I also paid in vet bills, my own carpet cleaner and my time. I, however, cannot pay the $800 without my deposit back. You already own over $62,000 from us. I would not recommend this complex to anyone simply based on the $200+ a month in utilities fees and the way the community manager treats their tenants. read more

We rented from them for a bit over a year and a half. While living there getting maintenance to do anything was like pulling teeth. Our apartment had broken appliances upon move in, they refused to replace them. Then they 'Lost' our move in inspection sheet when we asked for a copy of it. Upon move out they tried to hit us with a $4k bill. We thankfully had proof of most of the damage to the apartment was done before we moved in. Unfortunately they are still attempting to over charge us for carpet replacement, not taking into account depriciation which by Oregon state law they must. Be very wary of these crooked property managers. They will do anything to over charge you. If you value your sanity and financial well being rent somewhere else. Anywhere else. read more

This management company is the worst apartment management company I have ever lived under. The apartment complex I lived in went under a change in management while I was living there and this company took over. They seldom returned any communication. They communicated in placing flyers on you door to notify of a change in management company instead of mailing tenants directly. Then upon move-out, they refused to do a moving walk-through. They even planned walkthroughs without notifying me to show the apartment while I was still living there. Upon move-out they charged high fees for "cleaning" despite not allowing a walk-through of the apartment. I had to contact them multiple times to get the refund and that is when I was notified that they were charging so many extra fees. As a sub contractor, I always see Mark & Andy looking out for the best interest of their clients and tenants. Keeping budget and tenant satisfaction at the top of the list. And as a sub contractor, we also judge a property management company based on how long we have to wait to get paid. It shows us how much we mean to them and their success. Happily I can report, we don't have to wait too long. Atlas made a couple "mistakes" on the two most important parts of their job in regards to tenants: billing and deadlines, but they might be a great company for property owners who want to outsource the squeezing of tenants. 1. Without sending a new contract or a notice of rent increase, they billed $100 more than my previous rent. When asked about this my property manager told me that it was a mistake and reduced it by $100. 2. When Atlas sent a lease renewal agreement it said that i had 12 days to decide whether to sign a minimum 1 year lease. When i asked my property manager, different one this time, about the 12 day time frame he told me both that the words do not mean what they say and that the date listed is not the real deadline. It is extremely problematic that the property manager would claim that the words on a legally binding contract do not mean what they say. When pressed to provide me with an "accurate" agreement he provided a new lease renewal agreement with a different date but the same verbiage. When pressed on these claims more than a week later a different representative told me that my property manager had not made a mistake but had changed his mind and that the new lease renewal agreement was a concession, not a correction, and thus that the original lease renewal agreement was actually not a mistake. By far the worst company to rent through. Any maintenance request have been repaired incorrectly and not in a good timely manner. Communication is very poor. I would not recommend anyone renting under there management. read more
