KJK Properties took over management of one of our rentals that had been mismanaged by another PM…read morecompany. When KJK came onboard, the house, both inside and out, was being destroyed by the tenants and their high energy dogs in a multitude of ways. Before hiring KJK we interviewed a number of property management companies. By the end, there was no question that KJK's owner, Kathryn King and staff stood out from the rest as exceptionally professional and highly informed about the most recent City of Portland landlord tenant laws. A win-win for everyone as long as everyone involved is acting in a responsible manner. Unfortunately the tenancy that KJK took over left the house a complete and total disaster. I've attached a few of the pictures below. These tenants, ELISHA M. and MEGAN W, unfairly left scathing reviews of KJK on both Google and Yelp when they got the 'Move Out Inspection' report that documented the filthy state they left the house in. The house (that had been fully painted with all new appliances and updates after the 10 year tenancy prior to this tenancy) was left a complete mess - trash /junk everywhere, pet excrement all over the basement are just a couple of the many examples I could give. Just to remove the junk and trash they left all over the property cost us $1200; $1600 to clean the filth and gunk they lived in and left for us to clean; Thousands of $ to restore the yard and irrigation system the dogs destroyed and the tenants left in piles. Unfortunately for us, I could go on and on. Sadly, as in this case, the Review system is flawed - there's no way to stop people from weaponizing or writing fraudulent reviews. For example, these tenants allege that KJK 'unfairly' mailed them a bill for the cost of damages. However, KJK did what we hired them to do - manage the end of the tenancy. The law very clearly dictates the guidelines property managers must follow. To do the 'Move-Out Accounting,' KJK simply followed the steps dictated by law: Compare the 'Move-In Accounting' and the dozens of associated pictures required as documentation, with the condition the tenants left the house in, also with the dozens of required pictures for documentation. Some of which I've attached to this review. If these tenants had simply picked up/ cleaned up after themselves and taken care of the property as any self responsible adult would, there would have been no bill to send. These tenants also allege that I the owner 'peek over the fence' and 'make unannounced visits.' First of all, it's illegal for anyone, including an owner, to come unannounced to a property under tenancy. That most certainly never happened. And why they think I the owner with 3 young school aged kids and a small business to run have nothing better to do in my day than spy on one of my rentals is beyond me. Perhaps there is an addiction problem in the mix with these former tenants? If so, that would actually explain some of the unfortunate things that happened under their tenancy. This group will soon find out when I take them to court for their damages to our property, that allegations must be supported with proof of some kind. Otherwise in the end it all comes across as what it truly is.... A group of irresponsible, immature tenants and their lies about being done to. When what really happened, is that these people didn't care one bit about how they treated our property or about their mess that they left for us to clean up.

As a previous client of Kidder Mathews, presently involved with a forensic review of documents that…read moreKidder Mathews provided for me during my divorce, I can say the performance of this firm and its employees at the time of my property appraisal, is nothing more than a gross negligence. The individuals involved, Including Peter Shorett, were provided information along with specifics of this property that were never accounted for and should have been. During a very vulnerable and stressful time in my life I was relying on Kidder Mathews' Expertise and knowledge to put together a comprehensive and accurate valuation which should have included major factors such as the severe economic recession which was driving property prices down, not up, at the time of the property valuation, structural and physical problems with the property that were (and still are) so severe as to make the sale of said property unfinance-able by banks and essentially impossible to sell (Kidder Mathews valued my property at $275,000 in 2010 (purchased only four years earlier at $140,000) and to date February 2016 there has been one offer of $130,000 FOUR YEARS AFTER THEIR VALUATION - what's more I have had to dump over $60,000 in this property just to fix some of these problems existing at the time of the valuation and have another $60,000 to go before this property is bank finance-able) - , and faulty comparisons to properties in urban areas when the building in question is in a small, rural community and therefore the sum effect of all these gross omissions and errors was to greatly over inflate the value of the property which in turn has put me in so much financial debt and stress that it has all but ruined my life. When challenged with these negligent discrepancies Peter Shorett became disrespectful and unprofessional towards myself in a verbal conversation then proceeded to hang up on me while in mid conversation and has chosen to turn a blind eye towards myself and the problem he helped create. I approached Kidder Mathews with all the relevant information and requested a redo and corrected appraisal in as professional and non-threatening way that I could and Mr. Shorett did nothing more than try to intimidate and essentially threaten me that they would not cooperate or take any responsibility for their completely erroneous valuation. Obviously this behavior can only be the result of Mr. Shorett knowing that I am correct in the presentation of the facts and he does not want to take ownership for the negligence of his own work. To conclude I would like to quote a client's legal expectation of a services provided by a professional firm, "A fiduciary obligation exists whenever the relationship with the client involves a special trust, confidence, and reliance on the fiduciary to exercise his discretion or expertise in acting for the client. The fiduciary must knowingly accept that trust and confidence to exercise his expertise and discretion to act on the client's behalf. I would strongly recommend not using Kidder Mathews for your property valuations and if you do be warned and review your valuation with a very critical eye and do NOT rely on an attorney for oversight as mine completely failed to point out these errors at the time as well.

My application was denied based on an Experian report that is full of fraudulent accounts due to identity theft. I provided an overwhelming amount of evidence to prove this, including: * An official FTC Identity Theft Report. * Police Reports. * Direct email correspondence with Experian. * Proof that Experian's own systems were compromised. * A contract with the law firm that is actively restoring my credit. * Notarized documents confirming my identity and the fraud. They dismissed all of it. They claimed my mountain of official proof was not 'valid.' While they were stonewalling me, they rented the unit to someone else. Let's be clear: their refusal was not about a lack of proof. I believe their actions were a pretext to deny my application and that I was discriminated against as a person with a disability, which is a clear violation of the Fair Housing Act. Creating insurmountable obstacles for an applicant from a protected class is illegal. Their behavior was not only unethical and deceptive, but I believe it was also unlawful. I am exploring all my legal options." They displayed "Moving the goalposts," and it makes their bad faith even more obvious. It's a classic tactic: they make a specific demand, you meet it, and they immediately pretend you didn't or invent a new requirement"! They are going to have to answer for their conduct because what they did was a total disrespect and they thought I had no clue about my Rights which they found out immediately after sending me an email telling me that the propery I was interested in was rented out when I was the only application the day before and the first to be processed so in order to have approved someone else they had lied about me being the only one whose applied or it just do happen that someone else applied at the same time but even if that's the case I still should have been approved I make $98,700 annually have nothing on my record accept traffic ticket from 2022snd My credit score was close to 800 in January 2023 and seventeen proof of all of that before I even submitted my application to prevent a delay on having to submit proof after my application was screened. So I was transparent from the start and then they turned around and tried to tell me they didn't receive the documents I sent that verify my claim of identity theft until after my application was screened so I had to send them a screen shot that shows the documents was sent on the 29th of July several hours before I even submitted the application and I also sent them the text messages I had with tricia asking for an email I can send these documents to because the off was to big to fit inside the application, so I proactively gave them everything that they needed before my application was even screen to prevent any of this so they acted in bad faith and to cover it up after I read them the violations that they committed by to somebody my application was supposed to be still was supposed to be reviewed and aesthetic. I'm taking accountability for they continue to tell me that the things that I'm sending wasn't enough so I was sending everything that they said they didn't have cause I have everything about this identity death situation because it's been happening off and on for years so I'm going to hold them accountable so I'm gonna do everything I have to do to get my I explained that I was in a critical situation. After being towed, I contacted the office to get information about the tow authorization and at what time it took place. I was transferred over to a rude and dishonest property manager who hung up on me after saying she'll forward me on to someone else who can help and then repeatedly sent my follow up calls to voicemail.
